Colorado Horse Rescue is in urgent need of financial assistance and temporary foster homes

Everyday during this pandemic, people have asked me, “How can I help make a difference?” If you are an animal lover, I know a great way. BY KAREN I’m involved LIBIN with a local KL Realty organization that is in urgent need of assistance. Since 1986, the Boulder County non-profit Colorado Horse Rescue (CHR) has been saving at-risk horses that otherwise would be sent to unsafe situations or slaughter facilities. Every day, CHR provides continuous care, rehabilitation and training for 60 horses, as well as supporting up to 20 additional horses in foster care. They also help educate horse owners and potential owners through equine clinics. In 2019 they facilitated the adoption of 61 horses into loving homes. All this amazing work takes an incredible amount of effort and resources, provided by a devoted staff and volunteers, and generous contributing individuals. But now these much-needed services are at risk due to the fall out from COVID-19. To ensure utmost safety, CHR has reduced its staff of volunteers from 100 to 10, obviously resulting in an immense amount of additional work and pressure on the staff.

The center has had to close to all visitors, thus losing valuable drop-in donations. They have also had to cancel all revenuegenerating clinics, putting them in an even more precarious financial situation. Most distressing is that all this is happening when CHR’s services are needed the most: Many horse owners are facing financial hardships and don’t have the resources to pay for boarding fees or hay. The organization’s Leg Up Program addresses this situation by providing devoted horse owners with temporary financial support to help them keep and maintain their horses. Unfortunately this program is now inundated with applications and funds are running out. Additionally, horse surrender applications are increasing as more people lose their jobs and

simply can no longer afford to care for them. CHR is working hard to establish temporary foster homes to meet this growing need. Please help if you can. More than 3 million Americans have home loan forbearance By Steve Brown The Dallas Morning News Almost six percent of homeowners nationwide with loans have asked for payment relief. The number of homeowners seeking payment forbearance rose from less than four percent last week, according to the Mortgage Bankers Association. “With over 22 million Americans filing for unemployment over the past month, homeowners are contacting their mortgage servicers seeking relief, leading to a sharp

increase in the share of loans in forbearance across all loan types,” Mike Fratantoni, the mortgage industry trade association's senior vice president and chief economist, said in the latest report. “Mortgage servicers continue to receive a very high level of forbearance requests, but volumes were down somewhat compared to the prior week. “Given that lockdowns and associated job losses will continue in the coming weeks, forbearance inquiries will likely rise again as we approach May payment due dates. “Borrowers facing COVID-19-

related hardships should contact their servicer to review all of their options.” About 3.5 million U.S. home loans are already in payment forbearance, the American Enterprise Institute estimates. The Mortgage Bankers Association survey covers almost 77 percent of the country's firstmortgage servicing market. Clean your vents and baseboards Heating and vent covers accumulate dust over time and cleaning them can help reduce allergens in your

Move the bed, empty out any storage boxes you might have underneath, and vacuum the dust. You might be surprised at some of the things you’ll find like missing reading glasses or phone chargers.

Clean your bathroom drawers This is another task we put off when we don’t have the time. Bathroom drawers take a lot of daily abuse. Empty the drawers and then clean/ disinfect the inside. (You will likely find hair, spilled makeup, toothpaste, etc.) Once the insides are clean, toss the junk and reorganize what’s left.

Straighten up/clean your entryway Whether you have a large foyer or a tiny coat stand, things accumulate in our daily life. Reevaluate your hooks: Are they helpful, hanging at the right height, do you need more or fewer of them? Vacuum or shake out any door mats you have, then purge any knick-knacks or unused items laying around.

Closets Even the most organized among us can have cluttered closets. Take advantage of this time to de-clutter. Begin by taking everything out of the closet, purging what’s no longer used, and cleaning the interior. If it’s a clothes closet, sort your clothes by category, hang delicate items and stack thicker things like jeans. Put your most-used items at the front, while seasonal or rarely used pieces can go up higher or in the back. If you can’t remember the last time you wore something, maybe it’s time to get rid of it.

Label your supplies Labels can go a long way in creating a more organized household. Use storage bins or containers in your kitchen pantry, under the bed, or in

a linen closet. A label maker works great if you have it, but you can also write on regular paper and tape the labels on. Clean your small appliances Most likely you clean out the refrigerator and wipe down the stove on a regular basis. Small appliances are often neglected. Hand-wash all the removable parts of your coffee maker and run a few brewing cycles with distilled water. Empty out your toaster oven or toaster trap door and then shake the appliance over the sink to remove loose crumbs. Clean your microwave inside and out, being sure to remove the turntable and clean underneath it. I am sure you can come up with many more tasks to add to the list. Coronavirus and real estate: Counting our blessings Everyone morning when we wake up, we have to wonder, “when will this all end?” But in fact, that’s the wrong question. The coronavirus has wreaked havoc on our economy and the death toll is heartbreaking, so it’s hard to see the good. But looking at the bright side of things, it’s good this crisis didn’t happen 40 years ago when I started my career. If it had taken place then, the coronavirus may not have been identified until it was even more widespread. Moreover, from a real estate point of view, there were no virtual tours of homes, no digital contracts and no electronic closings. The transformation of the real estate industry in the last four decades has helped us weather this difficult time. Today with coronavirus, change has accelerated very rapidly. In fact, many of those adaptations will likely become a permanent part of the real estate industry. However, while all updates might prove to be superb tools, nothing will replace personal visits between home buyers and their potential home. It’s time to aerate your lawn After our last round of heavy wet snow, spring has sprung along the Front Range. Birds are chirping, flowers are blooming and spring chores abound! BY DERYN On a recent DAVIDSON neighborhood Colorado State University Extension chat group, the Boulder County topic of core aeration came up. This is one of the best things you can do for your lawn and now is a great time. It helps reduce soil compaction, increases water infiltration to the turf roots and helps keep thatch build-up to a minimum. This relatively simple task improves the overall growing conditions of your turf and will result in a healthier lawn. It is recommended that you aerate your lawn at least once a year, twice if you can swing it. Spring and/or early fall are ideal times because the grass will have time to quickly recover and it’s not

too hot when the grass might be stressed. You can aerate your lawn yourself by renting a machine, or hire a professional. In most instances I’m a DIYer, but this is a service I would look to the pros for help with. The machines are big and heavy, and the job is done fairly quickly, so why not let them handle it. Landscape and lawn care companies are on the list of essential services, so they are out there and ready for work. Whether you hire someone or tackle it yourself, make sure the machine being used is a core aerator. It will have metal tubes or tines that remove plugs of soil and that is the key. The goal of aeration is to make your lawn “Swiss cheese” with as many holes as is reasonably possible. Different, seemingly similar machines have spikes that push holes into the ground which compacts the soil more. There are few steps you’ll want to do before aerating. Check the moisture level of your soil. You don’t want it too dry because the

machine won’t be able to pull good, deep plugs and you don’t want it too wet because the weight of the machine may tear up your lawn and the plugs can get stuck if the soil is too muddy. If you need to water your lawn a few days prior, go for it, or if you can time it after a period of natural precipitation that’s even better. You also need to mark your sprinkler heads, cable lines and any shallow irrigation lines with flags, paint or really anything that shows whoever is running the machine where those are. The metal tines should ideally go 2-3” deep and will easily punch through most things in its path. Now, back to the Swiss cheese. For a typical lawn you want the holes to be on roughly 2” centers which means several passes going in different directions; up, down, diagonally, etc. If you’re doing the work yourself you can make that happen, if you’re hiring someone, you can ask them to make several passes to ensure adequate aeration. Once the work is done, your lawn will be covered in the plugs and look pretty roughed up. That’s

ok! It’s best to leave the cores on the lawn as they will break down over time, especially once you start mowing regularly, and add great organic matter to your lawn. If you don’t want to leave them, you can rake them up and add them to your compost pile. Post-core aeration is a great time to seed or fertilize. The holes make perfect germination chambers for seeds, and fertilizer will drop down to the root system after a good watering. If you plan on putting down crabgrass preventer then you’ll want to wait until August to seed because the crabgrass preventer will kill all seeds including the grass seeds. Using your home gym or equipping your space Now that social distancing and closed workout facilities mean we can’t go to the gym, it’s time to freshen our at-home workouts. You don’t need a BY TOM home gym or KALINSKI workout room RE/MAX of Boulder to burn those calories – a small space will do. Although if you do have the space, now might be a good time to turn a room into a home gym or exercise room if you foresee selling your home down the road. It will add to perceived value as a differentiator to the “desirability of your home to a certain set of buyers,” according to Realty Times. For starters, many workout studios are keeping your mojo going with online classes. From yoga studios like Core Power to creative workout locations like Boulder’s Movement Collective, online workout classes are great options. Or you can forego the screen

and stay in shape with these easyto-use fitness accessories. Here’s inexpensive equipment that you can buy online and doesn’t take up much storage. Check the Internet for guides and tips on how to use these workout aids. Hit the mat If you don’t have a yoga mat, now is a good time to get one. It’s good for a yoga or Pilates workout and also core body strengthening floor exercises. Have fun with a stability ball These inflatable balls can be used for core, leg and upper body workouts as well as stretching. Stability balls come in various sizes, but the most versatile size is 55 centimeters. Plus, you can sit on it instead of your desk chair. It’s fun to do and some say it’s better for your back. Pump free weights For increased toning and strengthening, add weights to your workout. Lighter weights are good for muscle toning. If your goal is to build muscle, go for heavier

weights. Get jumping If you want to get your heart pumping, grab a jump rope and start spinning it. If you live on the second floor, it may be wise to be courteous and take your jump roping outside. You can also share this toy with your kids. Get a burn with core sliders These sliding pads deliver an undeniable workout for the abs. You’ll be surprised how your legs, arms and abs burn with a few reps. Flex with resistance bands Address major muscle groups with a range of lengths, resistance levels and sizes. Roll on a foam roller To help with those sore muscles, get a foam roller. Rolling your body on this applies pressure to tight muscles, tendons, and ligaments. A great finishing touch to a workout, foam rolling can improve blood flow and flexibility and relax sore muscles.

Keep it clean It’s always important to keep your home fitness equipment clean. Today disinfecting your equipment is more important than ever. Spray your equipment down with a disinfectant spray and wipe it dry when you’re finished. For storage, most of this equipment will fit easily in your closet between workouts. With these aids and a little sweat, you’ll feel and look great without leaving home. And when this “stay-at-home” period ends – as it surely will – you’ll be in great shape and have a new routine that’s easy and low cost to keep up.
