This is a Windermere Market Snapshot of the Home Sales activity for this year to date as compared to the same time in 2013.

San Juan Island home sales are up 45% for the months of January through October 2014 as compared with the same months in 2013. The increase in dollar volume is 36% ($48M last year to $65M this year). An average of 168 homes have been for sale, which is 6% less than last year’s average of 180 (YTD). Vacant land sales on San Juan Island are up 50% YTD (33 parcels sold this year for nearly $9M in volume vs. 22 last YTD for $7.6M). Inventory has fallen in this category as well from an average in 2013 of 150 properties to this year’s 127. The fact that more land sales took place is good news for the construction industry here. Many builders and crews are scheduling work through 2015. Some trends we’re watching…. Bank loans aren’t getting easier, but brokered loans are. Cash deals aren’t as prevalent as they were earlier this year. Interest rates are still at historic lows and actually may continue through 2015 before increasing. All told, this year has been very active and there are still a number of properties pending sale that will signal a good start for 2015.
