T

he biggest liar gets the listing is a common saying among real estate agents. To gain new listings, agents have an incentive to inflate a home’s value. This is because many sellers think their home is worth

more than it actually is ... and with this overly ambitious amount in mind, they want an agent who will validate their price. But the harsh reality is that -- even in a market as hot as ours -- an overpriced listing will tend to languish, and almost always end-up closing at a discounted amount. This is true whether you’re selling a multi-million dollar mansion or a cozy condo. However, armed with an honest listing price, you’ll attract the highest number of qualified buyers, and create the greatest opportunity to sell your home for top dollar. And this why you should always work with a Realtor ® who will place YOUR best interests above ‘landing the deal’. When considering an agent to list your home, focus on their track record, reputation, marketing plan and service offerings (and NOT the grandeur of their promises). For over 15 years, Heather Horvath has been serving the best interests of East Valley residents. If you’re ready to move-in, move-out, or move-up, call and chat with Heather today.

HUMAN CONNECTIONS BY RICHARD ORDUNO Community Manager

If there is one word that symbolizes what it means to live in Power Ranch that word is connections. The Power Ranch community offers a large value in human connection through the many clubs and classes offered to residents, the various lifestyle events that bring people together, trails, fishing lakes and parks that invite and promote outdoor living or the simple yet impactful sidewalk chalk messages that remind us we are all in this together while dealing with COVID-19. Power Ranch is about creating opportunities for connections. The Board and management team are pleased to introduce the latest opportunity for residents to connect in the newly redesigned and repurposed Ranch House meeting space. There are many Power Ranch residents who do not work in a traditional office environment. They may be self-employed such as real estate agents, personal trainers, life coaches or IT consultants. They may work for companies with

corporate offices located in different states or countries. Some of them we see weekly as they quietly work at a table in the Carriage House. Staying connected can be challenging as we’ve learned with the recent shut-downs and stay at home orders. With that in mind, the Ranch House has been redesigned to encourage those residents to abandon their home offices (in some cases, the kitchen table) and give our new work space a try. Internet speed has been enhanced, new tables & chairs installed and a new conference room created should you need to meet with a client. More importantly, come connect with other Power Ranch residents that share your work model. We look forward to re-opening all of our amenities and making this new space available once again.

CREATING MORE SHADE BY JULIE DEMARS

Community Standards Coordinator

Happy Spring Power Ranch! The temperatures are starting to rise and the sunshine abounds. This is the time of the year when we here in Arizona begin to think about shade! Sometimes this means we begin planning to increase the shade opportunities at our homes in the form of pergolas, gazeboes, Ramada’s or even shade sails. If any of these shade increasing options are on your “to-do” list, please take a moment to review the Design Guidelines for Power Ranch as well as submit your plans for review by the Design Review Committee (a group of volunteer homeowners) prior to starting any work on your project. The Guidelines and request form can both be found on www.mypowerranch.com. Thank you for continuing to be a good citizen of the beautiful community that is Power Ranch.

SINCERE APPRECIATION BY GARY WHELCHEL

Board of Directors | President

We appreciate the awesome cooperation of our residents during this difficult season in our country as many of the decisions made by the Board and management have curtailed the usage of our fabulous amenities. It is heartwarming to see some of the ingenuity and positive activities that have been sprouted up; such as the inspiring chalk messages on sidewalks, emails of thanks to the association staff and let’s not forget the cheerful #lemonadecampaign. When life gives you lemons, lifestyle makes lemonade. Our lifestyle team has been instrumental in developing a broad spectrum of virtual opportunities to offer our residents; such as virtual field trips for children, online exercise classes, tips and tools from community leaders on ways to stay positive and focused in these uncertain times. New episodes are published weekly on our social media pages and I encourage you to take a moment and listen to the messaging. In addition the lifestyle team has been planning for the upcoming summer season with their three R’s in PR campaign. It’s never too early to get excited about pool time and be reminded to practice proper pool etiquette at all times. This means to use the Restroom, Rehydrate and always Reapply. It is our hope that the COVID-19 “shelter at home” will end soon (maybe by the time you read this), and all of our residents can wake up one morning to a return to “normalcy”. From your HOA Board - Thank you for your patience, we appreciate your understanding, and stay safe.

EXCITING CHANGES FOR POWER RANCH RESIDENTS BY AMY BARRETT

Communication Coordinator

Are you ready for a community website that truly represents the beauty and culture of Power Ranch and its residents? How about the ability to access the community event calendar and availability of rental facilities with just one click? Since I joined the Power Ranch Association team I have been working endlessly to find a solution to the current community and rental facility websites. It brings me great joy to bring both of these projects to fruition this May. The new website (same URL mypowerranch.com) will be rolled out to residents with an ease of use that even an eight year old child could navigate. The site will offer new and improved functions such as an online request for your quarterly HOA statement, the ability to submit a work order request online and an online design modification application form with the capability to upload your documents directly. This updated site will include navigational changes, with a better user experience for both mobile and desktop versions. Amongst the many new features the site will also contain a search option, assisting our residents in navigating to their desired content with one click. Keep updated with the latest project information and rollout announcement by following us on our social media pages and make sure you are subscribed to the weekly PowerLine e-newsletter. Additionally, I will be creating short “How to videos that will walk you through the steps of creating your new account, how to request rental space and how to register for one of the many upcoming lifestyle community events.

3R’S IN PR BY REBECCA HILL

Manager of Lifestyle Services

The “3R’s in PR” Campaign began during the school district’s spring break as we had hoped to have a big splash as the weather heated up. The intention of the campaign was to provide useful tools, dispel some misconceptions and provide fun activities to help families remember the importance of bathroom breaks, keeping hydrated and to re-apply sunscreen. Our main objective was to prevent pool shut downs throughout the summer due to fecal contamination. So here are some of the facts: 1. Most of the fecal accidents in our community pools are

not caused by the lack of swim diapers used on babies. Generally, the “accidents” are from children ages 4 - 7 who have not taken a bathroom break in several hours. 2. Children should be taking bathroom breaks every 45

minutes. We understand they are having fun swimming and don’t want to stop playing to get out of the pool, however it is important to not only take a bathroom break, but equally important to rehydrate and apply more sunscreen. We encourage parents to set alarms on their phones and remind their children to stop and use the restroom. Encourage your child to always try to go to the bathroom rather than asking if they have to go. If asked, most children will respond saying they don’t need to go.

Feeling like you paid too much in taxes this year? Contact your financial advisor today to learn about investing strategies that could benefit you.

3. Anytime an accident is reported, the association is

required to shut down the pool for at least 24 hours to conduct a cleaning treatment. 4. In 2019, we had 11 pool shut downs; our goal in 2020 is to

have 0! We can’t do it alone, it takes everyone to make this possible. 5. Sunscreen should be re-applied at least every two. Read

your product label for manufacturer suggestions. 6. It is recommended, on average, people drink at least

Luke D Murray, AAMS®

64 ounces of water each day in Arizona. (Speak to your doctor for professional medical advice.) FAP-1942L-A-AD

The Lifestyle team is excited to have the pools re-opening soon! Look for your Lifestyle team at your community pool for fun games, prizes and free cool snacks; and remember Restroom – Rehydrate - Reapply!! We wish everyone a safe and happy summer!

BIRD’S EYE VIEW BY CHRIS REUTER

Principal | Power Ranch Elementary

Every day, I have the privilege of working at a place that I love, with people that I adore, and do what I am passionate about. I have the unique perspective to see our school and neighborhood community from a bird’s eye view, and since the end of last year, I have observed such compassion, resiliency, love and awesomeness. Here is what I have seen from where I am sitting.

TRAVELING THROUGH A BOOK BY RACHEL BROADLEY

Principal | Centennial Elementary

In early December, while playing a rough and tough game of Sharks and Minnows, I ruptured my Achilles tendon. “Coach! Coach! I broke Mr. Reuter’s ankle!” You can’t make this stuff up. As I crutched around campus, day after day, long week after long week, for three of the slower months of my lifetime, I was overwhelmed by the outpouring of support from our staff, students, and parents. I was not surprised, I know how lucky I am, but nevertheless, my bucket was filled daily. Besides my amazing family, the support at work every day from my community made my recovery possible. This is the message that I want to “stick”: As a community, recovery is possible! Students missing teachers, so teachers honk and wave as they roll through the streets in their cars, streamers in tow. Teachers missing students, crying during virtual meetings, so students write letters, send emails, and make our teachers laugh. Parents missing routines and becoming overwhelmed with emotions as they are reminded of their children missing milestones at school. They reach out to our teachers, sing their praises and ask for help, while in awe of the fact that they do it with 25 students. We care! We all care for one another and no one wants to let anyone fail. I received a phone call the other day from a community member. They do not have a child that attends Power Ranch, but they wanted to see how we were doing. “I own a small business and I would be happy to pay my crew to come over and help out however you would utilize their services.” Really? That’s amazing! I’ve had emails and phone calls from parents sharing stories and giving “shout outs” to teachers for going above and beyond. Each one starts by asking how my family and I are doing and ends with please let us know if you or your staff need anything! They care! They won’t less us fail. Mr. Rodgers said, “All of us, at some time or other, need help. Whether we’re giving or receiving help, each one of us has something valuable to bring to this world. That’s one of the things that connects us as neighbors—in our own way, each one of us is a giver and a receiver.” I come to work every day with a smile on my face, knowing how truly blessed I am. Throughout my 7 years at Power Ranch, there have been times that I have been proud of individual students, classrooms of students, entire grade levels, and even an entire assembly full of students. Similarly, I have had experiences with our teachers and staff where they just blew my mind and left me oozing with pride. The difference now, is that more than ever, I see how much you care! How you won’t let us fail! So on behalf of my entire staff and student body, THANK YOU Power Ranch Community!

With the recent state and nationwide mandated closures many of our summer plans have been altered or cancelled all together. One relatively cheap and convenient way to break away from the monotony of staying at home is to experience travel via a good book. One of my favorite books from my childhood is Chicken Trek by Stephen Manes. This book was first read to me by my 3rd grade teacher Miss Saunders and it has been a favorite ever since. The reader is taken on a cross-country excursion as they tag along with the main character, Oscar Noodleman, as he and his zany cousin, Dr. Prechtwinkle, drive their Picklemobile to 211 Bagful ‘o Chicken franchises. Their goal is complete a chicken eating contest within 60 days and to win the cash prize. Dr. Prechtwinkle’s arch nemesis, Madame Gulbenkian, is vying for the cash prize as well and she will let nothing stand in her way of getting what she wants. Their adventures are full of plot-twists, mischief, and silly antics. If you cannot travel this summer you will surely enjoy exploring the country vicariously through Oscar Noodleman and Dr. Prechtwinkle.
