Coronavirus and mortgage relief: Forbearance options The coronavirus has led to an unprecedented spike in unemployment in across the nation. During the Great Recession from 2008 to 2012, BY DUANE the highest DUGGAN number of Realtor and Author people without RE/MAX of Boulder jobs reached 15.3 million. Now, over 26 million workers have filed jobless claims in a five-week period, according the U.S. Department of Labor. Combine that with the 7.1 million people who were unemployed prior to coronavirus, and this equals over 33 million unemployed workers for an unemployment rate of over 20%. This is the highest level of unemployment since 1934. As a result of these recent job losses, unemployed homeowners are suddenly unable to make their mortgage payments. During the Great Recession in 2008 to 2012, many homeowners buried their heads in the sand, which led to a high volume of mortgage delinquencies, defaults, and foreclosures. That’s the worst thing you can do. If you have just lost your job because of coronavirus, the first step you should take is to immediately contact your mortgage lender and make them aware of the situation. If you neglect this issue and stop making your payments, your mortgage lender will likely start the process of foreclosure soon. Do not simply stop making payments because you think the national news, which has been widely reporting on mortgage relief, said it was okay. During the 2008 to 2012 recession, the terms “short sale” and “forbearance” were commonplace terms. A short sale happens when the value of a home at time of sale exceeds the balance due on the mortgage. Forbearance has suddenly come into play as people have been losing their jobs and the CARES Act was signed into law on March 27, 2020. However, the CARES Act only applies to mortgages that are federally owned or backed. Forbearance isn’t as clear cut as a short sale. It can mean many things. A mortgage forbearance could be a

full moratorium or suspension of payments, or a reduced interest rate and/or reduced payment. It could also mean the accumulation of past due payments into one big balloon payment. In some cases, in might mean adding interest and principal payment to the back end of the loan. Skipping mortgage payments may sound like a “free lunch,” but nothing could be further from the truth. There are a variety of mortgage loan types in place. However, regardless of loan type, the first step is contacting your mortgage lender. The loan type will dictate the different options for forbearance that might be available. When you contact your lender, you should know in advance which options could considered, and what the advantages and disadvantages might be. •

Forbearance essentially means “holding back” foreclosure. The first option is to do everything you can to keep paying your mortgage. If that isn’t possible, and the lender says it won’t affect your credit by accepting a forbearance, be sure to ask your lender to make that promise in writing.

The lender might offer to add the deferred amount of principal and interest payment to the back end of the loan. Over time you pay more interest, but it removes the need to deal with a balloon payment or a sudden increase in monthly payments.

The lender might offer a modification of the loan. A loan modification could result in re-doing the entire loan, including its length and interest rate. Lengthening the loan and lowering the interest rate could make the payments more affordable for the long run. It would avoid the need for the challenge of meeting balloon payments and/or increased monthly payments.

Understanding all of the options available to you will help you make your decision relative to taking a forbearance. Using forbearance for mortgage relief is serious business and can be a difficult decision. Be sure to consult your mortgage lending professional and attorney for advice on choosing the option that will work best for you.

Denver among top 10 cities best for refinancing now With an average mortgage interest rate of 3.33 percent, homeowners are rushing to join the refinance boom – even in the face of the pandemic BY TOM uncertainties. KALINSKI And lucky RE/MAX of Boulder homeowners in some metros – like Denver – could save a lot more than others. The Denver area is No. 7 on the list of metros nationwide where homeowners will save the most money – an average of $159 in savings each month, according to Realtor.com. To determine where homeowners can save the most by refinancing their loans, Realtor.com data experts compiled a list of metros that offer the highest monthly savings, after fees. Only one metro per state was selected – otherwise California markets would have filled the first five slots on the list. Even so, there’s commonality

over the same period and home prices have risen 33 percent in the past three years. The state of Utah currently has the highest refinance approval rate in the country. Here’s the list of where homeowners can save the most: • among metros listed: each has experienced significant price appreciation recently. This holds true for the Rocky Mountain regional city of Denver – ranked No. 7 – and nearby No. 10-ranked Salt Lake City. Both have seen an increase in home prices and population in recent years. In Denver, home values rose 58 percent over the past few years and the city of Denver’s population grew nearly 20 percent in the past decade, reports Realtor.com. The population growth fueled housing demand, which resulted in rising prices and full-price sales. In neighboring Utah, Salt Lake City’s population grew 7.6 percent

Since the beginning of the year, millions of homeowners have rushed to refinance with historically low mortgage rates. Though mortgage rates rose after the initial pandemic economic shock, they have settled once again. Along with so many aspects of life during the pandemic, mortgage rates have been on a wild ride for the last two months.

Currently, the expectation is for interest rates to remain low and possibly drop further. The Mortgage Bankers Association anticipates rates will remain around 3.2 to 3.3 percent for the next several months, ticking up slightly to 3.5 percent by the end of the year. Experts say mortgage lenders – unable to keep up with the demand – sometimes try to slow the flow of refinancing requests by raising rates. For this reason, it’s important to shop around. What is a home inspection? including but not limited to plumbing, electrical, roofing, doors/windows and siding. An appraisal determines the value of a property. While not all states or municipalities regulate home inspectors, there are professional associations for home inspectors that provide education, training and networking opportunities. A professional home inspection is a snapshot in time of the current condition of a house. It is not a building inspection; building inspection is a term often used for building code compliance inspections in the United States. Most inspectors, at a minimum, will invite you and your agent for a walk-through with them at the end of the inspection. You can ask to attend the entire inspection if you wish. If this is the case plan on being there for several hours. Your inspector should explain your home’s systems and give you maintenance tips. This contingency provides that if significant defects are revealed by a home inspection, you can back out of your offer, free of penalty, within a certain timeframe. A home inspection is an added expense in the process of purchasing a home but in the long run you will be glad you did it. The inspection can reveal problems that you may be able to have the current owners to fix before you move in, saving you time and money. Or, you may ask for a reduction in the asking price. If you are a first-time homebuyer, an inspection can give you a crash course in home maintenance and a checklist of items that need attention to make your home as safe and sound as possible. T

hree years ago, Jonathan and Amber Saunders were elbows deep into a remodel of their Colorado home when they noticed the whites of their son’s eyes looked yellow. Their son, Greyson, rapidly degenerated into an immune-mediated form of liver failure and subsequent bone marrow failure. He lost all ability to make his own blood, including infection-fighting white blood cells. At the same time, massive mold growth was uncovered during the Saunders’ home remodel, and since Greyson’s treatments lethally heightened the risk of secondary infections, the family was forced to bounce between hotels, hospitals and temporary apartments. Amber recalled, “Construction sites and mold spores were enemy number one. To keep Greyson alive, we had to live in strict isolation – no school, no friends, no sports.” 6

She continued, “Our life was in shambles. We were so stressed, isolated and completely terrified.” That’s when a hospital social worker mentioned Brent’s Place,

a Denver non-profit that offers safe-clean housing for families and their children experiencing medical crises. Located a few blocks from Children’s Hospital Colorado in Aurora, the space has pioneered best practices in social distancing and medical hygiene, as well as support for immuno-compromised children in treatment and recovery. The Saunders moved onto the Brent’s Place campus the day before Greyson’s bone marrow transplant and stayed through recuperation, a total of 87 days. “Brent’s Place changed our lives literally overnight,” Amber said. “All of our complicated housing and financial stress was lifted when they gave our family a safe, clean, fully furnished home for as long as we might need it. They fed us, nurtured us, provided us with opportunities to play, laugh, cry and to connect with other families. Brent’s Place helped us learn how to dance in the rain,” the Saunders’ phrase for living fully.

Brent’s Place: A safe-clean home for lives fully lived The Brent Eley Foundation, the nonprofit behind Brent’s Place, was created in 1997 by Donn and Linda Eley as a tribute to their son, Brent, who was 13 when he was diagnosed with rhabdomyosarcoma and relocated from Colorado to Iowa with his family for a bone marrow transplant. “They faced the difficult responsibility of finding and maintaining a safe-clean home away from home,” said Sean Myerhoffer, CEO of Brent’s Place. While the Eleys returned to Denver without Brent, his memory endures in the foundation’s two-building campus near Children’s Hospital Colorado. Today at Brent’s Place, families not only receive a safe-clean place to hover between hospital and home, they also, like the Saunders, “are given a place to take a breath,” Myerhoffer said. “Here we can still make birthdays happen,” he added. Family services encourage families psychologically and connect them with financial assistance. “At the end of it, our hope is that the family is intact mentally, physically and spiritually and can rebound with their lives,” Myerhoffer said. “Without support, these things can tear a family apart. We want to stand next to a family and help the most we can.” Boulder Creek Neighborhoods: A partner for lives fully lived Yet the Brent’s Place inspiring stories of lives fully lived couldn’t happen without the support of partners. Because Brent’s Place puts no financial burden on families already dealing with the incomprehensible, the non-profit relies on individual and corporate support, with Boulder Creek Neighborhoods among the foundation’s top partners for seven years, Myerhoffer said. “We are passionate about Brent’s Place,” said Jessica Champlin, Chief Revenue Officer at Boulder Creek Neighborhoods. “We are known for being passionate about giving DAILY CAMERA / TIMES-CALL


people the opportunity to live their lives fully. Our low-maintenance communities allow homeowners additional free time – they don’t have to worry about mowing lawns and shoveling snow,” she says. True, Boulder Creek has made a name across the Front Range with their signature style of low-maintenance living, currently offered in 10 neighborhoods from Littleton to Longmont. “We believe in “lives fully lived” – for our homeowners, of course,” Champlin says, “but also for our employees and the broader community that we serve. That’s how we got involved with Brent’s Place Boulder Creek Neighborhoods began their partnership with Brent’s Place in 2013. “We have been grateful to support Brent’s Place in their quest to help families who just want to live their lives fully,” says Champlin. Boulder Creek donates a day’s stay for a family at Brent’s Place for each Boulder Creek home sold, as well as sponsoring Brent’s Place’s annual carnival fundraiser. Additionally, several times a year, Boulder Creek teams and their families prepare homemade meals for Brent’s Place residents and staff, and during the holidays, they gather toys for the children of Brent’s Place.

One summer, the entire Boulder Creek Construction team showed up at Brent’s Place to repair the playhouse. “That was a good time,” says Champlin, “seeing our rather burly construction guys doing interior work on the rather small kid’s playhouse.” Champlin said she loves “pulling together a group to cook for Brent’s Place,” which involves shopping for and preparing 80 to 100 meals for all of the families. “We get to talk to the kiddos, and you see the hardship on the parents’ faces,” she said. “I feel immensely fortunate to work for

an organization that cares about giving back in a meaningful way.” Brent’s Place CEO Sean Myerhoffer said the connection between Brent’s Place and Boulder Creek Neighborhoods is “a match made in heaven.” He affirmed, “We share Boulder Creek Neighborhoods’ values to help people live purposefully. We want people to be able to say with our founder, to paraphrase, that despite the challenges they were facing at the time, they got to spend time with (their child), and the support of their family and friends made for a full and rich life together. That is a guiding principle for our work here at Brent’s Place.” Brent’s Place houses nearly 60 families at any given time, all of whom are referred to by a hospital. About half of the families served per year are from Colorado, with the remainder traveling from nearby states for treatment. Unlike other hospitality homes, Brent’s Place offers long-term stays, though Myerhoffer said the need is great and the waitlist long. University Extension These everyday things make us happy; it’s how we sow community as well as gardens. We know that big things can come from a single seed, that an individual flower, combined with dozens or hundreds of others can turn a vacant lot into a paradise. These things the garden teaches us, along with the importance of sharing resources so all can thrive. Historically, gardeners have come together to help our nation weather critical food shortages and cope with a struggling society. We’ve done so since 1917 when America became embroiled in WWI which took our young

farmers from fields to front lines, disrupting food production and supply. Citizens across the nation were encouraged to grow their own food as a means of easing shortages, boosting mental health, and providing exercise. Charles Lathrop Pack organized the National War Garden Commission to encourage Americans to contribute to the war effort by planting, harvesting,

and storing their own fruits and vegetables. This eased demand on food, which could then be sent to our war-torn European allies. With the armistice in 1918 ending the war, Americans were encouraged to continue their gardening – now called Liberty Gardens – by the National War Garden Commission as a means for helping the country recover. Nationally, three million gardens were planted in 1917 and by the end of 1918, over 5.2 million gardens were cultivated as part of the Liberty Gardens effort. Interest in Liberty Gardens waned after a few years but was revived during WWII when food supplies again were strained, and more extensive rationing was in place. In 1943, Eleanor Roosevelt planted a Victory Garden on the White House’s South Lawn. Though largely symbolic, the Victory Garden on the White House lawn was the First Lady’s call to action for the national movement for home grown food to help alleviate shortages. The movement for Victory Gardens in World War II resulted

Try these affordable designer hacks By Cathy Hobbs Tribune News Service Good design doesn't have to be expensive to look expensive. Further, just because a decor item costs more doesn't necessarily mean it is better or higher quality. The trick in achieving a look for less is in many cases to look for

affordable alternatives to blend into your existing decor. Here are some affordable designer hacks. 1. Use ottomans and benches instead of case goods when possible. For example, instead of placing a large cabinet against a wall, why not opt for a bench or ottoman instead? Need a piece that can store items inside? Consider a console. 2. Add lighting. From lamps to even ceiling pendants, lighting doesn't have to break the bank and can add affordable and instant glamour. 3. Consider traditional rug

alternatives. While all-wool rugs may be desired, a poly blend or even an outdoor rug will be less expensive. 4. Consider textured material such as faux fur and hides. 5. Shop for pieces that aren't all wood. For example, a piece of furniture that may be a mix of wood and glass or wood and wicker will come with a less affordable price tag. 6. Place small pieces of identical or similar art in a pattern or series as an alternative to a single largescale artwork. 7. Look for living room or family room seating alternatives to sofas and chairs such as a chaise,

overscale ottoman or bench. 8. Use mirrors as alternatives to traditional artwork. 9. Go homemade! What would be more special than making something yourself? 10. Add affordable accents such as greenery or books. Whether real or artificial, greenery can be an affordable way to add accents to your space. Books also top the affordable accessories list. Coronavirus daze: Bugs as entertainment One of the “charming” factors of my old house is that Western conifer seed bugs show up inside – just three at a time – when we have a temperature dip BY MARY LYNN BRUNY like during a cold spring rain or snow storm. In terms of bugs, I like them. I think they’re kind of cute, and find it interesting how they crawl very slowly and deliberately with their long legs and tweaky antennae. They have always piqued my interest. I imagine some entry point where a beefy bug bouncer maintains this strict inside bug allocation. That’s a lot of house square footage per bug. Obviously they’ve been successfully practicing social distancing from the get go. I usually gently pick these bugs up and relocate them to the great outdoors. My husband says I send them out only so they

can come back in, and that it’s a never-ending loop with the same three bugs. It’s like they go out and get some fresh air, then keep coming back. But now, as my stir craziness is seriously ramping up, and I’m looking for new ways to entertain my small but active brain, I’ve decided to let the bugs have free reign of the house and see what they get up to. Let them “shelter in place” with us and be part of our “pandemic pod.” There is one that comes in our living room window and then crawls over to our bookshelves. Usually I remove him before he gets too cozy there. But now I think we can play a game: Which shelves will he make it to? Does he go for classics or easy reads? Kind of like Bug Bingo. Sure it will be a slow process to watch, but with music, drinks and snacks it could be fun. (Secret: Just about everything can be fun with music, drinks and snacks.) Another bug comes in a window of my second floor office (obviously a very serious and hard worker), and then crawls

across the floor and down the stairs to the first floor. I usually pick him up en route. But now I’m wondering, where is he trying to go? This is a mystery I apparently now need to solve. Is he, like me, just heading to the refrigerator? The third dude starts in our bathroom, hangs out there for a bit (it’s warm and moist after all), and then saunters into our bedroom. Once, and only once, one bug crawled on my face just as I was falling asleep in bed. That, it turns out, is not a good feeling. You think that would have put me off these bugs, but no. I hold no ill will against the majority for one bug’s crossing of the social distancing line. It was probably young and thought social distancing was unnecessary, something only old bugs need to do.
