MARKET SECTOR REPORT Taken as a whole, rural property is on the upswing. However, there are exceptions. In the sheep and beef, dairy and kiwifruit sectors, farmers and growers are doing well. Plenty are motivated to buy property therefore consolidating their holdings and maximising revenue while the going is so good. However, in some regions listings are in short supply. Some who might otherwise sell are choosing not to do so, believing their capital is better invested in their existing business. Other sectors, particularly viticulture and cropping, are dealing with structural challenges, which are likely to take some time to resolve. In these sectors the property market will remain at low levels for the foreseeable future.
Several significant properties changed hands across the South Island. Based on the appetite and resources of neighbours, some of these farms split up and sold in smaller parcels.
NORTH ISLAND SHEEP AND BEEF
Although genuine confidence continues to positively influence the market, the El Niño prediction is bringing some caution.
Meat processors reacting to strong export demand continue to underpin a positive outlook in the red meat sector as they chase livestock to fill cattle, lamb and ewe schedules. While some farmers may be wary of the forecast dry summer, favourable winter weather conditions through most districts ensured a good cover of pasture in the spring. As is traditional, through the winter the market for North Island sheep and beef properties has been slow. Due to this being an election year some farmers are cautious, while current livestock markets make the cost of stocking a property another factor to take into account. Possible interest rate rises are also inhibiting property market activity. However, banks appear to have a good appetite to support their rural customers. Interest in the rural property sector should lift during the spring as several larger farms are set to come to the market. Historically strong returns are encouraging plenty of qualified and motivated buyers, leading to supply lagging demand for sheep and beef breeding and finishing properties. For those considering downsizing or completing a farming career, the present market conditions, particularly the shortage of good farms, make now an ideal time to sell. SOUTH ISLAND SHEEP AND BEEF
While strong returns for red meat continue, processors looking to fill schedules are supporting steady demand for South Island livestock. In late winter lambs were selling at $12 per kilogram or more. Ewes are also attracting good premiums. Although overseas demand for beef has dipped slightly, overall prospects remain vibrant. By late winter, under steady recent demand, most South Island sheep and beef farms offered for sale had sold. These included some listed for an extended period. As spring proceeds the supply-demand imbalance may even out.

Banks are keen to lend, with good competition among them for new and existing business. With the market firming by 10 to 15 per cent compared to last winter, it could lift further through spring. Where revenue diversification through alternative land use is viable, South Island farms will attract extra attention, including for power generation such as wind or solar.
NORTH ISLAND DAIRY
Confidence in the sector is high. Strong farmgate milk pricing, plus the cash that came after the autumn Fonterra retail brand sale, is prompting farmers with scope and scale to look for new opportunities. In early spring dairy cows were averaging above $3000. Only a few farms are available. Some tier one Waikato properties will attract interest when they come to the market, raising per-hectare prices. Other properties are likely to sell at 2025 values, as determined by banks and servicing capacity. As well as attracting first-time farmers, smaller dairy units will be sought after by established neighbours looking to expand or possibly convert dairy platforms to support blocks. Bankers are active, making consistent enquiry about potential listings. When new listings emerge, motivated parties are showing genuine interest, usually with realistic value expectations. Investor interest in North Island dairy properties is keen, while new entrants are also seeking a way in. With demand for farms exceeding supply however, plus the cost of livestock, anyone not already in the sector may struggle. As spring and summer proceed, the caution typical of an election year and the predicted dry summer might both influence the North Island dairy property market. SOUTH ISLAND DAIRY
Despite rising interest rates, fertiliser and fuel costs, the mood of South Island dairy farmers is holding firm based on consistent high returns.
Twenty to 25 per cent more Southland dairy properties sold this year than last, average values rose 10 to 15 per cent, and the region’s better farms changed hands around $50,000 per hectare. With limited alternative investment options, Canterbury farmers are reluctant to sell. Farms offered sold well, including a Mid-Canterbury property auctioned at $89,000 per hectare, a new record. Around 20 Mid and South Canterbury farms are set for dairy conversion for the 2027 season, plus another 20 in 2028. In each of the next two years between 16,000 and 18,000 additional cows will be needed to populate what have been dairy support and mixed cropping farms. Such conversions place pressure on dairy grazing. In Canterbury and also into Southland heifer grazing rates are on the rise. Farmers are considering buying run-off properties to offset these higher costs. So long as they are able to keep putting milk in the vat, confidence among the sector’s farmers is likely to remain high through spring and summer.
VITICULTURE
While this autumn’s harvest increased on last year by 31 per cent, more moderate drinking is a global consumption trend, meaning New Zealand’s viticulture industry is seriously oversupplied. With their own land and vines larger corporates no longer need additional grapes so are reviewing supply arrangements, capping yields and reducing prices. Contract growers are struggling. Vines are being ripped out and vineyards mothballed or left on minimal maintenance. Optimism is scarce. In Blenheim in late August 250 people attended a seminar on land use options. Pipfruit, kiwifruit, avocados, citrus, blueberries, commercial vegetable crops, seed and grain were all canvassed. Alternatives require major capital investment. Investigation of water allocations will need to precede any return to traditional farming. In Gisborne over half the grapes have been pulled out. In Hawkes’ Bay vineyards are selling at less than $21,000 per

hectare, while a 200 hectare vineyard was pulled out and re-pastured to extend a neighbouring lamb finishing block. Any vineyards on the market are tough to move. One major international label has sold hundreds of hectares in Canterbury and Marlborough at around one third of peak market values. Most of these older vines will be removed to grow pasture or barley. KIWIFRUIT
A bumper 2026 harvest, the largest ever at 225 million trays, excellent fruit quality and strong export demand means kiwifruit growers are riding high. Through spring the market should rise to new levels. Zespri forecasts remain positive, bank support is firm, and the winter weather indicates a good bud-burst. One widely reported recent transaction, a 359 hectare Pukehina dairy farm was purchased for conversion to kiwifruit. Another 45 hectare greenfield development block changed hands around $170,000 per hectare. In early September a mixed variety orchard in kiwifruit’s dress circle sold well, with the G3 portion valued at more than $1.65 million and the green at $700,000 per canopy hectare, both crop exclusive. These were among the highest values of any sale since record prices were paid in 2022. Demand for orchards outweighs supply by a factor of ten. Once it lists, any premium block is attracting multiple offers. One such,

coming to the spring market, is a 13.7 hectare G3 orchard with average annual production of 22,000 trays per hectare and orchard gate returns close to $240,000 per canopy hectare. By specifying the end date of the G3 licensing period, Zespri provided the sector with increased certainty. PIPFRUIT AND STONEFRUIT
Pipfruit growers with properly managed and popular varieties are doing well, including several that have now negotiated their way through torrid times. Returns for apples are favourable, particularly those varieties shifting market focus from Europe towards Asia. Aside from some grafting to switch to varieties with greater consumer appeal, there is no wave of development. Growers instead are tending to consolidate what they already hold. New Zealand’s free trade agreement with India has encouraged several established pipfruit growers, and others with connections to India, to take steps to maximise the opportunities. While the sector’s outlook is generally positive, some high-profile receiverships have resulted in the forced sale of several orchards. Prompted by these forced sales, any active buyers are looking for a bargain. These sales include leases, which are more common in pipfruit circles than transactions of freehold orchards.
Having some sellers under this sort of pressure makes it difficult to accurately assess current market values, which will deter anyone not under duress from offering a pipfruit orchard for sale at present. After a difficult last season, when only half the crop was fit for export, cherry growers are hoping for better weather to enable them to consolidate this summer. CROPPING
Recent activity in the arable property market has been restrained. Returns from seeds and grains are insufficient to underwrite land purchases. Uncertainty around some markets, including Watties winding down Canterbury frozen vegetable production, has restricted the buyer pool. Cropping farms with potential for alternative land use have sold. These have scope for future subdivision, dairy support, or conversion to dairy. Where land use is confined strictly to arable, values are unlikely to reach the previous highs. That said, quality arable land will attract some larger buyers. Any corporate farmer still interested in consolidating an existing business, either via upscaling or trading to obtain better water and soils, will pay attention. One recent transaction was a larger partially irrigated Mid Canterbury arable block. With such a limited handful of specialist buyers presently active, this sold off market, albeit at a fair value. Through the coming months some arable properties, including both irrigated and dryland, should list for sale. These will present alternative land use opportunities. Based on their size, location and potential for conversion, they will command interest from both arable farmers and others. FORESTRY
After fluctuations through the previous years, the New Zealand carbon price on the Emissions Trading Scheme has remained stable for most of 2026. Additionally, export logs have maintained a steady value over the past 12 months. Any increase for either is likely to spur the forestry property market. Following government policy amendments, which have now been bedded in for more than 12 months, full farm-to-forestry conversions have ceased, meaning the only way forward for big investors is to buy existing forests. On the back of the recently confirmed India free trade agreement, demand for New Zealand logs is set to increase, while developing technology to use waste timber, biomass and wood chips to supply steam and heating for the energy market, renewable options to replace fossil fuels, will add further value for forest owners. In addition to a few recent transactions of smaller Otago and Southland properties, a limited number of planted forestry blocks on the market are attracting some local and overseas interest. An even supply-demand balance prevails in the market for forestry properties.

HARD WORK PAYS OFF FOR FARMING FAMILY
A
Te Ākau coastal property sold recently, signalling an important step forward for a multi-generational Waikato farming family.
Jamie Andrews and Jacqui Wright originally met as high school sweethearts, a relationship strengthened by their shared commitment to farming. In 2019, to fully establish themselves as farm owners, they took a big risk to buy the 504-hectare Te Ākau property. By giving it everything, they made it work. Now, with the wider family dynamic changing, they’ve sold the farm and are moving back to focus on Jacqui’s parents’ Pukekawa farm. “We put our hearts and souls into it, and although it is for the best, selling brings out the emotions,” says Jacqui of the Te Ākau property. Meeting in 2003 in the sixth form at Tuakau College, the couple had a clear idea of their future together, though they knew they would only achieve that if they put the effort in. “If you want something you have to focus on it. We were never afraid of hard work,” says Jamie. After finishing school he went dairy farming, shearing and fencing, then the couple established an earth moving business.

Several years on, aged 33 and looking for their own place to complement the property they leased from her parents, Jacqui first set eyes on the Te Ākau farm. “Although I thought it was a bit far away, Jacqui saw the opportunity,” says Jamie. Going back for a second look, along with Jacqui’s parents Ray and Sindy, was the deciding factor. “They were our biggest support, giving us confidence in our own ability to farm. I clearly remember Ray standing at the cattle yards saying: ‘You could step into this place and make it work,’” recalls Jamie. However, after the bank saw the farm’s prospects in a less positive light, they had to use every available asset as security. “To get the deal across the line, we had to think again. We went all in. Everything we owned, the finance company took a hold on, which left a heavy weight sitting on our shoulders.” Once they’d bought, they wasted no time putting their own mark on the farm, reconfiguring around new laneways, fencing and sheds. They also built an equestrian arena, enabling Jacqui to continue her passion for showjumping, and particularly schooling young horses.
“We set about making the improvements during an extremely stressful time. Everyone was coming through covid, interest rates were high and the farming sector was taking a hit. Initially it was a stretch. More recently, with returns for red meat so good, it’s all paid off,” says Jamie. They’re especially proud of the genetic advances they’ve made with their stock over the past seven years, improving bloodlines and achieving performances beyond expectation for a coastal farm. With three young children, Lillyana, Delilah and Lachlan, now aged 13, eight and four, Jacqui and Jamie made the most of the coast on their doorstep, fishing and camping on the beach, as well as passing on their love of farming. “Lachlan is four years old, though already has 10 years’ experience farming. All three have had a taste. They’ve all had lambing beats since they were little. He lambed his first ewe when he was three,” says Jamie. With Jamie and Jacqui leasing the Pukekawa farm from Ray and Sindy, and all three generations keen to be nearer to each other, they had to decide where to locate the family: either at Te Ākau or Pukekawa. In the end ‘home base’ won out, and they brought in Adrian van Mil of PGG Wrightson Real Estate, Pukekohe to conduct the marketing campaign for the Te Ākau farm. “This is classic sheep and beef finishing country in a truly outstanding coastal setting, with comprehensive infrastructure and high quality improvements: a slice of real kiwi farming, alongside abundant recreation,” says Adrian. Deciding to offer it by tender, as commodities are so strong at present interest in the farm was excellent, including enquiry from Australia and the United States. By the tender date multiple offers were in, the best of which was from a syndicate of local farmers. “Although the farm has exceptional appeal, and the sale was completed within a couple of months, it’s not just a picture postcard. Any serious purchasers needed to understand the location, which is how the sale went,” he says. Jacqui and Jamie’s commitment to the farm paid off. “While they didn’t initially intend to sell so soon, it was their dream to have a farm. They chose a difficult time to buy, and at first had to work hard. However, this was an excellent sale for them, and the family is now in a strong position for the next chapter in life.” And the purchasers have told them they are welcome to return, with the children, to make more memories on the beach that neighbours the farm.

grazing property, 40 kilometres inland from Ōpōtiki came available, Svarn saw the opportunity to expand. “I’d shorn on the property 20 years ago, and my grandfather had a connection with the owners. I fell in love with its beauty: the native bush surrounding the river flats and the grass valley floors. It stayed in the back of my mind ever since,” he says. His grandfather, who had been a local, explained the Toatoa property’s history and how it had always been great for

We put in our tender,” says Svarn. Closely contested with multiple bids, the top two tenders were identical. After both were invited to re-submit, the Creswells won out by a slender margin. Now they plan to develop, increasing profitability, while also enjoying the recreational activities that the area supports. Svarn and Sharelle’s three children, 14-year-old Carson, 12-year-old Scarlett, and Logan, 10, are all also keen hunters and greatly looking forward to contending with the wild pigs and red deer that proliferate in the property’s approximately 1000 hectares of native bush. In terms of the farm, which they’ll manage in conjunction with their Tiniroto property, the Creswells aim to increase from 3000 stock units at present, up to 5000 within five years’ time, predominantly breeding and trading lambs, though looking ahead to the potential for beef. “We aim to re-pasture, boost the application of fertiliser, take out the weeds and blackberries and improve the fencing,” says Svarn. Around 150 hectares has reverted to scrub, which they intend to turn back into pasture. An airstrip on the property suggests the potential for high end hunting, while providing accommodation for cyclists on the nearby Motu Cycle Trail would also enhance income diversification. Regenerating mānuka on the sheltered northern slopes offer the opportunity to bring bees in during late spring, while pest control and native bush walks could further enhance the farm’s ecological potential. Having taken possession in June this year Svarn is making the most of his long-held dream, dividing his time between the farm at Toatoa, Tiniroto, and the Havelock North Holiday Park, which the couple also owns. hunting. FAMILY FARM CHANGES HANDS AFTER MORE THAN A CENTURY
A
fter 122 years in the same family, a remote King Country farm changed hands in the autumn. In 1904 William John Mackenzie, originally from the Scottish Highlands, was allocated 325 hectares in the Waitewhena Valley, Ōhura. He won the right to farm the property on a 999-year lease, awarded by ballot.
“From a herd of 30 shorthorns, they sent cream to the Matiere dairy factory,” says Lorna.
Densely covered and unforgiving, the country presented an enormous challenge, as Will’s granddaughter Lorna Gribble explains.
“Prices for butterfat and wool were hardly enough. Will, then later Ian and Doug, spread fertiliser by hand.”
“Initially the road only existed on a map and access to the property was by foot. Will’s sole income was from government road building, turning the pack track into a dray road. Until the tracks were widened for cart horses, all supplies were brought in on horseback.” At first, they lived in tents and basic punga and slab whares. “Like all early settlers, his aim was to clear enough of the block to become self-sufficient with cows and sheep.”
Will’s death in a 1929 accident left his widow with three teenage children and a £2000 mortgage. Along with many others, they found the 1930s tough.
Subsequently Ian told Lorna that unlike some neighbours, the family never walked off the farm because, with Will dead and Ellen’s family in Australia they had nowhere else to go. Ian and Doug took turns working off the farm, labouring and droving. Doug enlisted in 1940, though was captured after the fall of Crete and spent several years as a prisoner of war. Ian was classified as an essential worker while Bessie became a land girl and married out of the district.
Isolation was the biggest challenge.
When Doug returned, he and Ian forged a farming partnership, purchasing neighbouring land. Between the early 1940s and mid-1950s they bought eight adjoining properties, expanding the farm beyond 2200 hectares. In 1948 Ian married Bathie Luttrell, from Whakatāne. Lorna’s brothers Colin and Stuart were born in 1949 and 1951, while she arrived in 1954.
“They attended one-room Waitewhena School. Their teacher also serviced neighbouring Hapurua Valley, riding between the two and sometimes only teaching three days a week.”
“In the valley and around Ōhura township, every block was run down. None were economic, so the brothers worked long, hard hours, investing income back into the land,” says Lorna.
While at first stock flourished on the newly developed land, once the natural fertility was taken up, they struggled, and the property tended to revert to fern and scrub. Dairying began around 1922.
After so many decades of struggle, the Korean War wool boom turned the Mackenzies’ fortunes around. They increased farm development, fertiliser, tracking, fencing and bridge construction. Farm labour became essential.
In 1912 Will married Ellen Gulson from Goulburn, Australia. They had three children: Lorna’s father Ian, his brother Doug and sister Bessie.
“Workers usually lived in our home and often left to take up their own farms. Most stayed in touch. My parents and Doug were proud to give several young men the opportunity to start successful farming careers,” she says. Colin followed the same path, mentoring the next generation. For several decades and two generations, one or another of the Mackenzie family served on virtually every local committee or board, including the county council, RSA, sporting clubs, Plunket, PTA, A&P association and museum. “The only committee they weren’t on was the Catholic church, and that’s because we were Anglicans,” says Lorna. Bathie was also the local reporter for several newspapers, including the NZ Herald, attending events with her trusty Box Brownie camera to gather information and results. Coal from the valley was extracted through several open cast mines, including from 1956 a mine on the farm later known as the Plateau Colliery. “With no other children nearby, the coalmine became our playground. If Harry, the mine manager, was detonating explosives, we had to sit on a knoll until he could see us. It was fun.” The Mackenzies were granted freehold of the farm in the 1980s. After Doug died in 1988, Bathie and Ian retired to Te Kuiti. Stuart farmed separately, while Colin retained the home farm, by then totalling 2446 hectares. Colin died in 2004 leaving this expanded farm to a family trust, administered by Lorna and Stuart, who were active on the farm, in collaboration with a long term lessee.

Deciding to sell, in February 2026 they brought in Peter Wylie of PGG Wrightson Real Estate, King Country to offer the farm to the market. “This well-scaled property offers the scope to run large numbers of stock, with flexibility to either retain them on farm or finish them elsewhere. fter a lifetime of farming in Hawke’s Bay, William Tait has decided to move on. William began his farming career on the coast at Pūtōrino, between Napier and Wairoa. At age 20 he took on the 640-hectare farm at the mouth of the Waikare River that had been in his family for the previous three generations.

In the early 2000s he made the big step of selling that property to shift closer to town.
“Like most other farmers, I’ve been keen to leave the property in a better state than when I took over. When we arrived, the farm was a blank canvas with nothing more than a set of cattle yards.”
“I wanted to live somewhere I could get home while the fish and chips were still warm,” he says. After selling up at Pūtōrino that meant a move to a 158-hectare block at Puketapu, seven kilometres south west of Taradale. While the new farm comprised medium to rolling country with plenty of flat land, and offered good water, it had no house. William oversaw construction of a two storey, four-bedroom elevated family homestead. “Building took nearly a year, and was quite an effort, though it has been a wonderful home, with panoramic

After his previous marriage ended, William married Shona in 2006. Since then, improving the farm’s productivity has been their focus.
They’ve done plenty of subdivision, into more than 30 paddocks; extended the water supply to ensure every paddock has a trough; built new sheep and covered yards; and added a wide range of sheds. Retaining the Angus breeding herd he brought across from Pūtōrino, they’ve also focused on early lambing ewes to meet the premium in October, and raising steers. Now the property is capable of carrying around 1100 to 1500 stock units. They’ve grown commercial sweetcorn and maize on the flats, while other seasons taking 80 to 100 bales of baleage off these paddocks.
“We feel we’ve left our footprint on it,” says William. During William and Shona’s tenure the farm has had its moments. Among them Cyclone Gabrielle, which ripped into the region in February 2023. “While it had rained heavily the day before, there was a break in the weather around 3pm and I went to bed thinking ‘we might have escaped this one.’ However, when I woke up next morning, we’d had 300 millimetres overnight, while further up the valley they’d had 500, which did the damage,” he says. Two local rivers burst their banks, lifting raupō over the height of their deer fencing. A lake that straddles theirs and a neighbouring property rose between five and six metres. Fortunately, the water receded that afternoon. “While we lost some fences, all the stock was OK. Our neighbours on the flats had their houses underwater, and our flats took nearly 12 months to dry out. Although we were inundated with willow weed, it could’ve been worse,” says William. Three years on, with the after effects fully dealt with, they have entrusted the sale of the farm to Paul Harper of PGG Wrightson Real Estate, Hastings, who is marketing it as a joint listing alongside colleagues Hamish Goodwin and Gary Brooks. “This is a meticulously developed farm, characterised by the care and attention that the Taits have put into it over the past two decades. Surrounded by small lifestyle blocks with large homes on them, and near to central Taradale, its potential
for a new owner is readily apparent. While the current market enthusiasm for red meat prevails, it will likely attract plenty of interest from committed purchasers,” he says. While they’ve embraced technology on the farm, William reckons making the most of that, and the other technological developments coming on stream requires a different mindset to the one that has made him a successful farmer. “Farming is becoming more IT focused. While I can see the merits in that, you need to be the type of person who can fully take it on board to make it work to its proper advantage,” he says.

SIX DECADES ON THE FARM A NEW CHAPTER BEGINS
A
fter being in the same family for almost six decades, a South Westland dairy farm is for sale. When Gary (‘Mac’) MacRae’s parents Elsa and Malcolm first leased Kintail Dairy Farm in 1967 it comprised 250 hectares, of which less than 20 per cent was effective. They milked their herd of 50 cows through a five-a-side herringbone shed. Now the herd and the shed are both around nine times that size. “Back then the catchment board gave them loans, enabling them to work on improving the drainage. Additional development was focused on burning and ploughing,” says Mac.
Elsa and Malcolm bought the property outright in 1972, purchasing and developing neighbouring blocks as they went along. Mac and his wife Sarndra moved home in 1991, initially as sharemilkers. By this stage the herd was up to 180 cows. In 2000 Mac and Sarndra bought Elsa and Malcolm out. “We’ve had two diggers in our time. We’ve turned wet land into productive land by humping and hollowing.”

Re-grassing has been an ongoing mission, while Mac and Sarndra have also increased focus on genetics. “We’ve progeny tested for the past 15 years, and we also DNA test our cows,” says Mac. Since 2013 the farm has benefited from a modern 54-bail rotary shed equipped with cup removers, auto teat sprayer, Protrack drafting, and in-shed meal and molasses systems. Now supporting a 450-cow herd, Kintail comprises 425 hectares, of which 260 are effective. “We’ve also put in Halter, now in its second season. It really has made life on the farm a lot easier.” Over the last four years the MacRaes have been on a three in two day milking system, going to once a day for the last couple of months of each season. Their five-year average production sits at just below 160,000 kilograms of milksolids per annum. In 2014 the district became isolated for a while as a cyclone blew down trees, wrecked fences, and washed out bridges.
“How everyone pulled together to ensure we could all manage was my outstanding memory of that time. We had 18 people trapped, all with different skills. All pulled together to make sure we could get by until the bridges were reconnected. It showed just what a great community this is,” says Sarndra. Before and since then the community has played a huge part in the MacRaes’ lives. Mac has been president of the RSA; the committee that runs the South Westland Triathlon each April; and Whataroa RFC, which musters players from Fox to Greymouth to compete in the Woodham Shield. In addition to being the power behind the throne of Mac’s community service, Sarndra’s expertise as a midwife keeps her busy beyond the farm: a neat connection as the Kintail homestead Elsa and Malcolm moved into in 1972, and where Sarndra and Mac still live, had a previous life as the district’s maternity home. One added attraction not to be forgotten in South Westland is the area’s great fishing and hunting, with plenty of brown trout in the Whataroa and Waitangitāhuna rivers, plus tahr, chamois, red deer and goats across the Whataroa, Butler, and Perth river valleys. While the next MacRae generation, Steph, Jesse, Jorja and Andrew, all live on the West Coast, none aspires to take over the farm, so Mac and Sarndra have put it in the hands of Robbie Lash of PGG Wrightson Real Estate, Greymouth to
find a buyer. He says Kintail’s history of development, alongside the MacRaes’ ongoing investment in infrastructure and technology, make it stand out. “This property offers productivity and lifestyle in equal measure. POOLBURN FARM FOR SALE AFTER FOUR GENERATIONS
I
n 1897 Alec Armstrong secured a Central Otago property in a ballot. Four generations later, that 1522-hectare Poolburn farm, now known as Cragside, is for sale for the first time.
Neville Armstrong took over in 1986 after his father Joe died aged 44. Neville and wife Janette have farmed Cragside ever since, overcoming a tough start to their tenure. “Through the 80s, with the government removing subsidies and interest rates high, several local farmers went by the wayside. However, Polwarth made mid micron wool more profitable at the perfect time for us. We were going in the right direction on the farm and managed to persuade the bank to keep faith,” says Neville. It wasn’t the first time the Armstrongs had faced down adversity. Before Alec’s good fortune in the ballot, having emigrated from Northumberland in northern England, the family worked as rabbitters. Alec brought his younger brothers Richard and George to help break in Cragside.

“Initially, they only ran 600 to 800 sheep. The hill country was divided into just two blocks,” says Neville. Aged 39, Alec enlisted for World War One, though was injured the day before the Third Battle of Passchendaele and never reached the front. During the Depression, he came close to giving up the farm. “We still have a piece of paper in Alec’s handwriting, listing how many bushels of chaff and wheat, and how many horses and sheep and so on were on the place. He’d itemised everything on the farm ready to sell up, though never went through with it,” says Janette. Alec and his wife Nellie had one son, Alexander Raymond, known as Raymo. Raymo took over the farm when Alec died in 1951. While he was a gifted engineer who designed pumps, a baler and other equipment to make the farm easier, Raymo lacked patience for the routine of farming and struggled with alcoholism.
Raymo’s son Joe married Lorraine Sinnamon, who lived across the valley. Lorraine will shortly move off Cragside, 61 years after she and Joe gradually took over the farm from Raymo in the 1960s. “Joe had a bulldozer that he liked to tinker on. He did a lot of development work on the farm. He flew as well, with an airstrip on the property,” says Janette. With Joe’s untimely death from bowel cancer, Neville’s turn farming Cragside came sooner than expected. He had Janette by his side. She’d worked at Ida Valley Station, and served at the pub on the weekends. When she first set eyes on him, 17-year-old Neville was getting off the school bus. Janette was only a few months older herself, working behind the bar a little younger than was strictly legal. “Everything we’ve done on the farm has been a team effort. We’re both involved in everything together,” they say. Neville’s particular strength is stockmanship. “Under the old stock incentive scheme, the focus was on numbers: quantity over quality. Now it’s the other way round. Though the stock incentive scheme did have its bonuses, with cheap loans that Joe took advantage of to develop the hill.” Away from the farm, both have been deeply involved in the community, their commitments including Young Farmers and Poolburn School. For the Matakanui Rugby Club Neville was player, coach and president, while Janette took a turn at treasurer. Neville also held office with the Ida Valley Irrigation Company, which is widely acknowledged as the district’s lifeblood. “When I was secretary of the local A&P Society, the whole family used to gather round to lick stamps and stuff envelopes,” says Janette. Although they planned to farm for another five years, Neville’s ill-health has brought their retirement forward. With daughter Kirsty pursuing a career as a scientist in Auckland, they have engaged Paul Thomson of PGG Wrightson Real Estate, Dunedin to market Cragside. He says the sale of the farm will attract plenty of attention. “Ida Valley is among Central Otago’s most sought-after farming districts. Cragside demonstrates Neville and Janette’s careful husbandry, building on the care and attention of previous generations. AFTER 140 YEARS, PATIENCE PAYS OFF

aikaka, Eastern Southland farm Braeside has been in David Smith’s family since pioneer times, passed on from father to son.
When David became the fourth generation to take over in 1988, the farm had already been in the family for more than a century. David married Elizabeth in 1990. Four decades later, with each of their five daughters pursuing careers outside farming, it came time for the couple to sell, rather than pass Braeside on: not an easy process. “On a beautiful sunny day, to be out on the farm is the place I enjoy most. The farm has provided well for us over the years and has been a wonderful place to bring up our children. It’s where I feel happiest,” says David. After more than a year of discussion, last August they asked Derek Ayson of PGG Wrightson Real Estate, Gore to market Braeside. “We didn’t really know how it would go. We relied on Derek to shepherd us through,” says David. Derek has guided several multi-generation farm sales, including the Smiths’ friends and neighbours Jamie and Mandy Mouat.

After leasing their Slopedown property for several years, the Ayson family also opted to put their farm on the market. “We were the third generation to farm it, so know first-hand what others go through. With such a legacy, there will always be mixed emotions. Different family members each experience it in their own way. Understanding how those feelings might play out and keeping them in check can be a challenge. Knowing the process and what comes next helps,” says Derek. In the early days Braeside had been part of Knapdale Station, all tussock and snow grass. David Jolly Smith and his wife Mary, both from Scotland, took up the farm in 1885, initially on a lease. With no dwelling on the property, using 16 Clydesdales they hauled a two-bedroom cottage on skids about 20 kilometres from Otama Valley. Later they relocated the dwelling to a better site on the farm next to more reliable spring water. With three horses and a single furrow plough, the first David Smith broke in the land. Once ploughed, to begin with he grew turnips, then the following season he grew oats on the first cultivated land, breaking in a new block for turnips each year. After initially stocking Merinos, he changed to Border Leicesters, then to Romneys.
Like almost all farmers, the Smiths battled ‘the curse of the rabbit.’ Nevertheless, without a regular rabbit skin cheque, many would have gone under. For the Smith family, to buy butter or bread was an absolute disgrace: bread was baked daily and butter churned at home, living by the saying ‘first the farmer has to keep the farm, then the farm will keep the farmer.’ After serving in World War One, David and Mary’s son James took over the farm in 1926 and secured freehold ownership 13 years later. Married to Anna, James developed one of Eastern Southland’s best flocks. In 1953 the farm passed to Stuart and Betty, David’s parents. Stuart most enjoyed the practical side of farming. “He enjoyed fixing things. If he wasn’t a farmer, he would have liked to be a carpenter. I’m more interested in the stock, so we worked well together,” says David. In the challenging financial times of the 1980s, to buy the farm from his parents David needed to borrow 100 per cent at eye-watering interest rates. Fortunately, conditions improved soon after.
“This has been a good time to sell. My grandfather would say ‘sell on a high, buy on a low.’ With farming doing better now than any other time during my career, we’ve managed to benefit from that,” says David. Once they decided to move on they had to be patient. Interest in Braeside came quickly, including two offers. While they accepted a conditional contract, after seven months the back-up offer became more favourable. “Braeside has gone to local buyers who sold their previous farm three years ago and have been waiting for the right property to come up. This has worked out well for both parties,” says Derek. He reckons that, even with such favourable returns, and plenty of market optimism, buyers and sellers should remain realistic. “On each listing a greater number of serious buyers are showing an interest, with support from their bankers. However, values are not necessarily increasing. A farm’s ongoing viability is still the main consideration.” Having handed over Braeside in mid-August, David and Elizabeth Smith are house-sitting for a few months, contemplating their next move.
“In the end our timing was good.” Despite moving to Gore, Stuart still came back daily to assist on the farm. After their decision to take the next step in their lives, timing again treated David and Elizabeth kindly.

FAMILY LEGACY OF ‘AWE AND WONDERMENT’ FOR SALE BENEATH THE TAKITIMU MOUNTAINS
W
hare Creek Station has been farmed by four generations of the Speight family. After winning the Ballance Farm Environment Awards in 2016, the property achieved century farm status two years later. Prominently placed on the farm alongside recognition of these achievements, current owner Bridget Speight has put up a plaque: ‘This land has provided for generation after generation. It has always done its duty, sustaining flock of sheep after flock of sheep.’ Now the Speight family has decided to sell Whare Creek. Andrew Patterson of PGG Wrightson Real Estate, Southland is marketing the property. For Bridget, accepting it was time to sell was difficult. “Our family decision has been based on logic, not emotion. Although the logic makes sense, we struggle with the emotion. It’s an inter-generational property. These are the same mountains my great grandfather looked at all those years ago.” Bridget’s great grandfather was Charles Speight, son and heir of James, founder of Speight’s brewery. To keep four sons and a daughter occupied, Charles decided to diversify beyond beer into farming. In 1918, on the flanks of the Takitimu Mountains, he purchased 13,540-hectare Redcliff Station, land he reckoned was the ‘Garden of Southland.’ While Charles was no farmer, his son Allan, then aged 17, took to the land and brought Redcliff Station to profitability, gradually overcoming numerous hurdles over the next four decades.
Initially, isolation was the challenge. Wool left the farm by dray, with steep terrain limiting loads to six bales. When the dray became stuck, they had to remove the wool, then

re-load it to enable the journey to continue. Grown from oats and the fuel for horsepower, chaff was essential, though demanded an endless cycle of cultivation, harvesting and threshing. Rabbits were the greatest scourge, eroding profits and occasionally so numerous the hillsides appeared to move. Most control efforts proved costly and ineffective. In 1939 a massive snowstorm hit Southland. Redcliff Station was isolated for six weeks. By the time the drifts melted, more than 1000 sheep were dead, leaving the paddocks strewn with bones for years. However, increased wool prices during World War Two, then the Korean War, made life easier, and through the decades the family enjoyed countless hours on Lake Manapōuri and Lake Te Anau. Allan’s son Bill took over in 1958. Government marginal land improvement brought subdivision, fertiliser, more families moving in and improved infrastructure. Redcliff

Station was subdivided. As the 1960s progressed, another government initiative, the Manapōuri hydroelectric power scheme, had a huge impact, permanently altering the Waiau River that borders the property, which renewed the family’s commitment to conservation. In 1993 Bill handed the management of Redcliff over to his daughter Bridget and her partner Shane Gibbons. In 1997 the Speights sold Redcliff’s hill country, while Bridget and Shane purchased the rest of the property, which they renamed Whare Creek. In conjunction with the Waiau Trust they created 278-hectare Rakatu Wetlands, rectifying some of the environmental damage done when the Waiau River was beheaded. The wetlands were opened to the public in 2008. When Shane and Bridget won the Southland supreme Ballance Farm Environment Award the judges praised their environmental stewardship, including protection of wetlands, their native shrub and tussock country, and other significant areas.
In 2019 Shane died after the jet boat he was a passenger in overturned on the Hollyford River. Supported by a farm manager and those around her, Bridget continued farming. Seven and a half years later she has decided to end the family’s long association with Whare Creek.
