Home sales on the mainland are surging, but what about here? While the national and regional markets are showing good signs of recovery, our local island numbers are mixed. In 1st qtr. 2012 there were 17 houses sold. Of these, 41% were “distressed”, either a foreclosed home or a short-sale. (The national average in 2012 was 43%). In 1st qtr. 2013, there were also 17 residences sold, only 24% were “distressed”. The inventory, or number of houses that were for sale in March 2012 was 172, but in March 2013 there were only 153, an 11% decline. In March 2012, there were 15 homes pending sale, and in March 2013 there 22. No vacant land sales have occurred yet this year, but several are pending.
