WELL REFURBISHMENT

On behalf of the entire Power Ranch Management Team and CCMC, Happy New Year! It is my hope that you had a wonderful holiday season filled with joy and laughter.

With each New Year comes an opportunity for a fresh new start. By now, you should have received information regarding the Call for Candidates for the upcoming 2019 Board of Directors election as there are currently two Director positions that will be expiring. This information is also included in this edition of the magazine. The Power Ranch Board of Directors is a community-focused group of individuals volunteering their time for the long-term success of Power Ranch. If you have this community-minded spirit and desire, we welcome you to complete the Call for Candidates application to appear on the ballot for the February election.

The Power Ranch Community Association will be celebrating its Annual Meeting of the Members on Monday, February 25, 2019. This is a wonderful opportunity to hear from your current Board of Directors, meet your current management team, visit with neighbors, revel in the accomplishments and celebrate being a part of Power Ranch. Votes will be tallied and the two new Board of Directors representatives will be declared at this event, as well. Please be on the lookout for more information via e-blasts regarding this fantastic and fun night.

In closing, I very much look forward to 2019 and the wonderful opportunities it brings.

The maintenance staff within Power Ranch manages three agricultural wells that supply water to the community lakes and provide irrigation to turf and plants within the community.

This year has been particularly tough on the community wells. A massive rehabilitation project on well 7, located at Power Road and Los Altos, has been underway since February 2018. This well was taken out of production and was found economically unsound. We have consulted with various agencies on their recommended course of action and, unfortunately it has taken longer than expected due to various occurrences. We had to remove approximately 100’ of fill that caved in due to the well deteriorating.

We have since perforated the old casing due to rotting and have installed a new stainless steel liner. A chemical treatment has been conducted on the well, allowing various components to be broken down. We are in the process of re-installing the pump and will then redevelop the well to obtain ideal production.

Additionally, well 6 located on Power Road, between Germann and Haven Crest has been under manual operation filling the Barn Lake. This well recently reported a mechanical failure. Our well service provider was contacted and arrived on-site the same day to begin servicing the well. As service began we experienced more problems within the well. These problems resulted from failure at the threads, caused by water corrosion.

Due to the fact it was a mechanical failure our insurance covered the repair costs. A loaner pump and pipe was installed until our new equipment could be ordered and received. A request for new stainless steel equipment was reviewed by the Board of Directors and approved. The new stainless steel column pipe, sleeve and shaft have now been installed in the well and are back on line.

The New Year is here in Power Ranch! The kids are back in school after the holidays, the weather is cool, and the Board of Directors and the CCMC team have finalized the 2019 budget.

Development of the Association’s budget is a very tedious task. Ensuring that assessments are put to the very best use and maximizing investment potential is key. The Association budget covers three categories: operating, capital funds, and reserves. Operating funds are “day to day” costs incurred throughout the year such landscaping, maintenance, and administrative costs. Capital funds are those which are allocated for projects such as the new stage for the Carriage House patio and other building and amenity improvements. Finally, reserves are those “rainy day” funds for items such as well and pump station equipment and repairs. Reserve funds are decided upon with the Association’s auditor recommending appropriate funding ratios.

Many individuals contribute in the budget development process; CCMC’s corporate Shared Services team, the community manager, the Budget & Finance Committee, the Treasurer, and the Board of Directors. Historical information, vendor proposals, and expert opinions are also reviewed and considered. A draft budget is reviewed by the Budget & Finance Committee with questions and/or concerns addressed during several monthly meetings.

Once the Budget & Finance Committee makes a recommendation the proposed budget is submitted to the Board of Directors for final approval. The 2019 budget was approved by the Board of Directors at the October board meeting. With the start of 2019, the Board of Directors will begin looking ahead to upcoming elections, annual strategic planning, and working to serve Power Ranch effectively and to deliver the highest quality of community living.

PROMOTING COMMUNITY PROPERTY VALUES

Did you know the value of your home is directly related to the condition and appearance of the community as a whole? By requiring approval for exterior changes and enforcing the rules, your Association helps you maintain your property values.

Many think of the Association as a collection of rules limiting personal freedoms and enforcing arbitrary rules, but its goal is to preserve and enhance your property values.

According to the Appraisal Institute, neighboring properties with aesthetic issues—issues that the CC&Rs and Landscape and Design Guidelines address--can reduce your home’s value up to 10%. Imagine you have put your home on the market and it looks fantastic. The home to your left has toys lying in the grass, rocks all over the driveway, and weeds.

The home to the right has faded paint, overgrown shrubs, and towels hung over the gate. The price your home may have fetched will drop significantly because the buyer is not only buying your home, but the view from your home.

The Board of Directors, comprised of owners like you, oversees the operations of the Association. This includes seeing that your investment is protected by hiring staff whose job is specifically to perform regular inspections for violations of the CC&Rs and Guidelines, and to facilitate the review of all exterior changes.

By reading the CC&R’s and the Design Review Guidelines available on our website you will see that these documents present a precise blueprint on how to protect your investment and the investment of your neighbors.

WATERING FOR THE WINTER MONTHS

With the possibility for another dry winter, the need for supplemental irrigation in the winter months will be as vitally important to the health of your landscape plants as it is in the summer.

Although, winter rains do provide more of a margin for error when it comes to irrigation, it is essential to have a plan to keep your landscape healthy. Unless your landscape consists of Bursage, Cholla, Cactii or other southwest native plant material, this most likely applies to you.

Maintaining adequate soil moisture also minimizes the injury suffered from plants and trees during the periods of freezing weather we may see over the next few months. Leaves, stems and branches that are under stress due to dehydration are damaged easier during a freeze when compared to other plants that have adequate moisture stores in their outer extremities.

That stored moisture helps to act as a form of insulation during short periods of sub-freezing temperatures.

Irrigation is an area of the landscape that is often overlooked during our cooler seasons. While many plants have gone into a dormant stage and aren’t readily showing signs of growth, they are busy storing the nutrients, energy, and building root systems that will help them spring back to life as temperatures warm. Neglecting them now will have negative results in the Spring when plants are slow to rebound from the Winter. Additionally, stress induced on Pine Trees due to the lack of winter moisture is one of the leading causes of death due to Pine Tree Blight.

This is not to say that we should continue to irrigate our plant material at the same rate we did in July. Obviously, we should be watering far less. As a matter of fact, by January, we should only be using about 10% to 15% of the water on our plants and trees compared to what they received during the hottest summer months.

How frequently you need to water depends greatly on your soil type. A clay type soil will retain moisture better than a sandy, well-drained soil type.

Your best bet is to occasionally probe the soil with a screwdriver or the like to see just how much moisture is there.

Typically, giving your trees a good soak once a month and your shrubs every one to two weeks should be adequate. Non-over seeded turf will benefit from a watering once every 1428 days or so once it is dormant after the first frost. Any more than that may only encourage weeds to grow in the lawn. Keeping the non-over seeded turf root system moist will keep the roots viable and will allow the turf to spring back strong when temperatures begin to increase. And don’t forget, if we get a good rain, you should be able to skip a watering cycle or two.

CALL FOR CANDIDATES Dear Power Ranch Homeowners: On behalf of the Board of Directors, we are writing to inform you of the upcoming election to the Board of Directors. Currently, two Director positions will expire at the 2019 Annual Meeting and thus the Association is soliciting candidates to fill those positions.

The Board is currently comprised of seven members who meet on a monthly basis to make decisions on behalf of the community and assist in formulating community goals that meet the overall objective of maintaining, protecting, preserving and enhancing the common areas and overall value of the community. These objectives are achieved by the Board setting policy, standards, processes and procedures, as well as assuring and adhering to an accurate operating and reserve budget. For more information about the specific powers and duties of the Board of Directors, please see the Bylaws of the Power Ranch Community Association which can be found at www.mypowerranch.com.

These applications will be utilized to provide detailed information about each candidate so that informed decisions can be made by homeowners. A Meet the Candidate forum will be held on February 6, 2019, at the Barn from 5 to 7 p.m. to provide the opportunity for one-on-one interaction with the community membership. In addition, a mailing will be sent to homeowners in good standing regarding the election of members to the Board of Directors. Homeowners can expect this mailing to arrive in late January.

On Monday, February 25, 2019, the Power Ranch Community Association will be celebrating its Annual Meeting of the Members. At this meeting, the votes will be tallied, and the two new Board of Director representatives will be declared.

Should you choose not to run for the Board of Directors, we hope that you will consider volunteering for one of the many committees working to support the Board and Community. It’s that time of year when people begin to plan for their New Years’ resolution which typically involves eating better, getting fit and/or into a better financial situation, but why overlook a resolution to strengthen our marriage? For many of us, our marriages are a big foundation in our lives, yet they go “unnatured” for months to years at a time. We can get to a place where we are like “passing ships” in our own homes, and although we may be good at the “business” of marriage, the “connection and intimacy” of the marriage begins to suffer.

Here are a few simple things that you can incorporate this week to begin rekindling that deeper connection with your mate: • Give your partner a genuine compliment everyday this week (Affirming words show appreciation).

• Provide a random act of kindness towards your partner. (Serving our partners not only lightens their load, but also can make them feel loved and appreciated).

• Intentionally incorporate non-sexual touches such as holding hands, touching their face, shoulder rubs. (Physical touch can be a powerful tool to a deeper connection).

• Take a moment this week to find 5-10 minutes to look in your partner’s eyes and talk about something outside of work or kids. (Quality focused time with your mate is a major key to connection and intimacy).

• Give a small token/gift to your partner. (This does not need to be expensive; it simply provides a tangible representation of love and appreciation).

Cameron Kay was a junior at Higley High School and a Power Ranch resident who tragically passed in November of 2016. He was kind and enjoyed helping others. Cameron wanted to be a park ranger and enjoyed outdoor activities. However, he was most passionate about fishing. On behalf of Cameron and his family, the Power Ranch Community Association, in partnership with Higley High School and many local businesses have created two (2) $1,000 scholarships towards a local community college and/or a trade school by way of the Keeping It Reel, Fishing FUN(draiser).

Cameron was frustrated there were limited scholarships available for students with a less than 3.0 grade point average. Therefore, the Kay family wanted to create scholarship opportunities for students who have an average GPA. QUALIFICATIONS: • Must currently attend high school within the Higley School District.

• Must currently be a Junior or Senior • Must have a current GPA of 1.75 – 2.5 HOW TO APPLY: • Submit a video of why you should be considered for one of the Cameron Kay Scholarships. The video should include your name, grade point average, and your plans and/or goals for the future. Video submittal must be made available either on YouTube or saved on a flash drive.

• Video submissions should be 90 – 180 seconds.

• A letter of recommendation from a teacher, advisor and/or family member must be submitted.

Happy New Year! As we reflect on the successes and the challenges in the previous year, we find ourselves looking for better processes and ways to be more efficient. The lifestyle in Power Ranch is evolving as communities do. It is our goal to continue to offer a balanced variety of events, clubs and classes for various age groups and interests throughout the community. In addition, we are focused on deepening the roots of Power Ranch within the Gilbert community.

In 2018, Power Ranch hosted more than 120, events in addition to offering more than 30 clubs and classes to our residents and their guests. The Lifestyle team continues to receive requests and inquiries daily regarding event ideas and/or class suggestions.

Because of our variety of offerings and community size many local businesses are eager to partner with the Power Ranch Community. We are excited to build these connections within the greater community that in turn benefit our residents; however we need to be intentional with our commitments as well.

The lifestyle team has continued to grow the numerous events that continuously sell out while trying to find the balance in accommodating at the door registrations. As with any event there are many logistical details to be fine-tuned, as well as items that must be pre-ordered prior to the event date. All online event registrations will close 3 days prior to the event date unless otherwise noted, with limited registrations available at the door. Registration quantities will be listed on the registration site. We encourage you to visit www.mypowerranch.com and create an online account now if you do not already have one. All events, clubs and classes will be listed on the event calendar with a link to online registration, and continue to be listed in the weekly e-blast.

Additionally, in 2019 there will be no refunds with the exception of association canceled events. The Lifestyle team spends a significant amount of time planning event activities, ordering crafts, food, etc. based on the number of registrations received. We do understand that there are certain circumstances that cannot be avoided and in these cases we encourage you post to Facebook and reach out to your neighbors that may not have purchased their tickets/wristbands yet.

EMBRACING NEW CHALLENGES

As the newest member of the Power Ranch Community Management team, I wanted to take a moment and formally introduce myself and my background to the members of the community. I am excited to now be a part of the Power Ranch team.

With a bachelor’s degree in Communications from California State University, Fullerton and over 15 years’ experience in event management, I am eager to blend my two passions together in the role of Communications Coordinator at Power Ranch. Although this is my first experience in the world of community management, I feel that my background and desire to connect like-minded people will bring both positive and enriched opportunities to the residents of Power Ranch.

I am a Southern California native who moved to Arizona 7 years ago with my family. I am a mother to four beautifully spirited children and the wife of a fireman whom I adore. Work-life balance is extremely important to me, and I pride myself in being present and involved in my families activities as much as I enjoy involving them in my career when possible.

As a communications major, I am deliberate in providing accurate, relevant and up to date information that will both entertain and inform my readers. Working in the town of which I also live allows me the opportunity to network and professionally represent Power Ranch as a leader within the greater community.

Creating a strategic plan of action utilizing our social media platforms, a more user friendly website, as well as ensuring our weekly email newsletter contains information relevant to the residents within our community are just a few of my top priorities in this role. I embrace the challenge and welcome the opportunity to bring Power Ranch residents together while helping build new and genuine relationships.

FATHER FIGURES HELP OUT AT POWER RANCH ELEMENTARY

HUSD DRILL TEAM WINS DESERT TALON MEET The Higley Unified School District Air Force Jr. ROTC Drill Team earned the Grand Champion title this month in its first drill meet of the year.

The 11-member team took the Grand Champion award at the Dec. 1 Desert Talon Drill Meet by earning top three honors in eight of nine event categories. The event included 14 teams from across the Phoenix region. The team placed in the following categories: 1st Place: Armed Inspection and Unarmed Inspection

The only thing better than visiting dad at work is bringing dad to school -- at least in the eyes of an elementaryaged student.

At Power Ranch Elementary fathers, stepdads, grandfathers, uncles and other father figures are signing up as members of Watch D.O.G.S. to become role models at the school.

Watch D.O.G.S., or “Dads of Great Students,” is a nationwide program created in Arkansas in 1998. Since then, thousands of chapters have been established across the country. Power Ranch’s started up two years ago in 2016. The program aims to add a positive male presence to schools to increase security, reduce bullying and set a good example for youth.

Stefan Reid, Watch D.O.G.S. coordinator at Power Ranch, said studies have shown that a positive male role model in a student’s life promotes success.

Reid said volunteer Watch D.O.G.S. often help with security detail. They patrol hallways, the playground, courtyard and parking lot. This offers the school an additional set of eyes to watch out for children during recess or catch suspicious activity happening on or around campus.

Members sign up to visit at least one day a year, but the program tries to be flexible for all schedules. Reid said he sets up half-day schedules for volunteers that can only arrange an afternoon off from other responsibilities.

“We try and get volunteers as closely matching their child’s schedule as possible, but also we want them seeing the rest of the campus, too, and help(ing) in some of the other teacher’s classes, too.”

Bryan Boutain, father of a sixth-grader, said he enjoyed his first day on campus as a volunteer with Watch D.O.G.S., but said that he most enjoys being able to see his child at school.

2nd Place: Armed Regulation Drill, Varsity Color Guard, Challenge Color Guard, Unarmed Exhibition and Armed Exhibition 3rd Place: 4-Man Armed Exhibition and Armed Drill Down Additionally, Cadet Christian Nichols placed third out of 80 cadets in the individual, armed drill down competition. This represents the first time in several years a Drill Knight placed in an individual drill down event. The combined Higley and Williams Field High Schools program is led by SMSgt. Danny Alltop and Col. D. Scott Vaughn.
