Why some island homes sell… and many others don’t.


ost buyers buy based on value – the relationship of their perception of price and quality (condition, location, size and features). Generally, a seller can improve condition and price, but not location. Size (extra rooms) and features (granite, etc.) usually can only be improved with a large investment of time/money. So sellers have to compensate for location, size and features with price. But again, most buyers don’t buy strictly on price. While they may start their search based on price, they will make their decision based on value. For a home to sell, it has to be perceived as having more value than the others in its price range. No need for affordable housing in this County? Remember the Affordable Housing crisis of 2009? At that time, County planners projected a need for 200 affordable units per year out to 2025. Since then, Homes for Islanders (HFI) has sponsored 8-12 units/year, a total of 82 through 2013. Currently HFI has only 3 qualified applicants for the next phase in 2014 on both Orcas and San Juan islands combined. Is the affordable housing problem solved? Are there any island residents who’d like an affordable house of their own? Are there any renters who’d rather own? HFI is a non-profit 501(c) (3) corporation that works to help provide affordable housing to very low and low income residents in San Juan County. HFI does this by assisting individuals and families to build their own homes by working together over the course of a year. Recent examples are Country Village on Browne Street in Friday Harbor and North Beach on Shady Lane in Eastsound. Both developments provide 3 to 4 bedroom homes and a garage with an affordable mortgage.

How does it work?

HFI, supported by grants and loans from USDA, provides a ready to build site including all utilities, building plans and permits, on site organization and direction and subsidized financing. Monthly payments are established depending on the level of income and the number of persons living in the house.

Anyone with a fairly low income, regular employment and good credit! Income must be at least $14/hour year around. Good credit is a history of paying bills on time and no outstanding collections. (However, HFI does have funding resources to assist applicants to resolve debt issues.) If you have a question about income levels, call us.
