When locals and visitors alike aren’t sipping pretty at Jester King Brewery, Deep Eddy Vodka or Bell Springs Winery, you’ll likely find them enjoying a

swim in the breathtakingly pristine Hamilton Pool.

LEANDER/ CEDAR PARK

Just about 30 minutes northwest of downtown, you’ll find the suburbs of Cedar Park and Leander. Popular with families, especially those who work at big North Austin tech companies like Apple, IBM and National Instruments, these towns have the best of both worlds: affordable, spacious homes and access to stellar schools, restaurants and shopping.

Leander is known for its great parks, including Robin Bledsoe Park and Williamson County Regional Park, while Cedar Park always has something fun going on, including concerts and sporting events at H-E-B Center Cedar Park.

“My response is simple: ‘No.’ Real estate markets have cycles and most of those cycles are very predictable. A housing bubble is a run-up in housing prices fueled by demand, speculation and

general exuberance creating an economic climate with sharply rising prices followed by stagnation before prices drop rapidly. This pattern is not the case in the Central Texas real estate market. Earlier this year, Dr. Ted Jones, chief economist for Stewart Title, presented his 2018 Economic Forecast. He outlined the cycles of the Austin/Round Rock MSA, and the trend is remarkably similar.

The only major difference that these trend lines show is that the median home price and numbers of transactions rise year over year. Dr. Jones reiterated that the percentage increase (about 8 percent on average) is manageable. With the jobs that are growing exponentially in Texas, specifically Central

We’re seeing minimized grass spaces, drought-tolerant plants and large paver stone trends all over Austin. A fresh, clean front door (and working doorbell) goes a long way in adding value. On the interior, wood flooring makes a huge impact. It’s almost mandatory in your living and dining spaces to command top dollar in today’s market. If you have a bigger renovation budget, there is no substitute for refreshing the kitchen. White or gray cabinets, quartz countertops, glass backsplashes

and industrial or farmhouse-style lights hit the mark for today’s buyer. The master bathroom is the next place to invest. Large showers with frameless doors and spa-like shower heads are big hits.
