JOINING THE POWER RANCH TEAM By Richard Orduno
Community Manager
The decision to become a part of this storied community was not a difficult one for my family. Having spent the last 25 years in Arizona, 15 of them in the community association management industry, Power Ranch has been a community that has always intrigued me as it has been a topic of discussion in the industry circles for its design, history and its commitment to building community. When introduced to a community as complex as Power Ranch the question posed is “where does one begin, where does one focus his attention.” First and foremost, the people. With approximately 15,000 residents that call Power Ranch home, it’s important to understand what they see and experience every day when they come and go from their homes. Being selected as your Community Manager is both a privilege and an honor to which I express my sincerest appreciation to your Board of Directors and the CCMC leadership team. Over the past several weeks I’ve spent a tremendous amount of time in the community evaluating the landscaping, inspecting the amenities, conversing with our vendor partners and hitting those tucked away areas throughout the community. Although there is much more to learn, everyday provides new opportunities to which I approach with a growth mindset. I look forward to getting to know the community and how I can best serve its needs today and in the future. Stay cool this summer and enjoy the amazing amenities Power Ranch has to offer.

It is an honor and a privilege to be selected by your HOA Board to serve as president for the coming year. I look forward to facilitating the expertise of the HOA Board Members as we formulate smart decisions that will enhance our community and support your Mission and Vision. This board and the management company we have employed (CCMC) have the extraordinary and daunting task of managing a community that is composed of 1300 acres, about 4950 residences, and has a population guesstimated at about 14,000 – which would place us as the 54th largest city/town in Arizona. We have two lakes which are fed water via three separate wells that then irrigates all of the greenbelts and vegetation. There are twelve distinct communities with their own parks and play areas. Twenty-six miles of trails weave throughout the entire community, and five pools are maintained by the staff. Three buildings – Barn, Ranch House, and Carriage House – dot the community, and provide a plethora of lifestyle activities for our families. Soccer fields, basketball courts, tennis courts, softball fields, and even a bocce court sit inside the Power Ranch boundaries. That is what we oversee – along with monitoring adherence to the CC&R’s and a variety of state laws. The Leadership and HOA Boards that have served before us have set an outstanding foundation for excellence and have provided a solid roadmap for future quality. It is my goal to continue to develop the culture of seeking first to
understand the concerns of our homeowners, and then seek positive solutions to any issue and problems always remembering that we serve the community. This board will continue to work hard to serve you and carry forward your Vision for Power Ranch. Your Board is made up of individuals that bring to the table a variety of backgrounds and skill sets that make decisions in the best interests of your community, and serve with the purpose of enhancing the community. I am proud to be a part of it, and to have the privilege of leading this diverse group. THE LIFE CYCLE OF A VIOLATION By Denise Montana
Covenants Coordinator
INSPECTION The Community Standards Coordinator conducts inspections throughout the community on a rotating basis. These inspections are necessary to enforce the governing documents of Power Ranch and address resident concerns. VIOLATION LETTER Stage 1: Courtesy Notice, no fine Stage 2: Notice of Violation, no fine Stage 3: Notice of Fine, $100 fine to account, access to amenities is suspended Stage 4: Notice of Recurring Fine, $100 fine to account, access to amenities remains suspended Homeowners have 14 days to resolve each violation, plus seven days to account for mailing time. RE-INSPECTION The Community Standards Coordinator re-inspects the violation issue on the next neighborhood inspection. All violations in Power Ranch stay open for a rolling six-month period. If a violation has not been addressed, or was addressed and has reoccurred (i.e weeds were removed but have grown back) within six months of the previous violation, it is escalated to the next stage. RESOLUTION After six months, all open violations that have been addressed and have not reoccurred are closed. The ultimate purpose and goal of the enforcement process is to gain compliance, resolve owner violations and maintain a beautiful community!
PRUNING FOR MONSOON SEASON By Anthony Marmino

Monsoon season starts in mid-June and ends in the last week of September. Preparing for the high summer winds now may help save your large mature trees when the weather arrives. Monsoon season in Arizona brings high winds with gusts up to 100mph, downbursts, dust storms, high humidity, and flooding. The effects of this extreme weather can be wide ranging from a messy yard to expensive damage to property. Once temperatures reach over 110 degrees, care must be taken not to stress trees excessively. Pruning is a simple process and can be completed with basic inexpensive tools. All you will need is a pair of bypass pruners and a pruning saw. Here are a few tips to keep your trees healthy during the hottest months of the year:
PRUNING TIPS
• Ensure trees are thoroughly watered before and after pruning. This will help them recover from the wounds created during the pruning process. • If a tree is under drought stress, wait until the tree is showing signs of a full recovery before pruning to prevent unwanted stress and potential shock. • The first items to look for when trimming a tree is removal of any dead or crossing branches. The second thing is raising the canopy to the desired height and thinning to allow wind and sunlight to pass through the canopy. • Light to moderate Trimming - Do not over-prune trees: do not remove more than 25-30% of the leaf mass at one time. Frequent smaller trimming is more suitable than a single extremely heavy trimming. • Do not lion-tail trees. Lion-tailing is where all leaf material is removed up to the tips of the branches. This adds more weight on branch tips, increasing the risk of failure in wind. • Do not over-elevate canopy, which can put the tree at risk of sunburn. Sunburned trunks can lead to fatal damage to the outer bark, borer infestation, and branch dieback. • Palms: The lowest fronds should drop to the horizontal plane. Have all palms pruned to 9 and 3 o’clock. Over pruning of palms can cause an hourglass shape in the trunk causing a major weakness. • Allow some small ‘suckers’ to remain on trunks and limbs of newly installed trees, this helps protect from sunburn and also encourages the branches to increase in thickness. • Provide clean proper cuts when trimming any tree. Proper cuts will heal much quicker. • Where possible when removing large limbs perform multiple cuts on a single branch as shown to the right. By removing the weight of the branch first it allows for a much cleaner final cut.
There are several reasons to prune your trees, overall health, aesthetics, or just to make it grow where you want it to. Important reasons to trim your trees are for the health of the tree and safety. Heavy over grown trees are eyesores, but they can also be dangerous to you and your property. Improper pruning or no pruning at all can cause a variety of problems. Trees left unpruned will be more susceptible to disease and pests. These problems can lead to defects and damage which can ultimately lead to damage to your surrounding property. Another more immediate risk here in Arizona is monsoon damage. The monsoons are active here just as our trees are growing vigorously and are as dense as they are all year. It is very important to make sure that all of your trees are ready for the monsoons.

Our children gain writing skills in their classrooms every school day. In the wonderful mix of core knowledge and preparing papers for school, a future in college, and a well-rounded professional life, all too often, our children miss out on what they can do with their creative writing skills. Power Ranch Young Writers Workshop focuses on teaching kids how to utilize their writing skills in creative ways. This summer, we will learn the storytelling structure of the ancient Greeks. Aristotle shared his theories about character archetypes in comedies and tragedies thousands of years ago. After years of studying ancient myths, Joseph Campbell made the Hero’s Journey famous. These stages of character arc have been used in prose and film for many years proving it not only works to sell films and novels, but also making the Hero’s Journey a blueprint for storytellers. Kids in the summer young writers’ workshop will learn about the Hero’s Journey and create original stories with original characters following a blueprint of character and story arcs. Each student will receive their story in a published printed proof paperback. Stella Samuel is a novelist, screenwriter, editor, content writer, and writing coach. Cost is $75/child. BARN RENOVATION SURVEY The Power Ranch Community Association Board of Directors, in partnership with the Facilities Committee and the CCMC management team, is preparing for an extensive renovation of The Barn at Power Ranch. This project is part of our comprehensive strategic improvement plan to enhance amenities throughout the Community for the benefit of all residents. While we do not expect the renovation to begin until 2020, we are already engaged in the early planning phases for this project. In October 2018, Power Ranch hosted a Fishing FUN(draiser) to create a scholarship on behalf of Cameron Kay, a Power Ranch resident who had a passion for fishing and his community lakes. During that competition, there was a prize for the smallest fish caught, the largest fish caught, and the most fish caught. Our community partners, the Arizona Game & Fish Department provided free fishing lessons for anyone interested in learning as well as free poles and bate for anyone who was interested in some morning fun. The event helped to create (2) $1,000 scholarships! We partnered with Higley High School, The Higley Unified School District, East Valley Institute of Technology (EVIT) as well as the Power Ranch Community for any senior high school student who may be interested in the scholarship. The committee reviewed the applications and two students were selected. We are proud to announce the two winners are Higley High School students, Ani Hawley and Diamante Rule. Both candidates sent video applications and were passionate about helping their community. Diamante’s goal is to become a Police Officer and Ani’s goal is to obtain a degree in psychology. As parents we have a love/hate relationship with the Arizona summer months. It brings a smile to our faces knowing that in the near future there will be a much needed break from the long lines at parent drop off, the morning rush of getting lunches made, remembering the backpacks, water bottles, etc. The question of ‘Did I sign the agenda already?’ or ‘Did the homework make it into the backpack?’ will no longer consume our thoughts during our morning coffee. However, as that summer break nears it stirs new questions of ‘How will I entertain the kids everyday and stay cool?’ And if you are a two parent working household it brings the ever dreaded task of choosing a summer camp program where the hours are never quite as long as your work day and the cost is nearly half of your monthly mortgage, or more! As a resident of Power Ranch you have many exclusive opportunities available to you and the family. Power Ranch offers 2 community pools, a splash pad, miles of shaded trails as well as a variety of clubs and classes. Did you know that our Lifestyle team coordinates with local businesses and community partners to offer residents a variety of affordable summer camps geared towards your child’s interests? To make it even more convenient our Lifestyle team works with these partners to offer the classes at one of our facilities within the community. As a mother I know this is an incentive to me. This year we already have over 10 different summer camp options that include dance, LEGO’s and a writer’s workshop scheduled. THE IMPORTANCE OF READING By Rachel Broadley
When I ask my fiveyear-old, Savannah, what she wants to be when she grows up, it has always been one of three answers: a builder, a veterinarian, and most recently a dentist. How many of us had the same answer? Most of us changed what we wanted to be dozens of times, so will our children. For this reason, it isn’t so much what our kids want to be when they grow up, it’s more about why. Having students make connections about what they are learning and how they can apply it to their world is huge. Why do doctors become doctors? What skills do I need to be a contractor? If I am a strong math student, what profession or career might I love? We all want for our children; we want them to have an amazing childhood and a fulfilling life. We want them to dream and have huge goals. Part of this, is understanding that they can accomplish anything they put their mind to. It is our job as parents and educators to make sure that they put their mind to it. We all know that the workforce our children enter will look entirely different than it does in 2019. With the ever-changing world of technology, new jobs will exist tomorrow that do not exist today. Simply asking your child what they love to learn and why, can begin conversations at the dinner table that could lead to setting goals and dreams. Pointing out skills and talents that you see in your kids and helping them realize the importance that these skills can play in their education and everyday life or future, will help them make connections and give them confidence to continue on. Together I know that we can make sure that our students have a love and passion for something that can motivate and drive them to always desire more. Critical thinkers can answer why things work the way that they do; our students should be able to explain why but we need to ask the question.

Every year Read Across America Week coincides with Dr. Seuss’ birthday (March 2nd). To celebrate, Power Ranch staff invited students and parents onto our campus to promote literacy. This year, we hosted a Cars Land themed Literacy Night on Thursday, February 28th. A lot of effort goes into the event because we not only want reading to be fun for all students, but we also want to equip students and parents with strategies, resources, and knowledge. Parents have an important role to play in helping their children to become better readers and to enjoy reading. By sharing books with your children, you are their first teacher. Children who read at home will improve and develop their reading skills. Reading to and with your child every evening for at least ten minutes can make a dramatic difference to a child’s achievement within school. Here are just a few of the benefits of reading with your child: • Children who read outside of the class are 13 times more likely to read above the expected level for their age. – Oxford University Press • Reading promotes achievement in all subjects, not just English. Children who are good readers tend to achieve betters across the curriculum. • Being a reader means you’re more likely to learn something new every day. • Reading enhances your memory and helps boost your analytical thinking • Reading expands your vocabulary • Fiction books help you empathize with others • Children who read will become resourceful adults, and have a richer and fuller life. • Children who read become better readers and writers. • Listening to an adult model fluent reading increases students’ own fluency and comprehension skills (Trelease, 2001).
