DEAR FRIENDS AND SUPPORTERS, Phipps is dedicated to building thriving communities by providing our neighbors’ access to affordable housing, education, employment, and wellness support. Throughout this year, we’ve taken significant steps to bring this broader and enduring mission to fruition. This year’s annual report provides a snapshot of our growth and looks to the next phase of our work to empower the Phipps community. With new properties in Far Rockaway and East New York, we are expanding our capacity to support residents’ access to the resources they need to thrive. We have amplified our resident services, offering rent assistance to almost 600 families, over $1,450,000 in aid, to ensure they have the stability they need to prosper. We have empowered 1,160 young people and adults to access lifetransforming career opportunities. We have ignited young minds through our STEAM (Science, Technology, Engineering, Arts, and Mathematics) Clubs, where they can learn problem-solving, teamwork, and innovative technology skills. From the formative years of early childhood to the critical junctures of post-secondary pathways, we ensure that every step in a student’s journey is infused with curiosity, innovation, and a dedication to academic excellence. Empowering Tomorrow’s Trailblazers
Universal Pre-Kindergarten (UPK) is fundamental to educational success at every age. As of 2024, our UPK programs have been serving families in the Bronx for 25 years! We are proud to serve Community District 6 where students are at the fourth highest risk in the city to not attend 3K - only 50% of 3- and 4-year-olds are currently enrolled in UPK. Phipps early childhood education centers are crucial to the academic future of our community.
This year, in partnership with ScholarSTEM, Phipps ignited 800 students’ imaginations, exploring coding, drone operation, and paper engineering while fostering teamwork and problem-solving. Concurrently, our collaboration with the NYC Service Design Studio materialized the concept for our Makerspace—a community designed beacon for innovation, cultivating digital skills and community leadership for tomorrow’s trailblazers, launching in January 2024.

Workforce Development Communities thrive when residents can support themselves and their families. Phipps serves as a catalyst for long-term career success by bringing individuals, educators, and employers together, where each participant graduates with the skills they need to succeed. In 2023, Phipps has been instrumental in providing 1,160 individuals with access to career opportunities through our transformative programs, including NYC Summer Youth Employment and Work, Learn & Grow, and our signature advanced sector-based training initiative in Healthcare and Building Services under the Career Network model. These initiatives ensure that our Bronx communities not only survive but thrive through long-term career support and opportunities for economic mobility.

Resident & Community Support Resident Services is the cornerstone of Phipps’ mission to combine housing and social services with the promise of an integrated model to ensure our neighbors thrive. We provide benefits access assistance, nutrition support, and empowerment through financial literacy, focusing on wellness for the entire family. This year, we amplified our resident services model, offering rent assistance to almost 600 families, totaling over $1,450,000 in aid, ensuring families have the stability they need to prosper. In support of long-term economic mobility, our Financial Literacy program, Renter Advantage, provided 170 Phipps Houses residents workshops and personalized mentorship helping them plan a healthy financial future. Over the same period, we have addressed immediate food security needs in our community distributing over 83,500 meals to families. In New York City, food security remains a persistent issue for families in our core service area where 80% of households do not earn enough to meet the basic cost of living. Our pantry programs, located in community centers and residential buildings, seek to close the nutrition gap for Phipps families. Taking a holistic approach to support community wellness, in the third year of our public health outreach program, we connected 8,000 Bronx residents to wellness services. Next year, we are launching a primary health care referral network to ensure our families thrive!

Keyla Peña’s journey at Bronx Leadership Academy led her to Phipps Neighborhoods. Through participating in the Summer Youth Employment Program and Work, Learn & Grow, Keyla not only gained valuable professional skills but also found a sense of belonging. As a recipient of the Phipps’ Ronay Menschel Scholarship, she is now pursuing her passion for cardiovascular sonography at Eastwick College. This scholarship has been a lifeline, enabling Keyla to overcome financial obstacles.
Leonora Friday found stability and hope as a Phipps Houses resident. Assisted by our case managers, Leonora relieved financial burdens, accessing rental support, vital food resources, and personalized assistance to education and leadership opportunities. In 2024, we celebrate Leonora’s upcoming graduation with a B.A. in Human Services. Supporting the entire family, Phipps also connected Leonora’s son, Matthew, to the Claremont Tennis program, where he excelled, securing a full-ride scholarship to Manhattanville College.
For more than a decade, Santos Lara has proudly called the Bronx home, running a small business selling fruits and vegetables. However, the persistent rise in prices led him to make constant sacrifices to support his family. Three years ago, Santos connected with the Healthy Families program. From overcoming language barriers to assistance with food stamps, retirement preparation, disability checks, and aid in translating critical letters, Phipps became his anchor; he no longer navigates life’s challenges alone.

A determined Bronx native, Ashlyn Paneto thrived in Phipps’ Career Network: Healthcare (CNH) program. Upon completion, her exceptional skills secured her a role as a Customer Service Representative at Montefiore Hospital. Recognized for her dedication, she rose to the role of Customer Service Supervisor. Armed with invaluable tools from CNH, Ashlyn effortlessly tackles challenges, ignites creativity, and adeptly manages high volumes of patient inquiries. Additionally, she generously mentors current CNH students during their internships at the hospital.
Tyron’s journey with the West Farms Beacon Program began in the 3rd grade, and he has been committed to personal development and community connection ever since. As a teen, Tyron became a member of the Youth Council and volunteered to make a positive impact on his community. He participated in our Counselor in Training (CIT) and College Access Programs, ensuring he is ready for higher education and beyond. From a 3rd grader to an active young adult, Tyron exemplifies the transformative power Phipps programs have through different stages of life.
Jennifer Fernandez discovered our early childhood education program for her four-year-old twins, Blake and Gavin. She was captivated by our focus on social-emotional learning, speech development, with an engaging, hands-on curriculum. Her bright stars can already write their names and recognize shapes, coming home each day to share their adventures and special bonds with their teachers. The incredible growth Blake and Gavin have experienced is a testament to the nurturing environment provided by our dedicated educators.

We’re bringing cutting-edge technology to the community with the opening of the Makerspace. From robotics clubs to senior digital literacy classes, there’s something for the whole family at the West Farms Opportunity Center.
We are leveling up our College Access program with increased mentorship, enhanced parental involvement, and exposure to career pathways. We’re excited to witness the achievements of the ten college-bound students benefiting from the Ronay Menschel Scholarship!
Phipps is expanding its resident services to new properties in Queens and Brooklyn this year. We are thrilled to welcome new neighbors to Phipps through education, workforce, and community resources that wrap around the whole family.
