Rise in remote work reshapes where we choose to live More than half of employed Americans have tasted the freedom of working from home due to the coronavirus pandemic, and they like BY TOM it. Most Americans in this group, 75 percent, say they would prefer to continue their at-home work at least half the time after the pandemic subsides, if given the option, according to a new survey conducted last week by The Harris Poll for Zillow. By contrast, before COVID-19 only 7 percent of civilian workers could choose to work from home as a workplace benefit, though 40 percent worked in jobs that could be performed remotely, reports the Pew Research Center. important, so they’re looking for more affordable areas where they can have more space at the same price.” Where people choose to live has long been tied to where they work, which used to translate into a home that provided a work commute no longer than 30 minutes. Over the past decade, this requirement caused extreme home value growth in coastal job centers, which in turn precipitated an affordability crisis. But workers experiencing the pros of video chats instead of in-person meetings could broaden where homebuyers shop for a home. Half of those able to do their job from home say they would be open to a commute time to work of up to 45 minutes or longer. This willingness to live farther from work may translate into a post-pandemic recovery that mitigates over-amped housing demand in larger cities and drives a boom in smaller cities and exurbs. Those living in small, costly city apartments may be willing to trade easy access to
their workplace and public transportation for a larger home in a smaller city or suburb when it no longer comes with the worry of increased time and costs of a daily commute. In fact, nearly one-third of the 2,065 surveyed say they would consider moving in order to live in a home with a dedicated office space, to live in a larger home, and to live in a home with more rooms. The Harris Poll survey was conducted online from May 4 to 6, 2020. Quarantining at home: From busy beaver to zoned-out zombie Who knew what we were in for when we started sheltering at home? I started quarantining with my high-risk husband with a positive “can do” BY MARY attitude, a credit to my pragmatic LYNN BRUNY Mid-western upbringing. With this newfound home time, things were going to get done!
How has this plan played out? Unfortunately, my initial exuberance has gone, as my grandmother would say, “to hell in a hand basket” faster than COVID-19 can spread at a Missouri pool party. Sad, unrelenting reality has zapped my motivation. Here’s the quarantine timeline I’ve experienced:

Weeks 5 to 8: Reality hits The news was nothing but bad, bad, bad – a frying pan to the head each day. Closet cleaning was abandoned. Why clean at all given what’s going on? Who cares if our place looks like the program: “Hoarders, the Broken in Boulder episode”? I moved my old sweat pants and T-shirts from a high closet shelf to an easy-toreach drawer. (No, Marie, this did not “spark joy.”) Spanish lessons tapered off. ¿Cuándo terminará esto? (When will this end?) I no longer went on nearby hiking trails as they had become bottlenecked with large groups of mask-less potential spreaders. (Death by one snotty sneeze seemed a pathetic way to go.) Cooking lost its appeal and started feeling more like a

My old, comfortable clothes are never put away but are occasionally washed when my husband gives me that,“Heh, are you going feral?” look. I’ve stopped my Spanish lessons but when reading the news I find myself muttering phrases such as, ¿Qué infierno es esto? (What fresh hell is this?) Now walking around the neighborhood and seeing strangers’ faces without masks seems off putting, like they’re not wearing pants only ratty underwear. Cook? Yah, right. That’s so March 2020. Happy Hour has been replaced with We Got Through Yet Another Day Hour. Who knows what weeks 12 to 16 will bring? Hopefully not eating baked squirrel in stained sweat pants. ¡Muy triste! (So sad!) Todd is a sought-after speaker for the Boulder area market and oversees the operation of over 100 Realtors® at RE/MAX of Boulder. He has his finger on the pulse of our local housing market.

Can you give us a brief update about our local market? Todd Gullette: Certainly, our local market is showing signs of strength. Lower priced homes have been selling consistently and at very strong prices, and we are seeing multiple offers when a home is priced aggressively. For the most part, Boulder County has recorded a median price drop from March to May of 1.3 percent. Todd Gullette: Yes, absolutely, The National Association of Realtors® has upgraded their outlook on housing sales based on the countrywide numbers they are seeing. Freddie Mac has averaged the current 30-year mortgage rate to 3.14 percent and that should continue to strengthen our buyers and the investment community. Overall, Boulder County seems to most often outperform the country in economic vitality and resilience. Living soil
By Sharon Bokan Colorado State University Extension Boulder County One of the pleasures of spring is digging in the soil and that earthy smell but how much do we really know about the soil beneath our feet. According to Leonardo DaVinci, “We know more about the movement of celestial bodies than about the soil underfoot.” Although we’ve learned a lot since Leonardo’s time, we still have a lot more to learn. At the core of any property, and critical for plant growth, is soil. Soils store and release nutrients and water to plants for growth, and secure plant roots. Colorado soils are about half mineral from decomposed or eroded rock, with the remaining half divided between air and water, and a small organic material percentage. The mineral portion consists of clay, silt, sand and gravel/rock particles. The proportion of each determines many soil properties, such as water holding capability and tendency to compact.

Here’s a visual comparison of the three particle sizes; sand is a basketball, silt is a ping pong ball and clay is pea size. Sand particles,
have smaller air pockets and hold water better than sandy soils. Clay particles are the smallest and can readily compact, driving oxygen out of the soil. While most people understand that plants use carbon dioxide and give off oxygen, many do not realize that plant roots also require oxygen. If the soil is compacted, there is less oxygen for the roots, and plants can be stressed and vulnerable to disease and environmental disorders. Compacted soils do not allow good water infiltration or root growth. So why not just add sand to clay soils or clay to sandy soils to prevent compaction or improve water holding capability? Doing either of these will produce one of the earliest known building materials, adobe bricks. The best amendment for our soils, either sandy or clay, is organic matter, which helps the water holding capability of sandy soils and lessens compaction in clay soils and feeds soil organisms.

that best practices are used in constructing the house. Building inspectors make sure building codes are obeyed on behalf of the municipality they work for. A home inspector is an independent, third-party working for the home buyer. The fact that a house has just been built does not mean it is perfect. Your new home is a system of interdependent parts. Each individual part may have an impact on the operation the other parts. Considering all the subcontractors who participated in the home’s construction (roofers, carpenters, plumbers and electricians) you can get a feel for the complexity of building a new home. If deficiencies or safety issues are identified during a home inspection, the builder can repair or correct them before closing. Finally, the last thing the buyer of a brand-new home is considering is the possibility of selling at some point in the future. However, when you decide to sell your formerly new home, the next buyer will likely get their
own home inspection. Deficiencies that date back to the original construction will be discovered; things you may never knew existed. At this point, will be too late to get the builder involved. New home buyers can certainly skip the home inspection stage, as can any other homebuyer. The risk in this is that unknown issues with the home could crop up after move-in, when it is too late for the builder to fix it. A new construction home inspection will give you the benefit of a third party looking evaluating the house. It will give you valuable insight into the houses’ positives and negatives, all houses have both. An independent home inspection can add value by evaluating the overall quality and design of the building, and it will give you a good idea of maintenance items to keep your eyes out for in the future. The following are just a few of the reasons for inspections on newly built or under construction homes. 12

The builder’s inspector works for the builder, not the buyer. Some builders hire their own, third party inspection company to escort new homeowners around the home and look for issues. Inspectors that the builders provide are paid for by the builder and may not be impartial. An inspector hired by the buyers are working in the buyer’s best interest. Most large national home building firms as well as many local builders will welcome a home inspector as another set of eyes. However, there are builders who do not want independent home inspectors on site. Buyers should make a point of having their own home inspection before signing a sales contract. Municipal building inspectors are not the same as home inspectors. Local municipalities and counties follow building codes that are designed to keep people safe. Building codes are the minimum standards for construction of buildings. Building to code is simply complying with local minimum standards. Codes do not guarantee

Living soil (continued) Beside the inert portion in soil there is a whole system of vertebrates, invertebrates, insects, arthropods, bacteria, fungi, protozoa and other microorganisms that call the soil their home and support plant life. Within one teaspoon of soil you might find 62,000 algae; 72,000 protozoa; 111,000 fungi; 2,920,000 actinomycetes; 25,280,000 bacteria; and 50 nematodes. This doesn’t even count the earthworms, insects, and larger mammals such as prairie dogs and gophers. What do all these organisms do? The vertebrates mix the soil, moving subsoil to the surface and mixing it with topsoil. Insects, arthropods and earthworms mix the soil, ingest some of the organic material, and contribute organic material via their waste products and dead bodies. Algae cycle water and nutrients by producing organic acids that help make nutrients available to plants and organisms. Algae do not decompose organic matter but their growth produces additional organic matter (their dead bodies).
Fungi actively decompose organic matter and can form symbiotic relationships with plants. Plants provide fungi with food and the fungi enhance the availability of various plant nutrients (P, Zn, Ca, Mg, Mn, Fe and Cu) to the plants. Bacteria are critical in altering soil chemistry. Some bacteria transform carbon dioxide and inorganic minerals and chemicals from either unavailable or toxic chemicals to nutrients available to plants. Other bacteria rely on organic material for their own nutrients that they then transform into plant nutrients. Protozoa control the soil bacteria populations. So next time you work in your garden or go for a hike, think about the life that is taking place beneath your feet. Sellers need to prepare and present their property in the best possible light to help ensure the highest equity of return. Here are some of our top tips for those looking to sell their properties in the current season.
4. Hire a professional stager. Staging is a powerful marketing tool in which a property is prepared and styled to appeal to the largest number of potential buyers. 5. Ensure curb appeal. Your property should be just as appealing on the outside as it is on the inside. This is especially important as it will impact photography as well as potential buyers who may drive by your property prior to scheduling a viewing.
1. Use a professional real estate agent. The right real estate agent _ one who knows your market _ can go a long way to make sure your property is properly priced and presented.
8. Add lighting. A light and bright home will have more attractiveness and appeal than a dark and gloomy one. From adding recessed lighting to integrating floor lamps and table lamps, adding as much as light as possible is key. 9. Paint. This is one of the least expensive cosmetic changes a homeowner can do. It can go a long way to helping a property appear clean and fresh.
10. Don’t delay. While your need to sell may or may not impact your timeline, with interest rates still low, real estate remains an attractive investment.
