Some want to give new life to a house with an out-of-date floor plan. Baby boomers who want to stay in their homes as they age — as well as younger home owners who are looking ahead — want to enhance accessibility. And, many home owners want to add sustainable home features that also save money on utility bills. As the home building and remodeling industry continues to grow strong, one thing remains clear — home owners are taking their wish lists to professional remodelers to make them happen.

Remodeling your home can not only fulfill your family’s dream of a more comfortable and stylish home, but depending on the upgrades you choose, you can also realize savings on utility costs, improve air quality for better health and strengthen the long-term value of your home. Some of the top upgrades that can make a home more energy efficient include putting in high-efficiency windows and low-flow water fixtures, replacing appliances and water heaters with ENERGY STAR®-rated models, increasing or upgrading the quality of insulation, and installing a high-efficiency HVAC system that is appropriately sized for the area that is to be heated or cooled. If a full remodel is not in your budget right now there are many other options available such as: Paint a room’s trim. Refresh your main living space by painting the trim. Crisp baseboards and moldings go a long way to revitalizing the whole room. Bright white is a classic color that will complement any
décor style. Replace or recover a piece of furniture. Even one new living room chair or a reupholstered love seat can refresh a room’s look. A new coffee table or area rug will also help change a room’s appearance and serve as a new focal point. Or, even without new furnishings or upholstery, rearranging a seating group to face a different direction can breathe new life into the room. With a variety of economical smarthome hubs to choose from, it’s easier than ever to take that first step into the world of smart-home living. Look for a hub with do-it-yourself setup and no monthly fees. Download a free app, buy a few compatible light bulbs and a smart outlet strip, and you’ll soon be able to remotely control
several appliances within your home. From there, consider a smart deadbolt, garage door opener, home security system and/or thermostat. Give a small bathroom a new character. Brightcolored walls or bold wallpaper patterns can really make a small bathroom pop. Colors and patterns that would be overwhelming in a larger room work like a decorative accent in the smaller setting. Or go the other way and make the bathroom an oasis of serenity with light bluegrey walls. Look at lighting with new eyes. Is there an area that could use more light? A warmer glow? Add a lamp to a table in a dim corner to open up the room and show off the objects on the table. Pendant lights aren’t just for dining areas — a stylish pendant fixture hanging next to the arm of the sofa or guest bed is an object of interest as well as a source of light. In the kitchen, install LED strip lighting under cabinets where work surfaces below could use a little illumination. Your home in 2018! By Diana Johnson Executive Officer, North Peninsula Building Association Whether looking for a new home or remodeling a current residence, home owners continue to be drawn to the feelings of spaciousness, easy flow and welcoming togetherness evoked by an open floor plan. Pioneered in the early 20th century, open floor plans still remain popular today well into the 21st century. Owners of existing homes are choosing to open things up, too. Remodelers reported that 40 percent of their projects involve opening existing homes’ main floors by removing interior walls entirely or by using countertops, cut-throughs or archways, rather than full walls, to define separate areas in a more open way. According to a recent survey from the National Association of Home Builders, 70 percent of buyers want a kitchen/family room area that is either completely or partially open, with 32 percent wanting it completely open. Your kitchen is most likely the most important room in your house: where the kids do their homework, where your friends come for coffee, where you pay your bills and — for most of us — where we cook our meals. The kitchen is also the first thing that home shoppers look at, and that’s why the experts on the National Association of Home Builders’ Design Committee pay close attention to color, pattern, lighting and appliance trends. Here’s what the experts are seeing as they look to the home of 2018:
OPEN FLOOR PLANS
more home owners are asking for bigger mud rooms with ample shelves for everything from canned goods to vases. Open floor plans also meet another of today’s ongoing needs— accessibility. Accessible design incorporates fewer doorways making the home easier to navigate in a wheelchair or with a stroller.
Main floors with few or no interior walls between areas for cooking, eating, relaxing and entertaining allow cooks to chat with family members or guests, provide easy flow for entertaining and enable parents to keep an eye on children from different areas. The kitchen as a gathering place is here to stay, say these designers. And as islands get bigger, some are swapping the kitchen table and “command center” desk for a comfy armchair or two where you can sit and scroll through your tablet or phone while you enjoy a cup of tea. Storage remains very important, and the clean lines of today’s kitchen design — fewer knickknacks and less clutter on the countertops — mean
The “smart home” is becoming more evident in today’s kitchen. Just as thermostats and security devices can be controlled via a smart phone, so too can ovens, refrigerators and other appliances. This trend, designers say, is only growing. And that oven? It’s still likely to be stainless steel, but in a black stainless steel, which is now among the most popular colors of kitchen appliances. Other popular shades include deep jewel colors, especially navy blue, in high-end ovens.
COUNTERS AND CABINETS
Granite countertops remain a classic choice for the traditionalist, but there are plenty of new options to choose from. Quartz countertops have improved remarkably since they were first introduced — coming in larger slabs so having a seam between countertop pieces is less likely. When 12 • NPBA EXPO 2018
it comes to cabinets, top designers are saying that intricate designs and fancy knobs are very “last century”. For 2018 think flat panels and clean lines, with a focus on maximizing storage. And as more families use their kitchen as a hub for entertaining, the “beverage center” is coming into its own this year. Having a cabinet and countertop section with a sink, icemaker and minifridge lets your guests pour their own drinks or hungry children get their own snacks without congesting the other areas of the kitchen. Under-counter refrigerator drawers are a nice modern upgrade to the traditional mini-fridge that are also gaining in popularity due to their unassuming look which incorporates the trend of aesthetically clean lines nicely.
Open floor plans not only maximize space and flow, they optimize natural light. Windows serve more than their immediate area, illuminating the entire space. Expansive glass is where it’s at via opening glass walls, lift-and-slide doors as well as overall larger windows. With energy efficiency being the standard now it’s no longer considered a trend and the new technologies in larger windows incorporate this application better than ever . The desire for clean open spaces is driving the demand for higher-end options. For example, many manufacturers are now intro-
ducing mainstream vinyl multi-panel units which once used to be custom orders to accommodate the trend for these larger open floor plans. Capturing Sun Power By Andy Cochrane Power Trip Energy Perspective from 15 years of solar installations on the Olympic Peninsula shows that there has never been a better time to consider installing your own grid-tied solar electric system. The new state production incentive gives an annual payment at a higher rate guaranteed for 8 years, and we still have a 30% federal tax credit for two more years. These incentives are in addition to the lowest costs ever for solar PV (Photovoltaic, ie solar electric) equipment. Many people are still surprised to learn that they can put a solar array on their roof which will cover 100% of their annual electrical needs, a project feasible for an average homeowner, here on the Olympic Peninsula. Many of our customers compliment the solar array with a new electric vehicle to replace their gasoline consumption with clean solar. As long as you have a sunny roof, the roof is the best place to consider installing solar. If your house is too shady, you might consider a ground-mounted array in a sunny spot on your property. As an electrical contractor, we have seen the Natl Electric Code rules for solar installations become streamlined at the national level, and of our 700 grid-tied solar pv projects, about 200 are in Clallam County. In the early 2000â€™s, prices were higher and there were no significant incentives available to help, so the majority of our clients were performing these installations for environmental and ethical reasons. In contrast, today the economics are very attractive, and there are several sources of low interest financing that make sense for all homeowners. When thinking of solar, most people picture the solar panels on the roof. While the appearance of the arrays has changed only slightly in the last 15 years, the technology behind the panels has changed
significantly, especially the inverters. A small change that has made a large aesthetic improvement is the use of black frames for the modules. This produces a lower profile appearance some people find preferable. Regarding the inverters, we are now using AC modules with built-in micro-inverters in nearly every installation. In previous years, we would install solar panels that produced DC electricity and run series strings to a wall-mounted inverter adjacent to the electrical service panel. Today we use AC modules with built-in micro-inverters that streamlines the installation and requires less equipment to be mounted on the wall. The micro-inverters have a very high efficiency and we appreciate the 25 year warranty on the entire system from one manufacturer. One manufacturer guarantees the product will still be producing 92% of its original rated power output after 25 years. For people who are interested, there is a lot to learn about these systems, from an equipment standpoint and and regarding incentives and your new relationship with the utility.
