Who’s missing garage sales? Some kooky folks but not me For some people, the lack of garage sales during the pandemic has been a loss. Not for me; I’ve had enough for a lifetime.

As far as I

BY MARY can tell there LYNN BRUNY are two types of garage sale shoppers: occasional and regular. Occasional buyers are looking for specific items once in a while. You know, sensible shoppers.

Then there are the zealots who go to garage sales almost every weekend. They have a whole different thang going on. They like to buy stuff they may or may not actually need or even want, but really enjoy the thrill of getting a deal. To these folks garage saling is an exciting competitive sport.

Talking the seller down in price – be it $50 or 15 cents – gives them an endorphin rush.

We are all kooky in our own ways. And yet it seems to me that people who routinely go to garage sales are just a little kookier kind of kooky.

Take my brother-in-law, for example. He is a smart, kind, hardworking individual who on the surface seems completely normal. But lurking below that facade is a highly skilled super

garage saler with the heart of a panther, ready to strike with precision force. This guy does not peruse; he conquers. He is the Terminator of garage sales. He strategically maps out his route the night before (based on projections of success), and arrives before the first garage sale actually starts.

This, I have learned, is what the really aggressive garage sale attendees do. They show up a half hour before (or even the night before!) at the sales that look really good. Some of these buyers make up pitiful excuses like they have to go visit their dying grandmother in the ICU. Could they please just zip through to see if they could purchase something for said grandmother to brighten her day? But then it seems curious that they buy a foosball table.

That’s one spry grandma. These people are ruthless and have no moral compass. But I guess garage saling is like love and war: There are no rules, only winners and losers.

When I was a very, very big eight months pregnant with our first son (now six-foot, three inches tall), I went garage saling with my brother-in-law to look for babyrelated items. This seemed like it would be an easy outing; he would do all the planning and driving.

Silly me! You should not pair a slow, lumbering water buffalo with

an edgy panther!

At the first stop, I was barely done hoisting my girth out of his car when he was done racing through the place and paying for stuff. By the time I starting wading through the piles, he was back in the car honking his horn at me. I barely had my person back in the car before he took off with the passenger door still ajar and me hanging on for dear life.

This went on for many sales, with my brother-in-law purchasing things faster than I could fathom.

Eventually I bought an old wooden high chair. After many hours I was starving and suggested we head home so I could feed the huge demanding life form within me. But no, my brother-in-law was on a mission and would not be deterred by a weak compatriot. I just sat in the car nearly passing out from exhaustion and lack of substance until he finished his route and we returned home with our bounty.

As much as I liked that high chair (I painted it a jaunty purple and yellow), I would never go garage saling again. But interesting enough, our son occasionally likes to go to them. Go figure.

Free rent deals double with the pandemic

Apartment landlords are ramping up the freebies to attract tenants during the pandemic.

The share of rental units offering concessions to tenants has almost doubled since early this year as COVID-19 has swept the country, according to a new study by Zillow.

More than 30% of nationwide rentals are offering some kind of concessions.

“Before the pandemic, rent growth was accelerating and the nation was seeing concessions dwindle,” Zillow economist Joshua Clark said in the report. “That trend reversed sharply after the pandemic hit in February.

“In a softer rental market, landlords are trying to push the right button to bring renters into their space.”

Zillow looked at both apartments and single-family home rentals for its market overview.

Nationwide 63% of apartment renters report getting concessions, compared with only 35% of single-family renters.

The most popular giveaways include free months or weeks of rent, waived or reduced deposits, gift cards and free parking.

Zillow said the median amount of free rent offered to tenants is six weeks – the equivalent of more than an 11% annual discount.

Zillow analysts warn that the spike in recent concessions could signal a future wave of outright

rent cuts.

“Concessions can often be a leading indicator of a coming price drop in that landlords will often offer them first, before reducing rent,” Clark said. “If owners feel concessions are no longer moving the needle, they'll reduce prices.

“Many landlords prefer to offer a concession rather than cut rent and set a precedent that could linger when the market picks back up.”

U.S. markets with the biggest share of rent concessions as of July included Washington, D.C. (57.5%), Charlotte (53.0%) and Austin (47.1).

The cities where landlords are offering the fewest rent freebies include Oklahoma City (6.2%) and Providence, RI (12.8%).

Private outdoor spaces Although most public spaces have reopened, many individuals are choosing to play it safe and stay home. As recently as a few months ago, the majority of buyers coming to the Boulder area were primarily interested in stunning views. Now, however, I’m seeing a shift toward private outdoor spaces. More buyers are adding spacious yards to their list of must-haves so they can enjoy outdoor entertainment without

Windows that offer a flood of natural light or view of the yard are often a bonus feature for the office.

Elaborate landscaping As outdoor spaces become more coveted, buyers are seeking stunning landscaping to accompany the yard. An area for

a garden is often desired, as many people have picked up this hobby to make social distancing more endurable. Additionally, yards with expertly tended foliage offer a place for reflection or relaxation, which is becoming a more indemand feature than I’ve seen in previous years.

There’s no question that the COVID-19 pandemic has had a formidable effect on what buyers are looking for. As the cases continue to rise throughout many parts of the country, many Boulder residents (or those who are ready to become Boulder residents) are making an effort to stay in the safety and comfort of home. Even after the novel coronavirus has waned, homes with the amenities mentioned here are sure to remain highly desirable.

Coronavirus and buying a college condo - Part 1 Every August in college towns across the country college students return for the fall semester.

This year is an exception due to coronavirus,

The virus has made the close proximity of dorm living a challenge for universities. Occupancy levels in dorms have been reduced for the safety of the students. This has pushed more students into off-campus housing. Even in a non-coronavirus environment, the return of students to college towns adds pressure to off-campus rental markets. The combination of a tight rental market and the desire to have more personal space due to coronavirus makes it a great time for parents to consider buying permanent housing for their college student.

Since inventory is in short supply, starting to search for housing for NEXT August should begin now. This will give you time to explore options and learn about the market. Ideally, parents will buy housing for their child in late spring and close on it in July. This allows the student to get settled in before classes start in August.

Buying a college condo can prove to be a worthwhile investment financially as well as an excellent learning experience for the student. In Boulder, if a parent bought a condo in the 1980s and held on to it for four years, they most likely would have sold it for about what they paid for it. If a parent bought a condo in the 2012 and sold it in four years, they most likely would have made enough profit to pay for their child’s in-state tuition at CU-Boulder. In 2020, there is an inventory shortage of available condos and there has been continued upwards market pressure on prices. This all makes it tougher to find a place to buy, but history has proven it can be worth the effort.

attends college can be beneficial in several ways. The student will have a greater sense of stability by not having to look for a different apartment to live in each year. In addition, you, as a parent, can pick the lifestyle that will help your student succeed in school by choosing the location and the quality of housing that best fits his or her needs. In the past, apartment rents in college towns typically increase on an annual basis. By purchasing a property with a fixed rate mortgage, your student’s housing expenses will be fixed. In addition, your student won’t have to deal with paying security deposits or going through the hassle of getting the deposit back. Having a single place to live in that you own means your student will not have to worry about storing furniture over the summer break, hunting for rental properties, or moving.

By purchasing a home for the student, you will be providing your child with an excellent learning experience. Your student will not only gain knowledge about the process of investing in real estate but will also take care of the responsibilities that go along with property ownership.

In my own personal situation, I have two sons who attended CU-Boulder. I bought them each a townhome using owner-occupied FHA financing. Each lived in the unit and had a roommate paying rent to help pay the monthly mortgage. At the end of their college careers, they had built up

significant real estate equity to utilize in the next phase of their lives.

I have also had clients who have bought real estate for two, three, or more of their children to live in while attending college. In some cases, this has spanned a 10-year time frame. Rather than throwing money down the “rent drain,” they have built equity in a real estate investment over this period of time.

Here’s a simple worksheet below to help you determine the month-to-month expenses for owning a condo or house for your college student while you evaluate

Keeping your mortgage approval on track The real estate market in Boulder County is bouncing back with strong demand and low inventory, which makes maintaining your mortgage approval

Qualifying for a mortgage can take a quite a bit of effort. Once your mortgage is approved, it is important not to make any major financial changes until you sign your final disclosure and the loan is closed.

To keep your mortgage approval, you need to know the financial moves NOT to make.

Your mortgage approval is primarily based on documenting your income and assets, your equity stake or down payment, your credit history, and the cash you’ll have left over after the deal is done.

After your mortgage is approved, don’t change any one of those qualifiers without first consulting your loan officer or you could lose your mortgage.

Here’s what to keep in mind: Avoid big purchases Don’t buy a new car, expensive jewelry, furniture, or any large possessions, or change the lease on your current car. It could show up on your credit report or bank statement. The new loan or purchase amount could tilt the debtto-income ratio the lender used to approve your home loan, and your mortgage could vaporize.

Don’t get new credit Don’t sign up for any new credit cards or other lines of credit, even for a zero-interest rate. Resist all of those enticing credit card offers that flow in after you get your mortgage approval.

Don’t miss a bill payment or pay late Pay your bills on time without fail,

even if you dispute the charge. If you stop paying a bill, it can end up on your credit report and cause a problem with your mortgage.

Don’t switch jobs Now isn’t the time to start a new job or lose the job you have. It is okay to take a second job, as long as you keep the job you have.

However, if you should be so fortunate as to get a promotion and raise, your mortgage shouldn’t be jeopardized.

Don’t spend your cash Don’t use your cash reserves, transfer large sums between bank accounts, or make undocumented transactions in your back account – either deposits or withdrawals.

This activity can cause your mort-

gage approval to be reversed.

Just remember to control items that affect your financial picture, and barring any uncontrollable life events, your mortgage should be fine.

Why the coming foreclosure crisis will look nothing like the last one

By Jeff Ostrowski Bankrate.com The coronavirus recession is all but certain to cause a spike in foreclosures. A prominent housing analyst expects hundreds of thousands of defaults next year as mortgage forbearance periods end. The federal government predicts several billion dollars in loan losses at Fannie Mae and Freddie Mac, the mortgage giants that hold two-thirds of American mortgages.

At first glance, those projections look bad. On closer inspection, however, this round of foreclosures should be mild in comparison to the financial carnage of 2008 to 2010.

“We aren’t thinking the housing market today is going to suffer anywhere near the catastrophe that it suffered during the Great Recession,” says Ralph McLaughlin, chief economist at Haus, a financial technology company. “We all suffer from recency bias, but I can’t stress enough how different it is.”

During the last recession circa 2008-2010, a frenzy of foolish lending, reckless borrowing and rampant speculation set the housing market up for a wrenching crash. Home prices collapsed, and millions endured the loss of their homes.

Entering this recession, by contrast, credit standards remained tight, and the housing market was healthy. The COVID-19 pandemic will lead to a rise in mortgage defaults and foreclosures. But as the housing market muscles through this economic downturn, it looks as if foreclosures will form a trickle rather than a flood, housing experts say.

Yes, foreclosures will rise ATTOM Data Solutions says at least 200,000 American homeowners are likely to default next year. If the economic downturn is especially severe, the foreclosure count could range as high as 500,000 homes. Todd Teta, ATTOM Data Solutions chief product and technology officer, expects a 70% increase in foreclosures over the next two years.

The fallout is likely to vary by location. ATTOM expects foreclosures to soar in Colorado, Massachusetts and California.

Kentucky, by contrast, could see no increase in mortgage defaults.

As dramatic as the projections seem, it’s worth noting that foreclosures had fallen to record lows in late 2019. Home prices had risen steadily in the past decade, driven by a strong economy and not enough new construction to satisfy demand.

During the Great Recession, foreclosure filings spiked. In the first half of 2010, 1.65 million American homes went into foreclosure, according to ATTOM. In the first half of 2020, barely 165,000 loans were hit with foreclosure actions. Even if defaults rise dramatically, they’ll remain well below the levels seen during the mortgage meltdown.

In another warning, the Federal Housing Finance Agency, the overseer of Fannie Mae and Freddie Mac, says the coronavirus recession will cause loan losses at those government-backed entities to jump by more than $4 billion.

That sum, which represents thousands of homeowners defaulting on their loans, sounds like a lot – until you consider that Fannie and Freddie hold a combined $6 trillion in loans.

In other words, the anticipated defaults represent only “a tiny fraction” of mortgages, says Lynn Reaser, chief economist at Point Loma Nazarene University in San Diego.

Why foreclosures are different this time How can a sharp economic downturn, one that caused unemployment to soar to historic highs, cause only a blip in foreclosure activity?

One answer is that American homeowners have built up large reserves of home equity. The situation was the opposite in the Great Recession. Leading up to the crisis, lenders doled out mortgages with zero down payments. “Liar loans” didn’t require borrowers to prove their ability to repay. When home values crashed, homeowners had little incentive to keep paying their mortgages.

“We’re in a very different environment than we were in 2009 and 2010,” says Joel Kan, associate vice president of industry and economic forecasting at the Mortgage Bankers Association.

“We have a much better homeequity situation right now.”

Home values have held steady, with bidding wars erupting in many parts of the country as Americans who still have jobs vie for bigger homes better suited to pandemic living. That means more troubled borrowers can escape foreclosure by selling.

“Unlike the Great Recession, home prices in most markets are rising,” Reaser says. “This means that people’s equity is also up, which will reduce the incentive for them to give up their home if it can possibly be avoided.”

A quick government response McLaughlin says the federal government’s slow reaction to the Great Recession exacerbated that crisis. Unemployment benefits provided only subsistence levels of income, and the HARP and HAMP foreclosure programs weren’t fully up and running until two years after the recession began.

In a response McLaughlin calls “night-and-day different,” the federal government reacted quickly and aggressively to the COVID recession. Jobless workers received $600 a week on top of their state unemployment benefits. And the terms of the federal forbearance program were generous _ borrowers can stop making mortgage payments for up to a year with no penalties. Many private lenders followed suit.

Indeed, lenders seem to have no stomach for a repeat of the foreclosure crisis of the Great Recession. Default filings clogged court systems, and the clumsy

response led Washington to impose strict regulations on mortgage lending.

During the aftermath of the pandemic, lenders are positioning for a more-cooperative, lesspunitive approach, says Bernadette Kogler, co-founder of RiskSpan, a data analytics firm.

“The industry is going to do a better job of keeping people in homes,” Kogler says. “This time around, it feels like the mortgage finance industry is part of the solution, and not part of the problem, like it was in 2008.”

How forbearance works Generous forbearance programs – which give borrowers a break from payments – have helped stave off foreclosures. How the relief works: • You have to ask. Borrowers must request forbearance.

Don’t stop making payments without checking in with your lender or servicer.

• Qualifying is relatively easy.

Lenders aren’t demanding proof of hardship.

• There’s no penalty. Missed payments during forbearance won’t hurt your credit score, and you won’t accrue late charges.

• You still owe the money.

Forbearance pauses payments by extending the length of your loan. After the grace period ends, you’ll resume making regular payments but the term of your loan will be extended to include the payments you missed.

Fall garden tasks It’s hard to believe but September is upon us.

While noticing these seasonal changes starting to take place, I realized that all summer long, I’ve been waiting for summer to start. There weren’t the usual outdoor summer concerts, early camping trips were canceled due to the pandemic and life has been anything but normal. I also had a very grounding realization that although I’ve felt like I am in a holding pattern, the natural world has marched on. Life as we knew it changed abruptly, but I take great comfort in knowing that flowers kept blooming and the bounty of vegetable gardens and farms filled our plates.

Now that we’re slowly making our way into fall, what are some of the garden tasks to be done?

We still have several weeks of gardening season left, but now is a good time to assess how things did this year, make notes and plan for next year.

In the vegetable garden: Did you try some new vegetable

varieties? Were they a smashing success or one-and-done? Keeping notes will help your planning efforts for next year. As plants start to finish up and there is nothing more to harvest, you can remove them from the garden and get them into the compost pile.

That is, if they are disease free.

Plants that you think might have any fungal or bacterial malady are best put in the trash, so they don’t live-on in your compost pile.

Now is also a good time to make sure you have access to some sort of frost cloth or light bed sheet to cover those tender veggies, herbs or annuals that could get nipped by an early frost.

Perennials: How did your ornamental garden do? Did you lose anything? Is there overcrowding? September and

October are great months to divide existing, and plant new perennials. There is still enough time for the roots to establish before winter hits and the plants go dormant. If you have iris or daylilies that aren’t blooming as vigorously as they once did, dividing them in later summer will refresh them for next spring. If you have perennials that have outgrown their space and look crowded, dividing and transplanting them on a cool day will set them up for better growth and performance in the years to come. If you need to replace any plants or have areas that are ready for something new, it’s a great time to visit garden centers and nurseries and find those new additions. Make sure you keep all of these well-watered through the

end of the season and apply a 3 to 4” layer of mulch to hold the water in and protect them over the winter.

Plant bulbs: If you don’t have any bulbs in your garden, I highly recommend trying some. Planted in the fall, they will bring bright pops of color to your garden in early spring. If you already have bulbs, why not try something new? Even though it’s still a little too early to plant them, now is the time to buy them. Selections get picked over quickly, so you want to make sure you have time to get what you want. There is a huge variety and they come in all colors and heights for great garden interest. The best time to plant bulbs is mid-September to late October, again so they have time to establish roots before the soil freezes.

Fire mitigation Given the recent rash of wildfires in Colorado and other western states I thought it prudent to rerun an article

By doing wildfire mitigation, homeowners can increase their safety and reduce the risk to life and property. However, given the unpredictable nature and behavior of wildfire, it should be noted that there are no guarantees. Fire mitigation is a series of steps that you can take to reduce the risk of a wildfire damaging or destroying your property. It includes assessing the risks around your property and your responsibility in mitigating them, thereby creating a defensible space.

Due to Colorado’s arid climate and many forests, homeowners and landowners may be particularly vulnerable to wildfires even in normal or heavy snowfall years.

It is important to keep this threat in mind when buying or building a home. Homes in many areas of Colorado are threatened, damaged, or destroyed each year by wildfires.

Anyone who is thinking of purchasing a home in forested or otherwise fire-prone areas should consider the hazard presented to the property by a wildfire and should attempt to mitigate its effects. If you are looking to buy

new property, be sure to assess wildfire risk. Properties in low lying areas or in high wind zones that have high forest density are the most susceptible. If the property has a lot of acreage, make sure defensible space has been created within 150’ of the house.

By doing wildfire mitigation work, homeowners can substantially increase their safety and reduce the risk to life and property.

Minimize or eliminate vegetation within 30 feet of your house, including trees and shrubs. Make sure grass is mowed frequently and never grows taller than six inches. Your driveway should be at least 30 feet wide to be able to accommodate emergency vehicles and give them a safe passage to your property. A driveway this wide will also provide a fire break.

Assess the type of vegetation you have on your property. Many of the trees and plants common in Colorado pose an increased fire risk and should be removed if they grow within 150 feet of your home.

In Boulder County, land use codes require individuals who are constructing a new home in forested areas, or remodeling some existing homes, create and implement a Wildfire

Mitigation Plan, which includes the creation and maintenance of effective defensible space. Other homeowners are encouraged, but not required, to create and maintain effective defensible space.

Defensible space is an area between a house and an oncoming wildfire where the vegetation has been managed to reduce the wildfire threat and allow firefighters to safely defend the house. Use materials such as asphalt shingles, slate or clay tile, or metal roof coverings. Ensure roof-covering assemblies do not contain openings that allow firebrand entry. Install fire-resistive or noncombustible construction materials on siding and walls. Eaves should extend beyond exterior walls with fireresistive materials. Cover all vent openings to internal structure areas (attic, eave/soffit, foundation, etc.) with a corrosion-resistant, noncombustible wire mesh or screen that prevents firebrands from entering structures.

Concrete block, cement walls, or other fire-resistive materials should be used for foundation walls.

Construct overhanging projections (decks, balconies, unenclosed roofs, etc.) of heavy timber, noncombustible or ignition resistant

material. Minimize the size and number of windows on the downhill side of the house or the side most likely to be exposed to wildfire. Both the size and the type of materials used are crucial in windows and sliding-glass doors.

Multi-paned glass or tempered glass is recommended.

Wildfire does not recognize property lines. If you effectively mitigate your property, you may help save your neighbor’s home and vice versa. Wildfires can impact entire communities.

Linked defensible spaces are a key community protection strategy. Having a defensible space around your home may also lower your insurance premiums.

How should I maintain my garbage disposal?

Eggshells are also a bad idea, despite what you may have heard about sharpening blades. The stringy membrane can bind them up.

Never put any kind of non-food item down the drain. The disposal can’t break them down enough to wash them down the drain.

Garbage disposals are one of those appliances you just assume will work every time. Shove debris in there, flip the switch, grind it up and make it go bye-bye!

And indeed, that’s exactly how it should work. But like any other home appliance, things can go wrong. You can preserve your disposal and give it a long life by giving it proper care and maintenance.

What not to put in the disposal First up, don’t assume it can chew up anything you put down it.

The grinding blades are capable of tearing up many things, but they can get overloaded. As a general rule, avoid putting fruits and vegetables down the drain.

Artichokes, pits, banana peels, apple peels and especially celery can block up the disposal, slide through to form a clog or wrap around the blades and keep them from working. Stay area from stringy foods, such as pasta, as well as rice, potatoes and beans.

You can replace a garbage disposal as a DIY job, but be aware it’s an intermediate-level task not suitable for beginners, and it will take a few hours.

If you have a medium to large quantity of waste, dump it in the sink, turn on the water and disposer, and then use a tool such as tongs to push the waste down the unit a bit at a time. Too much at once can stop up your sink.

Lemon peels are an exception

to the fruit-and-vegetable advice.

Add some to the disposal every so often to improve the smell and kill germs.

Replacing a disposal Most units have a lifespan of five to 10 years. If yours is acting up and near the end of its life, it makes more sense to replace rather than repair. New garbage disposals work faster and more efficiently than older models, saving you time and utility costs in the long run. Replacing a garbage disposal can be a DIY job, but you should be at least moderately skilled with basic plumbing and electrical principles.

If you hire a professional to do the work, expect it to cost between $20 and $40 per hour, and for it to take about three hours.

Have you ever purchased furniture, only to have it delivered and realize it's not quite the right fit? You are not alone. The reality is most homeowners fail to properly plan when it comes to buying investment furniture.

A furniture purchase should not be taken lightly. Instead, the most prudent choice is to select furniture that will last for years if not decades to come. To help ensure your furniture is the best fit for you home, here are some top designer tips.
