Federal agency delays surprise mortgage refinancing fee

Man, has it been stressful lately. Here we are heading toward month seven of the pandemic (with all the other related horrible happenings

BY MARY as well), but I LYNN BRUNY think it’s the fires that have put people over the edge, mood wise. It just feels like new disasters are constantly being heaped upon us. What next? Swarms of locust? We all need to do what we can to relieve stress. For my husband and me this means looking at real estate.

Yes, both of us are real estate junkies and have been for decades. We have a bad habit of buying places every four to seven years, fixing them up, then deciding to move for no apparent reason except we want change and a new project. We don’t cheat on each other; we

cheat on our current home. My husband always instigates these moves, enthusiastically pitching me until I jump on the nutty train with him. The man can sell meat to a vegan.

Like many people with an addiction, we seek out friends with similar passions. One of our best friends, Judy, is even with us in number of moves. It feels perfectly normal to all of us that we do what we do, that we have packing boxes stored in the basement, that a fun Sunday is going to open houses, and that we all know exactly what properties are for sale in several zip codes.

I do freelance projects for a local real estate firm. Talk about geeking out over your work.

I’m like a pig in mud, actually a pig in an outdoor studio with rustic charm. So my work, along with hours perusing properties on Zillow and attending open houses scratches my real estate itch. But this is not the case for my husband.

He works like a dog (devotedly and consistently), while I work like a cat (occasional big bursts but mainly meander about with a semi-sassy attitude). He dreams of a beach property as a retirement escape from years of work travel and stress. To unwind, he watches HGTV shows about remodeling ugly properties, especially beach houses in various locations.

As a person who has redone many homes, these remodel programs annoy me to no end.

They just happen to find all these amazingly interesting decorating accessories at a local warehouse, along with having a slew of artisan friends who in a few days custom-make exquisite pieces. “Well, it was a lot of hard work these past weeks, but the elbow grease really paid off. We were a bit upset as we went over our $13 budget, but we think the antique shiplap ceiling was worth the extra 47 cents.” Give

We are going into year seven of our current house (that we have remodeled and I love), and I can tell my husband is getting antsy. I walk unannounced into his office and he closes the screen on his computer. When a man does this, it usually means one thing. But I know it’s not the case here; I’ve seen this behavior before.

“Whatcha looking at there, honey?” I ask him. “Oh, nothing,” he sheepishly answers.

I give him “the look.” You know, that look we give our partners, the one with the raised eyebrows that says, “You best explain or there will be hell to pay.” So he opens the screen. It’s not a ratty looking beach house as I expected but a downtown loft.

This surprises me. “Just hear me out on this one,” he says. The nutty train is at the station once again. Lord, help me!

But some consultations, walkthroughs and initial meetings are happening online. Talk to your contractors and ask if they have been using any virtual options for providing estimates, quotes and design work. A video call could help avoid at least one unnecessary trip inside the house.

Before moving forward, ask your contractors what precautions they are taking considering the pandemic. How do they plan to keep your family safe while working in your home? Does the company have a written policy or procedure for performing work at private residences? Your contractors may also want some assurance from you to make sure they are entering a safe work environment. Be prepared to talk about your own protocol for

cleanliness. Respect people coming into your home and try to keep them safe.

Everyone involved should be following CDC guidelines, including wearing a mask and washing your hands frequently.

Regularly disinfect high-contact surfaces like countertops and doorknobs and make hand sanitizer available at entry points to the house. Also, you would not want a sick worker coming into your home, so do not let a contractor work in your home if you or someone else in the house is sick. Remodeling is a very intrusive and disruptive process even without the pandemic. If possible, leave your house while the work is being done. If you do not have anywhere else to go, avoid the work area while contractors are present, and keep any high-risk members of the household away from the work site. If possible designate one point of entry and one point of exit for the workspace to limit contact areas.

Be patient with your

contractors. You may find that contractors are booked weeks or months in advance. When shelter-in-place orders started taking effect in the spring, many homeowners delayed projects.

This has created a bottleneck delaying some projects for months.

Lead times for products like cabinetry, windows, and doors have also increased, which in turn can lead to further delays.

To ensure the health of contractors or service technicians and to limit the chance for additional infection, do not call or schedule any home improvements or service appointment if you or anyone in your home is showing symptoms. Cancel any appointments until the risk of infection is gone. Stay educated and up to date about what the situation is like where you live.

Drought taking a toll on Colorado agriculture "in all corners of the state"

By Judith Kohler The Denver Post / TNS Aug. 21 – The hot, dry weather that’s fanning fires on tens of thousands of acres across Colorado is also battering the state’s agriculture industry as it stunts crops, dries up the flow of water to farms and shrivels grazing land.

Throughout farm country, the warm spring, hot summer and lack of rain have affected crops and range land for livestock. This year’s wheat harvest is one of Colorado’s smallest in the past decade. Ranchers are thinking about cutting their herd sizes because they’re not sure they’ll have enough water or grass over the long haul.

And while more farmers and ranchers have changed the traditional ways of doing things to improve the health of the soil and pastures, even the most sustainable practices are little match for the conditions that have left 100% of the state abnormally dry or in drought.

“My dad and my grandpa always used to tell me that it takes snow to make winter wheat, and boy there’s a lot behind that,” said Fred Midcap, a fifthgeneration Coloradan who farms with his brothers and his son, Nick, in Wiggins.

This past winter, Midcap figures the area on the northeastern plains got about 14 inches of snow, a big drop from the average of 40 inches. The yearly average rainfall is about 13 inches.

“I bet we’re close to 6 to 7 inches total precipitation for the year so far,” said Nick Midcap, during a tour of the farm where the family produces certified wheat seed, which must meet certain standards.

The consequences of scarce moisture are evident in the latest numbers for Colorado’s winter wheat harvest, which recently wrapped up. The 46.5 million bushels reported by the U.S. Department of Agriculture is less than half of the 98 million bushels cut in 2019 and the second smallest harvest in the past decade.

Harvests averaged 83 million bushels during that period, said Tom Lipetzky, director of 6

marketing programs and strategic initiatives at the Colorado Department of Agriculture. The biggest wheat harvest in the last 10 years was 105.8 million bushels in 2010, he said.

Another telling number: The USDA says this year’s overall yield in Colorado is 30 bushels of wheat per acre. The 2019 yield was 49 bushels per acre.

The Midcaps’ yield this year averaged in the 30s. In 2019, their yield was in the low-to-mid-40 bushel range, which they consider just an average year. They say their production has increased since they started trying to improve soil health by cutting back on tilling, or plowing under what’s left after the harvest.

Leaving residue in the fields benefits the soil by providing shade, keeping it from blowing away, slowing down evaporation and increasing organic matter.

The Midcaps also rotate in other crops rather than leaving fields fallow until the next wheat crop is planted. They believe healthier soil has given them a roughly 10-bushel-per-acre edge over farmers who still till and has even offered a bit of a buffer against drought.

Darrell Hanavan doesn’t doubt that no-till operations have an advantage. The former longtime head of the Colorado Wheat Administrative Committee also farms on the Eastern Plains, and he said he could see the difference when he was driving around.

“The farmers who were doing no-till or reduced tillage were ones that harvested the better crop,” said Hanavan, now a consultant.

But there’s no getting around the fundamental importance of getting the moisture in the first place. Hanavan said a dry fall resulted in fewer acres being planted and a dry spring reduced the size of the final harvest.

Just under 2 million acres of wheat were planted in Colorado this year, compared with an average of 2.35 million acres over the past decade. And only 1.55 million acres were harvested this season, according to the USDA. “That means a lot of it didn’t survive the harvest. It was destroyed prior to harvest,” Hanavan said.

All corners of the state The drought’s grip on the whole of Colorado means many farmers and ranchers are going through what the Midcaps are – or worse.

“The bottom line is the drought is impacting all corners of the state,” said Kate Greenberg, Colorado agriculture commissioner.

When Gov. Jared Polis ordered a task force in June to assess drought damage, an agriculture drought task force was activated to assess the effects on the industry that contributes roughly $40 billion to the state economy each year. Greenberg said members, including federal officials, are meeting biweekly and talking to producers.

Colorado’s corn crop is forecast to be about 152 million bushels, down 5% from the 2019 harvest of nearly 160 million bushels, according to the USDA. As of Aug. 2, the federal agency rated 25% of the state’s corn crop as very poor or poor.

Although not as robust as in past years, the summer monsoon swooping up from the Gulf of California provided a little relief for parched southern Colorado.

But Becky Bolinger, the assistant state climatologist, said the rains lasted only a week to 10 days whereas in the past they would stick around during August and even into September.

Since the start of the year, moisture is down 4 to 6 inches across western and southeastern Colorado and anywhere from 8 to 16 inches at higher elevations, Bolinger said.

“The monsoon is pretty variable.

We have been extremely unlucky the past three maybe four years.

We have not been getting the benefit of the monsoon,” Bolinger

added.

The changes in weather patterns, including less moisture and warmer temperatures that melt the all-important snowpack earlier and more quickly, are evidence of climate change caused by the burning of fossil fuels and the heat-trapping emissions they create, the majority of climate experts say. Last week, Russ Schumacher, the state climatologist, told The Denver Post that “even if we completely stopped emitting greenhouse gases tomorrow,” it will continue to get warmer.

Whether farmers chalk up the hot, dry weather to climate change or see it as part of the natural cycles, they can agree that the on-the-ground effects are rough. Tom Rusler, who farms with his sons, Nick and Tommy, in Avondale, east of Pueblo, just had a significant share of his irrigation water shut off because his water rights are junior to others drawing from the Bessemer Ditch.

“It’s kind of a big blow to finishing this crop,” Rusler said of his corn.

The family plans to start harvesting the crops, which include pinto beans and feed for cattle, by the end of the first week in September. Rusler’s hopes aren’t high for the corn.

“You look at your crop and it looks good, but you really don’t know until you get in there,” Rusler said. “Last week, we did sampling of the corn fields, doing kernel counts and ear counts and it isn’t as good as we had hoped. It isn’t even average.”

farm manager Ryan Forman have toiled for years to improve the soil health by not tilling the ground and planting radishes and other crops to provide ground cover, nutrients and to prevent erosion.

Rusler wants to incorporate native grasses in part to increase habitat for pollinators. But the drought has put that plan on hold for now.

In southwestern Colorado, where the drought has been extreme, AJ and Nicole Carrilloown and run Deer Tree Farm and Agroforest. They raise peaches, produce, pigs, turkeys and cattle in Hotchkiss and are working to make the soil more healthy.

The work got tougher last week when the Carrillos’ irrigation water flowing from the Paonia Reservoir was shut off, a month earlier than expected, because of the drought.

“We completely depend on that irrigation, there’s just no two ways about it,” AJ Carrillo said. “At this moment with the sky covered in smoke and the oppressive heat since 10 a.m. and the water shutting off, all that stuff going on, it’s a little trying.”

Even so, Carillo said he remains optimistic and focused on his mission of adapting to the

climate and landscape to run an environmentally sustainable farm.

Some of the same parts of the state struggled with drought in 2018, but 2019 was a good water year “so we went into the year with good storage,” Greenberg said.

However, the heat and lack of moisture are taxing water supplies in places like the San Luis Valley, Greenberg said. Farmers and ranchers there have been trying to rebuild the aquifer for years to avoid having state regulators step in and restrict water use.

“Cattle and livestock producers are getting hit. Forage has been really bad this year,” Greenberg said. “A lot of folks in 2018 had to cull their herds or greatly diminish their herds. In some cases they lost the genetics that they had been building over time, which is a big loss for the livestock business.”

Wildfire is fresh in our minds after breathing smoke for the past few weeks from all the wildfires burning in our state and in California. These wildfires are a huge wake-up call to be prepared, especially for those who live in the mountains and foothills where wildfire is an ongoing hazard.

Boulder County has had its share of wildfire in recent years – and these recent fires are telling us to be prepared!

Wildfire tends to be a summer peril. Nevertheless, our winters have been no stranger to wildfire.

When there’s no snow on the ground and there are dry conditions, the wildfire danger can be just as high as it would be in now. While the forests and grasslands of Boulder County are very beautiful places to live, they are also the locations with the greatest menace of wildfire.

I experienced this firsthand this year when my family received word that the fire in Silverthorne threatened our property there.

Since we live in Boulder, there was no way to drive to our property with the evacuation orders already in place. I considered the possessions I would snatch from our Silverthorne vacation home had I had time. I realized that the only item I would take with me that was irreplaceable, besides all the incredible memories, was our dinner table. What’s so special about it? Our dinner table is made out of pine, and our many guests over the past 25 years have carved their name and something that describes them into the table. The true value of the table is probably 50 bucks. The sentimental value: priceless. Everyone needs to have a plan to bring with them what they value. You might only have a few minutes to make that decision.

As a Realtor I have unfortunately had several clients and friends who have lost their homes to wildfire. My son, Timmy, had his home threatened by the Cold Spring Fire in Nederland. My own home backs up to open space, and that open space has been come under a barrage of fireworks several times. Since fire is a danger to so many of us in Boulder County, we need to be ready if the time comes.

There are a variety of resources to help you prepare for a wildfire emergency.

Here in Boulder County we have www.wildfirepartners. com. Wildfire Partners will issue a certificate indicating that you have completed their suggested checklist of preventative measures to mitigate the risk of wildfire. The following is a list of quick tips to have your bases covered in case of a wildfire emergency.

Insurance Most of us have to admit that we haven’t completely read our hazard insurance policies. However, if you live in a fire hazard area, it is even more important know exactly what to expect from your insurance coverage. You need to investigate what the insurance company will do towards the replacement of your home or other options. Just as important is what they will do to help while you’re rebuilding.

A written and photographic inventory of your personal property is critical to have. Be sure to save it off- site and also back it up online.

An annual review with your insurance agent is a must! Some insurance companies will schedule

a time to time to inspect your home and its surroundings.

Defensible space is one of the first things they will check.

Defensible space First of all, remove fuel (anything that can burn!) from near your house. Learn about the three fire zones Firewise says are around your house. The Immediate Zone is the first five feet from the foundation. In that zone, you don’t want anything flammable. The Intermediate Zone is next, which is the section 5 to 30 feet from the home. This area should have fire breaks like lawns and driveways.

Tree canopies should not come within 10 feet of the house and the trees should be at least 18 feet apart. The Extended Zone is next.

Trees from 30 to 60 feet out from the house should have spacing at least 12 apart. Spaces between trees should be greater if they are on a steep slope.

Install a fire-retardant roof Many of the older homes in the mountains west of Boulder were originally built with shake roofs.

There should not be too many of those left now, but if you don’t have a fire-retardant roof, it should be a priority to get one installed as soon as possible.

Be prepared to leave The odds are high that when the notice to evacuate your home comes, there won’t be much time.

Residents in high-risk areas should have a plan. That plan should include a list of which possessions to take on a priority basis. If you only have five minutes, you may only be able to take the items at the top of the list. Most people say that one of the things they

would grab quickly are the family pictures. In our digital world, it is easy to upload sacred family pictures to the cloud. Even old family photographs can be scanned and uploaded.

Important documents might not survive. You may want to keep paper documents in a storage container that’s easy to find quickly, or in a fire-proof safe – or even better, in an offsite safety deposit box. You can also store digital documents and important files on the cloud or on a secure online file hosting site like Dropbox.

In addition, any plan for a wildfire should include a Primary Escape Route and a Back-up Escape Route. If family members are at different locations at the time of the emergency, you should have an agreed upon meeting place.

The real estate market and fire It’s important to be aware of the long-term implications on the real estate market when there is a fire. When smoke is in the air, it is difficult to for buyers to think of buying a home in the area.

Closings don’t happen because insurance quickly becomes unavailable. The real estate market comes to a rapid stop in an area directly affected by the fire. An area with masses of trees can take years to look normal again and the market may take a long time to recover. Yet, areas where there have been grassy fires can come back greener and prettier in just one growing season and the next summer you may not be able to tell there was even a fire.

Additional resource If you would like additional help to be prepared in the event of a wildfire, you may want to order the book, “Surviving Wildfire” by Linda Masterson. It is local and relevant. Linda and her husband lost their home to a wildfire west of Fort Collins in 2011. Dave Zader, a fire manager, calls it “full of information that could save homes…and lives.”

Boulder Creek Neighborhoods Responds to High Demand with Right-Sized, Low-Maintenance Cottage Townhomes at Denio West in Longmont “People love the smaller, easier-totake-care-of home.”

ongmont has shown a lot of love for Boulder Creek Neighborhoods’ impeccably sized, low-maintenance weeCottages. Home buyers snapped up the ranch-style floor plans at Blue Vista in Longmont as quickly as they could be released. (The Blue Vista community is now in sell-out stages, with only four homes (and no ranches) remaining at press time.) Now the award-winning lifestyle builder is introducing new ranch and two-story cottage townhomes to Denio West in Longmont. The new homes are breaking ground in September, and with just fifteen available, the homes are expected to sell out rapidly.

Denio West Sales Manager Micah Davidson said, “I had Realtors who would call (Blue Vista) every week to learn when the next ranchstyle wee-Cottage will be released.

People love the smaller, easier-to-

take-care-of home, and main floor living is a huge draw.”

“While we couldn’t exactly replicate the wee-Cottages at Denio West,” Davidson continued, “we got as close as we could, while still working within the specifics of the site.” Boulder Creek has already built 39 easyHouse patio homes (the final patio home is available now for quick move in) and 25 yourHouse towhomes at

Denio West. Though the builder had initially planned to build more townhomes on the site, the feedback was clear – buyers were seeking a smaller size, a lower price and more main floor living. “We were able to pivot quickly, creating a ‘cottage townhome’ design to meet the needs we were hearing from our buyers,” said Davidson.

These homes are unique – the living spaces are completely separate, but they are technically townhomes, as they are connected at the oversized garages.

“Davidson noted, “These will be classified as townhomes, but they will live like single-family homes, and this is something I am so excited about. The reason we are doing oversized garages is because the homes will be connected by the garage – and the garage only.

No living space in these homes will have a shared wall with the neighbor.” Davidson said. “ I see this as a great place for both young active couples and the empty nester looking to downsize from their larger more expensive home so they can enjoy their life more.”

Indeed, Denio West will offer both a two-story floor plan, and a ranch-style design featuring two bedrooms in around 1,150 square feet.

She moved from her sprawling, energy-intense home in Kansas into a Blue Vista wee-Cottage in May to be near her daughter and crucially, to minimize the time and effort needed to care for a home.

“I know what the winters here are like and would have paid almost any amount to not have to worry about snow,” she said. “After my husband passed, I determined what I needed in a house, and it wasn’t a huge space. I wanted quality craftsmanship, and I didn’t want to do yard work. Boulder Creek more than met those wants.”

remodeled and refurbished several homes, both for themselves and to sell, so Roach has a particular eye for a quality build. “I looked at other homes in the area, but there was always a lot that needed to be fixed up or things I would have to change. I have been very, very pleased with the Boulder Creek craftsmanship, and everything has gone so well,” she said. “It’s been wonderful to come back to the mountains too,” added Roach, who was raised in Montana but graduated from college and settled in Kansas for several decades.

The environmentally friendly, “just-right size” home was “just what I wanted,” Roach concluded.

The smaller house footprint, efficient build and top-rated Energy Star appliances, moreover, are easy on the wallet, and since the home is new construction with a laserlike focus on quality, even interior maintenance is minimal.

While Roach relocated amidst the COVID-19 pandemic, she said, “The construction guys and sales team were incredible and gave me updates every part of the way.”

She loved the experience so much that she still catches up with her new Boulder Creek friends and is planning a party at her home to thank them, “but sadly, it’ll have to wait,” she said.

Low-maintenance lifestyle creates more time for hobbies, family Boulder Creek Neighborhoods’ commitment to a lowermaintenance lifestyle gives Roach plenty of time to pursue her hobbies, starting with her art. She bikes frequently and walks daily with her new puppy, Charlie.

She also knits “doggie coats” for her daughter’s local and online business, Hounds and Soul.

“I’ve always been close with my daughter, who lives here, in heart, but after years of helping out my other daughter in Ohio with her children and grandchildren, it was her turn,” she said.

He explained, “Longmont, and even more so Boulder County, has a huge lack in affordability. Part of the appeal of these cottages is the diversity – they are just not like other new homes available today.” Davidson continues, “We do not want people’s only option for a small ranch to be a 50-plus-year-old home that needs a ton of work, whether that is a remodel or tons of landscaping work. We want people to be able to buy a lowmaintenance, energy efficient home without having to worry about an endless stream of fixer-upper projects. Just move in and relax.”

Share harvests to help others Kind hearted people see need in their communities and want to help, but a handful move into action to help solve problems too

BY CAROL great for one act O’MEARA to overcome. The Colorado State folks at Fresh University Extension Food Connect and Boulder Food Rescue felt the pull to take action years ago to combat hunger locally and throughout the state of Colorado.

“We posed the question: if gardeners could participate in community hunger relief action, how can we make that happen?” says Helen Katich, CEO of Fresh Food Connect and cofounder of Boulder Food Rescue, an organization dedicated to ensuring consumable food isn’t wasted. Fresh Food Connect wants backyard gardeners to have a way to share their harvests.

Working from the standpoint of making donating food easy and convenient, Fresh Food Connect developed a web-based method for gardeners to find places to donate their produce.

Interest soared and inspired FFC to develop a mobile app to put food donation in the palm of gardener’s hands.

“The mobile app connects people with their local hunger relief organizations, those community agencies who operate local distribution. There’s been a huge resurgence in gardening during COVID19,” said Katich, “this is a way for folks to engage in their communities.”

Boulder Food Rescue is one organization using Fresh Food Connect’s app to network citizens into helping combat local hunger.

“Boulder Food Rescue started in

2011 as a group of friends who saw healthy, fresh food going to waste (in grocery stores) a few blocks away from people who need it,” said Hayden Dansky, Executive Director and co-Founder of the hunger relief non-profit. “First, Ideal Market agreed to set aside fresh food culled from the day and we picked it up.”

Boulder Food Rescue then took the fruits and vegetables by bicycle a few blocks from the store to those neighborhoods in need. Sharing the food led to conversations and trust, and today BFR partners with 8 grocery stores, neighborhood bakeries, Farmer’s Market vendors, and gardeners interested in sharing their harvest. Powering the distribution, 150 volunteers pick up and distribute fresh food throughout Boulder to Affordable Housing areas, preschools, and underserved neighborhoods, all by bicycles.

How to maximize furniture placement in small spaces

By Cathy Hobbs Tribune News Service Whether a bedroom, living room or other space, regardless of the home's size, some of the biggest furniture placement challenges often come from rooms that are oddly shaped or overly small.

How do you properly place furniture? Here are some top tips for small spaces.

Do: 1. Consider placing the headboard against a window in bedrooms. This is typically not a first choice, but it may help keep a space open and spacious.

2. Use a light and bright color scheme. Smaller rooms tend to appear overly dark.

3. Use a minimal amount of furniture. These rooms can feel overstuffed when too much furniture is used.

4. Use furniture that is smaller in scale. Furniture pieces that are oversized will tend to overwhelm a small space.

5. Use neutral wall colors. Dark colors will tend to close in a small space.

Don't: 1. Use loud or busy patterns in small spaces. They will tend to overwhelm.

2. Forget the power of proper furniture placement. Planning is key.

3. Paint ceilings a color other than the color white in small spaces. Any other color will make a small space feel smaller.

4. Forget to use mirrors.

Mirrors can really go a long way in helping open a small space.

5. Make small rooms nonfunctional. Consider turning a small room into a home office, nursery or small bedroom.

How can my landscaping prevent basement flooding?

You can take many steps within your basement itself to deal with floods, leaks and other water intrusions. But the single best basement waterproofing measure is to keep water from getting near your basement in the first place.

Landscaping is your first and most effective line of defense

against a flooded basement.

Consider these steps to ease up the water pressure. A landscaping professional can help you sort out your options and recommend the best steps.

water pooling up, you need to resolve. These pools can alert you to specific problems, such as a sump pump that doesn't run far enough away or gutters that don't drain properly.

Grade your lawn in the right direction You want water flowing away from your house rather than toward it. If the slope of your lawn directs water towards your home, water will pool up around the foundation or basement.

Eventually, that kind of water pressure finds a way in.

Professional landscapers can turn yard grading into an appealing visual feature. For instance, they might dig a dry creek in the yard and fill it with river rock or cobblestones. This bisects the yard and flows water around the house instead of toward it.

Leave a gap between mulch and siding The same qualities that make mulch so effective at protecting soil can also damage your home, especially with wood and vinyl siding. Moisture can wick up from the mulch and begin to rot any siding it's in contact with. Allow a 6-inch gap between mulch and siding.

Pay attention to water paths in your yard During heavy rain, watch closely to note where water floods or stands. Anywhere you can see

Make sure your gutters work properly Hire a gutter cleaner at least twice a year to keep gutters clean. Overflowing gutters are among the biggest culprits for basement flooding. They deposit large amounts of water right next to the edge and cause pooling.

Additionally, make sure your downspouts are directed away from the house so that water is dropped a good distance away

from the home. Professionals recommend at least 4 to 6 feet.

If you have room, longer is even better.

Use grass barriers to redirect floodwaters This is the opposite of grading in a way _ build up sections of your yard with grass or natural barriers in order to create a path for water to drain neatly from the yard.

This is tricky work, so rely on a landscaping expert to help you figure out the best way to do it.

Inspect and repair foundation cracks If you have cracks in your home's foundation, they're an open door for leaks and water damage.

Visually inspect your exterior on a regular basis and fill cracks with epoxy. If you find a more serious problem, or if that doesn't work, call expert help.
