LOCATION & SITE
WHY IS BEARING ?
CBD to EBD
THE SITE Bearing constitutes the residential enclave for Thai professionals engaged in occupations within the Central Business District (CBD) and Bangna. The region boasts two principal modes of transportation: 1. Sukhumvit Road Access to Asoke and Phloen Chit Business Zones: Sukhumvit Road serves as the conduit facilitating entry into the corporate spheres of Asoke and Phloen Chit.
2. Mass Transit via the BTS Skytrain: Public commuting, notably via the BTS Skytrain, is integral to the area. The Bearing Station, ensconced within the locale, serves as a pivotal access point to this transit system. The development site is conveniently situated, merely a 7-minute walk from the station.

THAI TRADITIONAL MEDICINE
WELLNESS PRODUCT & SERVICE
The business model and programs are aligned with the Health & Wellness trend, Traditional Thai medical practices, Herb Healing Retreat, and addressing the lack of hospitals and accessible health centers in the area at an affordable cost. The project's layout is designed to maximize the utilization of the existing environmental conditions of the land and surrounding areas. The western-northern area is inclined with water reservoirs connecting to large bodies of water in the surrounding region.

Consequently, the buildings are strategically placed around the central area, providing a scenic view towards the reservoir, enhancing the overall aesthetics. The reservoir also promotes green spaces within the project, making it more comfortable and appealing.
Additionally, we have leased the waterfront area on the adjacent land to develop it into an exercise area by the water, adding significant value to the project. The garden area is a focal point in our design, attracting guests to stay in the hotel and become members of the health promotion center.

THE DEVELOPMENT PROCESS KEY PERSON INTERVIEW Landlord

Hotel Developer
Director of the Hospital
The project development process commences with listening to the landowner's vision and negotiating their participation as project developers. Subsequently, we initiate the business model development to align with the needs of both parties. Simultaneously, efforts are made to attract specialized investors with expertise in the respective business domain to join, forming a robust project development team with diverse competencies.
The participating investors play pivotal roles, particularly where the hospital brings in medical professionals to attract the populace to the project for healthcare services. Additionally, the fitness center aids in establishing a customer base interested in health-related services within the project. This strategic collaboration aims to ensure the project's sustainability and long-term business success.
12
MASTER PLAN AND DESIGN LANDSCAPE CONCEPT
The project layout encompasses four edifices strategically arranged around a central area, which features a swimming pool and garden, offering an unobstructed panorama of the adjacent water basin. Functionally, the buildings at the project's forefront, specifically on the first and second floors, are designated as health centers. Ground levels of the remaining structures serve as shaded communal spaces and parking facilities, with the primary parking area situated underground to optimize surface greenery and enhance environmental well-being.
The internal architecture incorporates designated pathways for walking and running, configured in a loop, complemented by diverse exercise zones, such as open-air gyms and grassy fields. The architectural design prioritizes the integration of abundant green and natural spaces within the project. Rooftop areas of the buildings are repurposed into verdant gardens cultivating vegetables and trees, with the harvested produce contributing to the culinary offerings of the hotel.

MASTER PLAN AND DESIGN
Concerning accommodation, each room is meticulously designed to facilitate ample sunlight penetration and natural airflow. The incorporation of balconies serves as a standard precautionary measure against the potential resurgence of novel diseases, exemplified by recent events like the COVID-19 pandemic, ensuring a secure environment for guests.
This comprehensive design strategy aims to provide an abundance of green spaces, fostering a heightened connection to nature and underscoring principles of sustainability for the enhanced well-being of both temporary visitors and permanent residents.

LOCATION & SITE
THE SITE The land is in the Bang Sue district, Bangkok, adjacent to the Bang Sue Grand Station. In the future, this community land, predominantly inhabited by low-income residents, will likely be impacted by the development project in the Phaholyothin area.
This development project holds the potential to generate employment opportunities, increase property values in the surrounding area, and elevate residential density. Therefore, it is imperative to strategize residential planning for the existing community on the current land and anticipate future residents. This initiative is vital for driving economic growth in the region.
27
LOCATION & SITE
The Bang Sue Grand Station is a pivotal transportation hub connecting three rail systems: the dualtrack railway, the MRT (Mass Rapid Transit) subway, and high-speed trains from China and the Eastern Economic Corridor. This transportation nexus plays a crucial role in facilitating the movement of goods and passengers, serving as a key strategy for various business enterprises.
28
THE IDEA AND THE CONCEPT ESTIMATING THE TARGET POPULATION IN THE BANG SUE DISTRICT
CONCEPT The core concept of this project is the integration of people with different income levels, fostering economic and social solidarity within the community. In terms of environmental design, the project aims to create green spaces at both macro and micro levels to accommodate recreational activities and agricultural areas for food production, thereby reducing expenses for the community.
Additionally, the neighborhood is designed with a focus on the well-being of residents, incorporating spaces for exercise, natural areas for relaxation, and prioritizing sustainable transportation options such as walking, cycling, and small-scale public transport like electric minibuses to minimize pollution.
29
THE DEVELOPMENT PROCESS COLLABORATIVE NETWORK
PROJECT PLAN
CONSTRUCTION PLAN
Starting by gathering opinions from the existing community, both public and private landowners, we aim to figure out how to develop the land to support future neighborhood growth. Then, residents are moved to temporary housing nearby with rent and compensation provided. After that, the commercial parts of the project are built to make profits. These profits are used to create affordable housing for the people who used to have lower incomes, a process known as Cross Subsidy.
Once each part of the development is done, connections are made to link it to the project area, which includes turning an old school on the other side of the canal into the park and the community mall. This not only benefits the community in this project but also encourages communities nearby to use the large park. It creates shared social and economic advantages.
30
MASTER PLAN AND DESIGN CONCEPT
The urban layout is conceived with a focus on design principles and architecture suitable for hot climates, incorporating the "City within a City" concept. Green spaces envelop the area, serving both aesthetic and functional purposes as agricultural zones for communities. The Universal Design approach ensures inclusivity, while energy-saving techniques and heat dissipation strategies are implemented. Cost-effective materials with low maintenance requirements are prioritized.
The master plan allocates waterfront areas as expansive public parks for recreational and fitness activities. Accessible from major roads, these adjacent spaces are designated for commercial activities such as office buildings, supermarkets, and retails. Internally, residential buildings are interspersed with individual green pocket spaces designed within each structure.

The Nakhon House is a one-bedroom residence, boasting the largest size among AAd's single houses, with a construction area of nearly 3,500 square meters and a height almost equivalent to a 6-story building. The design challenge for this house lies in balancing proportions to maintain a sense of scale for such a large structure. The owner's request influenced every part of the living space, making it two to three times larger than typical houses, including room size and ceiling height. The house is divided into three levels. Ground Floor : Designed as a public space for meetings and gatherings, with a versatile entrance area that can transform into a large ballroom. Second Floor : Semi-public area featuring spaces for exercise, a spa, and a large dining area. Third Floor : A private area with a room designed to resemble a pavilion in the sky garden, serving as the most important functional bedroom on this level. This project represents a daring exploration of proportion in design.
