Design in unexpected places... By North Peninsula Building Association A ceiling with a pop of color, a stylish ceiling fan or detailed trim work can give a room personality and character. Ceiling dĂŠcor also can add drama to an otherwise dull space, give the illusion of height in a compact room, or increase the feel of intimacy in a large one. Making a ceiling the focal point of a room can have its challenges though. The right look depends on the style of the home, the size of the room and the desires and taste of the owner or buyer. With so many factors to consider, deciding how to enhance a room by altering the ceiling can be overwhelming. But with so many options and design trends available, the result could make the venture worthwhile. Here are some ideas to consider as you build or remodel your home:

FUN WITH PAINT

Contrasting ceiling and wall colors give a room modern appeal. Experts recommend using deeper shades, like eggplant or cocoa, to make a large space cozier, and softer ones, white included, to open it up. Or consider a wallpaper – over-scale or bold patterns will definitely keep it interesting. One thing to note: Designers caution against using the same color or pattern on both the walls and the ceiling. Doing so tends to make a room feel small and closeted.

STRUCTURED DESIGN

When it comes to custom ceiling design, the only limit is the imagination. Popular options include coffered ceilings, which feature a symmet-

Ceiling height makes an instant impression. Though ceilings that are 9 feet or taller are falling out of favor due to concerns about energy efficiency, high ceilings on the first floor are still desirable, particularly among Millennials. Ceilings that are too high, however, can make a room feel cold and uninviting. Green Home Remodeling Check List By Built Green of Clallam County

Families remodel their homes for many different reasons. It may be to save money on utility bills, to redesign the space to better suit the family’s current lifestyle or to be better stewards of our natural resources. One thing is for sure — whether we call it energy efficient or green — remodeling that includes sustainable features is growing in popularity like never before, in many cases it’s mandatory. Weather impacts electric bills This past winter was certainly a cold one and if there’s one thing we all know about weather is that it impacts utility bills. While it is not uncommon for utility bills to be higher due to colder weather, this particular past winter was colder than the last so customers saw a noticeable difference. It’s important to remember, however, that higher than normal bills during winter months are strictly a result of colder weather — and this past winter was been colder than usual. Just take a look at the first 21 days of December of 2016 compared to that of 2015: ❅ For 2015, the average daily temperature was 42F ❅ The PUD’s electric system power usage was 49,904,190 kWh ❄ For 2016, the average daily temperature was 33F ❄ The PUD’s electric system power usage was 60,159,453 kWh The increased usage is 21 percent higher in 2016 than it was 2015 for the same time period. But, that percentage represents all PUD customers, residential and commercial. Residential customers alone used 26 percent more energy during this 2016 time period compared to that of 2015 that same period. Weather (cold and warm) does matter and it does impact your bill, but there are steps that can be taken to mitigate higher bills. What can you do? Be prepared and take advantage of the energy efficiency programs and incentives offered by the PUD. The PUD’s programs include Duct Sealing, High Efficiency Replacement Windows, High Efficiency Heat Pumps, and Ductless Heat Pumps. Here are some tips for making your heating system work for you:

HEAT PUMPS:

• Don’t set the temperature back. When it’s cold outside the heat pump will have a hard time to warm back up • Change the filter regularly • Have the heat pump serviced annually (Typically in the fall as we go into the heating season) • If you notice a red light, indicating Em. Even if you’ve purchased or built a home in the past, stricter credit requirements are making it more challenging for some buyers to find home loans. Having a favorable credit score can make a difference in your ability to be approved for a loan. Even if you think nothing has changed recently on your credit report, it’s good to check periodically to ensure you aren’t being unfairly penalized for old debts, which can sometimes linger on credit reports. Borrowers with scores in the low 600s and even high 500s still can find lenders who will qualify them, but borrowers should strive for scores in the mid- to upper-700s to land the best rate. Don’t let your maximum loan approval amount dictate what your home-buying budget should be. You are the best person to judge what you can realistically afford. Experts say that your total monthly home expenses should not exceed more than one-third of your gross monthly income. You’ll also need to determine how much you’ll need in order to cover any loan fees and closing costs.

If building or buying a new home is contingent on the sale of your current home, it’s a good idea to start the process by reaching out and consulting with your realtor. Ask him or her about the best strategy to sell your home at the right time and for the best price possible. You’ll want to identify any maintenance issues your home has and determine if, or how and when, each one will need to be addressed. You also can ask your realtor if making any upgrades to your current home would be worthwhile and result in a favorable return when it comes time to sell. Over 4,000 jobs paying higher-than-average weekly wages by over $1,000 exist in the construction and building industry in Clallam, Jefferson and Kitsap counties. Make no mistake, the Olympic region is home to a vibrant building industry. And it’s growing. Building projects big and small are happening all over the region, in residential, commercial and public infrastructure settings. These are good jobs. They are homegrown. They are all too often overlooked.

In October 2016, a group of construction and building business owners came together to discuss their shared stake in ensuring the health and vitality of their industry and their communities. They jointly launched the Olympic Region Construction Partnership (ORCP). The Partnership is a tri-county (Clallam, Jefferson and Kitsap) network of construction and building businesses that are joining forces with education and training organizations, homebuilders associations and economic development councils to ensure that our region’s construction and building industry stays strong and that community members have access to its success. The Partnership’s mission is to jointly create an agenda that supports the vitality of our region’s construction and building industry; to commit to coordinated action on shared high priority areas; and to be a forum for high quality business-to-business networking. The Partnership is just emerging, but already is focusing on four action areas: 1. Education & Training: Business members and community organizations are combining forces to do a full inventory of existing training programs in our region, as well as further define the skill sets and attributes needed to succeed in construction and building careers. Staffing support for this Partnership is spearheaded by the Olympic Workforce Development Council with support from the Kitsap Builders Association, Jefferson County Home Builders Association, North Peninsula Building Association and the EDCs of Kitsap, Clallam and Jefferson counties. “Helping those that stood for US, to stand on THEIR OWN” A lot of people may not know that since 2014, over 200 homeless veterans have been documented as living in Clallam County. Most studies that try to count the homeless population (of any demographics) state that for every 1 person that you know is homeless, there is at least 1 more that you don’t know about. That means that it is very likely that there are up to 400 men, women and their families that at some point have put their lives on the line for our country, but now, they are living each day not knowing where their next meal is coming from. Each day, they will be sitting in the rain, wishing they were dry. Or in the cold, the snow, trying to stay warm. The goal at Pennies For Quarters is simple, buy land and build up to 40 tiny houses to give our veterans up to a year to get their lives back on track. During that year, they will have to be clean and sober, attend group counseling, volunteer either on the property or for another nonprofit in the area and seek employment. The hope is that by the end of the program they will be back on their feet and be productive members of society. One of the first questions that people ask is how will the people that come to us be verified as actual veterans. This will be accomplished through partnering with the Housing Resource Center; they have the ability to obtain DD214s from the VA and will then forward the information to us. At that time, they will be able (if they meet the other requirements) to become part of the program. Plans include a central facility that will be used for things such as group therapy, Alcoholics Anonymous meetings, individual therapy, socialization and job training/searching. We will have a bank of computers that will have Internet access so the members of the program will be able to use them to take online courses, apply for jobs, increase their computer skills and hopefully get back in touch with their family and loved ones. The central facility is the first building to be pursued — it will be big enough to handle a central laundry facility, offices, AA meetings and group therapy. A recreation room is included in the plans in order to help build a socialization aspect to the members of the program. An eventual cafeteria could provide a meal once a day for the participants to be able to gather around and eat together. This is a lofty, yet accomplishable goal. Together, with the help of the community and the help of volunteers, it can be accomplished.
