On most cooler mornings you can see Charlie in his regular spot fishing at the clubhouse lake. While he's quick to say that he doesn't live in PR, his daughter does, he also points out that his usual six-month long visit from New Jersey has lasted more than a year this time. We'll just call him an honorary resident. Chatting about the area, "The lakes here are nicer than anything back east, but people need to make sure to pick up after themselves to keep them nice. Some days I come out, and there's trash just left here. So I pick it up and start fishing. I like the Power Ranch Lakes best, people are nice, it's clean. Power Ranch Community Association Board of Directors

H

ere we are in the heat of the summer already! Schools are out, and many people are escaping the heat. As this magazine arrives, we’ll be preparing for the Back to School Splash! This spring and summer have proven to be busy months at Power Ranch. The Splash Pad has been upgraded and expanded. Additional landscape work was required adjacent to the pad, and this Fall will bring some additional picnic tables and seating in the shade areas near the pad. Four Peaks completed a renovation to the landscape at the Ranch House pool area and re-graded landscaped areas within the cool deck to allow for improved drainage of water off the decks. We are still putting some finishing touches on the Bocce Courts due to the adjacent grade of the land. They should be ready for play shortly. Tables and benches will be added to the Bocce area for spectators and respite. Installation is slated for October/November when the landscape renovation is completed in the area. The Knolls Community has a few planned projects this summer. The cool decks for both the Sycamore Knolls pool and Cypress Knolls pool will be repaired. Sycamore Knolls is warranty work, and the Cypress Knolls pool had a leak under the cool deck that caused the decking to pop up. Also, Four Peaks will begin turf transition in the common area at Los Altos and Posse which abut the homes on Melrose. They will expand the granite area to encompass areas that have very little turf, install new curbing and plants. Tentative start date is August 1. The Board of Directors has been refining the Mission and Vision Statements for the community as it’s been eight years since these statements have been updated. Hopefully, that will be ready for release by the next magazine issue. We have already started preliminary work on several goals such as educating the Board on the wells and infrastructure, and a communication plan. The Association’s 2016 Audit was completed in May and presented to the Board of Directors at their meeting. Butler and Hansen performed the audit, and the full report has been added to mypowerranch.com for your reading pleasure. We hope your summer plans include an escape from the heat! We would like to make this a new article in Power Ranch Living and need your input. Would you like to submit a question, or help us name this new feature? Email sschulze@ccmcnet.com.

Why would the Association Office call me about my bulk trash being out? Our intent is to provide a courtesy call to you and let you know the bulk needs to be moved rather than mail a violation letter and fine. The goal is to keep the neighborhood clean, and when one person places bulk trash at the curb early it creates a domino effect, and before you know it, the street looks terrible. Why do I have to submit to the DRC if I am painting my home the same color? It’s about documentation. What if you happen to paint the same color as your neighbor? Or your neighbor chooses the same color that you did? It will come down to who had it approved by the DRC and who painted first. The Association will not have a record of the color scheme or the date you painted if you don’t submit. What if you sell your home and the new owner wants to know the paint color scheme for touch ups? What if your paint fades or streaks quickly and you receive a violation letter? How will the Association know that the home was painted three years ago? The Board of Directors has tasked management with ensuring that homes continue to be maintained at Power Ranch which includes painting the home. Our Association dues or assessments pay for the publication of the news magazine. Less than one percent of your annual assessments goes towards publishing the magazine. Advertising income offsets the cost of publishing. Almost three years ago, the Association’s publisher quit due to lack of advertisers. The Association looked at other publishers and production expenses. The Board, at that time, gathered input from community members and decided to bring the publication in-house. The magazine is published in-house, and advertising income has continued to grow. The Board of Directors wanted to ensure that they were communicating both by print, email and social media to reach all demographics in Power Ranch. Why are there regulations about alcohol in the pool areas? The pools are posted with Rules and Regulations adopted by the Board of Directors and recommended by the CDC and Maricopa Environmental Services. Pool rules are established to protect residents and guests at the pool and promote the clean use and enjoyment of the facilities. For the most part, they are common sense issues. We realize that many people relish their relaxation time at the pool. Most problems arise when there is alcohol involved. Parties get out of hand, glass bottles are found on cool decks and in the trash. Broken glass is a huge hazard in pool areas. We are constantly requesting that glass not is brought into the pool area at all. If you are having a party in the pool area plastic cups are required. The Association does not have the current staffing available to police the pools but hopes that people would use their best judgment and discretion when using the pool facilities. Including watching your children around water. There are no lifeguards at Power Ranch pools. Knolls summer news By The Knolls Committee

T

he cool deck renovation was completed on the Juniper Knolls pool at Posse and Los Altos in early Spring. The grill was replaced, and five of the pool lounge chairs were repaired. Two additional umbrellas were ordered for the Sycamore Knolls pool and parts for the repair of the damaged umbrella. The deck at the Sycamore Knolls Pool on Calistoga has had warranty repairs as well. The Cypress Knolls pool on Bonanza has severe deck issues due to a leak in the main trunk line for the pool. This leak appeared shortly after the cool deck was completed in 2015. The moisture from the water leak has caused the deck to pop up in several places. We anticipate both pools will be complete by July 1. Landscape renovations are slated for the retention area at Los Altos and Posse which is in front of the homes on Maplewood. The work will not be started until August 1. Lights: For safety reasons, please make sure the bulbs are replaced and on at your front entry and garage door area. If the bulb has been changed and the light is not working you may need to check the sensor located at the bottom of the breaker panel box at your home. Parking: A good portion of the Knolls fire lane signage is faded on the alleyways and private streets. Maintenance recently installed twenty-five new signs and more are needed. 1. Parking is not permitted in the alleys. 2. Visitor or Guest parking may be utilized for guests. If you have an oversized vehicle that will not fit in the garage, you may park in visitor parking. However, those parking spaces are not for the storage of vehicles. 3. There are many corners in The Knolls where parked vehicles create blind spots such as Ranger Trail and Calistoga. Please drive carefully and choose an alternative parking location if it creates a safety hazard. Painting: You may have noticed that the Power Ranch weekly blast contains paint information each week. The Association is on a quest to get homes painted within Power Ranch. Many homes in The Knolls are ten years old which is the bewitching point for paint in Arizona. You should plan to repaint every 7-10 years depending on the quality of paint used and the exposure. For example, those homes that face west show far more sun damage or fading than those facing north. Surprisingly, we are noticing a lot of streaking of paint and fading on the two-story homes (garage access on alleys) that are less than seven years old. Please take a good look at your homes and make plans to budget for painting. Power Ranch Covenants team will be sending 6-month notices to those residences that meet the criteria for repainting. Please help keep our neighborhood pools and streets in good condition. We hope everyone has a safe and enjoyable summer. DRC updates: paint schemes, view fences, and sheds By Denise Montana, Community Standards

C

ustom Schemes Beginning on July 15, 2017, Power Ranch will no longer be reviewing custom paint schemes. The Community Association has 110 schemes to choose from and will be adding some of the more requested custom schemes to the choices. The list of preapproved paint schemes will be reviewed and updated annually to assure that the community stays up-to-date and home values are maintained. If you want to paint your home a custom scheme, it must be submitted by July 15, 2017. View Fences Fence properties border common areas and walking paths of Power Ranch. These properties have wrought iron fencing in the back yard rather than block walls. They are not only attractive but are very desirable properties in the residential real estate market. Homeowners with view fence lot have chosen these properties with the idea in mind of designing and enjoying their backyards while having a view of the beautiful common areas, but also know that their backyards will be viewed by others. According to the Power Ranch Guidelines, view fence lots are to be maintained similarly as front yard lots. When reading our guidelines, please remember that “public view” includes back yards with view fencing. You must tend to your landscape, clean up after pets, and maintain your back yard in a neat and presentable order. Items such as old appliances and storage boxes may not be stored on a view fence lot, and towels and rugs may not be hung to dry on the fencing. Any changes or additions to

backyard landscape must be submitted for approval by the Design Review Committee. For these reasons, view lots are inspected under the same guidelines as front yards. Backyard inspections are in no way intended to be invasive or to make owners or residents uncomfortable. These inspections are merely part of the package of owning view fence properties and ensuring that all of Power Ranch is maintained to the highest standard of community living. Sheds The Design Review Committee has recently reviewed the guidelines allowing sheds in backyards of Power Ranch homes. While sheds that can be seen above the fence wall were previously prohibited, some sheds will now be approvable. Sheds, and other auxiliary buildings, that require a slab foundation or structural floor may be added, but they must: 1. Be made of the same materials of the home (stucco with tile roofing) to match the existing home for architectural continuity. 2. Have a maximum height of 10 feet at the highest point 3. Be a minimum of 5 feet from any common wall A detailed Design Modification Application must be submitted to the DRC for review before work can begin on a shed or auxiliary building. All other sheds, including hard plastic Rubbermaid-type sheds, should not be viewable from the street or any neighboring property.

Power Ranch pool etiquette

Please note that these are family pools and are for the use and enjoyment of all residents. Always use your access card for entry to the pools. You will need it for access to the bathrooms. Don’t open the gate for people that don’t have access cards. No glass is permitted in the pool area. Please use plastic cups. If there is broken glass in the vicinity of the pool area, it requires closing the pool, draining and cleaning, which is a seventy-two-hour process. This is for your safety. Broken glass is tough to see in the bottom of a pool. You may bring coolers, but they should only contain water and soft drinks. Please, no alcoholic beverages at the pools. Swim diapers are required on those not potty trained. Hourly breaks are recommended for restroom use and sunscreen application. Please turn off the light when leaving the Knolls restrooms as the fan creates a draft and will not always allow the door to close and lock properly. helps remove dirt and grime that deplete the effectiveness of pool chemicals. The phosphates in laundry detergent and sunscreen contribute to making the water cloudy and will increase the pools needing a chemical treatment. Shower after swimming to remove bacteria from your hair and skin. Knolls residents, the CDC (Center for Disease Control) recommends that children under five years of age should not be in the spas. The temperature is too high for their bodies to regulate. Also, toddlers and kids have been observed jumping into the spas which are very dangerous due to the shallow nature of the spa as well as the steps, and seating ledge.

Celebrate the start of the school year By Rebecca Benavidez, Lifestyle Director

S

ince my first day of school in kindergarten, I've enjoyed the excitement of the first day of a new school year. I couldn’t wait to see who was going to be in my class, where my seat was going to be, what new friends I would meet and best of all what new things I would learn. I literally could not sleep the night before my first day. I was ecstatic at the thought of not even knowing what I didn’t know yet. My mind would be blown when the teacher would go over all of the amazing things we were going to learn in my new year. As I wiggled excitedly in my bed, my older sister would be annoyed with me, but I was too thrilled to care. Honestly, I loved back to school more than Christmas. Today, I share the same excitement with my kids. Out of my three girls, there is only one who shares the same excitement I do, and well, I’ll take it! What back to school memories do you have growing up? Here, at Power Ranch, we are creating back to school memories by hosting our Annual Back to School Bash! This event is open to the entire community. There will be water slides, slip n slides, music, food trucks, and games. We will also be raffling off gift cards for the whole family including coffee for parents who may need a little kick start or oil changes to help with all of the driving. Kids are always winning, here in Power Ranch. Youth prizes

Hey, residents! We have a new friendly face in the clubhouse. Ashley Greaves joins us from CCMC community, Province in Maricopa. Ashley recently moved back to Gilbert as this is her hometown. Being the oldest of six siblings, Ashley is always the mom of the group. Some of her hobbies include scrapbooking, karaoke and playing board games, especially cards. She loves being the mom of two amazing kids, and in her spare time, she is a college student at Grand Canyon University. Ashley is bubbly, kind and a great addition to the team, explains Rebecca Benavidez, Lifestyle Director. Informal meet-ups scheduled every Monday at 10:30 a.m. at the Arbors Tennis complex. Join in the fun. The game is easy to play and quick to learn. Bring your supplies and let's play! Drop-In Volleyball - Ongoing Every Tuesday, beginning at 6:30 p.m. Stop by the Ranch House volleyball court and find other volleyball-lovers willing to start up a game. ACTIVITIES Community Catch and Release Fishing - Ongoing The lakes at the Barn and Ranch House are available to all residents for catch and release fishing. Hooks must be barbless, and fish must be returned to the lake. Dispose of fishing line properly to protect wildlife. Watercraft prohibited. Permits are available at the Carriage House during office hours. Fish include Grass Carp, White Amur, Catfish, Tilapia, and Koi. Wednesday Farmer's Market The Farmer's Market at Power Ranch is in full gear. Join us 4 - 8 p.m for all your market favorites - food trucks, yummy treats, great gifts, home ideas, and fresh and local produce! Want to be a vendor? Contact info@raysmarket.net. Power Ranch Babysitter List If you would like a copy of the Power Ranch Babysitter List emailed to you or you are a babysitting teen and would like your contact information added to the list, contact rbenavidez@ ccmcnet.com. Many of the babysitters on the list completed the babysitting certification and first aid training. Ranch House and Barn Swimming Pools Pool hours are M-F 6 a.m. to 10 p.m. and 8 a.m. to 10 p.m. on weekends and holidays. No lifeguard. Under 14 must be supervised by an adult older than 18 years old. Children not potty trained must wear a swim diaper. Pools can close for 24 to 48 hours without notice. Power Ranch Community Library Visit the abundant Power Ranch Community Library in the Carriage House, 4546 E. Haven Crest Drive. Open during office hours, M-F, 8 a.m. to 5 p.m. The library features popular fiction, non-fiction, and children's books of all genres. There is something for everyone. Donations accepted. FREE. Volunteers are needed to help with the library. Shredding Service Free, do-it-yourself, paper shredding in the Carriage House, Monday - Friday 8 a.m. to 5 p.m. The secured drop box has a letter-sized slot to feed documents. The staff does not have a key; perfect for confidential, personal, and private information. Paper documents only, no manila files, thick cardboard, metal paper clips or staples. Ranch House Clubhouse The Ranch House Clubhouse is a wonderfully inviting, chic industrial space for everyone in the Power Ranch community to use. A place for everyone: enjoy a cup of coffee in the display kitchen, play a movie or video games in the high-tech media room, start a foosball or ping pong game, hang out by the cozy fireplace with a book, or schedule a meeting in the flexible space. One of the courts can now accommodate Pickleball. The brass key will get you in, and you need to keep it with you to get out. No restroom facilities are available. Schedule posted on the court for planned events. Horseshoe Pits - Ongoing There is a horseshoe pit near the intersection of Chisum Lane and S. Luiseno Blvd in the Villages neighborhood. It is located in the green area between Trigger Way and Chisum, closer to Luiseno. Bring your shoes and start playing. Harkins Movie Passes Discounted movie tickets available in the Ranch House Clubhouse and Carriage House for $7.50 each, not good for movies the first week of its release or special engagements. Wildlife World Zoo & Aquarium Discount coupons available to Power Ranch residents heading to Litchfield Park (state Route 303 & Northern Ave.) to visit the zoo, aquarium, and safari.
