The absolute best places to live in the US are not only right in your own backyard – they are your backyard in four Colorado metros. Boulder and BY TOM Denver rank KALINSKI Nos. 1 and 2 best RE/MAX of Boulder places to live nationwide and Colorado Springs took the No. 4 spot while Fort Collins came in at No. 5, according to the latest report from U.S. News & World Report, the global authority in rankings and consumer advice. The new lists evaluate the country’s 150 most populous metropolitan areas based on affordability, job prospects, and desirability. This was Boulder’s first time to rank on this list, while Denver held last year’s No. 2 position. Austin, TX fell from the top position to No. 3. Boulder catapulted to No. 1 due to its strong desirability, quality of life, and job market scores, according to the report. Being home to a college is another factor that put many of the metros on the list, including Boulder and Colorado Springs. “At the top of this year’s Best Places to Live rankings, we see a combination of metro areas that can appeal to people looking for city living or more of a small-town atmosphere, but all offer a balance between cost and quality of living,” said Devon Thorsby, real estate editor
at U.S. News. The report cites Boulder as attracting young professionals, families, academics, scientists, transplants from both coasts, and lovers of outdoor recreation. “It’s a perpetual playground, where the answer to ‘What do you do?’ is often one’s activity of choice, not occupation,” writes U.S. News. Metro areas that ranked in the top 25 of both 2020-2021 Best Places to Live and Best Places to Retire include Charlotte, NC; Sarasota, FL; Dallas-Fort Worth, TX; Grand Rapids, MI; and Nashville, TN. Ann Arbor, MI and Naples, FL, which debuted in the rankings this year, also placed in the top 25 for places to live and retire. “After a prolonged period of staying at home, people are taking a critical look at where they live, and many are looking to find a place they can feel happier, afford more or pursue new opportunities,” said Thorsby. “The Best Places rankings can help people examine the details they consider important in a larger community as they seek a house with a bigger yard or a spot that makes it easier for the whole family to quarantine safely together.” This year, U.S. News increased the number of metropolitan areas evaluated for both sets of rankings from 125 to 150, to provide a broader and more accurate reflection of where Americans can live and retire. The 2020-2021 Best Places to Live were determined based on a methodology that factored in job market, housing affordability, quality
of life, desirability and net migration ratings. They were determined in part using a public survey of thousands of individuals throughout the U.S. to find out what qualities they consider important in a place to live. The methodology also factors in data from the U.S. Census Bureau, the Federal Bureau of Investigation, and the Bureau of Labor Statistics, as well as the U.S. News rankings of the Best High Schools and Best Hospitals. Best color names: house paint verses nail polish Like most couples that have been together a long time, my husband and I like to play the game “Who is Right,” just good old-fashioned BY MARY we-spend-wayLYNN BRUNY too-much-timetogether fun. Some fact will arise where we have a differing opinion of the answer, like who the actor is in a movie. Usually a back rub is bet between us, and then Goggle is fired up for fact checking. Sure, the winning back rub is nice. But really, it’s the gloating the winner gets to do that is the best reward. That and pronouncing those sweet words we all like to say so very much: “I told you so.” (Are there four words strung together in the human language more wonderful to say? Perhaps: “I won the lottery.”) Not to brag, but I usually win
Who is Right. Not because I know so much more than my husband, but because he believes he is right (like, all the time), and his superior confidence trumps his rational mind. I, on the other hand, have less confidence in general and definitely less faith in my often-flaky brain. Therefore I only bet when I’m pretty sure I’ll win. Sometime in the future we want to paint the outside of our house, thus my husband keeps picking up those paper paint color strips when he’s at home improvement stores. Soon we’ll have so many we could just shellac them to our house and not have to paint at all. The last time he brought some home, he said to me, “Listen to some of the great names of these colors: Beach Foam, Permafrost, Sunken Pool.” “Got to be the best job on the planet, naming colors of products,” I say to him. I imagine a windowless office room full of funky-looking writers in stained clothes getting
loopy while eating massive amounts of candy and bad fast food, just giggling away while throwing out kooky and obscure name ideas. This is a corporate job I could get excited about! And these people get benefits! What a gig! “The people who pick paint colors have got to be the most creative naming people out there,” he says. I counter: “From my experience I’d say nail polish name writers are way more creative.” My husband, a man who has never looked at a bottle of nail polish in his life nor asks to do so now, makes this bold statement based on absolutely nothing (except a healthy ego, of course): “I doubt you’re right.” These are not words that endear one to one’s partner. No, these are the words that cause me to raise my eyebrows and think, “Oh, you are going down, Mr. Smug Pants.” Instead I smile at him sweetly (okay, passive-aggressively), and say, “Shall we bet on it?” Let the games begin! On Mr.
Smug Pants’ side, along with the aforementioned Beach Foam, Permafrost and Sunken Pool, we also have Waterfall, Woodlawn Blue and Ice Cap. All pleasant sounding names. But to me they all seem a bit meh: There’s no spice, no humor, no soul. They could just be called Bob and have the same impact. (Actually I would prefer Bob. At least I could remember Bob.) On your fair writer’s side, I put forth the names of some of the nail polish found in my bathroom drawer: Heart and Coal, Death by Chocolate, Red-y for the Holidays, The Beige of Reason, Chick Flick Cherry and Vampsterdam. Of course, it’s blatantly obvious to my husband and me whom the winner is of this round of Who Is Right. But I don’t gloat. Well, not too much. But really, how much is too much?

During the past week, Colorado fires have begun in Boulder County and others have continued to spread. The bigger picture: A buyer’s and seller’s guide
Whether you’re a buyer or a seller in today’s real estate market, one thing’s for sure: you want the best price. If you’re a seller, that means you’re looking BY SEAN for the highest and cleanest offer MCILLWAIN MOD Boulder from potential buyers. And if you’re a buyer, that means you’re looking to pay the lowest price possible. And while these goals may seem strategic at face value, I urge my clients to look deeper – and further into the future – to make sure their decision is the right one. Let’s look at some real-life examples from both the buyer’s and seller’s perspectives. Buyers: Purchasing today at tomorrow’s prices After months and months of scrolling through the daily MLS e-mails, you’ve finally found the perfect house in the perfect neighborhood. Upon closer
inspection, your agent determines that the asking price is high for recent comparable sales. Still eager to throw your hat in the ring, you make an offer that’s significantly lower than the list price. The seller counters with a number that’s higher than you and your agent are comfortable with. The transaction has reached the inevitable real estate crossroads. Unwilling to pay more, do you walk away and hope for another home to come along? Perhaps. But it may be worth setting aside the current numbers and looking ahead. Are you planning on staying in this house long-term? Does this house check all of your wish list boxes? If the answers are yes, think of the purchase as a buy-in at tomorrow’s prices; good houses in good neighborhoods are always good investments. And let’s not forget the old maxim, “the best time to buy a house is five years ago”. What’s more regrettable than paying a little more upfront? Nickel-and-diming yourself out of a contract, only to later realize that you passed on a house whose value has appreciated significantly.
Sellers: Looking closely at your larger goals When you’re selling your home, getting top dollar is the number one objective, right? Well, maybe – and maybe not. Depending upon your unique situation, it’s important to examine your larger real estate goals. Let’s use this example: You’ve decided to upgrade and you’ve found your new dream home that has it all. One house-sized caveat? You need to sell in order to purchase. You list your current home and you receive a low offer on your listing. You’re eager to negotiate, but it’s clear that the buyers aren’t willing to pay your price. Here we are again at those inevitable crossroads. In this tricky situation, emotions can easily get the best of us. Insulted by such a low offer and confident you’ll find a more eager buyer, you walk away from the table – but is that really the best move? Walking away from this transaction means you could lose your dream home to another buyer. Worse yet, you could discover that the market isn’t supporting your current pricing, which leaves you in
your current home – and paying your current mortgage – for months longer than you’d planned. Here, it’s best to define your ultimate goal, which is moving into your dream home. If that means swallowing some real estate pride to achieve that goal, taking the low offer will help get you there. Of course, this isn’t to say that you should simply take any offer presented, but that you should take more than contract terms into consideration when making a decision. Zooming out to look at your bigger ambitions often reveals that a well-timed, lowerthan-expected offer is actually the right offer. Sure, everyone wants to win at the game of real estate. But does that simply come down to the highest price for sellers and the lowest price for buyers? Not necessarily. Is COVID-19 causing a housing inventory shortage? If you have been searching for a home recently, you will observe that there is a shortage of homes for sale. Demand for homes remains BY DUANE high, and DUGGAN with limited Realtor and Author inventory, RE/MAX of Boulder there has been pressure pushing prices upwards. COVID-19 does factor into lower housing inventory since some sellers have pulled their homes off the market or decided not to list them at all, preferring not to have potential buyers touring their homes. Uncertainty during these challenging times have also caused some people to hunker down and decline to buy or sell. Nevertheless, the need for housing and the need to change housing continues to remain strong. COVID-19 is only one of the reasons why housing inventory remains low. Pent up demand and low interest rates After the onset of the pandemic when home showings were prohibited, during spring and what normally would be the busiest homebuying months of the year, homebuyers were on lockdown. As soon as showings were allowed again, homebuyers jumped back into the housing market en masse and pent up demand exploded in July. When homebuyers entered the market, their purchasing power was supercharged by historically low interest rates. I was a Realtor® selling homes in the 1980s when interest rates hit
would rather not put their home on the market. Homeownership duration getting longer According to the National Association of Realtors® (NAR), in previous years, the median duration homeowners spent in their homes was six years. Today it is around nine or 10 years. As more people “stay put” in their homes to the tune of nine years instead of six, the result is less turnover and less inventory. historic highs at 16%. After the 2007 to 2012 recession, on the other hand, homebuyers were armed with what at that time were record low interest rates. Now, in a COVID-19 environment, rates are the lowest they have ever been in my entire 42year career. Increasing the purchasing power of homebuyers causes homes to be rapidly absorbed by the market, another factor causing low inventory. The primary reason the housing shortage still exists across most of the country is the population continues to increase faster than the homebuilding industry has been able to build homes. In order to keep pace with population growth, the new home industry needs to build about 1.5 million homes a year. There has not been one year since the start of the recession in 2007 to 2012 and then into 2019 that there has been enough new construction. At the end of 2019 and the start of 2020, the pace reached the necessary level, however, when the pandemic hit, home construction stalled again. It will likely be a few more years before
the new homebuilding industry will be able to catch up with the shortfall created since 2007. Boomerang buyers Not to be confused with homebuyers from Australia, so-called “Boomerang Buyers” are individuals who possibly lost their homes to short sales or foreclosures but are now back in the market to buy again. As time passes, they have been able to recover financially and obtain a loan again. Boomerang Buyers started off in the market in about 2015 as those who lost homes early in the recession and have been able to repair their credit. According to Realty Trac, nationally 7.3 million Boomerang Buyers a year are returning to the housing market. This trend should continue through 2022. Dormant sellers Since inventory is so low, the biggest fear of many prospective sellers is being able to find a replacement property. With that thought in mind, they develop a “stay put” attitude and

Today, older generations are staying in their homes as long as they can. They do this by taking advantage of the variety of services aimed at seniors that have emerged, such as landscaping, housing cleaning, home companions, transportation options, grocery delivery, and more. University Extension Boulder County Pollinator gardens are being planted in neighborhoods and researchers spend their careers learning about every facet of these fascinating creatures. Whether you are already immersed in this world or just curious about the state of Colorado’s pollinators, you might be interested in joining the Colorado Pollinator Network (CPN) for their 5th annual Pollinator Summit on Thursday, November 5. Typically an inperson event, the 2020 Summit 12

will be held virtually for everyone’s convenience and safety. The theme of this year’s summit is to look at how we can bridge disciplines and promote conservation actions to protect pollinator habitats and foster pollinator diversity. The organizers hope to welcome a broad audience to explore the state of pollinator conservation in Colorado, identify obstacles to conservation action across disciplines, and identify strategies to overcome the challenges of pollinator conservation here in Colorado and beyond. The Pollinator Summit has an array of speakers lined up including international bee expert and bestselling author, Dave Goulson, Professor of Biology at University of Sussex in England. He has published more than 300 scientific articles on the ecology and conservation of bumblebees
and other insects. In his talk he will discuss “why insects are in decline, and suggest how we should tackle this crisis, first by turning our gardens and urban green spaces into oases for life, and second by fundamentally changing the way we grow food.” There will be two tracks in which attendees will have the opportunity to listen to expert panels present on various Colorado pollinator topics: 1.

Old kitchen sink may be out of repair options By Ed Del Grande Tribune News Service Q: Dear Ed: We live in an older home with original kitchen plumbing. The sink is wall-hung with a custom wall-mounted faucet that has failed. New faucet/parts no longer available. How can I solve this issue and get our kitchen sink working? – Brian A: I get many questions with this type of issue when dealing with old kitchen sinks. In my experience, if faucet or repair parts are not available for older sinks, chances are replacing the sink may be the next option to consider. However, keep in mind that now this may become a larger remodeling job to update and install a new kitchen sink and faucet. Consulting a licensed plumber before doing any demo work is recommended to see what can be saved and the condition of the existing plumbing. Fall home maintenance It is time to start thinking about getting your home prepared for winter months. Most of the tasks listed below are well within the average person’s ability. But even if you choose to have a professional handle them, it is worth the expense. These simple tasks will save money and possibly even your home. First, be sure your gutters are clean and in good condition. Your roof ’s drainage system annually diverts thousands of gallons of water from your house’s exterior and foundation walls. That is why it is so important to keep this system flowing smoothly. Clogged gutters can lead to damaged exterior surfaces and to water in your basement. They are also more prone to rust and corrosion. Clean your gutters after leaves have fallen. Installing leaf guards can keep the debris from trees from returning. Be sure your home is not losing money around doors and windows. A home with air leaks around windows and doors is like a coat left unbuttoned. Gaps in caulk and weather-stripping can account for a good portion of your heating bills. Weather-stripping is one of the most cost-effective ways to lower heating and cooling costs. Weather stripping can deteriorate over time, it
is important to inspect it periodically. There is a simple way to determine a problem with weather stripping. Close a door or window on a strip of paper; if the paper slides easily, your weather-stripping is not doing its job. This is also a good time to check for missing or damaged caulk around windows, doors, and entry points for electrical, cable, phone, gas. Seal any gaps with a suitable caulk. Inspect your roof. Start by inspecting your roof from top to bottom, either from on the roof surface or by using binoculars if necessary. Check ridge shingles for cracks and wind damage. Look for damage to metal flashing in valleys and around vents and chimneys. Scan the entire roof for missing, curled, or damaged shingles. Look in your gutters for large accumulations of granules, a sign that your roof is losing its coating. If any of these troubling signs are present consult a roofing professional for advice. You should also take steps to ensure that outside faucets (also called sill cocks) and in-ground irrigation systems do not freeze and burst. Close any shut-off valves serving
outside faucets, then open the outside faucet to drain the line. (There may be a small cap on the faucet you can loosen to facilitate this draining.) If you do not have shut-off valves, and your faucets are not “freeze-proof “ types, you may benefit from Styrofoam faucet covers sold at home centers. To freeze-proof an in-ground irrigation system, follow the manufacturer’s procedure for draining it and protecting it from winter damage. Change your furnace filter. Furnace filters trap dust that would otherwise be deposited on your furniture, and throughout your house. Clogged filters make it harder to keep your home at a comfortable temperature and can increase your utility bills. Simple monthly cleaning is all it takes to keep these filters breathing free and clear. Disposable filters can be vacuumed once before replacement. Foam filters can also be vacuumed, but they do not need to be replaced unless they are damaged. Use a soft brush on a vacuum cleaner.
If the filter is metal or electrostatic, remove and wash it with a firm water spray. In Colorado humidifiers are a must in months where your furnace is in use. You may know that dry winter air is bad for your health, but did you also know it can make fine wood more prone to cracking? You and your home will feel more comfortable if you keep your central humidifier in tip-top shape during the months it is running. First, inspect the plates or pads, and if necessary, clean them in a strong laundry detergent solution. Rinse and scrape off mineral deposits with a wire brush or steel wool. Following these few simple steps can keep you and your home safe and comfortable during the colder months of the year.
