LOCAL REAL ESTATE AND FISCAL CLIFF NOTES… Last year we had an 171% increase over 2011 in the number of residential home sales in San Juan County. We also had an 142% increase in vacant land sales. It’s true that many prices came down to the market demand. But we also believe that the demand is increasing for homes in the Islands. With historically low mortgage rates, we are hopeful that more buyers will take advantage of the offer in 2013 to “Become an Islander”. Although Congress passed HR8, it seems to delay some important issues. What does this fiscal cliff - hanging mean for real estate? • After their recent vote, Congress extended for 1 year the Mortgage Cancellation Relief. •They also allowed the capital gains tax exclusions (up to $500,000) to continue for individual residence sales. •The deduction for Mortgage Insurance Premiums for those making less than $110,000 is extended through 2013. •The 10% tax credit (up to $500) for homeowners for energy improvements to existing homes is extended through 2013.
