pArcel o - MIXed Use toWer
Senior Project Architect | bKL Architecture | 2019-present Chicago, IL
Parcel O is a mixed-use, 50-story tower on one of the last parcels in the Lakeshore East planned development in downtown Chicago. The 810,000 SF program consists of residential apartments, a single hotel, three levels of co-working, shared amenity spaces, multiple food and beverage outlets, retail, and parking.
The massing of the building is derived from its sawtooth plan which allows for multidirectional views inside the residential units. The sawtooth creates a dynamic movement along the facade and strong vertical lines that pull the eye up to the building’s sawtooth crown. The sawtooth articulation reverses direction between the residential and hotel floors, highlighting the change in program. The tower is pulled to the west, creating variation and relief on the east facade and allowing for a base that is more in scale with the adjacent buildings on the park.

a landmark 101-story, supertall skyscraper, the St. regis Chicago is the tallest structure in the world designed by a woman (Jeanne gang) and the third tallest building in Chicago. bkL architecture was the aOr from concept design through construction. The iconic form of the tower is composed of three staggered “stems” of alternating geometric frustums. Stepping either in or out by 5” on every floor, the building’s massing is further emphasized by a glass color gradient that correlates to the size of each floor plate.
Programmatically, the 5-star St. regis hotel occupies the first 11 floors above upper Wacker drive, including guestrooms, restaurants, and shared amenity spaces. The levels above the hotel are luxury residential condos ranging from one bedroom units to full floor custom penthouses with 360° views of downtown Chicago.
Structurally the tower is supported by two concrete cores on mat foundations and caissons that are connected across the middle stem with a concrete “spine” wall. Six liquid mass tuned dampers and a “blow through” floor reduce the wind load effects at the top of the building.

The vista Tower Sales gallery is a 10,000 SF interior build out, designed to showcase the luxury finishes, details, and views of the future tower for prospective buyers. divided into two distinct spaces, the front portion is open to the public and functions as event space, with interactive displays and models on the context and design inspiration of the tower. The rear of the sales gallery is built for private showings, with kitchen and bathroom mockups, a “gem vault” featuring the four available finish packages, and a 180° view room that provides potential owners a glimpse of their specific unit’s vantage point.

The design of the uBTECh robotics headquarters is rooted in the harmonious integration of technology and nature. The building’s 210-meter height is supported by an expressive perimeter structure that allows for open floor plates and eight expansive sky gardens. The gardens allow for all floors of the mixed-use office building to have an interactive experience with nature. Complementing the building structure, the massing of the tower is tied together with a textural screen composed of operable terracotta fins. The exterior screen provides a multi-faceted approach to sustainability, by integrating adaptive solar shading with the use of robotic technologies and a responsive building system. The screen also provides an approach to water collection, used for the building’s landscaping and other essential grey water uses.

The dublin Pedestrian Bridge provides an iconic connection between the historic district of the City of dublin and a new commercial district across the Scioto river to the east. The design enhances the character of the surrounding historic neighborhood with a modern iconic element that feels appropriate to the scale and historic character of the city. The bridge connects a newly created park, 40 feet below the bridge deck, with the eastern bank of the Scioto and accessible pathways for hiking and recreation. Based on community input and embraced by the city, the design is comprised of two spans (350-foot each), a single tower, and a 14-foot wide pedestrian bridge. The bridge path is “S” shaped in plan to join two parallel offset roads in a direct and seamless route. a keyhole opening in the tower allows the bridge to pass through the opening with barely a visible connection. The tower texture, material, and joints reflect the historical setting nearby with a new identifiable form in harmony with its surroundings.

in collaboration with Faulders Studio, the Entrium Light Cloud is a public art commission for Portland State university. inspired by the light filtering effects and spatial layering of tree canopies throughout the campus, the sculptural canopy marks the entrance to the Science and research Center. aluminum fins were first laser cut then bent to achieve the desired arrangement. a gridded network of small tube members passes through each strip to connect the system to the larger structural frame and supporting steel cables. The canopy changes visually when viewed from different approaches, appearing as a closed surface when seen from a distance, while revealing the sky when viewed from underneath.

in collaboration with artist andy goldsworthy, Tree Fall explores the relationship between the natural and built environments. installed in the old Powder magazine in the Presidio of San Francisco, a eucalyptus tree felled during construction elsewhere on the site is suspended from the ceiling. The ceiling and tree are covered with a clay mixture that dries and cracks into an organic pattern. due to the historical nature of the existing building, built in 1863, the walls, floor, and ceiling could not be touched. an inner shell of framing supports the overhead tree while preserving the original structure. The artist’s intention is to reference the “root structure of the forest”. The piece is unlighted, except for whatever illumination there is that comes through the open door.

in collaboration with artist ned khan, four 60-foot tall “air Columns” were designed to mark the entrance of the george deukmejian Courthouse in Long Beach, California. redefining the classical courthouse column, the air Columns are wind responsive and semi-transparent in form. Thousands of aluminum flaps are hinged along stainless steel rods running from the top of the sculpture. There are three concentric circles of flaps that radiate out from the 16 inch diameter steel tube in the center of the column. The attachment of the flaps to the rods is such that the slightest wind current will cause the flaps to rotate creating a column that is both solid and fluid.
