MAKE YOUR RENTAL SEARCH FASTER AND EASIER

We give you some tips to help with your search.

Welcome to our

magazine Last month I shared my opinion in regards to the current sellers’ market and, if you’re looking to sell, it’s good news, the sellers’ market remains as strong today as it did last month. Remember, if you’re looking to sell, the time to do it is now to get the most cash from your property. In this issue, we give you some ideas for your spare room, help you make the most of your small garden space, and we share some tips to help you speed up your rental search. And, as ever, we have some of our amazing properties for you to take a look at too. Enjoy!

IDEAS FOR YOUR SPARE ROOM Wondering what to do with that spare room? Here are a few of our suggestions.

Whether you’ve recently upgraded to a bigger home or your kids have recently flown the nest, there’s a good chance that you’ve found yourself with an extra spare room with no idea what to do with it. Our following suggestions will help you make the most of your extra room... GUEST BEDROOM Let’s start with the most obvious of suggestions here - a guest bedroom. Perhaps your kids will want to visit and stay, or you have family and friends you want to invite over, a guest bedroom is always a good shout, even though it is not perhaps the most exciting. To make your guest bedroom that bit more exciting, why not give it a bit of a makeover and have fun making it into a hotel-like space. HOME OFFICE This is a must if you’re still working from home. Giving yourself a dedicated home office space to store things like your computer, printer, paperwork, and bills is a great way to free up space in other parts of the home. As an added bonus, if you still have kids living at home, your own work space to concentrate in will do your work life wonders. DRESSING ROOM If you’ve ever dreamt of having your own walk-in wardrobe or dressing room, then this idea is for you. This isn’t just about making your dreams come true though - having a separate room to store your clothes, accessories, makeup, and other beauty products will also make space elsewhere. If you’re dealing with a smaller room or don’t like too much clutter on display, then invest in a mirrored sliding door wardrobe - they keep stuff out of sight, and you get your dressing mirror too.

HOME CINEMA Not one that immediately comes to mind, but if you’re a bit of a movie buff then this suggestion is a no-brainer. Add a big comfy sofa, a big screen TV (or projector), and let the entertainment flow. If you’re feeling extra spontaneous, why not add a popcorn machine and a mini fridge. GAMES ROOM Forgive the term, but a games room can also mean... a man cave! Most men out there have dreamt of having their own little space to escape to. Whether a games room/man cave means playing a game of pool or darts, or simply entertaining friends away from the living room, this suggestion will get used more often than you think. PLAYROOM If you have grandchildren or you’re expecting them in the near future, then this idea is for you. A playroom will make your life easier when you get those grandchildren visiting - think about it, all the toys/mess in one room and not over the whole house. HOBBY ROOM Our last suggestion is a bit of an open one - a hobby room is there so you can escape and do the things you love. Whether it’s painting, knitting, yoga, or meditation, this one is all about you and your escape from the outside world.

SMART IDEAS FOR SMALL GARDENS Time to make your small garden into the perfect outdoor space.

When dealing with a smaller than average garden, you need to consider everything - from lighting to furniture - the right choices can make your small garden look bigger than it seems. The following tips will help you get the most from your small garden. WHAT ARE YOU USING YOUR GARDEN FOR Start by thinking about what you want to use your garden for. Do you want your own little quiet space from the outside world? Do you want to host friends? Do you want to grow your own grow vegetables? It’s important to know what you want from your garden to avoid wasting space on what you don’t actually need. GARDEN FURNITURE No matter what you want to use your garden for, you’ll no doubt need some kind of furniture to go in it. Many assume that corner sofas are made for larger gardens, but that’s not the case - corner sofas are perfect for smaller gardens due to their hidden storage compartment and usable shape. Most corner sofas nowadays will allow you to lift the seats up and store items underneath, completely out of sight.

LIGHTING Never underestimate the power of good lighting in your garden, no matter the size of it. Not only will lighting help you make the most of your space after dark, a well-lit garden often feels more spacious than it actually is. Placing lights (preferably solar lights to save on the bills) around your garden to light up darker areas should be at the top of your priority. PLANTING If you consider yourself a bit of a gardener but don’t have enough ground space, then consider hanging baskets. Hanging baskets are also a great way to add colour into your garden. As an added bonus, if you have a little one, your plants will be safe from reach. SMALL STORAGE SHED If you have enough room for it, a storage shed will do wonders for your garden. Keeping things like bikes and garden gear from sight is essential in a small garden to avoid clutter.

MAKE YOUR RENTAL SEARCH FASTER AND EASIER We give you some tips to help with your search.

Searching for a home to rent can be a struggle. With the market being busier than ever, it’s now essential for you to get organised and narrow down your search even before heading to your local estate agents or searching online. Our following tips will make your search go that bit more smoothly. CHOOSE YOUR LOCATION Whether it’s down to budget or property availability, we all sadly can’t live in our favourite area. With this in mind, it’s always best to have more than one area in mind when on your rental search to avoid disappointment. WORK OUT THOSE TRAVEL TIMES When searching for areas to rent, it’s important to consider transport. Does your chosen location have transport links to your workplace? Can you still travel easily and meet friends? Transport in one of the most important factors to consider when searching for a place to rent.

WORK OUT YOUR BUDGET Of course, different areas and property sizes all carry a different price tag. Before even starting your search, know what you can and can’t afford. Also, don’t forget to research things such as council tax costs, and even possible building maintenance charges too. FIND THE RIGHT ESTATE AGENT If you don’t know the area you’re moving to, then contact a local estate agent who will easily be able to tell you what fits your needs, wants, and budget. A good agent will put together a list of properties for you to consider renting. GET YOUR DOCUMENTS READY To make things go as smoothly as possible, it’s time to get those documents ready. You’ll need documents that show your income and employment status and paperwork that confirms your identity and current address. To find out more about what documents you need to produce, and the different requirements for employed and self-employed, reach out to your local estate agent for help. If you’re thinking of using us at Fisks, feel free to give us a call, drop by or offices, or drop us an email.
