THE COMMUNITY INFRASTRUCTURE

As we have talked about before, Power Ranch is a nationally ranked and recognized master planned community. This Committee is tasked with ensuring our community stays fresh while keeping the integrity of its characteristics.

BY REBECCA HILL

Community Manager

Each year residents can apply to volunteer as a Board and/ or Committee member. Did you know Power Ranch has 6 different Committees that support and advise the Board of Directors? Below is a brief overview of each Committee’s upcoming projects and responsibilities in helping maintain a community of our size. The Landscape Committee will be working on a water management plan; as the state continues to implement water reduction requirements over the next few years. The Committee also reviews all resident requests to remove, trim or replace trees throughout the community. As a quick side note: Trees will not be removed because they drop leaves into backyards. If you take a walk or drive around the community, you will notice the entire community is lined with trees and although messy at times, the trees and lush greenery is what draws many to Power Ranch. The Facilities Committee is working on updating the Ranch House Pool bathrooms, as approved in the 2021 maintenance schedule. Another topic of discussion for this year will be ‘What does Power Ranch look like in the next 20 years’!

Facilities Committee

Knolls Committee

Budget & Finance Committee

The Budget and Finance Committee is working towards improving our reserve funding. The reserve account had dipped due to the necessary overhaul of one of the Power Ranch wells, which came at the expense of $1.5 million dollars. In addition, the pandemic hit the association with a loss of rental income and additional unexpected expenses. Design Review is the Committee that reviews all homeowner requests in regards to home and property modifications. Most recently, they updated the approved paint options to include new fresh and modern colors into the community. These options also provide new front door and shutter options The Knolls and Village Committees provide input and guidance regarding issues specific to their neighborhoods. These two particular neighborhoods pay additional assessments due to the additional maintenance responsibilities and amenities exclusive to these residents. Each Committee member is asked to look at the community as a whole rather than just what they may see outside their front door and within their neighborhood. The PRCA management team thanks all of the volunteers who have chosen to provide their time in making this community a better place; we look forward to working together.

WHERE TO PARK OR NOT TO PARK, THAT IS THE QUESTION BY GARY WHELCHEL Board Vice President

At times, it seems like “PARK” is the new “Four Letter Word” in Power Ranch. No, not “PARK” as in playground. “PARK” as in “Where and how can I park my vehicle in Power Ranch”? Questions abound. Where can I park? What times can I use the street to park? Can I fill my driveway with vehicles? Sometimes the answer lies in what neighborhood within Power Ranch you live. The Knolls and Village have their own parking policies as defined by conditions set forth by their respective Committee’s and approved by the HOA Board of Directors. The other neighborhoods are guided by the wording outlined in the CC&Rs of the HOA - which were written and published years ago by the developers of Power Ranch. But some things are pretty simple when it comes to trying to figure out the parking situation and what you can and cannot do. 1. No parking in established and marked Fire Lanes. That is an easy tow ticket with a heavy price tag. 2. Be aware of No Parking Zones. They will be signed and marked. 3. Parking on the street overnight between the hours of 10:00 PM and 5:00 AM without an authorized “Permit” from the HOA office will result in a Violation and any applicable fees. 4. Vehicles parked on a street, unmoved for an extended period of time may be deemed abandoned and towed at the owners’ expense. 5. Designated guest parking in the Knoll’s neighborhood are for the residents that reside in the private street area. A simple rule to remember when it comes to parking in Power Ranch: If you are parked in your defined driveway and/or your garage - there will never be an issue! If you want some great informative reading and have the desire to acquaint yourself with the full package of the Power Ranch parking regulations and guidelines, feel free to thumb through Article 4, Section 4.3.21 of the CC&Rs. This document is easily accessible on the homepage of our community website, mypowerranch.com.

PREPARING YOUR HOME FOR THE MONSOONS Monsoon season starts in mid-June and ends in the last week of September. Monsoon season in Arizona brings high winds with gusts up to 100 mph, down bursts, dust storms, high humidity, and flooding. The effects of this extreme weather can be wide ranging from debris strewn around to damage of property. The weather is so stable for much of the year, monsoon storms can take Power Ranch homes and landscaping by surprise. Learn what preventative steps you can take to minimize damage to trees on your property. Here are some tips to prepare your home to survive the summer storms: • Check your trees. The storms’ substantial rains, lightning and heavy winds can snap overgrown and neglected tree limbs. The heavy rains can loosen the soil and make trees more prone to becoming uprooted and falling over. • Prepare your landscape. Stake down young trees that might not make it through an intense storm. Consider turning off your irrigation or lessen the water usage during the rainy season. • Clean your rain gutters and down spouts. Rain gutters and downspouts are the best way to direct the rain water away from your home. Don’t wait until it’s too late to make sure yours are ready to do their job and divert the rain water away from your home’s foundation. • Get out ahead of the dreaded weeds. Pre-emergent herbicides must be applied before weeds emerge to have any real effect, since they work by preventing weed seeds from germinating in the first place. Pre-emergents have to be “watered in” within a specified period of time after their application. Correctly applying pre-emergent to your yard can potentially keep you weed free for up to 6 months! • Beware of scam artists. Scam artists are looking to take advantage of a homeowners’ distress by offering cheap home repairs or landscape work after a monsoon storm. It’s important to get several bids and the lowest, especially if it is much lower than the others, may indicate a scam. Be sure and check that the business is properly licensed and in good standing before accepting their bid.

statement for reference, which also usually includes a quick link to your account as well, rather than receive a paper statement. Did you know that you can choose to have your Power Ranch assessment billing statement delivered to you via email instead of the default option of paper delivery? You can sign up for e-statements at any time with your homeowner account number and the street number of your property. Electing to have your statement delivered electronically does not change any established payment method you have in place. The Power Ranch Community assessments are due on a quarterly basis with various payment options to fit your needs. Assessment payments are due annually on January 1, April 1, July 1 and October 1. To view a list of payment options visit the community website at mypowerranch.com. Remember, it is important to keep your billing address, phone number and email up-to-date with CCMC and your Power Ranch Association Office. You can update this information at any time using our online submission form or emailing the PRCA office at prfrontdesk@ccmcnet. com. All account change requests must be received in writing from the homeowner.

Power Ranch is a 20 year old community that is home to over 14,000 trees. While many residents enjoy the lush green trees that provide beauty and shade to many parks and resident homes, there are also residents that consider the trees a nuisance and a mess due to their fallen leaves. The Association works closely with the Four Peaks Landscaping Arbor specialists and your Landscape Committee members to determine an appropriate tree trimming schedule based on tree species as well as budget. Some species are slow growers and do not require much maintenance and therefore may only be trimmed every 3 – 5 years, while other trees may need to be trimmed annually due to fast growth or location near a street, etc. The Association office receives many calls from residents throughout the year requesting that a tree located behind their home, in the common area, be removed due to leaves falling in their pool, clogged roof gutters or a mess on their patio. While we do understand the frustration and cleaning/repair costs, leaves are a natural product of all trees. Many common area trees in this community are nearly 20 years old and were planted before home construction was completed and resident pools were installed. If you feel a tree within the community common area is in need of trimming or you’d like to request a tree be removed or replaced you can submit your formal request online at mypowerranch.com. All submissions are collected and provided to your Landscape Committee for review. A request does not guarantee approval. The requestor will be notified via email 5 – 10 days following a decision by the Committee. Although Power Ranch has a dedicated, fulltime landscape crew that work on a rotating schedule, caring for the community on a weekly basis there are occasions where the delicate balance of our ecosystem is thrown off, and plants can wither or become overgrown. We ask all residents to continue to be our eyes and ears and let us know of areas that may need our attention. By pointing us in the right direction, we are all working together to keep our community beautiful.

MORE THAN JUST EVENTS

BY JOSHUA JOHNSON MANAGER OF LIFESTYLE SERVICES

When most people hear about the lifestyle aspect of Power Ranch, they automatically think about the fun activities and events that are offered throughout the year. Gathering for farmers markets, movies in the park and trivia nights are just a few of the things that make our community unique when compared to others around the valley. But there’s more to these events than just movies and shopping! While offering a robust calendar of events, clubs and classes plays an important part in the uniqueness of Power Ranch, they also provide an opportunity for friends and neighbors to connect in a fun and relaxed atmosphere. The ultimate goal of the lifestyle department is to provide opportunity and create a sense of community among our residents. A strong community helps to build longer, more fulfilling relationships with your neighbors, as well as allowing the association staff to interact and get to know you. Providing our residents this type of atmosphere not only cultivates that community feel, but it also provides those who may be new to the area a way to interact with and meet new friends, giving them a sense of belonging that you may not get in other communities. Moving to a new community is a tough challenge no matter the situation, so providing these connection opportunities is priceless. By providing a variety of events, clubs and classes that focus on many different interests, we can help bring like minds together; people who share common interests or goals. We hope that you enjoy attending the various programs, events and activities here in Power Ranch and we encourage everyone to come out and not only share time with your current friends and neighbors, but also take a few moments to introduce yourself to someone new and help build and expand friendly relationships within our amazing community.
