Common Colorado roofing problems and how to fix them often do so by snail mail. “If you throw that letter away, you may not know a $1,000 deductible is rising to $2,500,” he says, “and then you are on the hook for a lot more out of pocket. We see it all the time, and their agents aren’t good at telling them what a policy does and doesn’t cover.”

By Sarah Protzman Howlett From water to wind, Colorado has some fairly intense weather patterns that can wreak havoc on a home’s exterior. Here are four common home headaches and how to alleviate them.

Ice damming In Colorado, snow often builds up on the north face of houses where the sun shines less intensely, says Gary Nickell, owner of Lafayette-based Scott’s Roofing and Solar. When the rays don’t hit your roof, ice builds up – then freezes and re-freezes. “Ice damming causes leaking or dripping over front porches and into the house itself,” Nickell explains, “and it can leak down the sides of the house and into the basement, typically through the windows.” The soffits – a ceiling of sorts from the top of an exterior wall to the outer edge of the roof – should also prevent water from coming into your home, but these can fail; leaks can also occur around roof valleys and chimneys. Gary’s fix: While Nickell says it’s difficult to prevent ice damming or leaks of various causes, Scott’s offers the placement of ice and water shield: Think of it, he says, like a heavy, felt paper that provides more protection, particularly for the north face of homes. “It beats you getting up there and trying to break up the ice chunks with a hammer,” he says, adding 22

that a roll of ice and water shield is inexpensive and creates a great barrier of protection.

Wind storms Anyone who has been blown away by the intensity of Colorado’s wind storms can attest to their ability to steal your sleep – and sometimes your shingles. Powerful gusts can separate a roof’s gutters from the fascia board (the long, straight board that runs along the lower edge of your roof), which then needs repair or replacement. “Most of the windstorms here happen between January and May, with straight-line winds coming over the mountains and out of canyons,” he says. Wind can also cause leaks when it blows shingles off homes and loosens roof vents (also called turtle vents), which promote air flow. Wind can also loosen solar panels. Gary’s fix: Can’t control the weather, unfortunately. If winds are strong enough, you may lose shingles regardless of how old the roof is or how well it was installed,

he says. What you can prevent in wind storms is tree damage. “Trim your trees that have limbs over the roof,” he says. “When trees get bigger, the limbs grow over the roof – and the moment a wind storm comes, bam.”

Mismatched shingles The strong Colorado sun can bleach shingles significantly in as little as three years, which means that in the aftermath of a wind storm, that extra stash of shingles you’ve been keeping in the garage won’t match. Furthermore, most homeowners’ insurance in the state does not have allowances for replacing entire roofs when a new patch doesn’t match. “Colorado is not a ‘matching state,’ ” Nickell explains, “meaning even if the shingles don’t match, insurance companies won’t let you redo the whole roof. They don’t want to pay for it.” Gary’s fix: Know your deductible and read any mail that comes from your homeowner’s insurance company. When a company announces it is raising your deductible and/or principle, it will

Instead, if your roof repair is an out-ofpocket cost and insurance is not involved, get two or three bids from local companies. In the process, ask which local insurance agents they’ve dealt with, and ask your insurance agent for a few referrals. Look for their BBB rating and how long they’ve been in business. Our staff are going to do what they say they’ll do, when they say they will. I’d stack them up against any staff in the industry. hen it comes to creating character, some may argue there is no substitute for wood. Real wood is unique, no two pieces identical. For many reasons, wood is one of the main _ if not preferred _ materials of artisans. These days many interior designers and homeowners are also looking to wood more than ever as a way to infuse one-of-a-kind or unexpected design elements into a space. Love the look of wood but need some ideas? Here are some top tips. 1. Look for an inspiration or conversation piece. A single showstopping wood piece can help make a bold statement in a room. 2. Buy local. This is an opportunity for you to purchase a signature piece and support your community. 3. Consider organic shapes or elements such as live edge. These are design elements in which instead

of a saw cutting a straight line, the natural edge of a piece of wood is shown or enhanced. 4. Protect your wood furniture by using a natural wax or orange oil. Never use chemical cleaners. 5. Attend your local artisan fairs and curated shows. These events provide a prime opportunity for you to look, feel and touch. Even if you don't see exactly what you may be looking for, you will have an opportunity in most instances to meet the artisan or craftsman and discuss the options of them creating a custom piece. 6. Don't be afraid to pair different woods together. While it is often best to pair similar tones of wood in a single space, one can mix different species of wood in a room. 7. Purchase solid wood items as opposed to products that may be veneered. There is nothing quite like the durability and quality that comes with purchasing an item made of solid wood. Alternatively, many items

are often made using what is known as a veneer, in which a thin piece of wood is typically glued over particle board. 8. Consider an all-wood dining table. This can serve

as a signature decor element. 9. Look for opportunities to place small, signature wood pieces into a room such as a stool, side table or bench. 10.
