MEET MOE ABOUT MOE Moe Hannon began her real estate career in residential sales and leasing in 2019 - although her love for real estate began years earlier. Moe was born and raised in Wheaton, IL, before moving to Omaha, Nebraska to study business at Creighton University. Upon graduating, Moe returned back to Chicago to pursue her dream of participating in a year of service. It was through this year spent working with the homeless that Moe developed her passion for real estate. She gained first-hand knowledge of how the impact of not having a home can affect one's emotional, mental, physical, and spiritual health. To be a part of someone's journey in finding a home, and ultimately helping them find safety and security is one of Moe’s greatest joys. In her free time, Moe enjoys volunteering at St. James Food Pantry, sitting on the associate board for NAMI DuPage, reading, playing board games, and traveling. As a Chicago native, specifically the Western suburbs, her areas of expertise include: Elmhurst, Wheaton, Glen Ellyn, Lisle, Lombard, Villa Park, South Loop, and more! Moe is known for her passion for serving others, drive, professionalism, and quick wit! Moe is the proud recipient of the 5 Star Real Estate Agent award as well as Qamar Groups 2021 Rookie of the Year!

MY MARKETING APPROACH

PREPARING YOUR HOME FOR SALE

My marketing process begins long before your home hits the market. I believe that good communication and advance preparation are crucial to the process leading up to actually listing your home. This is why I employ the following in order to present your home in the best possible light to prospective buyers so it sells in the shortest amount of time, and for top dollar:

Home Analysis

Most homebuyers prefer a home that looks new, or has been recently upgraded; however, many homes that come on to the market are not updated! Because of this, homebuyers will pay a premium for a home that has been remodeled or recently updated. To help you get the most value out of your home, I offer expert advice on where to best spend any time or money updating to make sure you get the maximum return on your investment when selling!

Staging I want your home to be shown in the best possible light! My goal is to make a prospective buyer take notice of your home and compel them to take a look at it in person; a professional stager will define the spaces in your home to create that scenario! My stagers will visit your home before the photography session and will discuss subtle (and sometimes not-so-subtle) ways to make your property stand out in photos, videos and in person to ultimately inspire potential buyers to imagine themselves owning your home. Staging a home can help to sell it faster, and for more money. According to a 2018 survey by Home Staging Resource*, 85% of staged homes sold for 6-15% more than homes that had not been professionally staged. Moreover, “68% of those staged homes sold for at least 9% more than their ‘unstaged neighbor’s’ home”!

PREPARING YOUR HOME FOR SALE

Professional Photography If I know one thing, it’s that professional photography is extremely important! Since the majority of buyers begin their home searches online, it’s imperative that the first impressions of a home be one that inspires them to want to see that home in person.

3-D Virtual Tours/Video Tours In addition to still photographs, we also offer video home tours and virtual tours using the latest technology if applicable, enabling potential buyers to feel like they are virtually stepping right into your home and tour through every room.

PROMOTING YOUR HOME Online Marketing Once your home is ready for the market, it’s time to promote it to buyers and their agents everywhere! Keller Williams has joined the industry’s most extensive online marketing program, resulting in exposure on up to 750 different websites.

Syndication to Over 100 Websites! Website Marketing My custom website, MoeHannon..kw.com will promote your home as one of our “Featured Listings" and allow buyers to view all of the great photos and info about your home.

PROMOTING YOUR HOME Feature Brochures Many people are visual by nature—we print professional, photo-heavy brochures that buyers can take with them after touring your property as a reminder of what they loved about your

PROMOTING YOUR HOME Social Media Presence We’re on social media, using paid posts to advertise your property to a targeted audience; these social media campaigns put your home in front of thousands of buyers who may not have seen it otherwise!

Direct Mailings Our direct mail programs target buyers, neighbors, agents and referral sources through “Just Listed “ and “Just Sold” postcards, market statistics and analysis, and quarterly mailings.

INTELLIGENT PRICING

THE RIGHT PRICE IS IMPORTANT A property generates the most interest when it first hits the market. The number of showings is greatest during this time if it is priced at a realistic market value.

Starting too high and dropping the price later misses the excitement and fails to generate strong activity. Many homes that start high end up selling below market value.

PRICE RIGHT ATTRACT BUYERS

Pricing your property competitively will generate the most activity from agents and buyers. Pricing your property too high may make it necessary to drop the price below market value to compete with new, well priced listings.

COMMISSION DISTRIBUTION

Real Estate Agents

Brokers

Nearly nine out of 10 real estate agents work on commission, and are paid only when the transaction closes. Except for the legal profession, real estate agents are the only fiduciaries and agents who work this way.

According to licensing law, only licensed brokers can serve as fiduciaries. They have “agents” or licensed salespeople who work for them, but they have the legal responsibilities of operating the brokerage.

To simplify how commissions are routed, the real estate industry customarily allows all sales commissions to be paid out of the seller’s proceeds, according to the terms of the listing agreement.

The salesperson license allows salespeople to serve as agents of the broker. They can negotiate contracts, but the seller is actually negotiating with the broker, by proxy. It’s the broker’s company name and signature on the listing agreement.

Distribution Once the home is listed in the Multiple Listing Service (MLS), the listing broker discloses the terms of the commissions to other competing brokers, so they will bring their buyers to the listing. When the buyer’s broker presents a contract to the seller, it will include a provision to collect their share of the sales commission, as offers by the listing agent in the MLS. That means a commission can be split as many as four ways: · Listing broker or agent · Listing salesperson · Buyer’s broker or agent · Buyer’s salesperson At closing, the listing agent is paid by the escrow agent out of the seller’s proceeds, or a day or two later when the buyer’s loan is funded by the lender. The listing agent, in turn, pays the buyer’s agent his or her share of the sales commission.

ASK YOUR REALTOR®

10 QUESTIONS TO ASK YOUR REALTOR® We plan to be your partner when you sell your home. But if you’re interviewing others, make sure to ask them the following questions.

ONE

How long have you been selling real estate?

SIX

How many homes have you sold? 33 Closed Transactions

I have been licensed since 2017.

TWO

SEVEN

I sell real estate full-time. To understand the market and to be able to provide the expertise and knowledge of the local market, a great REALTOR must work full-time.

I handle everything and utilize marketing and admin assistants to handle smaller day-to-day tasks while I service the big picture items.

THREE

EIGHT

Are you a full-time agent?

What is your marketing plan? I employ the top real estate Internet sites, create professional printed materials, use social media platforms, and, most importantly, talk to REALTORS® and potential buyers so your home stays positioned first.

How do you handle the workload?

What do you do to stay up on market trends?

I watch the market using tools like Brokermetrics and, of course, the MLS. I attend Mastermind sessions with agents who, like us, are in the top 3-5% of REALTORS® nationally.

FOUR

NINE

How do you determine the value of my home?

Will you help me stage my home?

My experience and sales volume allows me to accurately determine your home’s market value.

Absolutely! In our market, staging isn’t just a nice-to-have feature; it’s a must-have. I will consult with you to help you prepare your home so you can maximize the sale price.

FIVE

TEN

How much real estate do you sell annually?

I close an average of 10 properties per year.

Why should I hire you?

Because I don’t believe in waiting. I believe in going out and getting. When you hire a mechanic to fix your car, they fix your car. When you hire a REALTOR® to sell your home, that’s what you expect.

I GOT A GUY My goal is to be a resource and go-to for everything you ever need for real estate. For instance, I have a network of professionals that include:

FOR YOUR PURCHASE Lenders Inspectors Financial Planners Attorneys Home Warranty Companies

FOR YOUR HOME Heating + Cooling Specialists Plumbers Stone + Granite Electricians Housekeepers Handymen Roofers Painters Interior Designers Landscapers Carpenters Masonry Flooring Specialists

FOR WHEN YOU SELL Staging Specialists Accountants Appraisers Attorneys Storage Facilities Movers

CLIENT TESTIMONIALS

“

Moe helped us find our first home at the height of the housing market boom. She is very knowledgeable, quick to respond to texts, phone calls or emails, and really personable. My husband and I really appreciated that Moe listened to what we were looking for in a home and found ones for us to view that matched our criteria. She was extremely helpful in negotiating a great deal in a sellers market.

”

- Bought a Single Family home in 2021 in Downers Grove, IL.

“

Moe was great to work with! Very patient with both of us and she followed up quickly with all of our questions and we asked a lot of questions, believe me. Very responsive! Moe has a wonderful, cheerful and easy going personality. She was so approachable and we felt totally comfortable working with her. It was like she was a part of our Family when we sold our old home and purchased our new one. For that we give her 5 STARS!!!!

”

- Sold a Multi Family home in 2021 in Villa Park, IL.

“

Moe is an agent like no other. I wanted the perfect house for my little family on a shoestring budget. She has the patience of a saint and did not pressure me on any house. After looking for several months, we found the perfect house! I’m enjoying it and we look forward to coming home everyday!!! Highly recommend and a joy to work with.

”

- Bought a Single Family home in 2021 in Niles, IL.

“

Moe helped me find a place that I had almost ignored because I thought it would be outside my requirements. Unlike some of the older agents that I worked with previously, her being closer in age to me made it feel more like we were on the same page for what I wanted in a home. She was very helpful and responsive throughout the buying process, and especially when dealing with a difficult seller.

”

- Bought a Condo home in 2021 in Glen Ellyn, IL.
