Community Manager

Being that this is my first Manager’s Corner article, I would like to take a moment to express my extreme appreciation for the opportunity to serve as your Community Manager. I am truly honored to be in a profession and part of an organization that grants me the ability to lead groups of amazing people to do remarkable things for those with whom we work. A little background about me… My husband and I moved to Arizona from the Southeast 18 years ago and have two beautiful daughters who are native Arizonians. We have lived in this immediate area for the last 12 years and have watched it grow and develop tremendously during that time. From a slight distance, I have always considered Power Ranch a stunning, premier community and am thrilled to be a part of it in my new role as Community Manager. In my spare time, I am an avid sports fan and soccer mom with a passion for working with people and teams. I am so looking forward to meeting you in the coming weeks, as well as partnering with Power Ranch’s dedicated Board of Directors to ensure that you have the very best living experience possible. If you are out and about in the community and near the Management Offices, please feel free to stop by and introduce yourself so we can get to know each other better.

BUSY YEAR IN STORE FOR YOUR BOARD By Matt Dominy

The first quarter is always a busy time for the Board, as we close out the previous year, and set up for a new year. This includes Board elections and strategic planning for the coming year. Let me highlight some of the things we’ve done over the last three months: Board Elections – This year, six individuals indicated interest in serving on the Board. The number of votes recorded, either electronically or by paper ballot, were 562 (14.7% of eligible voters). Thank you to all who participated. Strategic Planning – Your Board met on March 19 to review progress on last year’s plan and to make any necessary changes both in direction and in focus. Two areas of short to midrange concern are an immediate challenge with the wells that provide irrigation to our abundant common areas, and the upcoming renovation of the Barn. While the Landscape Committee and the Board will handle the well issues, the Facilities Committee will sponsor a robust community involvement process similar to what was done for the Carriage House and Ranch House renovations, to determine the best use of the Barn. Board Organization – On March 26, the following Board members were elected as officers. President Matt Dominy Vice President Gary Whelchel Secretary Janine Igliane Treasurer James Piercy Committee Structure – In accordance with last year’s goal to increase resident participation, your Board adopted new charters for Standing Committees. The charters assigned more specific areas of responsibility to each committee with an expectation that they conduct preparatory work on issues before coming to the Board for decisions. A new, ad-hoc committee has been established to address specific issues in the Villages neighborhood and Board Members will chair each Standing Committee. Committees and Chairs for this year are:

Community Manager – On March 19, the Board interviewed candidates to serve as our new Community Manager. Based on these interviews, and in consultation with CCMC, Aimee Lentz was selected. A community open house will be held on Thursday, June 7, from 4 to 7 p.m.; please come out and meet Aimee. Lastly, thank you to our volunteers for their time and effort during 2017 to serve on committees and help conduct the many lifestyle programs enjoyed during the year. Without their generous contributions, our community could not function at the high level that we have all come to expect. I’d also like to encourage you to become involved at whatever level supports your lifestyle. We can always use more volunteers, it is an excellent way to better understand our community, and a fun way to meet your neighbors. On behalf of your Board, here’s wishing you a happy and fulfilling summer.

As much as PRCA loves helping homeowners, some issues are better addressed by calling the appropriate agency directly. As the person who observed the issue, you are better suited to provide answers to the agency than staff. Some of the most common calls and the contact information for each include: “We are getting mosquitos from my neighbor’s green pool.” Maricopa Vector Control takes complaints about and can treat concerns dealing with mosquitoes, flies and non-native rodents. There is also information about mosquito prevention and a backyard checklist. Vector Control (602) 506-6616 www.maricopa.gov/EnvSvc/VectorControl/ “I saw a coyote on the walking path.” In Arizona, it is rare for a coyote to bite a human. Such siting can be reported to the Arizona Game and Fish Department. Keep in mind that they will not act unless a coyote is overly aggressive. It is best for you to call, as they may have questions for which we don’t have the answers. They’ve simply flown by and decided to stick around. Of course, if you see something in progress, call 911. SAFELY SPLASH INTO SUMMER By Dom Mansueto

As the heat increases, so does the usage of the community’s pools. Here are the top ten tips for keeping the pools clean and safe this summer: 1. Make sure children are in swim diapers. Swim diapers are not absorbent; they are only made to contain solid waste. Change diapers as soon as they are soiled, away from pool area.

2. Take frequent bathroom breaks and remember to stay hydrated. If there is an accident in the pool, please notify the office about it ASAP by calling 480-988-0960. We need to get the pool treated as soon as possible. If it is after office hours, please call Grounds Services North at 480-229-4051 or South at 480-216-9141. 3. Use an appropriate amount of sunscreen. It takes 30 minutes for sunscreen to absorb and penetrate the skin, so you should apply it at least thirty minutes before arriving at the pool. 4. Shower before swimming to reduce the risk of waterborne illnesses. Also, remember to shower off after you swim, as that will reduce the likelihood of rashes and illness. There are showers located at all of the Power Ranch pools. 5. Do not allow children to throw coins or rocks in the pool. 6. Do not put pool furniture in the pools. 7. Absolutely no glass is permitted in the pool area. Broken glass in the pool area or decking will close the pool for an extended period while the pool is drained and cleaned. 8. Wear the appropriate swim clothes. Dark color shirts and street clothes like jeans impact water clarity, quality and can cause damage to the pool drains and filters. 9. Do not leave toys floating in the pool or on the bottom when you leave. 10. Report inappropriate pool usage to the Association office or Grounds Services at the number listed above.

As the Communications Coordinator, I routinely monitor social media to research topics to address in PRCA communications. I’ve found many questions posted on social media, answers to which could be easily answered by checking out community documents on www.MyPowerRanch.com or simply contacting the Association staff. While neighbors on social media can be helpful, other times, posting a question can result in either misinformation or incorrect information altogether. To get the facts or the most current information available, please contact your PRCA staff directly. Jennifer Campbell, Operations Manager, can answer questions about late assessments, late fees, delinquent letters, and setting up payment plans. The purpose of the Power Ranch Lifestyle Program is to help create the highest level of community living by providing an opportunity to connect with new neighbors, grow friendships and spend time with longtime friends. On a regular basis, people will tell us they met some of their closest friends at a Power Ranch lifestyle event. The Wall of Gratitude, located in the Carriage House, has many notes that speak to that very idea. People have listed experiences, opportunities, and appreciation for life, with many of those instances or occasions taking place in this community, your community. Shared on the Wall of Gratitude: “We are incredibly thankful for this amazing community we live in! We are thankful for the relationships we have made in Power Ranch.” – The Pedersons “Each day, I am thankful for nights that turned into mornings, friends that turned into family, dreams that turned into reality, and likes that turned into love. Aspire is a group of local business owners that serve Power Ranch and network with each other. Even more than all of that, the group is made up of great people who have fun and look to do good together. Members own local businesses and live in Power Ranch or within five miles of Power Ranch. The group started in 2012 with six members. Not only do Aspire members partner with the Association to sponsor community events individually, they also look for ways to give back to the community. One of Aspire’s biggest events of the year is Quartermania. The fun event is a cross between a raffle and an auction with amazing prizes and lots of excitement. The last Quartermania raised over $7,000 for House of Refuge, a locally owned charity that provides safe, stable housing to families who are experiencing homelessness. Aspire has continued to grow and get better from one year to the next. We are pleased to say that Aspire is now a free club that meets once a month. We have guest speakers that share their experiences on a variety of business-related topics; such as growing your business, using social media to promote your business, and more. Members of the club mastermind together, share business information, and build professional relationships that allow for referrals. What do you think when you hear those three letters? Do you know the role of the Parent Teacher Organization?

As our school year winds down, we all look forward to the teacher talent show! If there is one thing that sets Centennial apart from other schools, it is that we LOVE to perform for our students. This year our talent show will be held on Wednesday, May 23, at 8:15 a.m., in the school gym. Unlike our musical production at the start of the year, on which we work together and produce one theatrical piece, the teacher talent show is very competitive. Bragging rights are on the line! Teachers and staff members from each grade level and department design a routine to present to our student body. Often there are costumes, sweet dance moves, and a lot of humor. This event, which has been a staple of Centennial for several years, is one of the most anticipated amongst our students. It allows students to see the staff cut loose, have fun, and laugh at themselves. As educators, we like to showcase our silly side and show our students that it’s okay to get in front of others and to take risks. I know I can speak for my staff when I say that we like being on stage in front of all the students… it’s our chance to feel like a rock star!

The PTO typically consists of an executive board, supporting school board members, parents, teachers, and staff. All individuals in the board roles are elected in by parent-peers. These roles are 100% voluntary and are performed by parents. There is no specific characteristic for an ideal PTO board member except the passion for making a difference. The PTO helps provide muchneeded support for our students and teachers, as well as for the community. As a parent or guardian of a student, you are automatically a member of the PTO. There are no membership requirements, other than your presence, support, and maybe a volunteer hour or two. What do members do? We have fundraisers, create spirit wear, plan PTO sponsored events and activities, fill volunteer opportunities, and support our teachers any way we can. Funds raised stay with the school and make a direct impact on our school, students, and teachers. Without fundraisers and volunteers, the PTO would not be able to hold events like dances and carnivals for students and their families. Financial and volunteer support is incredibly important to your school and the PTO. Participating for just an hour a month has a significant impact on the success of the PTO. Contrary to popular belief the PTO is not scary, does not have cringe-worthy obligations, and does so much for your child’s school. It’s time to get involved. When I graduated from college my sister gave me the Dr. Seuss book “Oh the Places You’ll Go.” It has many gems, including the ones highlighted below. “Congratulations! Today is your day. You’re off to Great Places! You’re off and away!” You graduated. Now what? Well for starters, you are now responsible for making all those decisions adults must make. You are one of us now. And we welcome you. Hopefully you will still listen to those of us who are older. Most young adults make the mistake of thinking that estate planning is just for old folks. But estate planning has just as much to do with medical and financial decisions as it has to do with deciding who gets your smartphone when you die. “I’m sorry to say so but, sadly, it’s true that Bang-ups and Hang-ups can happen to you.” After reaching 18, parents no longer have access to a child’s medical or financial information. This can cause problems if a child is hurt in a car accident such as one 20-year-old young man. Because he did not have a Health Care Power of Attorney, no one could make health care decisions for him. His parents had to petition the court to become his legal guardian. These proceedings take time and cost several thousand dollars. The health care agent (usually a parent) should also be given access to your medical records through a Health Insurance Portability and Accountability Act (HIPAA) Release. This release will allow your healthcare agent the ability to make medical decisions based on information, rather than making decision in an information vacuum.

Another teenager, an 18-year-old woman, was tragically injured in a car accident. Several years later she still lingered in an irreversible coma. Had this young woman created a Living Will, with her decisions as to whether she would want to be kept on life support, perhaps her parents would have withheld life support and let her die peacefully. Bang-ups and Hang-Ups happen. Planning ahead for these medical emergencies is best for you and your family. “On and on you will hike and I know you’ll hike far and face up to your problems whatever they are.” Another important document is a Financial Power of Attorney. This document can allow your parents, or other agent you choose, the ability to help manage or access your financial accounts if needed. Perhaps you just need to ensure a parent can access your account and pay an online bill that you forgot about while studying for finals. Or help you cancel credit cards if your wallet gets stolen (like one college student traveling in Spain.) “So be sure when you step, Step with care and great tact. And remember that Life’s a Great Balancing Act.” Now that you are an adult, you need to balance your independence and freedom with your newly acquired responsibility. At a minimum, a young adult should create these four documents: Health Care Power of Attorney, Living Will, HIPAA Release, and Financial Power Attorney. Having these documents in place will ensure you are protected in an emergency. Sharing this article with your friends can help ensure they are protected, too. “And will you succeed? Yes! You will, indeed! (98 and ¾ percent guaranteed.)”
