Since 1929, the Alpha Omicron Chapter of Pi Kappa Phi has shaped leaders, forged lifelong friendships and made a lasting impact at Iowa State University and beyond. Our chapter’s legacy is strong, but the time has come to honor that legacy by building for the future.
Today, we choose to Elevate AO through an ambitious campaign to reimagine our chapter home and ensure it reflects the values, excellence and aspirations of the men who will lead us forward.

Working with housing experts and alumni leaders, we have developed a bold and thoughtful plan to transform our chapter house into a dynamic, futureready facility that:
• Welcomes 40 members, including sophomores, juniors and select seniors in a mix of doubles, singles and senior suites.
• Delivers modern systems — HVAC and plumbing —for comfort, safety and efficiency.
• Adds smart, flexible spaces for studying, chapter operations and leadership development.
• Creates inviting amenities, including social lounges, an outdoor courtyard and upgraded kitchen and dining areas to foster brotherhood and attract out-of-house engagement.

The current AO chapter house at 407 Welch was built in 1988. To be competitive with fraternity and other residential housing at Iowa State, we need to modernize our facility. For those of us who have benefited from Alpha Omicron, this is a way to give back and help the next generation of Pi Kapp brothers. The local building corporation has partnered with Pi Kappa Phi Properties to create a renovation plan that alumni can be proud of and that will benefit the chapter for years to come. To make this possible as we approach our second century (2029), we ask for your support of our Elevate AO capital campaign.
For 37 years, the Pi Kappa Phi chapter house at 407 Welch Avenue has been more than just a residence; it’s been a foundation for growth, brotherhood and lifelong memories for thousands of undergraduate members at Iowa State University. This house has given us the space to thrive academically and personally, shaping us into the men we are today. To ensure future generations of Pi Kapps have the same transformative experience, our facility needs a vital renovation. A modernized chapter house will continue to foster community, scholarship and leadership — but we can’t do it alone. Joining Pi Kappa Phi has been the most rewarding decision I have made during my college career. Our chapter has pushed me to grow as a teammate, a leader and a person. In everything we do, our brothers strive to live our values daily. Whether raising more than $12,000 for The Ability Experience or achieving a chapter GPA of 3.06, we strive for excellence in all we do.
At the core of our success is having a shared space to live, gather and pursue our collective goals. That is why I’m excited for this investment in improving our chapter house. I am very honored to serve as archon of the Alpha Omicron Chapter, and I am excited to see what we will accomplish together.

Brothers,
We need to renovate our house! It has served us well over the years, but it is nearing 40 years old, and we need to do something about it.
Over the past several years, we have been planning a renovation. We considered rebuilding, but we determined that our structure is sound. We also looked at moving, but everything we looked at was inferior. So, we’re ready to start construction.
The remodeled house will have air conditioning, updated electrical and plumbing, and the columns will be removed. The first floor and basement will be completely reimagined, while improving the second and third floors. The front entrance and front patio will be dramatically improved to attract attention.
Our vision is a 100-man chapter with 40 members living in the house. Over the past few years, undergraduates have been doing an excellent job across all areas. We need to give them the house that will make them even more successful!
We think we can do this for an estimated two and a half million dollars, and we need your help! We have an impressive group of alumni working on we will be successful. Please join us a contribution!

FREQUENTLY QUESTIONS
Why are we renovating instead of rebuilding?
After carefully evaluating the current facility, we determined that the house’s core structure is sound. Rather than rebuilding entirely, the most responsible approach is to renovate and modernize key areas of the property to better support the undergraduate experience.
The project focuses on improvements to the first floor and basement, including removing interior pillars to open the main living room, upgrading heating and ventilation systems, adding air conditioning and modernizing shared spaces. These improvements will create a more functional environment for brotherhood, leadership development and daily chapter life while preserving the strength of the existing structure.
Why not move the chapter house?
Several alternative houses and properties were evaluated during the planning process. After careful consideration, none offered the location, accessibility or long-term value of the chapter’s current home at 407 Welch. Maintaining the current location allows the chapter to build on its history while investing in improvements that will support future generations of Pi Kappa Phi men.
How long can campaign pledges be paid?
Pledges may be fulfilled over a five-year period. Donors are welcome to fulfill their commitment sooner if they prefer, which can help accelerate the start of construction. Every brother is encouraged to consider the most meaningful commitment he can make during this five-year period to support the chapter’s future.
How can I make a gift?
Gifts may be made in several ways, including:

How do I make a gift of stock?
Gifts of stock or other securities are welcome and can be a tax-efficient way to support the campaign. Please contact Bob Halcrow for instructions on completing a stock transfer.
Can I donate furniture, materials or other in-kind items?
In-kind gifts may be considered when they support the goals of the renovation project. All proposed in-kind donations will be reviewed by the Campaign Committee to ensure they align with the project’s needs and timeline.
Will my donation be tax-deductible?
Pledges of $50,000 or greater may be directed through the Pi Kappa Phi Foundation. These gifts will support construction costs associated with educational spaces within the renovated house. Because the Foundation is a registered nonprofit organization, qualifying gifts made through the Foundation may be tax-deductible as allowed by law.
