As you can see from the chart, the median (half above, half below) listing price for residential properties in 2014 was close to $400,000. The median sold price of homes dropped from $458,000 in 2013 to $415,000 in 2014, a 9% decrease. In 2014, there were 18 bank owned homes sold, compared to only 8 in 2013.
This chart shows that the average number of days it takes for a home to sell is decreasing. The time spent on market is still higher than most mainland areas, but it indicates that local sellers are becoming more realistic in their strategies and are pricing their homes to sell, rather than sauté. This chart reveals that for most of the year, there were more homes going “pending sale” each month in 2014 than in 2013. Usually these properties show as “closed” 60-90 days after they show “pending”. As you can see, last year there was increased activity in January, May, August and November. Generally in the winter months, we have fewer homes listed for buyers to choose from. To be ahead of the increased number of listings for sale in the summer months, sellers who are serious about selling put their properties on the market now.
