On behalf of the entire Power Ranch Management Team and CCMC, Happy New Year! It is our sincerest hope that you had a wonderful holiday season spent with friends and family.

As you prepare your home for possible freezing temperatures in the upcoming weeks please remember the guidelines currently in place with regard to pipe wrapping: Pipe wrap insulation that is either self-stick or tape wrapped is allowed. Pipe wrap insulation must be painted or colored to match the house. Towels, blankets, or any other material other than pipe wrap insulation is not allowed. Also, don’t forget to cover any frost sensitive plant material if frost conditions are possible. Try to avoid heavy material that can hold moisture and crush flowers or delicate plants (i.e.; burlap, heavy sheets or towels). Use of a thin breathable material (not plastic sheeting) is always the best choice. See example image below.

With each New Year comes an opportunity for a fresh start and a new perspective. By now you should have received the Call for Candidates for the upcoming 2020 Annual meeting and election, also included in this publication. There will be an opportunity to vote in two new members to the PRCA Board of Directors, each serving three year terms. The Power Ranch Board of Directors is a community-focused group of homeowner volunteers committed to the longterm management and sustainability of the community. If you have a community first mindset and a desire to serve the interests of approximately 15,000 residents, we encourage you to complete an application for inclusion in the election. Power Ranch will be celebrating its 2020 Annual Meeting of the Members on Monday, February 24 at The Barn. The lifestyle team is hard at work planning an extra special “Woodstock” themed meeting. This is a wonderful opportunity to hear from your current Board members and those running for a chair, meet the PRCA management team, visit with neighbors, revel in accomplishments and celebrate being part of such and amazing community. Votes will be tallied and the two new Directors will be introduced at the end of the meeting. Please be on the lookout for more information via direct mail and E-blasts regarding this very important event. In closing, we look forward to a productive 2020 and the wonderful opportunities it brings.

RENOVATION OF THE BARN

Welcome to 2020. I trust that everyone had a safe, happy and fulfilling holiday season and is looking forward to an exciting new year. From the perspective of your Board of Directors, 2020 will be a year of completing a major renovation of the Barn. With the help of the Facilities Committee, the Board has approved an $805,000 budget for the renovation of the Barn. It is anticipated that the majority of construction will be completed during the summer months, when facility rentals are the lowest, so as to minimize resident and revenue impact. One of the most anticipated renovations will entail a major reconfiguration of the North side of the Barn and event lawn. Other improvements will involve an upgraded kitchen, modernizing the rest rooms and updating the audio visual and lighting systems to make the Barn more functional and aesthetically pleasing. If you have not had a chance to review the designer’s rendettions of the final product, located in the Carriage House lobby and Barn, I highly recommend you do so. As recommended by the Budget & Finance Committee, and Board approved, a funding package that utilizes existing and new monies will fund a majority of the renovation project. • Existing reserve funds, and 90% of budgeted 2020 reserve allocations will

be dedicated to the Barn. (Total - $557,000) • The homeowner rental rate for the barn has been increased from $100

per hour to $150 per hour. (Anticipated additional revenue of $30,000). • Beginning early 2020, the Barn will be made available to non-residents.

These rentals will be limited to specific times when historically, resident rentals are low. (i.e. Monday - Thursday). The rate for these rentals will be set by the Board in January. Rates will be based on the results of a market study in the Gilbert area of similar properties. (Assumed impact - $12,000 for 2020).

The combination of these three funding streams will leave a construction balance owed of approximately $133,000 which will be “borrowed” from the Community Reserves. This “loan” will be repaid within two years, based on the new fee structures, and current assessment rate.

After many months of discussions, product research and demonstrations I am thrilled to announce that your Board of Directors has approved a vendor to begin crafting a new, fresh and modern look for the Power Ranch Community website and the Power Ranch facility rental website. The best part……single user sign on. In researching products and discussions with vendors it was extremely important to provide Power Ranch residents not only single login access, but one website that housed both community information and the capability to rent various community amenities. The updated site will include navigational changes, with a better user experience for both mobile and desktop versions. Amongst the new features the site will contain a search option helping navigate to important community documents, online form submission, integrated social media buttons, an online photo gallery showcasing our community and events as well as one-click registration to various community events and activities. With the project in motion we are anticipating a May 2020 launch of the new and improved mypowerranch.com. I thank you all for your patience during this project research. I am excited for what 2020 will bring to Power Ranch. REJUVENATION CUT BACK& SELECTIVE PRUNING BY ANTHONY MARMINO

Plant Management is one of the most important practices to maintaining any landscape. A natural pruning technique promotes the natural beauty of the shrubs and ground covers in the landscape. We have created this information sheet to hopefully help Power Ranch better understand the “Rejuvenation Cut Back” and “Selective Pruning” management techniques that we use in the community. Our general definition of a “Rejuvenation Cut Back” is removing the bulk of the plant material from the shrub and ground covers so that the shrubs are left approximately 18”-24” tall or to the main core of the ground cover. Each plant may be treated slightly different as to its condition, but in essence this practice is a heavier pruning of the plant that is typically performed as needed outside of the plants flowering period. It is not always necessary to cut back all of the plants every year. After evaluating the plants on the property, only certain species or areas may need to be cut back from year to year. Keep in mind the impact frost can have on certain species before performing any type of heavy pruning. In the months of December through February we perform pruning on the Sage, ornamental grass, red bird of paradise, fairy duster, and valentine sage. These plants will have lost any flowers, are more resistant to frost conditions, and will grow very little in the colder weather. March through April we begin the heavier trimming of the frost sensitive plant material such as Lantana, Ruellia, Yellow Bells and Bougainvillea. WHY PERFORM A “REJUVENATION CUT BACK”? • To revitalize a sheared shrub. When shrubs are continually

sheared the plant becomes very woody and bare looking. Continual pruning of plants also requires more frequent watering to maintain a healthy appearance. Also, flowers are continually being removed. • To help keep the plants contained within their intended space

without having to continually shear them. Replacing plants in this situation with different species that will fit the intended space is another great option. • To rejuvenate old shrubs by removing older wood and leaving

younger healthier wood. This helps to promote flowering since most flowering shrubs will bloom either on 1-year old growth or on the new growth. WHAT YOU EXPECT TO SEE FROM A “REJUVENATION CUT BACK” The first step is cutting back the plant material to an appropriate height. This will also remove any frost damage from the plants that may have occurred during the year or winter months. Next the focus should turn to trimming or thinning some of the “old large” branches to promote and provide room for new growth. Typically, within the first 30 days of the growing season you will see new growth appear rapidly. As we approach summer you will begin to see more and more flowers on several of the different shrubs and ground covers. Summer is the growing season for a majority of the plants, so this is the time that we want to help control the growth through the use of “Selective Pruning”. “Selective Pruning” is a method of only pruning the unwanted growth from the plant. This would include awkward growth, crossing branches and deadwood. The goal is to keep the natural look of the shrub and help promote flowering. The practice of constant and frequent shearing and shaping can lead to the decline of a plant. Heavy pruning on frost sensitive plants material such as lantana, Ruellia, natal plum, bougainvillea, yellow bells, orange jubilee, etc. should be performed when risk of frost subsides; typically, in early March. This allows the plant to have some insulation during the cold nights. Please remember that Pruning is an invigorating process and one of the most important parts of managing and promoting a sustainable landscape.

CALL FOR CANDIDATES Dear Power Ranch Homeowners: On behalf of the Board of Directors, we are writing to inform you of the upcoming election to the Board of Directors. Currently, two Director positions will expire at the 2020 Annual Meeting and thus the Association is soliciting candidates to fill those positions. The Board is currently comprised of seven members who meet on a monthly basis to make decisions on behalf of the community and assist in formulating community goals that meet the overall objective of maintaining, protecting, preserving and enhancing the common areas and overall value of the community. These objectives are achieved by the Board setting policy, standards, processes and procedures, as well as assuring and adhering to an accurate operating and reserve budget. For more information about the specific powers and duties of the Board of Directors, please see the Bylaws of the Power Ranch Community Association which can be found at www.mypowerranch.com. If you are interested in becoming a Board candidate, click here to download the Call for Candidates application. Hard copies of the Call for Candidates application are also available at the Power Ranch Carriage House. These applications will be utilized to provide detailed information about each candidate so that informed decisions can be made by homeowners. A Meet the Candidates forum is scheduled for Wednesday, February 5, 2020, at the Barn from 5:00 to 7:30 p.m. to provide the opportunity for one-on-one interaction with the community membership. In addition, a mailing will be sent to homeowners in good standing regarding the election of members to the Board of Directors. Homeowners can expect this mailing to arrive in late January. On Monday, February 24, 2020, the Power Ranch Community Association will be celebrating its Annual Meeting of the Members. At this meeting, the votes will be tallied, and the two new Board of Director representatives will be declared. Should you choose not to run for the Board of Directors, we hope that you will consider volunteering for one of the many committees working to support the Board and Community. A list of the current committees and the Committee application are located on the community website at www.mypowerranch.com. Community involvement at any level is the key to the ongoing success of Power Ranch. IT STARTS WITH EMPOWERING GIRLS! BY PHAEDRA EARHART

I always thought of myself as a guy’s girl. In high school, I seemed to have a lot of male friends and only a handful of female friends. At least that’s what I used to think, until I started my business 10 years ago. The idea was to start networking, so I joined the National Association of Women Business Owners (NAWBO) of Phoenix. It turned out that NAWBO was so much more than networking and it was there that I found my tribe, and where I found out that women are AWESOME! We are so much more powerful than we give ourselves credit for and we have the ability to truly understand one another and lift each other up! I started giving my time and my money to organizations that help women and girls. It was unconscious at first, I would give here and there, and I now I specifically target these types of organizations. I believe that women are going to change the world and it all starts with empowering girls! Statistically speaking, we are battling the highest suicide rate in girls in 40 years, along with many other staggering statistics, like teen pregnancy (7,100 teen pregnancies in AZ in 2016 and 1 million nationwide). We all know that our youth will inherit complex social and economic problems in the future. We must equip them to be able to have the communication, leadership, self-esteem and problem-solving skills to confront these issues and become the next generation of leaders (Source: Girls Rule Website, 2019).

There is so much hope and optimism for a happy, healthy, and prosperous new year! We can reflect on the highlights and wins of the current year, and in most cases forget the disappointments and struggles. We get the chance to grow from the lessons and resolve to let go of the hurts but carry forward the wisdom and knowledge gained. This time each year the Lifestyle Team reviews the year as a whole. We celebrate the wins as well as dissect and investigate the missed opportunities so we don’t lose the lesson. VALUES – Stewardship. Community Involvement. Growth. Communication. Volunteerism. Resident Empowerment. The Power Ranch Board of Directors and Committees, consisting of homeowner volunteers, show stewardship year round to ensure the community is in financial health, has updated amenities, clean community landscaping and more. The lifestyle team provides consistent opportunities for Power Ranch residents to be more involved in the greater community. Growth, the Power Ranch Community continues to grow, the vacant lot on Germann and Ranch House Parkway is moving forward with development plans. The Facilities Committee is helping Power Ranch evolve by adding additional seating along the walking paths in the community, and a new activity area near the North side of the Arroyo between Centennial Elementary and the Barn Lake. A weekly “Power Line” e-newsletter, a bi-monthly magazine and consistent social media messaging are just a few forms of communication tools used. Volunteerism, is one of the best parts of Power Ranch. There are so many residents who step forward to volunteer on committees, on the local PTO team, and even created a Power Ranch Gives group. Resident Empowerment, the Board of Directors and committee volunteers help make many decisions that have a direct impact in the community. Power Ranch families can learn more about the opportunities in Higley’s preschools, middle schools and high schools during open house events in January. These events allow families to tour campuses, hear from school leaders, learn about curriculum and academics and – for Sossaman Middle School and Higley High School – discover the many extracurricular and athletic options for students. “Open House is an opportunity to get a feel for what SMS is like,” Sossaman Principal John Dolan said. “My goal is to create a comfort level and ease as you send your child to me. Feeling safe and comfortable can only help academic success.” Higley’s two preschool campuses will each hold registration nights, so families can attend either event to submit an application. Several programs are available for children ages 3-5, including KinderPrep. “You’ll learn about our programs, meet some of our teachers and be able to tour our wonderful facility. You will also be able to register your child for the next school year,” said Patricia Gleason, Higley’s early childhood education director. Students entering high school can choose from dozens of class options and activities. Higley High’s open house will help families with decision making. “The AP/Honors/Dual Enrollment open house will be an opportunity to hear about the enriching and rigorous curriculum opportunities available to students at Higley High School. Chandler-Gilbert Community College will be here to provide information, in addition to the teachers and counselors of the school,” said Higley Principal Alan Fields. “The Rising Freshmen presentation will provide incoming and interested freshmen students an opportunity to learn more about Highly High School and the fantastic opportunities that we have for students. We will provide information on curriculum, clubs, electives, activities, and athletics.”

SETTING PERSONAL GOALS BY CHRIS REUTER

When students see me on the playground or in the cafeteria, they will often engage in a conversation. Who needs the Internet when you have hundreds of students teaching you everything you need to know? Sometimes I’m learning about new YouTubers, other times it’s Pokémon, and more recently Visco girls. Then there is this- Just this week I was speaking with a sixth-grade student and was reminded of how important it is to set personal goals. As I was visiting with students in the cafeteria, he turned to me oozing with pride and said, “I knew this year was going to be my best year at Power Ranch, over the Summer I set three goals for myself. I have already accomplished two of them!” Being that he had just won our Spelling Bee less than two hours ago, I had a good idea of what one of his goals was, but I had no idea what the other two were. So, I asked. His response was, “I ran for Student Council Historian and won, I won the Spelling Bee, and I want to leave Power Ranch a better place because of something that I have done.” Yes, these were the words of a sixth-grade student!

“...I want to leave Power Ranch a better place because of something that I have done.” - Sixth Grade Student As others kick off the new year with resolutions to exercise more, read more, travel more, save more, get more A’s, or whatever more it might be for a few short weeks in January, perhaps we can follow the lead of this accomplished eleven-year-old. He set goals that were not only challenging but that would also bring him great fulfillment and joy. When I talked to him about it, he shared the disappointment he faced in previous years. This includes not doing well in the Spelling Bee and missing important deadlines with his Student Council application. He knew his short comings and said, “I just wasn’t on my game then, it meant more to me this year and I was going to work harder to be the best.” I asked him if he would’ve been disappointed had he lost, his answer was an honest, “YES!” He then added, “I worked hard, it wasn’t easy and after being disappointed since fourthgrade I wasn’t looking forward to feeling that way again.” People of all ages avoid setting goals because they fear that they will fail to achieve them. So maybe you wait until January to set a resolution, knowing that it is a little more acceptable to slowly have that plan fade away in a few weeks. But what if we did what this student did? What if we set a goal knowing that we could fail, but using that failure to push us to new heights? At Power Ranch, and across the country, educators are teaching students to have a Growth Mindset. One of the most important components that we want our students to understand is that failing is not only acceptable, but it is also one of the most important steps to learning.

Did you know that Centennial only receives 8.6% of possible tax credit donations from our families? This equates to $16,240 a year. If half our families made a taxable donation, which is no cost to them, we could bring in nearly $100,000 extra each year! These funds go on to support our fine arts clubs, character development, field trips, pay for certified staff to organize and facilitate after school clubs that promote academics, innovation, and leadership, and much more. As a member of the community you can make a tax credit to Centennial Elementary up to the amount of $400 (if filing married/jointly) or $200 (if filing as head of household). This donation can be claimed on your tax return as long as you report it by April 15th. You can write it off as a tax credit, and you will receive that money back on your tax return. If you owe money on your tax return you can make a donation as a tax credit and receive that amount of money off the total amount due (i.e. if you owe $800 you can make a $400 tax credit donation and only need to pay $400 in taxes). This makes it a win-win for you and for our school. If you have questions about how to go about making a tax credit donation please don’t hesitate to call our front office and we can walk you through the process. With your support, along with that of our families, we can make an impact to our children’s academic experience.
