TIPS FOR SUCCESSFUL RENTING BY RICHARD ORDUNO Community Manager
Owners choose to rent their homes in Power Ranch for a variety of reasons. Some get transferred for work yet wish to hold onto their Arizona investment. Some are out of state residents that have chosen Arizona as their retirement destination yet not ready to relocate permanently. And some are traditional investors that recognize Power Ranch as a premier Arizona destination community. Regardless of the reasons, if your unit is one of those homes—or about to become one—here are a few tips that will help you, your renters, and the association. •
TALK TO THE MANAGEMENT TEAM The Power Ranch management team can give you important information about what the association requires of owners and renters and tips about the rental process that will be very helpful, especially if you’re leasing for the first time. A copy of the association CC&R’s are available to your tenants at www.mypowerranch.com.

EDUCATE PROSPECTIVE TENANTS Be sure to inform prospective renters about the special considerations of living in a community association before they sign a lease. The association will be happy to give you a copy of the rules to pass along. Power Ranch has very specific rules regarding overnight street parking and it’s important for tenants to understand these rules to avoid unnecessary frustrations.

USE A LEASE ADDENDUM No doubt you’ll have your renters sign a lease. Consider adding an addendum to your lease that covers the specifics of the community association and require renters to adhere to association rules. A good lease or lease addendum should support the community by: •
Requiring the tenant to obey the bylaws, rules, and regulations of the association. (Attach copies!)

Requiring the tenant to pay fines for association rule violations.
•
Requiring the tenant to vacate if community association regulations are repeatedly violated.
CHECK THE DOCUMENTS Make sure you comply with the association’s governing documents—the bylaws and CC&Rs. They may contain special requirements for nonresident owners who lease their units.

KEEP THE ASSOCIATION INFORMED Once the lease is signed, provide a copy of the owner/ tenant information registry to the association office. The more information you provide about your renters, the more successful they will be in our community. Please complete the owner/ tenant information form online at www.mypowerranch.com.

ENCOURAGE TENANTS TO PARTICIPATE IN THE ASSOCIATION Tenants become owners! Be an advocate for your tenants with the association. Make sure they have access to the amenities within the community. Provide them with the name and phone number of the association office.
Make them feel welcome, provide information that will familiarize them with the association, and encourage them to participate in community activities whenever possible. Today’s renters may be tomorrow’s owners—or even board members. The more we all do to promote a sense of belonging for renters, the more positive and successful the leasing experience will be for everyone.

Although the Power Ranch Community Association may sometimes seem like “Big Brother” when you want to build a shed or put up a fence, the design review program is actually a benefit—not a burden. The Association’s design standards are based on preserving harmony throughout the community, consideration for neighbors, and high-quality construction practices. The design review program exists to maintain, protect, and enhance the value of your property, and its mission is to maintain a balance between individual rights and the good of the entire community. While Association members have the biggest stake in property values, others are also very interested in seeing the community well maintained and looking its best. Builders’ reputations and lenders’ financial support are closely connected to the community. Also, public officials have an interest in maintaining and enhancing the community since tax revenues depend on property values. The Association tries to notify new members of its design review requirements as soon after they move in as possible. Also, be sure to consult the Design Review Guidelines if you’re considering any type of exterior design change. These guidelines contain everything you need to know about the approval process, design requirements, and the Association’s basic design philosophy. The Design Review Committee makes every effort to process applications fairly, reasonably, and quickly. STAYING OUT OF THE WEEDS BY ANTHONY MARMINO

If you have ever worked in a restaurant, you may have heard the phrase “in the weeds.” It is slang for becoming overwhelmed and falling behind. Weeds in landscaping can affect you in quite the same way when they are out of control. Weeds can become a difficult problem quickly and lower the appearance of the landscape. A proactive approach to managing weed growth is to stop them before they start. One of the best ways to accomplish this is with the use of pre-emergent herbicide. Unlike post-emergent herbicides such as Roundup, pre-emergent targets the weed seed before it can germinate. Pre-emergent products come in a granular or liquid form, which allows for different application methods. Typical applications for granite landscape areas should be applied twice annually targeting the weed varieties which historically have been an issue in the seasons ahead. The application should also be scheduled during the months when we would historically have the best opportunity to receive rain. Typically, we plan applications for the granite landscape of the common areas throughout the community in January and February to target spring and summer weeds and July and August to target fall and winter weeds. Pre-emergent needs some amount of water to help leach the chemical into the soil where it will create a barrier acting to inhibit weed growth. It is important not to disturb the area where you have applied pre-emergent. The more
soil disturbance in the area will potentially break the barrier that you are trying to create with the pre-emergent, and weeds will have a better chance of growing. Not all products are the same and doing a little homework prior will significantly help you to be more successful. When choosing a preemergent herbicide product, you need to determine what type of weeds you have had in the past and select a product that targets those. Product labels will explicitly list the plants that it covers, the rate of application, and expected effective time. Whenever working with herbicides, you should thoroughly read the label and follow all safety precautions. We have found that it takes two or three applications to begin to see good results by creating a consistent barrier and reduction of viable seed. Consistency is the key and will provide quality results in the long term. For homeowners who would prefer a natural alternative for weed control, you can use corn gluten meal which also inhibits germination of seeds. Corn gluten meal is a powdery byproduct of the corn milling process. This natural protein is beneficial for lawns and gardens as a plant food as well as a weed suppressor. Corn gluten meal products offer a nontoxic, yet effective alternative to traditional, chemical-based weed and feed products for weed control in gardens, lawns, paths, and driveways. With proper planning and appropriate timing, you can have a successful pre-emergent application and spend less time dealing with weeds.

2020 has proven to be a year full of changes, challenges and precarious times, yet I choose to remain hopeful. I see these times as opportunities to sharpen my tools, to dig a little deeper, and reflect on what I can learn. I imagine many people are reflecting on the global issues at hand and think about where they fit or what their role is in the greater collective. I have had to reflect and ask myself what I can be doing to add more kindness and positive energy into the world. Am I adding to the frustration and fear or am I contributing in a way that is meaningful? Power Ranch is a beautiful community that I am proud to be a part of. It is easy to see, love lives here! I have had the pleasure of meeting and serving so many wonderful people who have more in common than not. In Power Ranch there is a common thread of caring for your neighbor, volunteering within the community, and a passion for living a healthy and happy lifestyle. It is my sincere hope that everyone in this community continues to choose friendship, kindness, compassion and most of all choose peace. Consider taking this time to reflect on the positives, appreciate the good, and respect those with differing opinions. Recently, my team read a book on Crucial Conversations by Patterson, Grenny, McMillan, Switzler. This book had some great concepts regarding have those difficult conversations. If you are interested in having a conversation with friends or family in regards to any of the ongoing issues, please consider the following steps. 1. Keep respect and kindness at the forefront. 2. Set ground rules for the conversation i.e. No yelling,
cussing, sarcasm, talking over one another, etc. 3. Listen to gain understanding, not to change people. 4. Remember, people experience the world from various
lenses based on personality type, upbringing, and life experiences. This part was really interesting to our team as we already knew that intellectually but to see it in our work processes was so insightful. In closing, I am grateful we live in a beautiful town – kindness USA!, neighborhood and country where we can have a difference of opinion and it is OK.
