It used to be that density was the key to urban design because local resources and transit can serve a condensed, highly populated community more sustainably than a sparsely populated, sprawling one. But we now know that equity and

Seemingly every day, shiny new office complexes, residential towers, shopping centers, and other commercial developments rise from our city streets. Out with the old, in with the new. But who is it changing for? This is the question we should all be asking.

And the way they’re designed—from the length of their blocks and the width of their sidewalks to their proximity to transit, healthcare, education, food, and open space—is critical to their success.

But the common metrics many urban designers rely on don’t even begin to address the reality of a neighborhood and the people who call it home. While density is still a key factor—it tells us where to build a project and for what purpose—equity and livability need to take priority.

In 2019, I set out to conduct a little experiment. I teamed up with a fellow urban designer to review the typical process for evaluating neighborhood-scale projects. We found that project teams seek answers to important questions about design, but they don’t necessarily ask questions like, “Who lives here?” or “What’s life like for the people who live here?”

From a historical point of view, this kind of limited datagathering has contributed to discriminatory practices that still exist today, like redlining. That alone is a compelling enough reason to change the urban planning process, if you ask me.

Design teams make some of the biggest decisions about building program, massing, and orientation very early in the design process. Yet they are limited to ad hoc processes and tools that don’t clearly define performance metrics, alternative spaces, and decision rationales. By generating a larger set of models and assessing their performance outcomes early in the design process, SPEED helps teams make informed decisions easily and effectively—ultimately mitigating risk and saving money.

The new terminal is designed for greater efficiency and shorter travel distances, further enhancing passenger comfort. Terminal F embraces a double-loaded concourse layout that streamlines the passenger journey while optimizing operational efficiency.

Expanding Horizons

One architectural highlight of the terminal is its iconic glazing. Featuring large format, laminated units, the glazing serves as a self-supporting structure incorporating an integral frit pattern. This reduces solar heat gain and glare and enhances views to and from the new terminal.

For the Passenger Terminal F includes a sensory room, family and adult changing stations, and dynamic digital travel information, ensuring that every traveler’s needs are met.

A contemporary airport refresh and renovation designed to tell the story of Daytona Beach’s growth and vision.

Due to the high volume of business professionals and vacationers, the terminal and concourse renovations were executed while the facility was fully operational.

New administration building for SFO that consolidates four distinct employee groups under one roof.

Phase 1 included a new home for 300 of SFO’s employees, as well as areas for curatorial storage and maintenance for SFO’s growing collection of museum artifacts. We helped SFO to rethink its current workplace methodologies to encourage interaction, collaboration and observe sustainable practices.

Delta Airlines Tech Hub Bloomington, Minnesota Client: Delta Airlines Size: 78,400 ft² (24,000 m²) Completion Date: January 2023

― WHAT IT IS

Part of the hidden network that supports the ground and inflight crews and operations, the new tech-forward workplace and data center, embraces a hybrid work environment, offering employees the tools to choose how the best options in how and where they execute their work.

The Delta Tech-Hub team has an outsized influence on the company’s operations, but staff working in disparate locations and in hybrid work situations made it difficult to create deep connections and for in-person collaboration.

This new space was created to provide a focal point for staff, strengthening physical connections between staff and reinforcing Delta’s brand.

The tech-hub physically integrates the Delta brand and culture in the space, and creates multiple work/ collaboration/socialization opportunities, for hybrid staff.

The intention of this new space is to evolve the culture of Delta’s work force, to support a robust mix of hybrid/inperson work scenarios, and to support the strengthening of community within the organization.

― WHAT IT IS

A planned transfer hub for eastern Europe located between Warsaw and Łódź. Projected to initially handle 40 million passengers a year, STH is a central greenfield airport integrated with an intermodal, mega-transportation hub including high-speed rail.

Solidarity Transport Hub Poland will offer a nature-forward vision of human-centered travel for Central Europe and the world.

Proposed Plan Reorientation: Rotating the original master plan 45 degrees created better phasing opportunities, aligned the passengers flows, and opened views to all gates from the central market square.

The Istanbul New Airport is planned and designed to be the busiest in the world, surpassing 90 million passengers in Terminal 1 alone. As Istanbul continues grow and globalize and Turkey plays greater role on the international stage, Airport City Istanbul will be the country’s porthole to the world, with the potential to become an economic and cultural destination in its own right.

An aerotropolis master plan that takes the form of a vibrant, sustainable, urban centre where commerce and public life intersect.

Maximizing the highest and best value of the site, the master plan creates an urban street framework, supporting significant service retail traffic, and high commercial density, with added checkin and aviation-related ancillary services, all within proximity, and accessible via public transit, to the local international airport.
