Powder Mountain Getaways is one of the largest and most trusted vacation property managers in the Ogden Valley. We have worked with the Powder Mountain and Eden community for many years and have the insight and integrity to ensure your home is cared for to the highest standards.

We Know you have several options when it comes to who you allow to manage your property, and we strive to provide the best property management offering and value for you, as the property owner, as well as an excellent vacation rental experience for our guests. We will treat you and your home with the love and attention you’ve come to expect from the Powder Mountain family.

PMG Property Management Program Details At Powder Mountain Getaways, we feel privileged each time a homeowner trusts us with the management and care fo their property. We seek to make the process of maintaining your home safe, comfortable, and hassle-free! Below is a breakdown of our property management services and fees.

Initial Setup Package: Cost: $200 Yearly Renewal Fee: $100 •

Initial walk-through, inventories, and outline of property care standards and needs.

Full inspection and preparation of maintenance checklist and maintenace schedule for residence.

•

If adding property in rental program, professional photography of interior and exterior, loading property on third-party sites such as VRBO and Airbnb.

•

If adding property in rental program, loading property into the Powder Mountain marketing plan - including the lodging website, social media posting, newsletters, and email blasts.

Monthly Management/Inspection and Preventative Maintenance Fee: All properties are placed on a preventative maintenance schedule to ensure consistent, quality care. The property’s interior and exterior are regularly inspected to help protect and maintain the value of your home. In addition, we inspect each property before and after every guest visit to ensure the highest standard of care and cleanliness.

Examples of what the fee includes are inspection/maintenance on windows, doors, furnaces, changing filters, thermostats, lighting, fireplaces, appliances, furnishings, decks, railings, etc. All services are performed by our experiences in-house maintenance and property care specialist who aim to catch problems before they cause damage or impact the residence.

Town-homes - $35 to $55 Condominiums - $60 to $70 Mountain homes - $100 to $210

Monthly Management/Inspection and Preventative Maintenance Fee: $40/hr per staff member when deemed necessary by PMG or at the owner’s request. This includes but is not limited to general repairs, housekeeping services, snow shoveling, emergency maintenance, and PMG staff meeting outside vendors to facilitate the owner’s third-party repair or improvement projects that are necessary for rental functionality. *If an intem needs to be fixed immediately, PMG will make the best effort to locate a cost-effective replacement that meets PMG standards, and repair/replace qiuckly to not cause a delay in renting the property.

If your home is listed in our rental pool please note a deep clean is required twice per year to help upkeep the property. The deep clean includes professional carpet cleaning, interior and exterior window washing, upholstery detailing, and laundry services for larger household items. The deep cleaning fee is calculated based on the size of the unit.

Regular maintenance is an essential part of keeping your spa in good condition. We monitor your spa weekly to ensure it’s ready for your next visit or guest. Hot Tub services are $170 a month for weekly services.

Note: Key-less entry systems is not included in setup pack and must be installed by the property owner or PMG will install the key-less entry at the owner’s Expense. Townhomes/ single family homes must also have a keypad installed for garage access.

In addition the nightly rate is set to increase during holidays and when we have high occupancy rates. *Owners have more opportunity to earn and return a profit back into their investment by being flexible and having their unit available as often as possible. The highest paid owner of the 2020/2021 season had 15 reservations and zero owner stays.

Powder Mountain Getaways Marketing In House Marketing Powder Mountain Getaways has a dedicated marketing budget used to implement marketing strategies and advertising for our lodging department. Many of the team’s marketing efforts are focused in-house. We use a combination of marketing tools to promote. Including PMG website, social media, newsletters, and ads. In addition, professional photos are taken of each unit for listing and advertising purposes.

2020/2021 Marketing Project Powder Mountain’s marketing team recently put together an information packet for Powder Mountain Getaway guests. The packet includes everything guests would want or need to know about their upcoming stay with us. In addition, each ski-in/ ski-out home has personalized directions on how guest can access the ski lifts and the unit itself. Powder Mountain Getaways is trying to limit our economical footprint.

One way we have done this by limiting paper usage within the units by providing QR codes for guests to access information digitally.
