The pandemic upended moving trends, USPS data shows Houston, Dallas and Austin.

By Zach Wichter Bankrate.com Cities aren’t dying by any means, but United States Postal Service (USPS) data analyzed by Bankrate shows that more people are moving out to the suburbs than moving into the downtown cores in this time of pandemic.

The spring and summer’s robust housing market was especially strong in the suburbs, reflecting the desire of many homebuyers to favor extra space over central locations as various industries shift their employees to working from home, possibly for the long-term – a work culture change instigated, of course, by the ongoing coronavirus pandemic.

Recent moving patterns show how cities and the suburbs and exurbs around them may be increasingly attractive to homebuyers as demand and real estate tastes shift.

The National Association of Realtors has been tracking the same trend. “Buyers are no longer wedded to city centers and small apartments which can often be unaffordable,” said Jessica Lautz, vice president of demographics and behavioral insights at the National Association of Realtors. “As workplaces have transitioned to remote work, homebuyers are able to purchase in less dense neighborhoods and have the benefit of more personal space within their home.”

Bankrate dug into change of address requests from the USPS from Jan. 1, 2020, to mid-September 2020. USPS compiled the data by

ZIP code, and only registered moves within or between ZIP codes with at least 10 requests over that period.

(So, if three people or families moved from New York City 10001 to Schenectady, New York 12345, that pair would not show up in the data set, but if 11 people or families made that same move, it would.)

Here are the top three trends we found: • Texas and New York had the highest moving rates. Led by people leaving city cores for more outlying areas, these two states saw the most population shifting in the period we looked at.

• New York City saw the most change of any single metropolitan area, but as a state Texas saw more shifting overall because of moves around

East Hampton, New York was the top mail forwarding location for people leaving Manhattan; Katy, Texas was most popular with those leaving Houston; and Mesquite, Texas, was the primary destination for those leaving Dallas. Katy and Mesquite are both about half an hour from the center of their main city, according to Google Maps. East Hampton is farther afield from New York but is a popular second home community for the city’s well-heeled.

The large majority of moves in the time period we examined were made by people staying fairly close to the home they were leaving. In all, 3.6 million requests for mail forwarding were to addresses in the same county, compared with just 420,970 who moved beyond their original county line.

Even that doesn’t tell the full story, however.

In New York City, for example, those who moved away were still largely in easy reach of New York County, more commonly known as Manhattan. Many movers out of Manhattan just crossed the river to Brooklyn, while others set down in suburban areas including nearby parts of other states, or popular outlying vacation communities.

Evacuation planning: What stuff do we take?

The night the CalWood Fire started, my husband and I stood at a second story window and watched in horror as the bright flames burned on

BY MARY the north end of LYNN BRUNY Boulder. I wish I could say this was an unusual surreal experience, the first of its kind. But, no. Actually, it was more: “Really?! Again?! And now?! Lord, help us!”

Like many long-time Coloradans, we’ve been through flood and fire scares. (No tornados though. But give it time. We’re not dead yet.)

Evacuation planning, therefore, is a standard thing for us. Still, it’s a different scare-your-pants-off experience each time.

When we were young, nubile thangs living in a teeny apartment, our first evacuation – for a potential Boulder Creek flood in the late 80s or early 90s – was made simple by

the fact we had one small, old car, two cats and few scant belongings.

Everything fit in our vehicle except our make shift and hand-me-down furniture which neither of us would cry about if we saw it floating down steam. Actually, we probably would have cheered.

Many years later, we were put on evacuation alert for the 2010 Fourmile Canyon Fire that we could see from our house. Then our two boys were teenagers. This was when I learned how building-oriented video games prepared them to very efficiently pack a vehicle. (Either that or the numerous times we moved.)

Our boys were also oddly calm, well functioning and quick witted for being in a crisis situation, traits that may also be attributed to video games (or perhaps, team sports).

I stood by in awe while they took charge. It was like they were highly trained crew well prepared to execute this emergency mission: Bravo Team Stinky Socks.

During the devastating 2013 Colorado floods, we didn’t have

to evacuate our next house in the country. It was more or less spared but our storage shed roof was not.

Unfortunately we didn’t realize this for many weeks until the growing mold more or less out weighed our belongings. We lost many possessions including, sadly, Christmas items.

Nothing quite says happy holidays like green moldy Christmas stockings hung on the hearth.

After the CalWood Fire started my husband and I staggered in shock around our current house to update our evacuation list. After documents, photos and memorabilia, decisions got overwhelming to me. Our favorite artwork and clothes made the list for sure. But after that, what should we take? It was like we we’re playing Sophie’s Choice with decades of home goods that each had their own history. My little brain spun double time and locked from over exertion.

“Don’t forget we have to take some of the boys things,” my husband pointed out. Ugh, this opened another can of worms I forgot

about, and my brained grinded a little harder before seizing up again.

Our grown sons have moved into apartments but their tubs of stuff – including just about every dang toy from their happy childhoods – are still in the attic. I could hear my younger son’s voice in my head saying, “Mom, you know those Lego sets are valuable collectables.”

Really? How about the tub of 5,397 miscellaneous pieces? Big demand for that?

Luckily we didn’t have to make any of these tough choices. Neither fire got close to our house. My heart goes out to those who have lost their homes, possessions or animals.

(During a flipping pandemic, no less!

Right before winter, too! Is there no break in 2020?) These fires are a reminder to the rest of us lucky schmucks how fortunate we are: Yah, we’re stuck home. But at least we have a home to be stuck in.

Homebuyers’ wallets hammered as prices for plywood substitute spike

By Marcy Nicholson Bloomberg News Americans are coughing up $4,600 more on average to buy their dream home than six months ago – thanks to a record run-up in prices for a oncecheap plywood substitute.

Prices are on a tear for those bonded wood-chip sheets commonly used as sheathing for walls, floors and roofs in new home construction.

Oriented Strand Board, or OSB, has long been used as a low-cost alternative to plywood, but the product now fetches a higher price as increased demand and tight supplies lead to delivery delays and elevated construction costs in the U.S. and Canada.

“It’s difficult to get, the lead times are out, “ said Lorne Winship, general manager at Pacific Homes, a West Coast builder specializing in custom prefabricated homes, adding that the premium over plywood is “absolutely crazy. “

While the rally is hurting builders and buyers of new houses who already suffered from surging lumber prices earlier this year, it’s bringing windfalls to manufacturers such as Norbord Inc. and Weyerhaeuser Co. OSB soared to a record $729 per thousand square feet in September and held that level through midOctober while southern pine plywood prices plunged in the past month, according to lumber pricing company Random Lengths.

The engineered-wood product is at a premium to southern yellow pine plywood for the first time since 2006, according to RBC Capital Markets analyst Paul Quinn.

“We expect that this is at least partially due to higher housing starts given that buyers were less willing to substitute, “ Quinn said in an Oct. 12 report, adding that OSB is used more heavily than plywood in new residential construction.

Manufacturing OSB requires a different process and equipment

than making plywood, meaning lumber companies can’t switch over production to address changing markets.

Tight supplies have caused delivery delays for smaller builders like Pacific Homes, owned by Winnipeg-based All-Fab Building Components Inc. Winship said he’s being told OSB deliveries to his Vancouver Island company will take two to three months now instead of the typical two weeks. His woes are somewhat eased by falling costs of other lumber materials.

Lumber futures have tumbled from August’s record highs, though they’re still up 26 percent this year.

That’s contributed to a volatile year for North America’s lumber industry, with COVID-19 and wildfires causing disruptions amid escalating demand. Do-It-Yourselfers, fortified by government stimulus checks, took on home renovations during pandemic lockdowns as homebuilders broke ground on an increasing number of new projects.

Elevated wood costs lifted the selling price of an average, new singlefamily home in the U.S. by $15,841 since mid-April, according to David Logan, director of tax and trade policy analysis for the National Association of Home Builders. Almost a third of that increase – $4,600 – came from higher OSB prices.

“Buyers have become more defensive in recent weeks, “ Logan said in an interview. “They’re ordering for very short-term needs, thinking with the fall in plywood prices that OSB prices are likely to follow. “

In Canada, prices of new homes surged in September for the largest monthly jump in 14 years, according to Statistics Canada, with builders citing higher construction costs for the gain. Increased costs for building materials are expected to further fuel rising prices in the short term.

The surge in OSB demand is expected to benefit the few companies that make the material, with Norbord, Louisiana-Pacific Corp., Koch Industry Inc.’s Georgia-Pacific, and Weyerhaeuser accounting for nearly 75 percent of North American production.

Those companies may benefit from the rally in their upcoming earnings, according to Scotia Capital forestproducts analyst Benoit Laprade.

Norbord, whose 29 percent market share makes the Toronto-based firm North America’s biggest producer, is expected to report its “best ever “ third-quarter results, while LouisianaPacific and Weyerhaeuser are also expected to see strong revenue from OSB sales, he said in an interview.

“These record profits will provide those companies with enhanced financial flexibility and the opportunity to return capital to shareholders through reinstatements or increased dividends or share repurchases, “ Laprade said.

As the northern hemisphere heads into winter and lumber prices decline, analysts expect OSB prices to follow.

Laprade expects some OSB to sell around $410 in the fourth quarter.

“We do see some seasonal slowing in demand but overall if you look at the broad supply-demand dynamics, it’s favorable for all producers, “ Kevin Mason, managing director at ERA Forest Products Research, said in an interview. “At the end of the day, the consumer’s going to have to bear the brunt of this. “

While I won't be hosting a grand dinner full of family and friends, I still want to make this Thanksgiving as special and meaningful as possible (because despite all the negative things about the year, we have so much for which to be thankful). One way I know how to do this (besides the copious amounts of food I am planning on prepping) is with decor. Dress it up or dress it down, this year is all about comfort. So whether you are dressing your table to the nines or leaving it to your everyday plates, here are a few of our Thanksgiving looks to inspire you (or to give you your design fix for the week).

We wanted to do something a little unexpected that would complement their light, bright space. I love pairing white with blue at all times of the year (chinoiserie is timeless!), so we sidestepped traditional fall colors and played up the crisp lines in the home with soft, neutral linens and textures.

I love how the dark wood of the table and chairs adds such a beautiful contrast to the display.

Compost those dead plants Gardeners, gear up for our own version of Days of the Dead.

BY CAROL ones, we focus on O’MEARA remembering the Colorado State garden by clearing University Extension out and cleaning it up. So grab a rake, pick up those rotting vegetables, and pull up those plants; November is the month to celebrate the dead.

In the vegetable garden, cleaning and covering are essential chores.

Clean out all debris of frost-killed tender plants, such as tomatoes, squash, peppers and corn. Till in manure or compost to finish preparing the garden for its winter rest.

What to do with all the deceased plants? Pile them up and let them rot; composting is the ideal method

for recycling those plants into nutrients for next year’s garden.

Picking up and composting all leaf and plant parts goes a long way to eliminating pests that overwinter on the debris.

Select an out of the way area at least three-feet by three-feet wide.

To keep the pile warmer in winter, a sunny location is best. If your Home Owner’s Association objects to the sight of nature breaking things down, use a composting bin to keep things tidy. Choose one that is well ventilated and allows easy access to the compost for turning.

Gather up green and brown plant material, making sure you have twice as much brown as green. Fresh, green plant parts provide nitrogen to the pile; dry brown material supplies carbon. Microorganisms need both to turn your garden waste into gold for the soil.

Weeds with seeds and diseased plants should be disposed of in another way; most backyard compost piles don’t get hot enough to kill

the seeds or disease. If you want to compost weeds, clip the seed heads off before tossing the plant on the pile.

Kitchen scraps are good additions to the compost, but not meat, bones, grease, eggs and dairy products that attract animals and insects. Dog, cat, and human manures should never be added to compost.

For faster composting, chop woody branches, sunflower stems or corn stalks into small chunks before mixing them into the pile. Leave tree leaves whole so they don’t compact down and smother the pile.

Layer brown and green material into a pile, adding water with each layer until the pile feels damp, like a sponge. If the pile is soggy to soaking, add more material in until it dries a little.

There is no need for soil or compost starter to be added to the pile, since the microorganisms that break down materials is found on the surface of most plant material.

Compost should heat up within a

week and be very warm to the touch.

Once it begins to cool, turn it from the outside in and sprinkle with more water to recharge the pile.

When the compost no longer heats up after turning, looks like crumbled humus and has an earthy smell, it’s ready to be added to your soil. A healthy compost pile won’t smell or attract nuisance animals to your yard.

Help your compost stay moist in winter by placing a burlap blanket or other breathable material over it. If your compost cools in the frigid months, don’t worry, once the temperatures warm up in spring your compost, turn your pile, add a little water and the pile will heat up again.

A brief history of African Americans and the real estate industry It’s no secret that the real estate industry has a shameful past of discriminating against African Americans and other people of color, and

Owning real estate is one of the most reliable methods of building wealth, and for far too long, people of color were subjected to unfair practices that made it difficult (or even impossible) to become homeowners. Although we’ve made progress, Whites are still significantly more likely than Black Americans to own a home.

The history of how the real estate industry deliberately impacted people of color is a complicated one, but the brief overview shared here may serve as a starting point into understanding the disparities in homeownership between Black and White Americans that still persist today.

Redlining African Americans and other people of color faced more than blatant segregation during the Jim Crow era. Prior to the Fair Housing Act of 1968, a practice called redlining was rampant in every corner of the country. Redlining is defined as the discrimination against borrowers, buyers or renters based on race, sex, religion, disability or other differences. This discriminatory behavior was exacerbated by the housing shortage of 1933, in which the federal government’s efforts to provide affordable housing to middle-class and lower-middleclass White families excluded Black families from newly-built suburban communities. Redlining was practiced by the Federal Housing Administration (which was founded in 1934) and made it all but impossible for people of color to obtain mortgages in desirable suburban areas. Although this practice was abolished in 1968 as a win of the Civil Rights movement, the long term effects of this policy still linger today. Studies have shown October 30-31, 2020

Unjust government intervention The story of Bruce’s Beach is a tragic example of how the government has conspired against Black property owners. More than a century ago, the Bruce family owned property in Manhattan Beach, California, an area surrounded by white neighbors (and that now make up 99 percent of the population). The Bruce family purchased lots for $1,225 in 1912, where the family managed a lodge, cafe and dance hall where Black individuals were welcome to enjoy the coast. The Bruce family paved the way for other Black families to settle in this area, and a community of color began to flourish. However, their white neighbors quickly made it clear that these Black families were unwelcome. When white hostility didn’t push the Black community out of Manhattan Beach, the government intervened. In 1924, city officials seized dozens of properties through eminent domain. Although the Bruce family and other families sued, they were not fairly compensated for this unjust property seizure. Today, the market value for the area is an estimated $75 million. Members of the Bruce family are still fighting for justice, and a representative of the family hopes to establish a historical center and scholarship foundation

Predatory lending practices Despite advances made during the Civil Rights era, predatory lending practices aimed toward communities of color flourished during the bubble years before the housing market crash. In order to capitalize on mortgage-backed securities, Wall Street incentivized lenders to offer an abundance of risky loans to consumers, who were primarily people of color. Lenders that practiced pricing discrimination offered African Americans and other people of color subprime loans with abusive terms, often resulting in foreclosure.

Gentrification Gentrification is a challenge that communities across the country are increasingly facing. As cities are invested in and attract more affluent residents, Black and Hispanic Americans are disproportionately displaced from these areas. This is a double-edged sword: as the city begins to thrive and new jobs and services become available, rent and property values rise in turn. According to the National Community Reinvestment Coalition, at least 20,000 Black residents were displaced in Washington, D.C. from 2000 to 2013. In Portland, Oregon,

13 percent of the Black population was pushed from the city in just one decade. Gentrification is a growing problem in many areas throughout the country, but seven cities (New York City, Los Angeles, Washington, D.C., Philadelphia, Baltimore, San Diego and Chicago) account for approximately half of the national gentrification.

People of color have historically struggled with deeply-rooted, systemic challenges that include redlining, predatory lending practices, and gentrification. Although laws have been passed to mitigate the issues mentioned here, communities of color still face the effects of these problems and further action is necessary. We hope to continue making progress on this front, and the Boulder community is part of the conversation. Organizations such as Home Wanted are confronting issues like gentrification and are actively working to create a more inclusive place to call home. Tips for first-time homebuyers The coronavirus pandemic is causing those who do not own a home become more interested in buying one, especially millennials,

BY TOM according to KALINSKI research from RE/MAX of Boulder data intelligence company Morning Consult. Of the group of prospective first-time homebuyers motivated by the pandemic, 28 percent are millennials, 20 percent are Gen Zers, 19 percent of Gen Xers, and 9 percent are Baby Boomers.

Navigating how to buy your first home is a daunting task, especially in Colorado where home prices continue to rise. The hardest part is tackling how to finance such a large purchase – which mortgage options are right for you, how much cash will you need, and if there any assistance programs suited for your circumstances. The following tips gathered from nerdwallet.com will help you navigate the process, save money, and close the deal.

Start saving in advance The costs of homebuying fall into three main categories: down payment, closing costs, and move-in expenses.

The down payment depends on the mortgage type and lender. Closing costs are the fees and expenses you pay to finalize your mortgage. They range from two to five percent of the loan amount. Set aside some cash to use for possible immediate home repairs, upgrades, and furnishings.

Check and strengthen your credit You can’t qualify for a mortgage without a good credit score, and your credit score affects the interest rate lenders offer. Strengthen your credit score by paying all your bills on time and keeping credit card balances as low as possible. Keep current credit cards open and don’t open new credit cards.

Investigate mortgage options Each mortgage option offers pros and cons and comes with a cost. Here’s a 14

Conventional mortgages: A conventional mortgage is not guaranteed by a government agency, such as FHA or VA. It often meets the down payment and income requirements set by Fannie Mae and Freddie Mac and conforms to loan limits of the Federal Housing Finance Administration (FHFA).

Conventional mortgages are typically for buyers with more money to put down. Borrowers who put at least 20 percent down for a conventional mortgage don’t have to pay mortgage insurance, which is typically required with lower down payments or government-backed loans.

FHA loans: These loans are insured by the Federal Housing Administration and allow down payments as low as 3.5 percent.

However, lower down payments often mean higher interest rates and require mortgage insurance, which results in a higher monthly payment. Use a mortgage calculator to get the full picture of what this option means for you.

If you are a veteran, you can use a VA loan. These loans are guaranteed by the Department of Veterans Affairs and are for current and veteran military service members.

They usually do not require a down payment.

Research first-time homebuyer assistance programs Colorado offers first-time homebuyer programs through Colorado Housing and Finance Authority (CHFA).

CHFA offers home purchase loans, grants, and second mortgage loans for down payment and closing cost assistance through a statewide network of approved lenders.

Repayment requirements depend on what down payment assistance option you choose.

CHFA’s Down Payment Assistance Grant offers up to 3% of your first mortgage loan amount and does not require repayment, but can result in higher interest rates on your mortgage. CHFA’s Down Payment Assistance Second Mortgage Loan offers up to 4 percent of your first mortgage loan amount. Repayment is deferred but is still required.

Get a pre-approval letter Once you’ve shopped around for a mortgage and determined how much you can borrow, you’ll want to get a pre-approval letter for your mortgage. Your mortgage approval is primarily based on documenting your income and assets, your equity stake or down payment, your credit, and the cash you’ll have left over after the purchase.

A mortgage preapproval is a

lender’s offer to loan you a certain amount under specific terms.

Especially in our competitive Colorado homebuying market, having a pre-approval letter shows home sellers and real estate agents that you’re a serious buyer, and it can give you an edge over home shoppers who haven’t taken this step yet.

What it takes to fix-and-flip – Part 1 With the innumerable “fixand-flip” shows that make home renovations look so easy, many people think purchasing a run-down

In reality, each project needs to be analyzed carefully to ensure there is room to make a profit at all. There is risk in investing in real estate and renovating, but I hope to shed light on the issues that will help you manage that risk.

Fix-up properties can range from buying a 1,000 square-foot ranch and updating the basic systems to undertaking a major remodel with a “pop top”. The time and money it requires to renovate a property and the time it will take to sell the property are critical factors in whether or not you make a profit in your fix-up venture. The fix-up expenses will be the same regardless of what you pay for the property.

The key to success is identifying and purchasing the right property!

Part of the plan should include determining the goals – to buy; fix up and hold; or buy, fix up, and sell immediately. If you are renovating larger properties, they usually don’t make much sense as rentals so those you will usually want to sell immediately. A less expensive property may make a great rental to keep for a while, then trade for a larger investment property.

To be successful in your fix-andflip, you will need assemble the following team: • Realtor® • Certified Public Accountant • Attorney • Title Company • Inspector • Insurance Agent • Short-Term Lender • Long-Term Lender • Contractors • Suppliers If you identify a property which you might want to renovate, determining October 30-31, 2020

your budget for the project using this Cost Analysis Worksheet is a must: Before determining costs, here are few items to consider: Do the work yourself or hire contractors?

If you have the skills and the time to do much of the work yourself, you have the opportunity to build “sweat equity”. However, most people will need to hire someone to do any fix-up work. If you need to hire someone, it is critical to your project to use a team of reputable contractors.

Be sure to get all bids in writing and a performance agreement as to the time the work will be done.

Don’t be lured into getting a cheaper price by not getting a permit. If the work requires a permit, be sure to get one. Otherwise, when you go to sell and the buyer asks for one, getting a retro-active permit can be a real problem.

Time is money This old saying couldn’t be any truer than in doing fix-and-flips. The whole team needs to be assembled to take action as soon as possible the day the property is purchased. If you are borrowing money to purchase, each day that goes by cuts into the potential profits.

Market analysis for resale Investigate and go look at properties that have been fixed up and find out what their sale prices were. You will get ideas as to what type of fix-ups help sell the property – and at what price. Analyze the time of year that your property will come available. Is the market strong when your fix-up is ready to sell?

Selling process If the property is left vacant while it is for sale, it is good to at least stage the property to a certain extent. This could be as simple as putting a few kitchen and bath items in it and possibly furnishing one bedroom as well as the living room.

Finding the property The price of the property in a certain area will usually dictate whether or not it is a fix-up property.

Minor or major fix-up?

Watch out for the major problems such as foundation and structural issues.

Major problems can quickly wipe out any potential profit. Make sure to have a professional inspection done and keep tabs on the inspection of major components of the house.

Can the property be insured?

Have your insurance agent look at the house and run a CLUE report on it and yourself.

Make sure your trash cans are covered and that you don't leave pet food in the yard. Nothing attracts raccoons like a free drive-up menu.

You can also purchase raccoon repellent products and sprays over the counter, although animal control experts disagree on how effective they may be. In particular, mothers of young raccoons are less likely to be driven away by raccoon repellent.

When autumn arrives, they direct their attention to finding a den to spend the winter in a low-energy rest state known as torpor. Then spring comes, when they'll be bearing and hiding away their young. That often means baby raccoons in your sheds, porches, attics, basements and especially chimneys. The babies quickly become adult raccoons, and from then on out, it's just roving raccoons without Bradley Cooper's charm.

Raccoons are not particularly aggressive, galactic mutant variations notwithstanding, but they can carry rabies and bring fleas and ticks into your yard and home. Plus, they tend to damage structures with their efforts to get in. So it's best to prevent their invasion, or get rid of raccoons once they show up.

So, maybe you didn't take quite as meticulous care to prevent raccoons, or perhaps even the best laid plans couldn't keep them out. In that case, it's time to contact an animal removal company. This is a tricky enough job that it's best not to DIY unless you really know what you're doing.

A professional raccoon removal service might use one of a number of methods to get rid of raccoons, but most commonly they will try to engage in humane raccoon removal.

This involves trapping the adult

raccoons (usually the mother) and, once the nest has been located, remove the baby raccoons by hand.

Then they'll take steps to make sure they can't get back in, such as fence repairs or chimney caps.

The cost of raccoon removal will vary depending on the extent of the problem, what repairs are required to keep future raccoons out, and your region of the country. However, you can usually expect to pay between $200 to $400 for the raccoon removal job.

When hiring a professional animal control company, make sure they are licensed, bonded and insured to work in your jurisdiction. Ask them if they have specific experience with raccoons, and if they will be trapping and relocating raccoons, make sure they do so in accordance with local regulations.

Winterize your home Even though the first snow and hard freeze are behind us, there are steps you can take to protect your home in the coming months.

Winterizing your home is the best way to prepare for the cold temperatures ahead. Doing some of these simple things may also remove some items from a home inspectors report should you decide to put your home on the market. At the very least it could save you some money. The list includes but is not limited to: Trim your trees. When tree branches are weighed down with snow, they can cause significant damage. Are there any limbs that could possibly knock out power to

your home or limbs that could hit your home or car if they broke off during a winter snow storm? Will limbs rub on your roof or siding when they have a snow load?

Over time, your door’s weather stripping can become damaged from the elements. This creates unwelcome drafts of cold. Check your doors and windows for leaks. Walk around your home on a chilly night and, using bare hands and feet, feel around your

doors, windows, lights and switch plates for cold air. You will need to either add insulation to these areas, or seal them using weather-stripping, caulk or spray foam.

Clean your gutters. Clean gutters can help prevent the build-up of ice on your roof. The faster that water can drain away, the less likely it is to melt and then refreeze on your roof or under your shingles. In addition, clean gutters reduce the risk of

pest infestation and decrease the risk of mold in your home. If you find any damage to your gutters or downspouts have it repaired as soon as possible.

Have your ceiling fans push warm air down from the ceiling. It is common practice to use ceiling fans in summer months, but they can help in the winter as well. Have your ceiling fans move in a clockwise direction so they push hot air from the ceiling towards the floor. If they are going counterclockwise, they will not be as effective.

During winter months, the last thing you want is an inefficient furnace. Before the winter begins, make sure you inspect your HVAC system to ensure it is working properly. It is also a good time to change your furnace filter. If you’re wondering how often you should change your furnace filter, the EPA recommends every month during winter, as a dirty filter can slow down your HVAC’s efficiency to warm your home. running your furnace, change the filter. In winter months, change the filter every four to six weeks. Having a clean filter helps your furnace run more efficiently, which can save you energy and money.

Install a programmable thermostat. The U.S. Department of Energy reports that you can save as much as one percent on your energy bill for every degree you lower your home’s temperature during winter months. Installing a programmable thermostat can save you money by keeping the temperature down when you’re not at home or asleep.

Flush your water heater. Particles and sediment can collect over time in the bottom of your water heater, hindering the unit’s efficiency. Flush the water through the drain valve to clear out the material and keep your heater functioning at its best.

Your lawn will thank you in the spring if you take the time to prepare it for the cold weather ahead. Blow out your sprinkler system (this should have been done already) .

Rake all your leaves, ideally before the first snow. Once you have cut your lawn for the last time, you will want to make sure your lawn mower is also ready for the cold ahead. Do not leave gas sitting in the lawn mower over the winter. A fuel stabilizer will help keep your gas ready for spring if you have not run out yet. Clean off your lawn mower and remove the battery if applicable.

You can have a warm and cozy home this winter, it just takes a few steps to give you complete peace of mind. Taking care of these simple tasks can also help you reduce the number of items on a home inspectors list, prevent damage to your home and save money on utility bills. Prepare for winter now, and you will be glad you did when even colder weather arrives.
