Welcome to our

magazine... Welcome to the August edition of our Gateway magazine.

John Pring FNAEA (Honoured) & MARLA | Director

July saw a record month for new enquiries which of course is the starting point for any sales process. August has continued in the same vein. Years ago August was considered to be, after December, one of the quietest months for new sales. This is no longer the case. Leaving aside December, the peaks and troughs of seasonal activity no longer exist. Society and employment patterns have changed. South Essex was once dominated by the Ford Motor Company, with many employees living in Castle Point. The tradition of annual summer shutdowns in manufacturing businesses helped to explain why enquiries dropped during the holiday season. This is no longer the case. If you look at the school holidays that are between 5 and 6 weeks, most people normally go away for no longer than two weeks, which still leaves ample time to search for a new home. In the press, there have been negative news stories about Landlords selling their properties or not increasing their holdings, due to the changes in the tax system and Stamp Duty Land Tax. On the other side of the coin, there are stories that a great number of Tenants have reconciled themselves to never owning a home and to be Tenants for life. The private Landlord sector is clearly going to be an important long term part of the property mix. As experts in residential property management and lettings, we are here to help you to ensure that you are protected and our management plus service is offered including at no further cost to our Landlords, a rent guarantee policy. For an updated Sales or Lettings valuation, to see your property in our September Gateway magazine or for further advice, please contact your local Fisks branch.

THERE ARE A LOT OF ESTATE AGENTS BUT ONLY ONE FISKS “We gave our property to Fisks when we decided to move as Ian seemed the most professional of the three agents who we asked to value our property. Boy are we glad we did house sold to the first viewers in 36 hours from instructing Fisk’s. We were kept up to date with regular calls and nothing was too much trouble. Now we have moved Ian is collecting post from our old address for us and calling for us to collect from the office. Beyond the call of duty Great service thanks again Martin and Melanie Bagnall “

Located some 30 miles east of the City of London on the north bank of the Thames Estuary, Benfleet is primarily based around three historically separate settlements; South Benfleet, Thundersley and Hadleigh. which gradually merged during the 20th century. The residential areas are now said to have the highest proportion of owner occupancy in the country which speaks volumes for the quality of life here! The mainland station in South Benfleet services the entire area and is the busiest commuting station on the Fenchurch Street C2C line.

RIHANNA’Sfavourite U-TURN Britain’s

One of the world’s most successful music artists and officially ranked as the fourth most powerful celebrity of 2012 by Forbes, it cannot be denied that Rihanna is extremely talented. Whilst she has appeared in many music videos and her music has been used in hundreds of movie soundtracks, Rihanna has rarely appeared as an actress – that is until now. On 4th August, Valerian and the City of a Thousand Planets was released, starring Rihanna alongside Cara Delevingne. The sci-fi action film is set in the 28th century and tells the story of Valerian and Laureline who are special operatives charged with keeping order throughout the human territories. In addition to this, Rihanna will also star in the comedy and female spin off of the Ocean’s Trilogy, Ocean’s Eight in June 2018. Rihanna first shot to fame when she was just 17, being signed by none other than Jay Z. After gaining creative control of her third album in 2007, she gained notable attention following the release of its international successful lead single, Umbrella. The young songstress then followed this up with five platinum albums, including the Grammy Award winning Unapologetic album in 2012. With sales exceeding 230 million records worldwide, Rihanna is one of the best-selling artists of all time. She’s also the youngest and fastest solo artist to earn 14 number one singles on the

Billboard Hot 100 and has won eight Grammy Awards, two BRIT Awards and 23 Billboard Music Awards, to name a few. In 2013, she was also awarded the Icon Award at the American Music Awards which, “was created to honour an artist who has made a profound influence over pop music on a global level,” as described by its producer Larry Klein. Many of her other songs rank amongst the world’s best-selling singles of all time, including Take a Bow, We Found Love and Diamonds. She’s also collaborated with a number of famous faces, such as T.I, David Guetta and Eminem. Whilst Ri-Ri may be one of our favourite stars, she in fact admires Girls Aloud star, Cheryl. “I think she is the most beautiful woman I have ever seen. Like, how do you have a face like that, with hair like that and dimples, and a body like that, that’s proportioned like that? And you have a successful career, something about that is not right.” However, she’s also a fan of another British icon, “You know who is the best? Princess Diana. She was like - she killed it. Every look was right. She was gangster with her clothes. She had these crazy hats. She got over-size jackets. I loved everything she wore!” Catch Rihanna in Valerian and the City of a Thousand Planets, which is out now n

ASK THEfavourite EXPERT Britain’s

Maurizio Pellizzoni is a critically acclaimed interior designer exuding modern elegance in every project. In the past 10 years, he has designed for every type of house imaginable and just recently was asked to style a feature for GQ’s Bachelor pad. We managed to catch up with him and spoke future trends, dream houses and his 5-year plan. Image credit: Ascot Lodge - Jake Fitzjones Photography

Have you always wanted to be an interior designer? I have always been creative - even when I was child I was always interested in anything related to art, fashion and design. However, I only decided to pursue a career as an interior designer after moving to London where I also decided to go back to university and study interior architecture. Where do you get your inspiration? From every day life here in London or from my travels. From a young age I have frequently visited New York, it’s one of my favourite destinations. Lake Como is probably my main inspiration for beauty, style and design. Growing up in such a beautiful place has made it a natural given for me to appreciate these elements. What advice would you give to someone who is thinking about designing their own home? Always take your time! It’s always more challenging than what you’d expect, especially from a budget point of view - there will always be extra costs to factor in by the end of a project. Take your time to understand each room and the use of them. Describe your dream house. My dream home is something homely filled with memorabilia and art that I’ve collected. Art and accessories are a very important part of the design to make a space look inviting, it’s important to make sure these items mean something, otherwise we end up living in a show house which eliminates any personality.

Maurizio Pellizzoni

What is your favourite interior trend at the moment? The use of greenery as a key part of the design, I love real flowers and plants and personally, I believe they’re fundamental when making a home or space come alive. Coming from Italy, this is part of the culture but in the UK, this is a relatively new concept so I’m welcoming this trend and hope it’s here to stay. What can we expect in terms of future interior trends? Increasingly, we will see the return of luxury materials like polished brass or leather details. Clients also want more custom made pieces.

Image credit: Gianni Franchellucci - Studio Immagine

What will you be doing in 5 years? This year marks the 10th anniversary of my design practice in London. I started designing from my table at home and never expected to be where I am today. My ethos has always been to make sure every client receives the best-tailored made design. In the next 5 years I hope to expand the team in order to take on board some boutique hotel projects. www.mauriziopellizzoni.co.uk | 020 7352 3887 n

HOT FABRICS FOR THE HOME Britain’s favourite

Summer is the perfect time to update your interiors and there is no better way than with a new fabric collection. Having been launched early summer, expect to be wowed by Zenna and it’s classy colours, innovative textures and awe-inspiring designs. Exuding class, sophistication and charm, Harlequin Additions was created in 2016 to fulfil the need for practical yet attractive fabrics at competitive prices. Now, its second versatile collection has been launched in the form of a diffusion line, Zenna Harlequin Additions. If you love high fashion, Harlequin will steal your heart and it’s no surprise that it’s got everyone talking on the interior design scene. The word Harlequin means ‘varied in colour or decoration’, which sums up the design ethos perfectly. The new fabric collection Zenna comprises of five beautiful woven jacquard designs in natural and tranquil colours, conveying a feeling of serenity, blissfulness and sophistication in

any homes that they adorn. Taking inspiration from Zen-like textures and organic patterns and forms, the new collection is versatile and every fabric is named after Japanese words, which are linked to tranquillity. One fabric entitled Chi depicts a simplified circle design with a raised cotton dot pattern, creating a sumptuous feel. Available in eight colourways including coast, pebble and artichoke, this fabric can be used by all. A new take on a classic polka dot, Kaseki is a small scale textured spot motif with an elegant mix of matte and shimmering yarn. Mizu, a design inspired by gently rippling water has a soft drape with a slight sheen created by an elegant mix of viscose, linen and polyester. As well as this, fabric Mizumi is a four-colour, textured stripe, inspired by flowing water, offered in five colour combinations: Dove & Pebble, Thistle & Truffle, Driftwood & Shadow, Zest & Lead, Ink & Slate. Alternatively, Sotomo is a dappled spray effect

design in an interlocking geometric repeat. All fabrics are available in various colour palettes so whatever your style or desire, there is a Zenna fabric for you and your home. Accessorize with decorative vases, large mirrors and neutral coloured art for an on-trend interior. However that’s not all as also available is a chenille plain called Saroma, which sits alongside the collection and is suitable for both domestic upholstery and drapery. Available in 38 colours, including Driftwood, Thistle, Mulberry and Coast, Saroma can be closely matched to Zenna to create a calm, cohesive look or alternatively, colour clashes can be created to generate excitement and personality within an otherwise neutral palette. Prices start from £29/metre and Zenna is suitable for drapes and accessories.
