Americans on the move due to coronavirus One in every five U.S. adults relocated this year, citing COVID-19 as the reason why. That totals millions of Americans uprooting to seek a safer BY TOM community, KALINSKI housing they RE/MAX of Boulder could afford, or even a college dorm that closed – all due to COVID-19, according to a new Pew Research Center survey. Young adults are the most likely to have been affected by coronavirus-related moves. About 37 percent of those ages 18 to 29 have moved, had someone move into their home, or know someone who moved because of the pandemic. Young adults are also among the groups most affected by pandemic-related job losses and the shutdown of college housing in early spring, reports the Pew Research Center after analyzing survey results among 9,654 U.S. adults from June 4 to 10, 2020. The reasons for moving are varied – 28 percent say they moved to reduce risk of contracting the virus. Another 23 percent say it was because their college campus closed, and 20 percent say they wanted to be with family. An additional 18 percent say the most important reason was financial – about half of those cited job loss. Other data adds context pointing out that some big-city residents recently sought to live

in a less dense area, heading to their summer homes or choosing to relocate to a new place – in either case the driving force is to escape the coronavirus. Census Bureau statistics reveal that these temporary relocations lead to longer-term exodus from large metropolitan area populations. In part, the remote work experience prevalent since the start of coronavirus pandemic is driving the move away from densely populated areas. People have long chosen to live no longer than 30 minutes from work. Over the past decade, this requirement caused extreme home value growth in coastal job centers, which in turn precipitated an affordability crisis. The sheer number of workers
newly using video conferencing instead of holding in-person meetings may cause a seismic shift in where home buyers choose to shop for a home. Half of those able to do their job from home say they would be open to a commute time to work of up to 45 minutes or longer. This willingness to live farther from work could translate into a post-pandemic recovery that mitigates amped up housing demand in larger cities and drives a boom in smaller cities and exurbs. Educational attainment and income also increase the likelihood that a person moved due to the outbreak – 28 percent of adults with a bachelor’s degree moved or knows someone who did, compared to 18 percent of those without one. Around six-in-ten of the adults who moved say they relocated to a family member’s home. That included 41 percent who moved in with their parents or in-laws; 4 percent who moved in with an adult child or in-law; and 16 percent who moved in with another relative. THE LIGHTER SIDE
I’m a home nerd. How about you? Confession: I’m a home nerd. I’m a bit too much into all our house stuff: mechanical systems, appliances, finishes, you name it. I’m also way overly fond BY MARY of tools and LYNN BRUNY gadgets. Perhaps if you’re reading this, you share this affliction. Maybe we should start a support group and website: homenerds.com. (Not to be confused with nerds@ home.com. Totally different group of people.) By no means do I consider these qualities a selling point of my personality. It’s not like these interests and related knowledge provide riveting banter I wittily toss about at cocktail parties. It’s not like people are hanging onto my every fascinating word when I explain how I reduced our energy bill by 15 percent with minimal attic insulation. It’s not like folks want to hear me wax
on about the wondrousness that is my lightweight rechargeable yet amazingly quiet leaf blower in jaunty bright orange. (A gift from my husband. The man gets me.) It’s not like anyone wants to gander at what is the awesomeness of my sprinkler system colorcoded zone map. I realize none of this is impressive or even the teeniest bit interesting to the majority of people, and most folks would rather be stuck in the eye with a six-inch Phillips head screwdriver (as if they even know what that is!) than be subjected to listening to any of this. This makes me think of my mother who said when I was young that men found women who could sew attractive. As if the fellas could not resist a girl who knows her way around a sewing machine: The sight of a straight line of stitching just getting the ol’ hormones in a tither, a newly sewn buttonhole putting them absolutely over the edge. Anyway, all this being said, these interests have come in handy when owning a home. My
spouse gladly deferred these areas of responsibility to me when it became clear I was willing and able to deal with the mundane house issues and repairs that bore most people to tears. Thus, when the need arises, I am the one who deals with home contractors, sub-contactors and technicians. Usually, these folks talk to us homeowners like we are small children with short attention spans who need a nap, putting things in the most simplistic of terms. I appreciate this. This is so much better than the ones that cannot talk to a layperson, and use 500 overly complicated words when they could use 25 easy ones. Either way, I listen patiently as I am a nice Mid-western woman, and then I jump in. You can see their eyes light up when they realize here is a human being who is actually interested in their geek-talk. These are my peeps. The electrician is the only person on the planet who fully appreciates my fanatical adherence to three sources of light in every good-sized room and the critical
function dimmer switches play in creating proper lighting ambiance. The painter and I can shake our heads and laugh at homeowners who paint over switch plates, even the switches, by God! And the sprinkler system repair tech is the only human who – perhaps with tears in their eyes – looks at my color-coded zone chart with the quiet admiration it truly deserves. Bonds are formed. It’s good I have these relationships because my husband, as wonderful as he is, is just not into these details. To this day he can’t exactly remember how to operate our thermostat let alone program it. I consider this job security. Not that he’s keeping me around just for this, but it helps. It’s this and my sewing ability, of course. This just makes me irresistible. Mary Lynn Bruny is a Boulder freelance writer who has written about home-related topics for many, many years. A guide to property taxes There are many factors to plan for before starting your search for the perfect home, and property taxes are on the list of what you should think about. They are a fact of life for BY MICHAELA homeowners, but PHILLIPS the rate you’ll pay Guaranteed Rate, Inc. is dependent upon where you live and how much the property is worth. Here, we share more about how property taxes are determined and what happens with the funds. How much will my property taxes be? Property tax is the oldest tax levied in the United States. They are assessed by local governments, and the tax rate may be quite different by state and county. For example, the average property tax rate in Hawaii is just 0.271% of assessed home value, while New Jersey’s average is 2.442%. Colorado’s average property tax rate of 0.551% of assessed home value

is below the national average of 1.080 percent. Boulder’s property tax rate sits just above our state’s average, at 0.585 percent of assessed home value. The property tax rate has a notable impact on the cost of homeownership: the
owner of a $400,000 home in Hawaii will pay $1,080 in annual property taxes, while a resident in New Jersey will pay $9,760 for the same home value. A homeowner in Boulder County will pay approximately $2,340 in annual taxes on a property’s assessed value of $400,000. Property tax rates vary widely due to the differences in spending by each municipality. Some of these differences can be attributed to average home values. When the average home value in an area is higher, the local government will benefit from increased revenue. Even the local economy can contribute to the tax rate: for example, Hawaii’s tax rate is low because this state’s economy is anchored by a thriving tourism industry. Colorado’s low property tax rate is partially attributed to the Gallagher Amendment, which caps the share of tax burdens on homeowners and places a higher rate on commercial property owners. Curious about the current property tax rate in your area? Visit this site to calculate property taxes by state, or reach out to your
local tax assessor’s office. Where will my property taxes go? If you’ve made the exciting decision to invest in property, you may be interested in learning where your tax dollars are going. Property taxes benefit your community and are primarily used to fund the “five S’s,” which include schools, safety, public spaces, streets, and sanitation. These essential services play a vital role in society, and property taxes ensure that your city meets these fundamental needs. Although paying property taxes may seem like a burden, each mortgage payment you make contributes revenue that your city needs to fund schools, parks, infrastructure, and more. ASK THE EXPERT
Getting your home ready for an inspection An important step you will need to complete when selling your home is a home inspection. A home inspector will be looking for BY RICK issues with the JACQUEMARD home that may Flatirons Home factor into your Inspections negotiations with potential buyers. A poor inspection report can lower the amount you are able to get for the home, postpone the sale, or even prevent you from selling the home altogether. Carefully preparing for your home inspection and addressing any potential issues before the inspection occurs can help expedite the process. The first thing you should do to get your home ready for an inspection is clean it. A clean house says you care about the home and take care of it. An inspector will need access to all areas of a home. Remove anything that may be blocking
access to your furnace, air conditioner and water heater. The inspector will need three to four feet of working space to inspect these items. Provide easy access to your basement and/or crawl space and attic as well. Leave all utilities turned on even if the house is vacant. The inspector will need to turn on the stove, run the dishwasher, test the furnace and air conditioning. Without the utilities on, the inspector may have to reschedule, which could delay the closing of your transaction. There should be easy access to all exterior areas of the house. In the summer, cut down dead tree branches and clear brush from the foundation. Move items such as trash cans and BBQ grills away from the house. Leave the remote controls for your garage door opener or a key if the garage is unattached. Unlock the covers for your electrical box and sprinkler system. If there are any outbuildings be sure to leave keys. Be on time, most all inspectors will be. Sometimes, home inspectors are early. If an inspector makes an appointment with you for
9 a.m., have the house ready for inspection at 8:30. It’s also common for inspectors to start on the exterior of the home, so leave the shades down or drapes drawn until you are dressed. More than one unprepared seller has been “surprised” by a stranger in the backyard. Buyers will often meet the inspector for a walk through towards the end of an inspection and would feel uncomfortable asking questions if the owner is present. Try to schedule a time for the inspection when you can be out of the house for at least three hours. If you have pets, take them with you if possible. If you are aware of anything that may be red flagged during an inspection, have repairs done prior to an inspection. Taking care of the situation prior to the inspection can eliminate frustration for both the seller and buyer. If repairs are not possible prior to the inspection be sure to list any repair issue in disclosures. All invoices and documents regarding remodeling projects or new items such as a roof or furnace should be
available to the inspector. If you have upgraded the electrical from ungrounded to grounded, installed a new roof, replaced a furnace, or simply replaced a leaky faucet, find the paperwork. Any work done that required a permit should be documented. It will give the buyer peace of mind to know those items were re-inspected. Finally, consider doing a prelisting inspection. Conducting a pre-listing inspection sends a clear signal that you are not trying to hide anything. It might even make a buyer feel confident enough to go ahead and submit an offer. Even if a potential buyer decides to pay for another independent inspection, your initiative will convey that you have cared for your home. This is especially useful if you are selling your home on your own, without a listing agent. Showing the buyer that you are willing to go the extra mile is never a bad thing. Coronavirus and college student housing Boulder, Greeley and Fort Collins are college towns, and thousands of students are ready to come to the region to start or continue their BY DUANE college career. DUGGAN A significant Realtor and Author part of our RE/MAX of Boulder local economy is dependent on the students arriving and becoming a part of our community. 2020 will be a year we all remember for a variety of reasons – COVID-19 most of all – but for college students, this school year will start out like no other. Fall semester is rapidly approaching and universities across the country are scrambling to provide a safe environment for their students. Many have been wondering what might be going on in a college student’s mind right now when it comes to making a decision about attending school in a coronavirus environment, especially since social contact has always been a part of the college experience. As a result, a study has been conducted by Core Spaces surveying approximately 2,500 college students across the nation. The survey, taken between June 2 and June 9, 2020, reveals the impact of the coronavirus on students’ mental state, their feelings towards remote learning, and the financial impact of the virus. The responses provide valuable information to help understand the psychological repercussions and what students need for a safe learning environment. It is crucial for the providers of on- and off- campus housing to offer a welcome and safe place to live. The results of the Core Spaces study are as follows: • Nearly 90 percent of respondents said they want to come back to campus when classes begin this fall. Seventy-three percent of respondents would like to get back to their universities even if schools continue online instruction in the fall. • More than three out of

five respondents said the pandemic resulted in economic difficulties for themselves and their families in the following ways: 57 percent noted that their summer job had been canceled, 32 percent said their summer job hours or pay were reduced, 21 percent had one of their parents lose his or her job, and 55 percent had one of their parent’s hours or pay reduced. • When it came to how students felt about their future job prospects due to the pandemic, nearly 20 percent were much less confident and more than 40 percent were somewhat less confident. Forty percent felt their job prospects were the same as before the pandemic. • More than 58 percent of respondents said online classes had been a negative experience for them. Nearly eight out of 10 said they feel they would be more successful studying remotely
in their apartments vs. their family’s homes. • Ninety percent of respondents were either very confident (46.6 percent) or somewhat confident (43.4 percent) that their universities would take appropriate and available measures to help protect them and other students from spreading the virus. More than 85 percent of respondents were either very confident (41.6 percent) or somewhat confident (43.7 percent) that their student housing provider would take appropriate and available measures to help protect them and other student residents from spreading the virus. The bottom line of this survey shows that college students still want to attend universities and think that in-person learning is still superior to online instruction. For those coming to campus, living conditions will be different. Likely, there will be fewer people living in the dorms in order to increase social distancing. If the
capacity of the dorms is reduced drastically and enrollment remains the same, there will be additional pressure on off-campus housing. Students will likely turn to offcampus housing as a less dense and thereby safer environment. It’s scary out there. We were all getting complacent and cases are rising, again. The tourist traffic is likely to exacerbate this, especially since cases in the hot states are on the rise and those are the folks seeking Colorado’s cool mountain clime in summer. Out of respect we need to mask up ourselves and enforce the requirement on anyone entering our premises or congregating tightly in our cities. Stay home and work out with the family for a while yet.

What makes one room successful and another a failure? It often comes down to proper furniture placement. It is a skill to be able to lay out a room effectively. Often a room feels overstuffed with furniture or is laid out in a way that lacks cohesion. This is where proper planning and placement come into play. Planning ahead This should be part of your process before you buy a single piece of furniture. It is a step many homeowners forget. Failure to properly preplan a space often results in furniture that is too small, too big or just too much. In short, it often leads to a poorly executed space. Before you begin, consider three simple steps. 1. Measure your rooms with a laser tool or refer to a floor plan.

2. Plan out the furniture pieces you wish to have in a room. 3. Select specific pieces that fit the appropriate size and scale. Where to start? The best advice is to purchase large pieces first. For example, purchase your sofa before you purchase side tables, or buy your bed before night stands. It is important to have clarity as far as what can properly fit in a space, and the only way to set you on the right path is to place bigger items first. Want to add an area rug? Rugs certainly help
A smaller living/dining combination space is enhanced through the use of a round table that provides a proper sense of scale. (Photo: Design Recipes/TNS).
to add a finishing touch. Many designers recommend choosing a rug first, for either color or design inspiration, or last, to tie everything together. Outdoor spaces Plan your outdoor environment in the same way you would plan the design and layout of spaces within the home. Creating a floor plan is helpful, but begin by determining how you wish to use the space and then divide your outdoor space into zones. Zones could include a lounge or relaxation zone, as well as perhaps a dining zone. LAWN AND GARDEN
Who is eating my garden? By Sharon Bokan, Colorado State University Extension You planted and cared for your garden but before you harvest the produce, someone else has been enjoying the fruits of your labor. In addition to insects, rabbits, squirrels, raccoons, deer and elk find our gardens a great banquet. Squirrels clip the tips off and chew the bark on tree branches. They cut heads off sunflowers before they are dried, break corn plants trying to reach the ear and chew holes in squash and pumpkins to get to the seeds. Rabbit damage to trees and shrubs is easy to recognize. Twigs or branches are cut at a perfect 45 degree angle. They also nibble on your lettuce and other vegetables. Deer and elk browsing on shrubs leave a rough cut on the branch tip. Raccoons eat your sweet corn and grapes. The surest way to prevent damage is exclusion. Enclosing your vegetable garden in a fence is very effective. Burying the bottom July 10-11, 2020
of the fence at least 12 inches below ground or down 12 inches and out 12 inches is the best to deter digging. To keep squirrels out, extend the fence material over the top or put an electrified wire at the top of the fence. To prevent tree damage, you can try a repellent or wrap a 2-foot wide metal sheet around the trunk 6-foot above ground and prune tree limbs that extend over the roof to prevent access. You need to expand the sheet as the tree grows. If you are trying to keep raccoons out of your sweet corn or grapes, you can use one electrified wire at 8-inches high or two electrified wires at 6-inches and 12-inches height. A simple way to protect pumpkins and squash is to simply put a weighted box or wire cage over them. Use filament packaging tape to secure corn ears to the stalk to reduce damage. A motion activated sprinkler can be used to scare the animals. Taste and smell repellents work but with limitations. They must be reapplied periodically (read the
label) and you must change the active ingredient otherwise animals get accustomed to the smell and ignore the repellent. Look for repellents containing blood solids, putrescent egg solids (good for deer and elk) or capsaicin. New research that indicates Milorganite™, a fertilizer made from processed human waste (it is safe to use) repels rabbits. While it is legal to trap and relocate rabbits, squirrels and raccoons, this is a very bad idea and should not even be considered. In most cases, you have written a death sentence for the animal. Unlike humans who use their smart devices to locate the local grocery store and move into their own home, the animal doesn’t know where the food and water supplies are, and they have moved into another animals’ home (territory). Colorado Parks and Wildlife (CPW) nuisance wildlife regulations for relocation of these three animals are contact CPW before trapping animals (follow their trapping regulations), new
location has similar habitat, squirrels and rabbits are relocated within a 10 mile radius, raccoons within a 2 mile radius (to prevent disease spread) and finally and most importantly, you MUST (I can’t emphasize this enough!) have the landowner’s permission on who’s property you are releasing the animal, including municipal, county and state parks and open space properties. If you don’t have permission, you face a warning or fine. It is better to learn what you can do to prevent the conflict. You are not solving your problem by trapping and relocation. There is no guarantee that you trap the animal you think is the problem and you are creating a void that another animal will fill. Unless you remove all the squirrels in your area, you’ll still have a problem. Sharon is the Small Acreage Coordinator at Colorado State University Extension Boulder County.
