What you need to know about getting a mortgage during the COVID-19 pandemic If you’re planning to become a homeowner this year, you may be curious about how to proceed during these strange times.

The COVID-19 BY MICHAELA pandemic PHILLIPS has had Guaranteed Rate, Inc. widespread and unprecedented effects on the global economy, and many Americans have found themselves affected by job loss or reduction of hours.

Whether or not you’ve been impacted by the pandemic, it’s helpful to have an idea of what requirements your lender may have and what to expect before closing. Here, I share guidelines and tips to help you navigate the process of obtaining a mortgage in the time of COVID-19.

Demonstrate your ability to pay Although lenders have always expected applicants to show proof of employment, it’s especially crucial to demonstrate your ability to pay your mortgage in the current climate. Keep in mind that even if you’ve experienced a reduction in hours, this doesn’t necessarily disqualify you from obtaining a loan. However, you will need to demonstrate that you have the means to cover your payments by providing proof of income and certifying that you can make the payments.

Some lenders may require a higher credit score In this time of economic uncertainty, many lenders have raised credit score requirements in order to qualify for a loan.

require a minimum score of 620.

Requirements vary by lender, so be sure to explore your options and ask questions before applying. In the meantime, it’s wise to work on paying down debt to boost your score and optimize your debt-toincome ratio.

Expect a more complicated process When your credit score is in good shape and you can prove that you’re able to make the payments on your new loan, you’ll be well on your way to closing.

However, the process of finalizing your mortgage may be more complicated for the time being.

Social distancing requirements may make it challenging for lenders to work with third-party partners such as county offices, appraisal firms and title companies. As the industry finds new ways to adapt

to the current circumstances, the process may become more streamlined. Curbside closings have become the norm in some cities, so be on the lookout for innovative ways to move through the mortgage application and closing process.

Although the COVID-19 pandemic has affected virtually every facet of life, those who are in a good place to buy should feel confident in moving forward with obtaining a mortgage. Rates are historically low, and it may be a great time to apply for those who have a reliable income and the means to certify their ability to pay.

Pandemic daze at home: Month six! OMG, will this ever end?

We are in month six of this pandemic.

Wow! That’s a long time. In this period, two-thirds of a new human has been grown inside its mother.

BY MARY Meanwhile most LYNN BRUNY of us older, born humans who have been penned up in our homes feel like we’re just stagnant, or worse, mildly decaying from lack of proper use – especially those of us who are high risk or live with someone who is.

We thought this thing would be a couple months long. But, no. It’s like that one hike your dad took you on when you were little and kept saying the end of the trail was just a little further for what felt like 800 hours and 6,000 miles. When it was over you were exhausted, your feet hurt, you were ticked off and never quite trusted your father

again with anything involving distance. That’s when you started insisting on seeing maps before car trips and asked for a world atlas for your birthday. Now you have excellent navigational skills, so it all worked out well, but still.

To say it’s a weird time is an understatement. First, we’re working hard at not doing things: to not stand close to people (or God forbid, touch them), to not become infected, to not spread the virus, to not add to the stress of our health care system. But then within this reality we’re trying to find a new normal (which does not feel normal at all): to work, to socialize, to exercise, to support our local economy, and to help how we can – while staying distinctly separated and masked in our six-foot zone. And, of course, we’re trying to do all this while not going slightly bonkers. A tall order.

Coronavirus and investing in real estate I have been asked many times, “Is now a good time to invest in real estate with the uncertainty of our current coronavirus environment?”

BY DUANE There is always DUGGAN some risk in Realtor and Author any sort of RE/MAX of Boulder investment, anytime, anywhere. For purposes of this article, we will take a look at residential real estate and analyze the factors involved in an investor’s decision-making process.

Potential for appreciation Residential real estate has proven to be a good investment over the years. Over the long term, through strong economic times and even rough economic times, home values have continued to rise in Boulder County. However, there certainly have been periods when market conditions have slowed sales and have caused a dip in prices. An old saying says, “Buy real estate and wait”. In Boulder County, if you bought in the 1980s, you would have had to wait patiently. In the 1990s, appreciation was much more robust, and a profit could be made after only a short time. Our current data shows that along the Front Range of Colorado, prices have not dropped due to coronavirus.

Nationwide, there has been a housing shortage since the end of the Great Recession ending in 2012. This is primarily because the demand for housing has exceeded the building industry’s production of homes every year since 2007 to present. This low inventory has added increased pressure on housing prices.

Another reason appreciation occurs is job growth. If job growth is boosted, demand eats up the available supply of homes. People move in and need a place to live. When job growth stops, the real estate market levels off. Job growth is even more important than interest rate levels on the overall market. If you don’t have a job, it is tough to afford the mortgage payment, regardless of interest rate. Lower interest rates, nevertheless, stimulate the local move-up and first-time home August 14-15, 2020

buyer market.

Interest rates Speaking of interest rates, they are now at the lowest point of my 40-plus year career. Coronavirus has put downward pressure on interest rates to keep the economy stimulated. This makes it a great time to buy an investment property and lock in the mortgage rate on your real estate purchase.

The lower the mortgage rate for financing, the higher the overall rate of return on your investment.

Debt reduction There are certain real estate investment concepts for which the coronavirus has no effect. The first is debt reduction. In most cases, real estate is purchased using a 30year amortizing loan. Regardless of the economic environment, when a payment is made on the mortgage every month, a certain amount goes toward principal reduction. If one of your goals is to own property free and clear, you can create a payment schedule on a 30-year loan that will it pay off in any timeframe you prefer.

In most cases for investment property, rent will cover the mortgage payment. With each month that goes by, your tenant is helping you pay off your loan and build equity.

Leverage Coronavirus has not stopped the ability of an investor to get a loan secured by real estate purchased.

The concept of leverage is what is known as using “other people’s money” or OPM. When you invest in real estate it makes the most sense to get a loan for a good

portion of the purchase price.

Let’s take a look at an example.

(No, there aren’t any $100,000 condos in our market, but it makes the example below easy to understand.)

To illustrate an example of leverage, let’s say you had $100,000 to invest. You then used that money to purchase one $100,000 condominium.

If the real estate market were appreciating at 5% a year and you held the property for five years, the condominium would be worth $122,347 or a gain of $22,347.

Now let’s say that, instead, you took that same $100,000, put $20,000 down on each of five $100,000 condominiums. You now own $500,000 worth of real estate. If the market appreciates at the same 5% per year for five years, your real estate would be worth $638,140 or a gain of $138,140 on the same $100,000 investment.

As you trade up, it is important to keep your equity position at a level that allows you to survive downturns in the rental market.

Tax break Coronavirus has not changed any of the tax benefits you can claim from owning rental property.

Nonetheless, you should consult your tax advisor on the ways ownership of real estate will affect you personally. However, the main reason you receive a tax break is for depreciation, that is, the loss in value of the property over time. Depreciation is a tax concept whereby you qualify for a write-off, but don’t have to spend the actual dollars to get it. For example, on a $100,000 purchase, your accountant may choose

to declare 80% of the value as depreciable. You can’t declare the whole value as depreciable because some of the value is attributed to land and land doesn’t “depreciate”. Therefore, in this example, $80,000 would be depreciable. Under the current IRS rules, you can take the $80,000 and divide it by 27.5 years for an annual depreciation deduction of about $2,900. In addition to depreciation, real estate taxes and other expenses for the property can offset your rental income.

The bottom line is that real estate, in the early years of ownership, will show a loss, which results in a tax deduction and tax savings for you. There are limits as to the amounts you can deduct due to real estate losses. Depreciation can also be “recaptured” at time of sale, which means that you have a higher taxable gain. You need to consult your accountant to determine how all the IRS rules will affect you.

Cash flow In the early years of rental property ownership, it is difficult to achieve immediate positive cash flow. In other words, when you first buy a property, the rental income probably won’t cover the mortgage payment, capital improvements, maintenance, and all its expenses. If the cash flow is about break even on a monthto-month basis, after you consider taxes and appreciation factors, the overall cash flow is positive. After owning the property for several years, rents should go up, the mortgage payment stays the same (except for increases in taxes and insurance), and the monthly cash flow increases.

Bottom line First-time real estate investors and seasoned investors can review all the factors to determine if now is the time to invest. Consult your Realtor® and your financial planner to see if investing in real estate is right for you.

on’s Colorado Concepts is a family-owned home builder run by Bob Von Eschen and his brother, Scott Von Eschen. Bob and Scott’s father started building homes in Boulder County in the late 70s. Von’s is a local, boutique-sized builder, with a focus on developing smaller neighborhoods of 20 to 40 homes. No massive, cookie-cutter communities here. “There’s a little more control over the process and the quality of craftsmanship is notably higher than you get with a big mass-produced builder,” says Tim Shea with The Pedal Group at Compass Colorado.

This, combined with Tim’s access to the Compass portfolio of marketing tools and his expertise in real estate marketing, make them an unbeatable team. “Stan and Tim are doing a great job for Von’s,” says Bob. “We have a long relationship, and there’s an obvious reason for that.”

Most builders won’t even let you move an electrical box, but we’ll do whatever it takes to suit the buyers.”

Bob Von Eschen says these semi-custom offerings from Von’s Colorado Concepts are a matter of ego. “What we’re doing is going to be here for a long time,” he says. “If we think we are smart enough to know exactly what we should put in, then we have an ego.” Instead, Von’s acknowledges that some customizations are very easy and they are happy to do them for customers. This includes changing windows on the house into sliding glass doors,

or adding pergolas and modifying bathrooms for accessibility.

Accessibility is an important theme at Avalon Meadows. “With all the houses we’re doing right now, our intent is to make them all zero entry, meaning no stairs, even in the garage,” says Bob. “We do that even on a two-story house. Anybody coming to your house can get into your house, even those in a wheelchair or walker.” All homes at Avalon Meadows will also be highly energy-efficient with open floor plans.

One example of Von’s commitment to the small, communal nature of their developments can be seen at Avalon Meadows’ “internal pocket park.” Rather than developing every square inch of land, the builders decided to donate a lot to the neighborhood to be used as a park. “The small lots can feel compact, so this allows a little relaxation around it,” says Bob. While the lots at Avalon Meadows are small, they offer a substantial back yard, and their size contributes to livability. “If you live on a large lot, you’re consuming time and resources to take care of it, and people might want to put that money elsewhere,” says Bob. “Also, with a smaller neighborhood, the sense of community and the potential of knowing each other is increased.”

Does your home fit you anymore? - Part two

For many people, the home has been the center of their family’s universe. You needed room to accommodate your kids and their friends and to host

Then one day you realized that those rooms are empty more often than not, and it’s a heck of a lot of work to take care of.

Especially during this historic quarantine. Perhaps that big house now echoes in its emptiness.

Maybe this is a good time to consider downsizing.

Downsizing generally translates to “Is your house too big?” A trendy phrase for this is minimalizing. That sounds like going smaller – which can be true – but its ramifications are way more impactful than simply size. It can also mean living large in an efficient, simplified way and maximizing less space through optimal design.

Going smaller in house-size can mean: • Lower utilities • Less to clean • Less maintenance and stress • Smaller mortgage (usually) • Lower property taxes (hopefully – depends on location) • Lock-and-leave convenience Downsizing takes some discipline. It requires decluttering because a smaller home can’t hold all that stuff that took years to accumulate. (What a productive

use of this quarantine!) Approach the declutter one room at a time. Establish piles of what is to keep, sell, donate and trash.

Wear masks and hold garage sales, sell on eBay, Craigslist and consignment stores, and donate to organizations. It will feel liberating when you get to the other side of the effort and you’ll have some extra cash to boot.

If you are selling a large home to go smaller, you are most likely benefitting from a financial windfall. Your house is normally one of your biggest assets so hopefully you can end up with extra cash to pay off debts, add to your retirement fund, and put down a decent deposit on your new home. Interest rates are at incredible lows so consult with a lender who will help you determine the fine balance between how much cash to put down to achieve the best interest rates and have an appropriate mortgage if you are on a fixed income. Also check with your

financial advisor who can best explain the impact of capital gains, how to effectively invest the profit from selling your house, etc., especially if you’ve had investments recently affected by the roller coaster stock market.

There is something else about downsizing, though, that is hard to measure. Going smaller may allow more time to explore new hobbies, more time with family and friends, and bring peace of mind. There is no financial value you can place on that.

Celebrate Colorado Proud Month with local produce

Colorado farmers have been preparing this bountiful harvest of produce for us since February and now is the time to enjoy it!

Yes, of course, we have savored the grand offerings of all the wonderful cooler season greens, flower and root crops – lettuce, spinach, kale, cabbage, broccoli, cauliflower, chard, Chinese cabbage, turnips, radishes, beets, carrots, and their brethren – but the most awaited are the summer fruits. The sweet fruits are probably topmost for those hot summer days. Peaches, cherries, watermelon, cantaloupe, honeydew, raspberries, strawberries, plums and apricots really slake the thirst on days when the sun feels oppressive.

We don’t often think of them as fruits but all the seed bearing, savory crops really spice up the menu. Summer squash, zucchini, green beans, cherry tomatoes, and cucumbers hit the markets in July for summer grilling and refreshing salads. On the way soon are a wave of tomatoes, eggplant, peppers and

sweet corn to further round out your late summer meals.

And remember to add zing to the flavor with harvests of herbs. Basil with your tomatoes, cilantro in your fresh salsa and mint your iced tea are the stuff of high cuisine.

It has been said that most recipes start with the words, cut an onion.

These pungent beauties are also in early harvest in August from Colorado fields and, now fully cured, garlic is in the marketplace ready for your kitchen.

You crave this mouthwatering harvest and farmers need your patronage. COVID-19 has been very challenging for many of our fresh produce farmers in Colorado, sending direct to consumer growers scrambling to find other outlets through online sales platforms, farmers selling to restaurants or their distribution quickly pivoting to other wholesale accounts, and all worrying how to protect their workforce. Our local food system thrives only when people like you make buying its products a priority.

For these growers to weather this massive business threat, they need you to spend your dollars on Colorado grown produce.

And what better way to boost your health and immune system during this pandemic than eating Colorado fruit and vegetables daily! Did you know that bell peppers have as much vitamin C as an orange? These same August produce items will continue into September and we’ll add to them a Southwest cuisine necessity, roasted chile peppers, and the beginning of fall winter squash harvest – delicata, butternut, acorn, spaghetti, and more, the beginning of potato harvest, and the return of spring crops like lettuce, turnips, cabbage and more. By October we’ll see the return of spinach, the beginning of apple harvest and, of course, carving pumpkins.

Finally, how to find the all this amazing Colorado produce? For supermarket purchase, look for the Colorado Proud label. A simple web search will show you what this looks like. Additionally, some

retailers will utilize their own point of sale labeling to indicate produce is from Colorado. For direct to consumer outlets, look at the directory listings on the Colorado Fruit and Vegetable Growers Association website at coloradoproduce.org on the Colorado Grown page. CFVGA has of the best produce availability calendars on their Nutrition and Health page.

With all this fresh bounty, there is no wonder Colorado Department of Agriculture has declared August the official month of Colorado Proud.

Food is part of what brings joy to our lives. We’ve all suffered in different ways through this pandemic. In the quest for joy, sometimes all we can access are the small things. I hope Colorado produce on your plate brings you joy.

There is much to be said for staying local in the lending business, amongst others. Here is a recent, real life example. We had under contract a property with which the buyer insisted on using an online lender, contrary to our advice.

Firstly, making contact with a real person took more time than it should have. Then came the appraisal. The lender, resident in some unknown location, engaged an appraiser with apparently no experience in the market in question. It never appraised. Cut to scene two: lost time, amended contract, new lender but again an e-lender! Some people never learn.

Upon investigating the reason for insisting on using an online lender it turns out that the fees charged were lower. However, the rate was higher and within a single year the low fees will be more than offset by interest—and still there will be 29 years to go. The takeaway is that still a professional with his/her feet in the field may be worth more than trusting to an online search and reviews by persons unknown.

Sewer scope inspections If you are considering buying a home, you have a lot to think about; from putting in offers, to hiring home

BY RICK inspectors, JACQUEMARD and Flatirons Home negotiating Inspections the sale of your old home. During this process do not overlook one of the most important yet commonly ignored parts of a home inspection. A sewer scope inspection. Sewer scope inspections are typically not included in a standard home inspection but are just as important.

A sewer scope inspection usually only takes a few minutes. A trained professional inspector will run a specialized, flexible scope/ camera, which feeds images and video to a monitor. This camera is run through your home’s drainpipe, to examine the sewer lines and other underground pipes

for any flaws, imperfections, or serious problems.

The entire process usually takes less than an hour. After this, your inspector will tell you about their findings, and issue a report that is given both to you and your realtor, with information about the condition of the sewer line.

During the scope process your inspector will be looking for: Serious clogs or blockages in the sewer line; Cracks, damage or imperfections in the line; Roots growing through the line; The type of material used for the line (plastic, cast iron, clay etc.); Separation or failure of the line; Potential damage or issues with the septic tank. Your inspector will walk you through the entire process, helping you understand what you are seeing. You should also receive a detailed description of the scope attached to your standard home inspection report.

Many inspectors also include a link to a video of the sewer scope.

The cost of a sewer scope inspection will vary based on the area in which it is performed, the specifics of the house, the

inspector you use, and several other variables. In most cases the cost will tend to vary between $125 and $250. To some this may seem expensive. However, considering the cost of repairing a broken sewer line can be $200 to $350 per foot, the cost of a sewer scope inspection is negligible. Repairing or replacing an entire sewer line could easily be thousands of dollars. You may be able to save money on a sewer scope inspection if can find a home inspector who offers this service along with other traditional home inspection services, such as radon testing.

After the completion of the sewer scope you will have options.

If no issues are detected, great! If there are some minor problems, you may be able to negotiate a better rate on the home, or at least plan for the repair in your home budget during the next few years. Finally, if there is a major issue, you likely will be able to walk away from the sale, ask the homeowner to make the repairs themselves, or get them to reduce the cost of the property based on

estimated repair costs.

Homeowners may want to consider having their sewer line scoped even if they are not selling.

There are signs that may indicate that you might have issues with your sewer line. Following is a short list of some of the most common signs that something may be wrong with the sewer system, or that it is at risk of being damaged.

• The house was built more than 25 years ago: Homes built before 1984 may have clay sewer pipes, which can be easily crushed or damaged.

• Extra-green patches of grass: This is a common sign of a septic or sewer leak. Sewer water is a powerful fertilizer that can help encourage plant growth. If you see a suspiciously healthy-looking area of the yard, especially if the rest of the lawn seems to be less lush or green, you may have a break in the line.

• Large trees in the yard: One of the most common causes of sewer pipe damage is the growth

of roots around the pipe. Roots can grow around and constrict the pipe, breaking it, or grow into small cracks in the pipe, clogging it or causing leaks.

• Water backing up inside the house or crawlspace: This could indicate damage or breakage to the sewer line, or a significant clog.

• You notice shifting or movement of the ground around

the home: If the soil around a house seems to have shifted, the pipe may have been affected. If it has moved, it could have broken or become bent and damaged and may need repair.
