“HEY TEAM....

Hi everyone,

Welcome back to another TCC update! It’s been a busy few months, and we haven’t caught up for a while, so here’s the latest news from the team.

The Group has been working hard on setting the 2025/26 budget, and we’re facing some extra challenges for the next financial year. These include higher-than-expected repair costs, the Government’s planned increase in employer National Insurance contributions, and lower-thanforecast rent income due to inflation falling short of predictions (1.7% actual vs. 3.3% forecast).

To help tackle these pressures and strengthen our financial position, we’re rolling out a few costsaving measures. There will be no travel in February, internal catering and external room hire will stop from January 2025, and there will be tighter controls on additional expenses, such as hotel bookings and hiring. These steps are all about balancing the books while keeping things running smoothly.

On a brighter note, we’ve gone live with our final drop of SFS for Responsive Repairs, and we’re now putting plans in place to exit ELS. It’s been an incredible year for the team, and you should all be so proud of what you’ve achieved—it’s no small feat!

Introducing Habib & Adi

We’d like to welcome Habib Butt and Adijat Lawal to the Strategic Delivery Team. Habib will be joining the team and taking the reigns on SFS Release 2 & 3 while Jodie is off on maternity leave. Adi will be supporting Efuaye as a Business Analyst on SFS Release 3.1 (Voids). We look forward to working with you both.

Young People Schemes

As part of #GiftItForward campaign, Jaki Fitzgerald will be doing her annual gift collection for the Young Persons Schemes across Preston, Blackpool and Clitheroe. These services provide a safe place and move on support for young 16 to 19 year olds that are no longer eligible to be cared for as children and have sometimes a difficult transition into adult life so, every little helps! Jaki can collect any gifts from Preston offices or if you would like to make a monetary donation please contact her directly and she’ll be happy to help.

Customer Recharge Policy

Next week we are going live with the first phase of our new Customer Recharge Policy Recharges involve invoicing Customers for repair costs beyond normal wear and tear, addressing rising repair and void expenses. The phased implementation begins with Clean & Clear charges for void properties, aiming to reduce costs, improve property maintenance, and enhance customer accountability through a transparent and efficient process. Massive well done to Oliver Landon and Erin Kilheeny for all their hard work on this!

EELING FESTIVE

The Christmas countdown is officially on, and we’re so excited to have everyone together in the office and, of course, at our Christmas party! It’s been a busy year packed with changes, so this is the perfect time to reflect, celebrate, and enjoy some well-deserved festive fun.

We’ll be gathering in the office on 19th December for a team update, some Christmas cheer, and our End of Year Awards! Speaking of awards, it’s time to get your nominations in. We want to hear from you about the colleagues who’ve gone above and beyond this year.

Big Colleague Survey

The Big Colleague survey is now closed, thank you to everyone who completed the survey and you’re feedback in really appreciated. Business Excellence had a whopping 96.6% participation rate and engagement score of 80%.

We’ll be getting the first iteration of results before Christmas and in due course your Line Manager will update you with Group wide and team results. If you have any questions please speak with your Line Manager.

Star Awards nominations

Nominations are now open for Star Awards! You can now nominate your Colleagues who are going above and beyond to demonstrate our People Promises– to do this you just head over to Our Place Rewards.

Colleague awards and Ecards

This year, as part of our Group Action Plan, we’ve been working on the next phase of our Star Awards recognition programme to further embed our Customer and People Promises and allow our People to recognise one another . This peer-to-peer recognition is called Colleague Awards and allows you to show your appreciation to your Colleagues through monetary Our Rewards.

Our Christmas party is booked for 19th December at Fino Tapas, followed by festive drinks at The Winter Lodge. Check out the menu here and if you have any allergies, please let Louise Westwood know by Friday 13 December.
