IMPORTANT POWER RANCH WORK CALL FOR CANDIDATES BY REBECCA HILL

Hey Power Ranch Residents, It’s that time of year again and we are preparing for the Annual Meeting. Currently, three Director Positions will expire at the 2021 Annual Meeting and the Association is soliciting candidates to fill those positions. The Board is currently comprised of seven members who meet on a monthly basis to make decisions on behalf of the community and assist in formulating community goals that meet the overall objective of maintaining, protecting, preserving and enhancing the common areas and overall value of the community. These objectives are achieved by the Board setting policy, standards, processes and procedures, as well as assuring and adhering to an accurate operating and reserve budget. For more information about the specific powers and duties of the Board of Directors, please see the Bylaws of the Power Ranch Community Association which can be found at mypowerranch.com. If you are interested in becoming a Board candidate call for candidates application. Return completed applications via email to prfrontdesk@ccmcnet.com or print the application and mail/deliver to the Carriage House at 4546 E. Haven Crest Drive, Gilbert, AZ 85297. Completed applications must be submitted no later than 5 p.m. on Wednesday, January 27, 2021. Printed copies of the Call for Candidates application are also available at the Carriage House. These applications will be utilized to provide detailed information about each candidate so that informed decisions can be made by homeowners. A “Meet the Candidates” forum is scheduled for Wednesday, February 3, 2021, from 5:00 to 6:30 p.m. to provide the opportunity for one-on-one interaction with the community membership. In addition, a mailing will be sent to homeowners in good standing regarding the election of members to the Board of Directors. Homeowners can expect this mailing to arrive in late January. On Monday, February 22, 2021, the Power Ranch Community Association will be celebrating its Annual Meeting of the Members. At this meeting, the votes will be tallied, and the three new Board of Director representatives will be declared. Should you choose not to run for the Board of Directors, we hope that you will consider volunteering for one of the many Committees working to support the Board and Community. A list of the current Committees and the Committee application are located on the community website at mypowerranch.com. Community involvement at any level is the key to the ongoing success of Power Ranch. Everyday Hero’s abound in our community. They see something. They do something. These are the people that assist in keeping our community fresh and vibrant. They act out of service and silently step up when they see a need.

From taking their time to feed the lake ducks to removing fallen tree limbs from the road during a storm; they move to action for the betterment of our community.

They make us all proud. Proud of their service. Proud of their actions. Proud of their community pride. Your Board of Directors, including myself had the humble and proud honor in recognizing one of our communities unsung “Everyday Heroes” at our October 2020 Board Meeting. Scott Danner, an eight year resident of Power Ranch, woke up one Sunday morning to find a despicable view of graffiti spray painted across a large swath of fencing facing Power Road behind the car wash at Pecos. He did not want his children or the other children in the community to witness the filthy words and drawings. On his own, and at his expense, he went to Home Depot to get a paint match, purchased the paint, and he and his family covered the graffiti. Scott saw something. He cares about our community. Scott did something. He acted in service to our community. He didn’t ask for accolades. He didn’t ask for financial assistance. It was a proud moment for our Board of Directors and the Association Team to present Scott Danner a Certificate of Service and a Gift Card for this unselfish act as a small token of appreciation for an “Everyday Hero”. But more importantly, it was a proud moment for the Power Ranch Community.

Power Ranch is a beautiful place to live, both for humans and their furry companions. We love seeing our residents out and about with their pets enjoying the 26 miles of community trails offered within Power Ranch! Of course, owning a pet does come with extra responsibility, both inside and outside of your home. Here are some quick reminders to help you, your pet and your neighbors enjoy Power Ranch: Pets should not be left alone in any common area space. Remember, open spaces are not considered pet parks. These open spaces are for children, adults, and families to play and safely enjoy time outdoors. Please be sure to accompany all animals and assure they are properly restrained. Town of Gilbert “Running at large” states that all pets must be on a leash, no longer than six-feet in length and under owner control at all times when they are outside the home. We all love our pets, particularly dogs, but the noise sometimes associated with “man’s best friend” is not as popular. If you have a furry friend that has a tendency to bark, please be aware of possible disturbances to your neighbors and take action to control this nuisance from occurring. As many residents continue to work from home and children are virtually learning a barking dog can be very distracting. To report a barking dog please reach out to the Town of Gilbert. In Maricopa County barking dog issues are addressed through local noise ordinances of the city or town. You can view the Gilbert Code Violation as related to barking dog issues on their website gilbertaz.gov. Finally, please remember how important it is to pick up after your pet. The Association has installed, and stocks, multiple pet waste stations around the community to help ensure ease of access to a container and receptacle. We hope you have found these reminders useful. Don’t forget to properly register your pet with Maricopa County. Registering your dog can make for a quick return if they happen to take a stroll alone one day.

NEW GUIDELINES & PAINT OPTIONS BY JULIE DEMARS

The Power Ranch Community is a carefully planned and constructed community with the intention of creating a lifestyle of quality, a consistent aesthetic as well as strong property values for all residents. This highly desirable living environment is achieved through initial planning as well as the continuous review and implementation of community standards and guidelines for homeowners to reference when requesting improvements to their property. With this in mind, the Design Review Committee has recently performed a full review of the Design Guidelines for Power Ranch. The objective of this review was to create/update a document that is easy to understand and is “user-friendly” for homeowners when planning improvements or enhancements to their property. With the approval of The Board of Directors the new Design Guideline document will take effect on January 1, 2021. The Design Guidelines can be found on the community website mypowerranch.com under “Community”. We hope that you will find this document useful and easy to understand. Please feel free to contact the Association office with any questions. In addition, the Design Review Committee has been working with a design consultant to refresh the paint palette options. The Committee is pleased to introduce approximately 40 new color schemes with several new fresh and modern accent colors. Eight of the most popular schemes from the existing palette will be retained as well. Although these paint schemes are pre-approved, we request you continue to submit your modification request so that all property files will contain the most current information. Look for the new book to be available for review at the Association office very soon! All options will also soon be available through the mypowerranch.com website as well as the Sherwin Williams, Dunn Edwards, Behr and PPG retail stores. DID YOU KNOW? You can use the Gilbert 311 app or website to report issues or request Gilbert services such as potholes, graffiti, streetlight outages, code violations, bulk trash …and more! You can also use Gilbert 311 to view, comment, and follow issues submitted by your neighbors, set your own “watch area” to receive notifications in your neighborhood or solve and close issues in your neighborhood. HOW DOES GILBERT 311 WORK? When a request is received, the Town of Gilbert will acknowledge it and then direct the issue to the appropriate department. You will receive email updates on the status of your request. You can also check the status of the issue on their website gilbertaz.gov/ gilbert-311.

Here we are, another year gone by. Did those last few months fly by, or was that just me? Either way, it’s a New Year and time to set our intentions for what hopes to be better than the last. Every year I take the time to set intentions rather than goals because they are broader and more meaningful to me than the average “New Year’s resolution”. I think about the five most important things I want to accomplish personally and professionally and I write them down in my planner. Usually, my intentions encompass travel plans for the year as well as doing something I’ve never done before. I think it is tremendously important to address personal goals, like spending more time outdoors, beginning a new hobby such as biking or running; maybe plan a girl’s trip with your closest friends or maybe you want to read more or listen to those motivational podcasts. Whatever your goals may be, there is no time like the present to sit down and think about what’s important for you. Things may have shifted over the last year and your life may look very different at this point. You may have more time to create a balance between work, family, and yourself. With all the stress from this past year, taking time to assess how you want to grow seems like the best way to start the year. It is also the best time to think about what intentions you have for your family. Many families here at Power Ranch spent more time together and created new traditions and hobbies over the last year. So, how will you continue to shift how your family spends time together? Will you be cooking at home together or riding bikes on trails once a week? Will you be joining us for monthly trivia nights? Our lifestyle team has an array of events and activities that are sure to meet some of your goals for the year. Whether your goals are personal, professional, or you are trying to grow your business or spend more time with your family, we hope you keep an eye on our e-blasts and website for all the latest here at Power Ranch!

Every February, the Power Ranch Community celebrates a month of Love Your Neighbor. It is a heartfelt occasion that brings our community gratitude and appreciation, and at the same time delivers a powerful message of unity and harmony. Centennial Elementary is deeply committed to this sentiment. We pride ourselves on building a collaborative community, fostering the importance of strong and positive relationships between teachers, students, and families. Without debate, this year has given us more reason to continue this effort and has motivated our school and district to focus on acts of Kindness that positively impact our communities. Centennial’s Kindness campaign began centered on the work of Mr. Fred Rogers and his philosophy of being good neighbors. Each grade level has creatively decorated the outside of their classrooms to look like homes, creating our very own neighborhood within our building’s walls. As one walks down our halls, there is a sense of togetherness and belonging. We have created a neighborhood that is welcoming, works towards common goals and focused on being better to others and ourselves. We will continue our Kindness campaign throughout this school year and look forward to sharing more stories along the way. It is always a beautiful day in our Centennial neighborhood, so won’t you be our neighbor?
