The new decade has brought more than a few unexpected lifestyle changes. (Remember when masks weren’t a thing?)

We’ve even changed how we eat.

And since everyone’s cooking to save money or shelter-in-place, so there are tons of new home cooks.

But cooking doesn’t have to be tricky.

One of the biggest challenges is all the time meal prep takes.

Hot meals can eat up entire afternoons with work. But it turns out there are several ways to speed up the process and keep the table satisfied. The keyword is “efficiency.”

To learn more, we chatted with Jim Sereff, local Greeley business owner and home cooking pro.

Jim and his wife Suzanne own the Warm Hugs Mixes & Gifts Boutique, a specialty store dedicated to low-effort, delicious scratch meals. It’s safe to say they’re experts in kitchen efficiency.

According to Sereff, easy cooking doesn’t start in the kitchen. It doesn’t even start in the grocery store. It starts with a plan.

Plan Ahead The first thing Sereff suggested was thinking ahead.

“Sit down and plan out your week’s menu,” he advised.

“Entrées, sides, dessert—this way, you streamline grocery shopping.”

It also prevents standing in the kitchen and panicking. “Just by planning ahead,” Sereff says, “you’ve taken a lot of stress off.”

Once you have a meal plan, get a good grocery list together.

“Too many of us get stressed out and uptight,” he shares. “If you just get prepared, pour some wine, put on some music—man, it can make a world of difference.”

Pre-inspection checklist for buyers and sellers When purchasing a home an inspection is typically part of the process which is done after a contract is signed. There

A home buyer’s check list would be similar to the home inspector’s but not as in depth or detailed.

Items on this list could include but would not be limited to: Does grading slope toward or away from the house? Does the siding look well maintained? Is the paint peeling? Are there shingles missing from the roof? Are interior walls and ceilings in good condition?

Are there cracks around doors or

windows? Is the basement moist or has obviously been wet? Are there enough outlets in each room and do all rooms have a switched light or outlet? Do all drains run freely and is there adequate water pressure in the house? Are appliances newer Energy Star or over 20 years old? Does the home have a radon mitigation system?

There are several reasons for doing a pre-inspection. One: It protects buyers from putting an offer on a house that has a lot of repairs needed that they don’t want to move forward with. It also gives them an option to compete with other buyers that are going to be submitting offers and making theirs stand out, because you’re not going to be submitting your offer with an inspection contingency. If you find numerous issues during your preinspection you will have to discuss with your real estate agent just how you wish to proceed. You may need to adjust the offer price based on what you’ve found. The other option is just to simply walk away.

As a buyer, you can conduct a check list such as this during your viewing of a property with your realtor. Items on the list can then be included in negotiations. A formal inspection will also need to be completed after a contract has been signed but post contract inspections should be simpler if a buyers check list is used. You can find free home buyer inspection check lists online.

In addition to the pre-inspection check list, make a list of all improvement or additions you might be considering for your inspector to review. Also, if you are considering buying a home with a little more character, have your inspector go through the house keeping in mind any possible renovations you may be thinking about. In some cases, it may be prudent to have an older home inspected prior to making an offer.

By doing this you can include the cost of necessary repairs in the price negotiations with the seller.

There are also several things

sellers can do to make the inspection run smoothly. Be sure all utilities are on. Ignite pilot lights that must be manually lit.

All electrical breakers should be in the “ON” position, unless there is a safety reason that requires them to be de-energized. Provide clear access to the electrical panel.

Have remote controls available if they are required to operate an appliance or fixture. Clear possessions from all sinks/tubs and have drain stoppers available.

Provide clear access to the main water shut-off valve. Provide all keys for areas where keys are not provided to the inspector (crawl space access, locked interior and exterior storage closets, keyed window locks, etc.) Provide clear access to furnaces. Remove items in crawl spaces that would impede access especially at the entry door.

By Cathy Hobbs Tribune News Service (TNS) Moving for many is a stressful life experience. Summer is a popular time for those looking to make such a life transition. When it comes time for you or your family to make your move, here are some key tips to keep in mind.

1. Ask family and friends for recommendations.

Moving is a very personal experience, and it may be best to use a company with which someone you trust has had a positive experience.

2. Secure at least three quotes.

The lowest quote may not be the best choice.

3. Bigger isn’t always better.

Large companies have multiple crews, and your experience may depend on the movers assigned to your move that day. With a smaller company you may likely deal directly with the owner or at least get a more personal touch.

4. Looking to save? Pack or unpack yourself.

These add-on services may not be needed.

5. Have pricey art or valuables?

Look for a company that specializes in crating, wrapping and moving higher-end items. Not every moving company has this July 4, 2020

level of expertise.

6. Try not to move at the beginning or the end of the month.

Many moving companies have different pricing structures depending on the time of the year and/or time of the month.

7. Read reviews.

Online reviews from real customers may impact your decision.

8. Oversee your move personally.

It is always best for you to be on site on the day of your move.

9. Separate and pack essentials.

There may be a delay in receiving your belongings. Be sure to keep the essentials packed in a suitcase you can carry with you.

10. Purge and reorganize.

One of the biggest mistakes you can make is to take your clutter with you!

ast time we sat down with Doug Buer, President of Buer Homes, Inc., he was telling us about the upcoming Northern Colorado Home Builders Association 2018 Parade of Homes, in which he had an entry. How did things go for him in that Parade?

“Let’s just say awards night was a lot of fun,” he laughed. Doug is not sure if he will have a home in the Parade this year, saying, “We are still contemplating whether or not we’ll have a home in the right stage of completion to enter, and while we could enter one that’s not complete, we struggle with that, since our focus on detail is what usually draws people to tour our entries.”

Buer Homes’ 35th anniversary is September 1. Doug says that he has been able to weather challenging times over the years and keep his business strong because he is able to do a lot of the work on his projects himself if the need arises.

He learned everything from the ground up, and can step in at any phase.

Buer’s custom designs reflect what they’ve discovered by listening carefully to what buyers want. Doug tracks industry trends to keep abreast of market changes and new products, and works hard to take a plan and a piece of land and make each home as special as he can.

“We look for great lots with great views and then design our homes to capture everything we can of

those views. We’re starting a twostory spec home on a two-acre lot in Berthoud; it has the most incredible views and the house itself is going to be spectacular.

For someone who wants to have a more country feel with a little more elbow room, that house will be a great choice. It’s right down the street from the new Heron Lakes TPC golf course too, so it’s a great location. But, for someone who wants to be closer to the action, yet still go home to a view of the beautiful Colorado sunsets, we’re starting a spec on our last lot in Thompson Crossing II, right behind Scheels.

THE DIFFERENCE What attracts buyers to Buer Homes? Doug says, “People are

more savvy shoppers these days than they’ve ever been. We credit the internet and all its real estate and design resources for that.

But trends aside, most people are looking for quality and they can see it in what we do, so even though I’m probably never the least expensive build, people appreciate what we put into our homes.”

And, he says, he is up-front with potential buyers on what it will take to build for them. He does not take every project that comes his way; instead, he does his best to assess whether he feels a relationship is the right “fit,” for him and the buyer.

BUER’S COMMITMENT TO HIS INDUSTRY “I find myself more involved with the Home Builder’s Association (HBA) every day, and not just for the recognition from Parade awards,” he laughs. “We’re constantly battling the regulations, code changes and legislation that affect our industry and keep us from accomplishing, at any price level, a key goal of the association: attainable housing.

“The HBA is here for all of us— homebuilders, subcontractors and suppliers alike—which is why I like to do business with HBA members: They know why they’re paying those dues every year. This

year in particular, the HBA is the reason that during the COVID-19 shutdown, building and related businesses were declared essential. And we thank each and every person working in local, state and national positions and all of those who support HBA with their memberships.”

Doug, a past Chair of NOCO HBA, still serves on the Board of Directors at local, state and national levels as well as serving on several committees.

He knows how important it is to stay involved and pay his dues with more than an annual check.

This means more time in the kitchen, so it’s a perfect time to make your kitchen a happy, comfortable space where you and your family can cook and gather. Joe Thorne, a kitchen and bath designer at Bloedorn Lumber, says he’s seen a marked increase in home improvement projects since the pandemic began. “People are spending the vacation money they didn’t get to spend or doing a project that they finally have the time for,” he says.

If you haven’t already noticed while browsing on Pinterest or Houzz: clean, sleak design is the most popular theme these days. Modern home owners want functionality and bright, uncomplicated features in the kitchen. “A simple look with clean design and square edges are what most people want when remodeling their kitchen,” says Thorne. If you’re looking for a pandemic home improvement project, here are some ways to achieve that tasteful modern kitchen look.

White Paint It might seem obvious, but white paint is a quick way to brighten a space and lend a classic vibe. “White paint is so popular it’s not even funny,” says Thorne.

White paint is far from basic — there are plenty of different types of white paint to choose from.

Bloedorn Lumber alone carries four different shades of white paint. Furthermore, the use of a white paint in a kitchen space allows the homeowner more color options and variety in other elements of the kitchen: you can accent your newly-white walls with a retro, cherry red toaster or a turquoise Kitchenaid mixer.

If white isn’t your style, gray is the next best thing. “From a color stand point, gray is the new brown,” says Thorne.

“People are going away from brown tones and into gray tones.”

“Today, pot and pan drawer bases are put in every kitchen design because they’re so efficient for the person in the kitchen,” says Thorne.

Drawers for storing pots, pans, flatware and dishes have become the staple of a modern kitchen design. Homeowners

can even get useful accessories like a peg system that helps you keep the items separated into categories and well-organized.

Another simple and functional kitchen feature is the double trash pull-out. “Instead of the trash at the end of the counter, it’s behind a cabinet door and you have your trash and recycling right there,” says Thorne.

Whether you already have your dream kitchen in mind, or you’re just ready for a change after being home-bound for months, now is the perfect time to start a kitchen remodel. Remember that it doesn’t take much to make a space feel new: a simple coat of white paint or a fancy new trash bin might just do the trick.

IS IT TOO LATE to Plant?

By Emily Baudot, At Home Northern Colorado As stay-at-home procedures become the norm, gardening’s becoming a popular pastime.

It’s easy to see why.

Keeping a garden is fulfilling, gets folks some fresh air and, if done well, saves money on groceries.

But we’re moving through the peak of summer. Is gardening even possible this close to winter? We turned to Susan Pope, a local farmer and owner of Pope Farms Produce & Garden Center in Greeley, for some advice.

Northern Colorado sits in a fairly arid desert, where it gets frosty even during warm months.

Pope begins candidly. “It takes more effort here than other areas of the country, due in part to struggles with our soil.” tBut while planting in these months is tricky, it’s far from impossible— even for novice gardeners.

In fact, certain plants thrive in tough conditions. The Department of Agriculture divides the States into 13 different Plant Hardiness Zones. These zones advise how tough a plant has to be to grow in that area, and most seed packets have hardiness information on the back. Most of the area lands in zones 5A and 5B, where the average minimum temperature is -20°F to -10°F. (Visit the USDA’s website to learn the hardiness zones across the nation.)

But while hardiness is important, it’s not quite as important as timing.

climate means early frosts are not unheard of. “Our frost date has moved back over the years,” Pope reflected. “We never know when to count on the frost or not.”

All these factors mean local gardeners have two options.

Option one, pick hardy plants that don’t mind a little temperature fluctuation.

Option two, pick plants that will, with luck, flower or root before the ground freezes.

And now we get to the good stuff. Exactly what plants meet these criteria?

Pope didn’t hesitate: hardy vegetables.

Generally speaking, roots and greens like kale, carrots and peas “will withstand a frost,” but “tender greens like cucumbers or green beans won’t stand the cold nights.” These types of veggies also grow quickly, so you can expect to harvest at least once before real winter kicks in.

Annual flower seeds,

or flowers that bloom once a year, do well during this season, too. But you’ll have to work fast and gamble that there won’t be a freak frost. Fall blooming flowers like mums, hibiscus, and asters, are your best bet. Pope encourages taking a chance with these because annual blooms don’t need yearly replanting.

August is also a great time for landscaping.

Colorado’s beautiful, indigenous flora can handle zone 5B weather easily. Pope suggested columbine, sage, and yucca plants. But before encouraging anything to grow, a responsible gardener checks whether the plant is an invasive species.

But what should you avoid planting?

Most fruits, unfortunately, are a no-go. The unreliable temperature combined with the limited timeframe means it’s too late in the game for them. For instance, a cantaloupe takes 85 days to grow to picking size. Pope said flat out, “It’s too late, they won’t harvest ... you just don’t

have time anymore.”

Once you decide what to plant, Pope warns to watch out for local wildlife. “The biggest complaint I get from gardeners is that rabbits eat all their planting,” she laughs.

Grasshoppers, too, start maturing and can lay waste to crops.

Aside from the animals, weeds and diseases like powdery mildew can rear their heads in late summer. Fortunately, there’s plenty of “household fixes” for these problems. Just regularly check on your plants, and if something seems amiss, tell your local nursery about the specifics.

So, is it too late to plant? Not at all! With the right research and a bit of luck, new gardeners can still test their green thumbs before winter hits.

Local food crop loss and insurance costs Adrian Card, Colorado State University Extension Agricultural risk is an interesting concept to nonfarmers. Imagine you are selfemployed, and your business is not only highly dependent on the weather, it can be crushed by it. People have various mental models of what they think your business is like, the skills needed to succeed, what the challenges and rewards are for producing food, and how you remain profitable including where and how you should allocate your resources. While the scientific and policy communities increasingly look to agriculture as a solution to climate change, sustainable agriculture from a farmer’s perspective starts with economic sustainability, without which other aspects of sustainability— social and environmental—are a nonstarter.

Would you choose to start a business that, for most crops producers, is outdoors and thus subject to a unique set of variables that you cannot control? With no building for protection, frost, wind, hail, flood, and drought are weather events that can take an otherwise well-executed production plan and ravage profits, often creating an economic loss. How many of these can a business endure? Beginning farmers are exceptionally susceptible.

with one field hailed to oblivion for 5 years straight), but for those who have experienced one or more of them, each thunderstorm elicits a silent prayer, please spare my field.

The core question to me is this: If we truly value local agriculture in Northern Colorado for the food, culture, community, open lands, and ecosystem services it provides, how do we increase its resiliency, better manage inherent risks in a weather era that will bring us more extreme events, according to our best climate scientists?

Remember the flood of September 2013? Markets were closed and crops were lost as peak harvest began. June and August 2018 hail events? Some producers replanted in late June only to

be wiped out by the August hail storm. Northern Colorado is one of the more hail prone areas of the U.S. And did I mention that most farms in the region do not carry crop insurance? This is particularly surprising for high value, less resilient produce crops.

Many of these growers will “selfinsure” in some manner, which means they take the full burden of the financial loss.

Based on their evaluation of the cost/benefit analysis, most find the insurance products available too expensive to justify the cost, and this makes sense when we think about it compared to the cost of homeowner’s insurance. The number of farmers that can pay into that insurance pool compared to the number of homeowners in that insurance pool is just too few to cover all the costs of paying on crop losses if farmers were offered a lower insurance premium.

One product from the USDA is on the right track. Whole Farm Revenue Protection (WFRP) allows farms to insure one, two and three or more commodities with increasing government subsidy for the more commodities insured.

However, back to the homeowner’s policy comparison, farmers cannot insure for the full value of a crop with WFRP, only up to 80% of the value. In an example of 75% coverage with

an 80% subsidy from USDA, a farm might pay $1,300 to insure $76,000 in revenue under WFRP. This is about six times the cost of a homeowner’s policy. While better than a complete loss, some farmers choose to take the risk and skip a policy cost that doesn’t make them financially whole if they were to file a claim.

If farmers are crucial to the well being of the US, can we reward their ongoing and increasing risk by lowering their costs to insure those risks?

So far 2020 has had spotty hailrelated crop losses in Northern Colorado. Mother Nature will decide if crops planted make their way into the food system.

Meanwhile, growers take courageous steps daily to nurture those crops.
