Refresh your home with curb appeal

This summer, we’re spending more time than ever at home. That reality and the good weather make this the perfect time to assess your home’s curb BY TOM appeal and take KALINSKI steps to “kick it RE/MAX of Boulder up a notch.” Even if you’re not selling, curb appeal adds to your overall home value with inexpensive upgrades and repairs. When it’s time to sell, your home will stand out and is more likely to get your asking price than a home that looks just like any other. In the meantime, you and your neighbors can admire a more presentable and attractive home and front yard. Use the following tips from BackyardBoss.net and BestLife to see your home from a fresh perspective and choose the high payoff spruce-up projects. Find what you like Take a walk in your neighborhood, bike through those nearby, or tour the internet looking for ideas that appeal to you. Take pictures and make an inspiration book of what you like. Check your skyline Identify hanging branches and dead materials close to your home and have them trimmed away. Have your roof checked and repair loose shingles or gutters that aren’t working. Repair your driveway and walkway If you see cracks or crumbling

pavement in your drive or walk, consult a professional. Get two to three opinions and estimates on how to repair the damage and get it fixed. Solid concrete surrounding your home not only looks better, it avoids giving a buyer reason to be concerned about shifting ground. Paint the front door A fresh coat of paint gives an instant visual lift to the outside of your home. You can choose a new or unexpected color that complements your overall color scheme to create an appealing focal point. Also replace your hardware such as the door handle, deadbolt, knocker, or doorbell to give it a modern look. Upgrade the mailbox While a practical necessity, a mailbox is an opportunity to add style to your home. You can replace it with a more distinctive option or simply plant flowering plants or even a xeriscaped or drought-resistant rock garden around it. Add or upgrade your house numbers House numbers are another opportunity to add style and appeal to your home. Use decorative tiles, stylized metal numbers, or paint them on a decorative board. Take the opportunity to make them large so they are easily seen from the street and visitors to your home will find you more easily. Add shutters and window planters You can completely change the feel of your home by installing

shutters and window planters. These additions can bring warmth and a feeling of coziness to a stark façade. Plus you can paint them to add an accent color to your home. Add porch seating You’ll enjoy this easy upgrade this during the warmer months with outdoor furniture or hanging chairs. Pressure wash walkways, decking and home exterior A clean house looks fresh and appealing. Pressure washing removes mildew, dust, and those pesky spider webs. It’s a good idea to pressure wash the whole exterior once a year and wash the doorways and garage entrances more frequently. When it comes to curb appeal, small steps make a big difference. Simple, low-cost improvements can make a big difference in your home’s “first glance” appeal. THE LIGHTER SIDE

Those darn kids: How they ruin your home stuff (and make it better) My neat-as-a-pin mother-in-law used to like when her grandchildren visited her house and left their grimy paw prints all over her pristine glass doors. She would BY MARY say lovingly, “It LYNN BRUNY makes me so happy to see those handprints after you all have left and remember our good time together.” I would think, “Lady, how did your son think it was a good idea to marry me? I’m not half as sweet as you.” If it were my house those kids would barely be out the door before I would be de-sticking the joint with glass cleaner. As a person who takes care of things, it used to drive me slightly batty how often our two sons would accidentally wreck things in our house, something all parents experience. It seemed like there were always dishes chipped, furniture and carpeting stained, and a window occasionally broken. Of course, our sweet boys were always very, very sorry. But somehow they

(Photo: Mary Lynn Bruny).

would forget things and once again accidentally swipe their orange Cheetos dust covered fingers on the couch. What drove me especially bonkers was when something new got damaged before I even paid the credit card bill. We didn’t even own it yet! Could we not have something for 30 days and keep it in decent condition? Apparently not. I have a tall concrete planter in the shape of a woman’s head. After I bought it I put it on our back deck. Soon after our oldest son was

ER UND

sitting in a nearby chair and started wiggling the top of it with his toes, just being fidgety. “Don’t do that, “ I said, “or you’ll knock it over and her nose will get broken.” The next second it fell over and part of her nose chipped off. My Nostradamuslike prediction brought me no joy. Awhile back, after having the same cruddy pans forever, my husband and I decided to invest in some decent cookware. I researched this for weeks and waited for a sale to purchase these gorgeous, new shiny pans. Our youngest son burned one to a crisp within the first week. I was beside myself with annoyance. I scrubbed that pan for days using every method found on the Internet, but it still has a ring of burn around the bottom that will be there forever. One of the things I did not let our kids get their mitts on is the expensive china my husband and I received when we were married. (Remember this? Getting china was something people did before we realized how dumb it is to have overly costly and fancy stuff which in no way relates to how we actually live.) We have rarely used it and it’s

in perfect condition. Now both our sons are out of our house, living on their own, and our things rarely get damaged. When I look at the nose-chipped woman planter it just makes me smile, and I think of our wonderful older son and all the good times our family has had together in our various back yards. (We’ve moved a lot!) When I use that burned pan, I think of all the great meals our delightful younger son has made, and the fun evenings we’ve had eating and drinking and laughing. Now when I look at our perfect china, I think it’s not perfect at all: It’s hardly connected with any good times and recollections. It’s had no life. I could give it away tomorrow and not care. Instead I’ve decided we are going to use it and let it get scratched and chipped and cracked and broken and filled with memories. And when our sons visit again I’m not going to clean those big young men handprints off our glass doors. Those I want around forever. Mary Lynn Bruny is a Boulder freelance writer. ASK THE EXPERT

Undesirable inspection report results As a seller when you list your home for sale the prospect of a pending inspection can be stressful. A lot of real estate transaction BY RICK stress is the JACQUEMARD result of Flatirons Home surprises. If Inspections your home has some obvious repairs needed when you put it on the market, it is not a big deal when an inspector confirms what you already knew. However, if you thought it was in great condition and the inspector finds issues, that could lead to undue stress. To begin with, there is no such thing as a failed inspection. There are, however, bad inspection results. These types of results can be intimidating because you have no real way to know how the buyer will react. If they are extremely bad, the buyer will probably back out of the deal. At the very least, you might have

to deal with a re-negotiation of price or a request for repairs. Either way, the surprise of it is enough to create a stressful situation. When you receive an inspection with negative results, inspections can seem like a terrible idea. In fact, anything that uncovers an unexpected problem with your home before closing makes you that much less likely to find yourself in litigation over the issue later. If you agree to help the buyer with repairs, it is quite common to have them waive liability for later problems in exchange. You may feel more at peace with bad inspection results when view them as tools you can use to eliminate later lawsuits. If you are hit with surprises in the inspection report, do not do anything until the buyer has presented you with a request for repairs or a price reduction. You might find it surprising at how many buyers expect their new home to require some repairs. Some buyers do not see inspection reports as negatively

as sellers do. Even if they do, approach the negotiations expecting to strike a compromise that works for both sides. When a buyer does ask you to help resolve the issues have a meeting with your Realtor to discuss what negotiating solutions might be best. If time allows, get a couple of bids on the big-ticket items. Some contractors may even work with you to take payment at close of escrow. Getting multiple bids can be helpful in other ways too. Sometimes just showing the buyer that the repair may not be as urgent or as costly as they thought can be a catalyst for compromise. There are many compromise options: you can do some repairs, give the buyer a credit, reduce the price or do nothing at all. Selling a home with a minimum of stress depends on your ability to accept the things you have no control over and your willingness to compromise. If your buyer brings up repairs, be ready with a complete set of

facts from your own contractors, be clear on what you can to do and communicate everything to your agent. Then, let your agent try to work it out for you. Another way to reduce the stress of a buyer’s inspection is to have a pre-listing inspection prior to listing your property for sale. By doing this you will know the exact condition of your home prior to listing and can then either repair issues found during the inspection or list them in disclosures. Doing repairs ahead of time might also be more cost-effective than having to pay a buyer’s contractor do the work. The cost for pre-listing inspections is about the same as a buyer’s inspection, usually between $300 and $600 but could save you time and money in the long run. Looking for a soft-stream kitchen faucet

By Ed Del Grande Tribune News Service Q: Dear Ed: My present kitchen faucet has a very strong, dense stream of water that splashes when it hits the sink, dishes, my hands, etc. I'm looking for a new kitchen faucet with a nice soft water flow. Any recommendations? –Travis A: With kitchen and bathroom faucets, the first thing you want to do is make sure you follow your local plumbing codes. Many areas require lower flow rates to save water. The good news is you can usually change out just the existing faucet aerator to a water-saving aerator to meet codes. In most cases, these aerators cut water use by mixing in a high volume of air with the water while still providing a steady flow. A quality high-efficiency aerator can also cut down on splashing due to the softer air/water mix. So if you want to tame the water flow on your existing faucet, try installing a new water-saving aerator. If you're looking for a brandnew faucet, manufacturers do make

2. Use dark or overly dark colors in a space, as it will make a room feel smaller.

Whether a room or space has low, typical-height or extra-high ceilings, a number of design tricks can help to maximize a space's height. Height adds a lot to a room _ it can make a space feel more open as well as add a sense of spaciousness. Looking for tips? Here are some top designer hacks.

3. Use large or bold patterns; they will close in a space. 4. Overstuff a space with furniture. A crowded space will feel smaller. 5. Use elements in a space that are too tall, like oversized trees or lights, which will also close in a space.

Do: 1. Add mirrors. Mirrors hung vertically or in a series can add instant height to a space. 2. Add an architectural feature such as an oversized window. 3. Place artwork vertically. Structural beams give this loft a sense of expanded height. (Photo: Design Recipes/TNS).

4. Use light or neutral colors in a space. Light colors can make a space feel larger. 5. Add ceiling recessed lighting

when possible, as lighter spaces automatically feel bigger. Don't: 1. Paint ceilings – it will reduce a

It used to be that use of the male gender would encompass both feminine and neuter genders. That is no longer acceptable practice and it has triggered some interesting quirks. Consider the sentence: if you see someone without a mask, call him or her out. This is correct language but a mouthful. What has crept into informal acceptance is the use of the gender-neutral “they, them etc” with the singular noun: if you see someone without a mask, call them out. For the classical stickler it would be better to re-write the sentence: call out anyone you see without a mask. But God forbid we let “your” become acceptable spelling for “you’re”.
