Who’s eating my garden?

Sharon Bokan, Colorado State University Extension Boulder County You planted and cared for your garden but before you harvest the produce, someone else has been enjoying the fruits of your labor. In addition to insects, rabbits, squirrels, raccoons, deer and elk find our gardens a great banquet.

Squirrels clip the tips off and chew the bark on tree branches.

They cut heads off sunflowers before they are dried, break corn plants trying to reach the ear and chew holes in squash and pumpkins to get to the seeds.

Rabbit damage to trees and shrubs is easy to recognize. Twigs or branches are cut at a perfect 45° angle. They also nibble on your lettuce and other vegetables.

Deer and elk browsing on shrubs leave a rough cut on the branch tip. Raccoons eat your sweet corn and grapes.

The surest way to prevent damage is exclusion. Enclosing your vegetable garden in a fence is very effective. Burying the bottom of the fence at least 12-inches below ground or down 12-inches and out 12-inches is the best to deter digging. To keep squirrels out, extend the fence material over the top or put an electrified wire at the top of the fence. To prevent tree damage, you can try a repellent or wrap a 2-foot wide metal sheet around the trunk 6-feet above ground and prune tree limbs that extend over the roof to prevent access. You need to expand the sheet as the tree grows.

If you are trying to keep raccoons out of your sweet corn or grapes, you can use one electrified wire at 8-inches high or two electrified wires at 6-inch and 12-inch height. A simple way to protect pumpkins and squash is to simply put a weighted box or wire cage over them. Use filament

packaging tape to secure corn ears to the stalk to reduce damage. A motion activated sprinkler can be used to scare the animals.

Taste and smell repellents work but with limitations. They must be reapplied periodically (read the label) and you must change the active ingredient otherwise animals get accustomed to the smell and ignore the repellent.

Look for repellents containing blood solids, putrescent egg solids (good for deer and elk) or capsaicin. New research that indicates Milorganite™, a fertilizer made from processed human waste (it is safe to use) repels rabbits.

While it is legal to trap and relocate rabbits, squirrels and raccoons, this is a very bad idea and should not even be considered. In most cases, you have written a death sentence for the animal. Unlike humans who use their smart devices to locate the local grocery store and move into their own home, the animal doesn’t know where the food and water supplies are, and they have moved into another animals’ home (territory). Colorado Parks and Wildlife (CPW) nuisance wildlife regulations for relocation of these three animals are contact CPW before trapping animals (follow their trapping regulations), new location has similar habitat, squirrels and

rabbits are relocated within a 10-mile radius, raccoons within a 2-mile radius (to prevent disease spread) and finally and most importantly, you MUST (I can’t emphasize this enough!) have the landowner’s permission on whose property you are releasing the animal, including municipal, county and state parks and open space properties. If you don’t have permission, you face a warning or fine. It is better to learn what you can do to prevent the conflict.

You are not solving your problem by trapping and relocation. There is no guarantee that you trap the animal you think is the problem and you are creating a void that another animal will fill. Unless you remove all the squirrels in your area, you’ll still have a problem.

Getting Your Home Ready for an Inspection

An important step you will need to complete when selling your home is a home inspection.

A home inspector will be looking for issues with the home that may factor into your negotiations with potential buyers. A poor inspection report can lower the amount you are able to get for the home, postpone the sale, or even prevent you from selling the home altogether. Carefully preparing for your home inspection and addressing any potential issues before the inspection occurs can help expedite the process.

The first thing you should do to get your home ready for an inspection is clean it. It sounds so simple, but homeowners often overlook this one. Home inspectors are people first and inspectors second. As people, they may carry preconceived ideas of how well a home has been maintained. It’s a good idea to make a good impression. A clean house says you care about and take care of it.

An inspector will need access to all areas of a home. Remove anything that may be blocking access to your furnace, air conditioner and water heater. The inspector will need three to four feet of working space to inspect these items. Provide easy access to your basement and/or crawl space and attic as well. Leave all utilities turned on even if the house is vacant. The inspector will need to turn on the stove, run the dishwasher, test the furnace, and air conditioning etc. Without the utilities on, the inspector may have to reschedule, which could delay the closing of your transaction.

There should be easy access to all exterior areas of the house. In the summer, cut down dead tree

branches and clear brush from the foundation. Move items such as trash cans and BBQ grills away from the house. Leave the remote controls for your garage door opener or a key if the garage is unattached. Unlock the covers for your electrical box and sprinkler system. If there are any outbuildings be sure to leave keys.

Get rid of snow and ice. If it is winter, make sure snow or ice will not obstruct entrance to the home nor cover anything that will need to be inspected. In addition to making sure the driveway is safely accessible, remove snow from any doors and windows.

Finally, remove any icicles that have formed on the home or other structures on the property Be on time, most all inspectors will be. Sometimes, home inspectors are early. If an inspector makes an appointment with you for 9 a.m., have the house ready for inspection at 8:30. It’s also common for inspectors to start on the exterior of the home, so leave the shades down or drapes drawn until you are dressed. More than one unprepared seller has been “surprised” by a stranger in the backyard.

Buyers will often meet the inspector for a walk through towards the end of an inspection and would feel uncomfortable asking questions if the owner is present. Try to schedule a time for the inspection when you can be out of the house for at least three hours. If you have pets, take them with you if possible.

If you are aware of anything that may be red-flagged during an inspection, have repairs done prior to an inspection. Taking care of the situation prior to

the inspection can eliminate frustration for both the seller and buyer. If repairs are not possible prior to the inspection be sure to list any repair issue in disclosures.

All invoices and documents regarding remodeling projects or new items such as a roof or furnace should be available to the inspector. If you have upgraded the electrical from ungrounded to grounded, installed a new roof, replaced a furnace, or simply replaced a leaky faucet, find the paperwork. Any work done that required a permit should be documented. It will give the buyer peace of mind to know those items were re-inspected.

Finally, consider doing a prelisting inspection. Conducting a pre-listing inspection sends a clear signal that you are not trying to hide anything. It might even make a buyer feel confident enough to go ahead and submit an offer.

Even if a potential buyer decides to pay for another independent inspection, your initiative will convey that you have cared for your home. This is especially useful if you are selling your home on your own, without a listing agent. Showing the buyer that you are willing to go the extra mile is never a bad thing.

What mistakes should I look out for when PLANNING A REMODEL?

Pogue, Angie’s List Angie’s List (TNS) Whether it’s a new addition, a kitchen remodel or major work elsewhere in your home, the path to that perfect remodel is littered with potential pitfalls. Keep a sharp eye out for these issues during your planning process, and look for a contracting professional to guide you through the process.

1. Underestimating your budget Contractors say they see this time and again: Homeowners tend to get flustered and feel in over their heads when costs escalate and tough decisions need to be made. Sad but true,

remodeling tends to cost more than you expect — whether it’s to remedy an unforeseen plumbing problem or cover a last-minute appliance upgrade. So be ready for unexpected boosts in the budget.

Build yourself a 15% cushion into the budget to prepare for the unexpected.

2. Going for the lowest bid You get what you pay for. So, if a proposal seems too good to be true, it probably is. And if you hire the cheapest contractor with the cheapest bid, odds are good that the work will reflect it. Be sure to get multiple bids from different contractors, and go over each of them in detail to

understand what you’re getting. Also, make sure you have everything in writing.

Be wary of any contractor who says they can do a remodel in the shortest amount of time for the least amount of money.

Odds are it will go over budget or be of poor quality.

Occasionally you will encounter a contractor who will claim they can cut costs by skipping the permitting and inspection process.

Never, ever do this.

3. Not knowing what you’re looking for Identifying what’s important to you before diving into your remodel is essential.

When you begin the design and planning process and the project exists only as sketches on paper, making changes costs nothing.

But once contractors get to work and start cutting into walls and installing pipes or utility lines, changes get harder. Indecision midway through the process can lead to a final project that falls short of expectations.

4. Neglecting the infrastructure Remodeling includes more than the fun stuff like new countertops and flooring. You need the pulse of your house to keep up with what you’re doing. It’s no fun to

install shiny, powerful appliances only to discover too late that you’ve exceeded the power load your kitchen can handle. Work with experts like plumbers and electricians to be sure that your project can support the water, gas and electricity needs of your new kitchen. If you need to upgrade the infrastructure, it’s best do it during the remodel.

5. Not having a plan for living with the remodel Remodels require an investment of time as well as money. You’ll be hosting a crew of workers for several days, weeks or even months. Dust and debris will become a regular part of your life and your house may feel crowded.

Consider this detail before the work starts and make plans for how you’ll live. For instance, during a kitchen remodel, think ahead about how you’ll live and eat while your kitchen is out of commission — whether it means putting a fridge and table in the guest room or putting extra money in the budget for several days’ takeout.

Coronavirus and College Student Housing

Thousands of students are ready to come to Greeley to start or continue their college career. A significant part of local economy is dependent on the students arriving and becoming a part of the community. 2020 will be a year we all remember for a variety of reasons – COVID-19 most of all – but for college students, this school year will start out like no other. Fall semester is rapidly approaching and universities across the country are scrambling to provide a safe environment for their students.

Many have been wondering what might be going on in a college student’s mind right now when it comes to making a decision about attending school, especially since social contact has always been a part of the college experience. As a result, a study has been conducted by Core Spaces surveying approximately 2,500 college students across the nation. The survey, taken between June 2 and June 9, 2020, reveals the impact of the coronavirus on students’ mental state, their feelings towards remote learning, and the financial impact of the virus.

The responses provide valuable information to help understand the psychological repercussions and what students need for a safe learning environment. It is crucial for the providers of on- and offcampus housing to offer a welcome and safe place to live.

The results of the Core Spaces study are as follows: Nearly 90% of respondents said they want to come back to campus when classes begin this

fall. Seventy-three percent of respondents would like to get back to their universities even if schools continue online instruction.

More than three out of five said the pandemic resulted in economic difficulties for themselves and their families in the following ways: 57% noted that their summer job had been canceled, 32% said their summer job hours or pay were reduced, 21% percent had one of their parents lose his or her job, and 55% had one of their parent’s hours or pay reduced.

When it came to how students felt about their future job prospects due to the pandemic, nearly 20% were much less confident and more than 40% were somewhat less confident. Forty percent felt job prospects were the same as before.

More than 58% of respondents said online classes had been a negative experience for them.

Nearly eight out of 10 said they feel they would be more successful studying remotely in their apartments vs. their family’s homes.

Ninety percent of respondents were either very confident (46.6%) or somewhat confident (43.4%) that their universities would take appropriate and available measures to help protect them and other students from spreading the virus.

The bottom line of this survey shows that college students still want to attend universities and think that in-person learning is still superior to online instruction. For those coming to campus, living conditions will be different. Likely, there will be fewer people living in the dorms in order to increase social distancing. If the capacity of the dorms is reduced drastically and enrollment remains the same, there will be additional pressure on off-campus housing. Students will likely turn to off-campus housing as a less dense and thereby safer environment.

THE LIGHTER SIDE

I’m a home nerd.

Confession: I’m a home nerd. I’m a bit too into all our house stuff: mechanical systems,

appliances, finishes—you name it.

I’m also way overly fond of tools and gadgets.

Perhaps, you share this affliction.

Maybe we should start a support group and website: homenerds.com.

(Not to be confused with nerds@ home.com. Totally different group of people.)

By no means do I consider these qualities a selling point of my personality. It’s not like these interests and related knowledge provide riveting banter. It’s not like people are hanging onto my every word when I explain how I reduced our energy bill by 15% with attic insulation. It’s not like folks want to hear about the wondrous lightweight rechargeable, yet amazingly quiet, leaf blower in jaunty orange. (A gift from my husband. The man gets me.) It’s not like they want to gander at my sprinkler system color-coded zone map. None of this is even the teeniest bit interesting to the majority of people, and most folks would rather be stuck in the eye with a six-inch Phillips head screwdriver than be subjected to listening to any of this.

This makes me think of my mother who said that men found

women who could sew attractive.

As if the fellas could not resist a girl who knows her way around a sewing machine: The sight of a newly sewn buttonhole puts them absolutely over the edge.

Anyway, all this being said, these interests have come in handy when owning a home. My spouse gladly deferred to me when it became clear I was willing and able to deal with the mundane house issues and repairs that bore most people to tears. Thus, when the need arises, I am the one who deals with home contractors, sub-contactors and technicians.

Usually, these folks talk to us homeowners like we are small children with short attention spans, putting things in the most simplistic of terms. I appreciate this. This is so much better than the ones that cannot talk to a layperson, and use 500 overly complicated words when they could use 25 easy ones. Either way, I listen patiently as I am a nice Midwestern woman, and then I jump in.

You can see their eyes light up when they realize here is a human being who is actually interested in their geek-talk. These are my peeps. The electrician is the only

person on the planet who fully appreciates my adherence to three sources of light in every good-sized room and the critical function dimmer switches play in creating proper ambiance. The painter and I shake our heads and laugh at homeowners who paint over switch plates, even the switches, by God! NEX-GEN WINDOWS AND DOORS: Making Your Home Safe and Comfortable

Facing the fallout of a global pandemic, many have started spending much more time in the confines of their own homes.

Residences have morphed into workplaces, offices and schools; they’ve become the center of every aspect of families’ lives in ways they weren’t when 2020 began.

According to Brent Rajewski with Loveland-based Nex-Gen Windows & Doors, the shift has made many realize the importance of keeping these all-important spaces livable. With more and more people staying home all day as the summer temperatures rise, he’s hearing from many customers about how changeable their house’s climate can be throughout the day. Many are realizing just how much power their pumping 8

into the AC unit for an unreliable effect; many are asking how they can keep their homes reliably cool in an efficient and cost-effective way.

New windows and doors made all the difference, he said.

“With the COVID crisis, people are spending more time in their homes and working more hours in their homes. One thing they didn’t notice throughout the day was the fluctuation of the temperature.

Something like higher technology in the glass throughout the house can sustain a much greater barrier to keep the extreme temperatures out,” Rajewski said. “This has been a hot topic with our customers. Replacing windows and doors can create a more comfortable environment in a lot of different ways.”

and general manager Nex-Gen Exteriors Inc., Rajewski has spent years working with customers to replace windows and doors in the most efficient way possible, and his hard work represents a family tradition. His father, Ted Rajewski, spent years in the same field and currently helps out with the Loveland-based business. NexGen Exteriors reflects decades of combined expertise in the industry – Ted has been at it for more than 30 years, and Brent has been in the business for more than 20.

When it comes to offering customers the most critical and effective tips about installing new doors and windows in older homes, Brent Rajewski points to the importance of materials.

In homes that don’t feature an existing Tyvek wrap under the door or window frame, for example, the right kind of materials are critical. Those include the proper kind of caulk, an adhesive that will properly keep out dust, dirt, drafts and bugs. It July 11, 2020

can also include the installation of heavy-duty construction tape and pans.

“We use premium polyurethane sealants that don’t crack. We use materials that are properly adhered, and we specialize in the most effective and modern installation techniques. We’re constantly doing the up-to-date training on industry methods,” Rajewski said. “Surface temperatures on a home in our area can reach upwards of 120 degrees with enough sunlight during these hot summer months.

That can be detrimental to caulkings and flashings, so it’s essential to use the installation methods and materials that are designed to withstand that abuse.”

Top-of-the-line foam is only one weapon in an arsenal against breaks in the seal.

that’s also used in swimming pool liners and plastic material for the bottom of doors. The combined effect of all of these tools keeps out elements that can have a detrimental effect.

In addition to the most obvious benefit of saving money on monthly energy bills, Rajewski said a solid seal can keep out dirt, insects, smells, condensation and even noise. Indeed, he said noisy and drafty windows and doors are often the most obvious sign of compromised seals. He added that the company specializes in following up with customers after the initial install, a commitment that ensures the materials last through the harshest stretches of all seasons.

“We don’t just walk away after the job is done. One thing that we really employ is that extended service approach. We do annual check-ins to make sure everything is right,” he said. “We’re that voice in your ear, making sure everything is good. It reminds customers that if they do see something amiss, we honor a lifetime installation warranty.”

That investment in follow-up and proper installation is key in creating a home environment that’s comfortable, energy efficient and reliable. Even the most hightech caulk, plastic pans and foam can only be effective in the right circumstances. Eric Heiser, an independent contractor with more than a decade of experience in Boulder County, pointed out that a common mistake in replacing

windows and doors is improper installation. Even the most advanced materials only work when they’re set in the proper fashion, he said.

“It’s not so much the caulking itself, for example. It’s the quality of the caulking; it’s making sure that a new window or door was caulked properly,” he said. “The quality and the installation really make the difference. You can use all the right materials, but hiring a contractor with an attention to detail is the biggest thing.”

That’s why training is such an important part of the approach at NexGen, Brent Rajewski said.

The company’s corps of installers attend regular training sessions outside of Colorado to keep up on the latest trends in the industry and to stay literate in the most upto-date materials and installation techniques.

“Our guys are all certified master technicians,” he said, adding that employees attend regular trainings in Warroad, Minnesota or Chicago to keep up their certifications through Marvin Windows and Doors.

“We’re constantly doing training.

It just keeps everybody fresh. It’s a constant reminder that we’re maintaining our standards at a high level.”

That fluency and currency can make the critical difference when it comes to properly installing windows and doors in a home that’s more than 30 years old.

“We have a standard method of excellence, but we cater it to the home itself.”

For the Rajewskis, who boast 30 years of ties in the local community, and the rest of the crew at Loveland’s NexGen, this commitment stems in part from strong local connections.

The business has always placed an emphasis on community, family and consistency, and Brent Rajewski said that long tradition of service is paying dividends in tough times.

“We’ve become a referralbased business. We’ve always been invested in the quality of the workmanship, and we’ve always worn that mission on our sleeve,” Rajewski said. “One thing that we noticed when the COVID crisis hit, is that we had so many customers reaching out saying, ‘I want to do my part to support the local community. It’s going to be with someone that’s local.’

“We’ve ingrained ourselves into this community, and we’re going to get through this together,” he added.

5 THINGS BUYERS ARE LOOKING FOR in a Pandemic Market

By Emily Baudot, At Home Northern Colorado It’s quite an undertaking, buying a home. There are moving parts everywhere. Add a pandemic to the mix? It seems ill-advised to buy...at least, it does to the untrained eye.

We had a chat with Jesse Laner, realtor and C3 Real Estate Solutions co-founder. Laner has uplifting opinions about the market for buyers as well as agents and sellers. It’s heartening, considering our otherwise tumultuous circumstances.

1. MARKET HEALTH AND OPPORTUNITY Folks want two things before considering homeownership.

First, a healthy market. Second, good timing in their personal lives.

Despite low inventory and strict government health orders, the housing market’s doing well.

Inventory is going fast, and with historically low interest rates, there’s more buyer advantage than in 2019.

“Your money goes further now than it probably ever has,” Laner advises.

Families haven’t all hunkered down, either. Some see the 10

pandemic as a new life chapter.

“Jobs don’t hold people back anymore,” Laner reflects, describing buyers retiring early or using the downtime to “get away from it all.”

Like so many things this year, it’s a fascinatingly mixed bag.

2. A RETURN TO NATURE Those who can buy want rural properties before urban homes. To no one’s surprise, the pandemic fuels this choice. After all, that “location, location, location” adage no longer applies with offices going online and schools closing down. Travel times aren’t a big consideration anymore.

Certain aspects of urban living are now absolute downsides.

Dining and entertainment are at half capacity (if they’re open at all), and close neighbors feel more like exposure risks.

Urban properties do sell because inventory’s low, but they’re subprime cuts on a lean cow.

By contrast, rural properties have quarantine appeal. There are views, fresh air, space for outdoor toys and even room for gardens.

“Self-sustaining properties are very popular,” Laner observed.

“Think like a hobby farm or a property [home buyers] can live

off of if they lose their jobs.” It’s an interesting pastoral solution to a unique, modern problem.

3. LIVING, LEARNING AND WORKING FROM HOME Shelter orders and young people moving back home make for unique living situations.

“The appeal of an open floor plan is getting challenged,” Laner contemplates. He lists multipurpose rooms some homes may lack. Dual offices, finished basements, auxiliary units and mother-in-law suites—each a far cry from the odd converted bedroom.

These preferences promote mental health as much as practicality. Laner slips into his prospective buyer’s wish-list again. “Having a lot of natural light ... great kitchens ... an in-home gym ... there’s been a massive increase of people searching for pools.”

Laner summarizes the buyer’s frame of mind: “Can we still live here comfortably without having to leave?”

4. SAFE HOME VIEWINGS It’s hard to imagine buying a home without doing a walkthrough. But the pandemic makes tours feel risky. And while virtual

showings and photographs help, they’re not the same.

Fortunately, Colorado’s “Safer at Home” health order makes inperson showings possible.

Since June 30, agents can show homes with social distancing, sanitization and other anticontagion procedures. Laner states in no uncertain terms that they refuse to put anyone at risk—not just C3 Solutions, but the whole professional community.

“People are honoring [the guidelines],” he said proudly. “I feel very safe ... Everyone’s taking this very seriously.”

Hopefully, this means buyers can safely get the best value.

5. ALL THIS WITH AFFORDABILITY Greeley and Weld County proper provide a healthy market, beautiful landscapes, varied architecture and, perhaps most importantly, affordability.

“We haven’t seen a dramatic decline in prices,” Laner reflects, which makes the area all the more attractive. A quick Zillow search confirms it. A 5,000 square foot home in San Diego goes anywhere from $1 million to $10 million.

Similarly sized homes in northern Colorado start around $550,000 and rarely break $1 million. It’s a calm spot in a bizarre storm.

But how long will this last?

Laner admits there’s no way to tell.

“Humans are social animals,” he remarks. Pandemic-related interests may end with a vaccine.

What he does know is that he feels fortunate. “It’s a gift to sell real estate and help people right now, not a right,” Laner says adamantly. “The fact that we get to operate at all is a real blessing.”
