A Home. A Job. A New Life.

A home is the answer to homelessness.

In 2024, Pine Street Inn reached a milestone, owning or operating 1,100 units of housing. In addition, Pine Street placed more than 650 people in apartments throughout Greater Boston. Now, each of these individuals has a key to a safe, permanent place to live, along with staff who support them in finding stability and in reconnecting with the community. Close to 96 percent of Pine Street’s tenants remain housed after a year, reflecting one of the nation’s highest retention rates.

During the past year, Pine Street opened 111 units of housing in Boston’s Back Bay in partnership with Beacon Communities. In Jamaica Plain, thanks to a partnership with The Community Builders (TCB), tenants are now moving into 140 units in a new building. In 2025, Pine Street will open another 99 apartments with TCB in a hotel-to-housing conversion in Dorchester.

Homelessness is a complex issue with a variety of causes, including loss of employment, major medical issues, substance use and mental health challenges.

Boston’s high rents and vacancy rate of less than 2 percent, well below the 6 percent considered healthy,* added to those challenges.

When people lose their homes, they often lose their connection to community. With support from Pine Street, individuals are able to move toward the comfort and stability of a home; the sense of purpose that comes from having a job; and hope for the future — a new life

Pine Street’s community of caring staff, generous donors and dedicated volunteers provides critical resources to build a better city for everyone — residents, businesses and visitors.

Ending Homelessness One Apartment at a Time

In 2024, Pine Street Inn exceeded 1,000 units of housing! Pine Street now owns or operates more than 1,100 units of permanent housing. On-site staff support tenants with life skills such as budgeting, shopping and cooking, as well as connect them with medical and mental health care, job training and employment, enabling them to reach their highest level of independence.

Pine Street opened its first housing location for 26 tenants in Brookline in 1984. Since then, permanent supportive housing has become a proven strategy for helping individuals rebuild their lives.

Coming up in 2025, Pine Street’s hotel-to-housing conversion in Dorchester will focus on housing individuals 62 years or older, allowing them to “age in place.”

Moving Beyond Challenges

Victoria, 67, owned a business and a home for many years. When she met her husband, she decided to give up both her business and home to marry him.

Unfortunately, the relationship soon soured, and Victoria’s husband became physically abusive. “It was a frightening situation, and I knew I had to leave,” Victoria says.

“I was able to find a job and flee the relationship,” she says. “I rented a room in Boston and felt safe in my own space, but I wasn’t making enough money to keep up with the rent. I found myself without a place to go and ended up on the street.” Victoria then came to Yawkey House, Pine Street Inn’s shelter for women.

“When I was homeless, life was hard,” says Victoria.

“I did my best in the shelter, filling out paperwork for housing. One day, staff told me about an apartment. When I saw the place, I was thrilled. I said ‘yes’ right away!”

Now in a Pine Street apartment for more than 10 years, Victoria appreciates the support she received. “Pine Street provided me with everything I needed to move on,” she says.

Today, Victoria sees a brighter future. “I like to be productive and to help people,” she says. “I want to work as a hospital aide and have gone back to school to get the certifications I need.”

Victoria adds, “I believe that if you persevere, good things will come. Pine Street was there to help me along the way.”

Providing a Safe Place to Stay

Pine Street Inn’s four shelters play a key role in maintaining Boston's low street homelessness rate, where less than 3 percent of the homeless population lives on the street. For those experiencing homelessness, emergency shelter provides a safe place to stay, along with support to find a pathway to a home as quickly as possible.

However, 2024 brought increased demand for Pine Street’s shelters. Multiple factors contributed to the rise, including low housing inventory; some of the highest rents in the country in Boston; and new arrivals looking for a better life.

In response, Pine Street has added beds, cots and sleeping mats to accommodate more shelter guests. Additionally, the organization collaborates with partners in the City of Boston and the Commonwealth of Massachusetts on short-term solutions such as increasing shelter capacity in the city, and long-term solutions, including adding affordable housing.

Starting Over Wayne B.

Wayne, 53, grew up in South Boston. From a young age, he knew he wanted to move beyond his neighborhood and experience more of the world.

“I wanted to take my life beyond my local community,” Wayne says. “When I was 17, I joined the United States Marine Corps. I saw combat in Desert Storm and suffered several combat-related injuries.”

Once out of the service, Wayne returned to his old neighborhood. “I tried to integrate back into civilian life,” Wayne says. “Then, several of my family members died within a few months, including my mother. I became depressed and began to struggle with substance use disorder. I became homeless and ended up at Pine Street Inn.”

Wayne stayed at the Men’s Inn for four years. During that time, he worked with a case manager who helped him enter treatment for his substance use and supported him until he was ready to look for housing.

“I wanted a place that allowed me to focus on my recovery and my health,” Wayne says. “I’ve now lived in this apartment for 10 years. I love it here and have been able to stay in recovery.”

Wayne continues, “When I was struggling with substance use and homelessness, I remember thinking: ‘Do I want to live, or do I want to die?’

“I’m very thankful for the home I have here and for the staff who have supported me along the way.”

Moving Toward Self-Sufficiency

Stable employment provides a critical pathway to self-sufficiency. Pine Street Inn operates two job training programs: the iCater social enterprise food service program and the housekeeping/maintenance program.

In addition to providing job skills to 130 participants in 2024, the training programs also include digital and financial literacy, workplace communication, teamwork and more — preparing people not just for jobs, but also for success. Dedicated job placement specialists help program graduates find employment in industries including restaurants, hotels and hospitals.

In June 2024, the training programs culminated with a graduation ceremony, complete with trainees in caps and gowns. Massachusetts Gov. Maura Healey gave a moving keynote address, telling graduates, “You invested your time and energy in learning skills that will take you to the next stage in your journey. All your hard work has paid off. And there is nowhere I would rather be right now, than here with all of you.”

“The iCater program has helped with my shyness and anxiety too. Since coming to Pine Street, I learned that I have a voice and can speak up for myself,” says Philip.

Building a Solid Future

Philip, college-educated and in his early 30s, held a job as a communications professional. He had struggled with anxiety for many years; when pressures at work and ongoing issues with depression combined with family struggles, Philip became homeless.

“As my depression grew worse, the relationship with my family became strained. I knew it would be better for me to leave,” Philip says. “I stayed with friends for a few months, but I didn’t want to be a burden to them. That’s when I decided to go to Pine Street Inn.

“Coming to the Men’s Inn shelter was difficult at first, and I was nervous. The shelter turned out to be a very welcoming and caring environment. The staff were great, and I ended up making friends with other shelter guests,” says Philip.

While at the Men’s Inn, Philip learned about the iCater food services job training program. “I loved the iCater program,” Philip says. “I grew up cooking and have always enjoyed it. In the iCater program, I got hands-on training and learned about leadership and teamwork.”

Philip was also able to address his depression and anxiety. “My case manager connected me with a therapist to focus on my mental health,” he says.

Recently, Philip started a job as a nutrition specialist at a Boston hospital, and he is working with a Pine Street case manager to find an apartment. “I’m grateful to staff for all they’ve done to help me,” he says. “Pine Street has given me the tools to grow and taught me new skills to build a solid future.”

Building Trust on the Street

Every day and night, Pine Street Inn’s outreach team works to build rapport with people living on the streets. Since 1986, the team has gone out every day on foot and each night by van, canvassing the streets and connecting with Boston’s most vulnerable residents.

Outreach staff provide food, clothing and comfort to people on the street. The team encourages people to come into the safety of shelter with the goal of moving them into a home. With support from outreach counselors, some individuals are able to move directly from the street into a home, bypassing shelter altogether. During the past year, 95 people moved directly from the street into a home.

Samuel, one of the many individuals helped by Pine Street’s outreach team, echoes a story that staff hear frequently.

“The persistence of my outreach counselor led to getting my apartment. He connected with me over several months, until I was ready to move forward. I’m so thankful to Pine Street for giving me a place to call home,” says Samuel.

1. The operating surplus of $6.3M generated in Fiscal Year 2024 constitutes 6.6% of Pine Street Inn’s operating budget and will be used to support Pine Street’s multi-year strategic plan. Central to the plan is housing expansion, including a large-scale location at 3368 Washington Street in Jamaica Plain and upcoming housing at 900 Morrissey Boulevard in Dorchester.

2. Pine Street relies on multiple sources of revenue each year to support annual operations. In response to the need for solutions to homelessness, generous donors contributed to Pine Street, including planned giving donors who named Pine Street in their estate plans, of which $3.4M were realized in Fiscal Year 2024.

3. Pine Street’s Board of Directors has voted to designate $2M of the $6.3M surplus to the board-designated “Housing Operations Reserve,” established to support the long-term sustainability of Pine Street’s permanent supportive housing operations.

Pine Street Inn is grateful for the generous and compassionate financial support of donors who helped end homelessness for many individuals between July 1, 2023, and June 30, 2024. This support had a life-changing impact, moving Pine Street closer to its vision of a home and community for all.

Pine Street appreciates every individual, corporation, foundation, business, estate and trust for their support in finding solutions to homelessness. Each gift is an investment in programs that address the causes of homelessness, supporting the most vulnerable members of the Boston community.

The organization is grateful to receive gifts made in memory of loved ones and gifts that mark occasions like birthdays and weddings, as well as donations made by corporations in honor of clients or associates.

In addition, Pine Street welcomes support for events such as its Home Remedy fundraising breakfast and Summer Inn the City — a fundraising and “friendraising” event.

Volunteers continue to assist Pine Street in many creative ways, through both on-site and workplace volunteering, sponsoring or serving meals, providing “welcome home” baskets and more.

Pine Street also received bequests, annuities and other planned gifts from supporters recognized for their generosity as part of the Paul Sullivan Society, Pine Street’s legacy society.

Dedicating Yawkey House

On January 24, 2024, Jean Yawkey’s 115th birthday, Pine Street Inn dedicated the Women’s Inn shelter as “Yawkey House,” in recognition of the Yawkey Foundation’s long-time support and extraordinary $15 million gift commitment made in December 2021, the largest in Pine Street’s history.

With Yawkey Foundation support, Pine Street is adding 400–500 new apartments for people moving out of homelessness, an approximately 40 percent increase. The Foundation’s gift to Pine Street also made possible the installation of new, energy-efficient windows and contributed to a renovated lobby for Yawkey House.

Pine Street extends its deepest gratitude to the Yawkey Foundation for their more than 36-year commitment.

Pine Street Inn deeply appreciates the generosity of its community of donors. As you consider a gift, please see below for the many ways to become involved.

Annual Fund

Pine Street welcomes unrestricted gifts made to its annual fund. These gifts provide the flexibility to direct funds where they are needed most — whether emergency shelter, street outreach, job training or supporting individuals in moving toward a permanent and supportive home.

Monthly Giving

Monthly gifts provide regular, dependable income. Join the InnKeepers Club and make a recurring monthly gift, automatically charged to your credit card or checking account. These administrative savings mean your gift goes further in providing crucial services to people.

Matching Gifts

Many companies sponsor matching gift programs to double (or even triple) the charitable contributions made by their employees. Check with your employer or visit the matching gifts page on Pine Street’s website at pinestreetinn.org/mg to determine if your company has a matching gift program.

Endowment

As Pine Street looks toward the future, an endowment gift advances the organization’s mission in perpetuity, supporting its long-term success toward ending homelessness. Endowment gifts can be unrestricted or directed toward a specific purpose.

Restricted Support

Some supporters prefer to direct their donations to specific programs — from providing for the basics of shelter or outreach on the street, to helping individuals move beyond homelessness to a home and community.

Tribute and Memorial Gifts

Honor or remember your family, friends or colleagues for birthdays, weddings, anniversaries or the death of a loved one through a tribute or memorial gift. Pine Street will prepare and send a card to acknowledge your generosity.

Planned Giving

Your planned gift supports Pine Street into the future while providing tax and financial benefits to you and your family. The Paul Sullivan Society, named in honor of Pine Street’s founder, is an esteemed group of supporters who have named the organization as a beneficiary of bequests, charitable gift annuities, retirement accounts and other planned gifts.
