My marketing process begins long before your home hits the market. I believe that good communication and advance preparation are crucial to the process leading up to actually listing your home. This is why I employ the following in order to present your home in the best possible light to prospective buyers so it sells in the shortest amount of time, and for top dollar:

Home Analysis Most homebuyers prefer a home that looks new, or has been recently upgraded; however, many homes that come on to the market are not updated! Because of this, homebuyers will pay a premium for a home that has been remodeled or recently updated. To help you get the most value out of your home, I offer expert advice on where to best spend any time or money updating to make sure you get the maximum return on your investment when selling!

Staging I want your home to be shown in the best possible light! My goal is to make a prospective buyer take notice of your home and compel them to take a look at it in person; a professional stager will define the spaces in your home to create that scenario! My stagers will visit your home before the photography session and will discuss subtle (and sometimes not-so-subtle) ways to make your property stand out in photos, videos and in person to ultimately inspire potential buyers to imagine themselves owning your home. Staging a home can help to sell it faster, and for more money. According to a 2018 survey by Home Staging Resource*, 85% of staged homes sold for 6-15% more than homes that had not been professionally staged. Moreover, “68% of those staged homes sold for at least 9% more than their ‘un-staged neighbor’s’ home”!

Nearly nine out of 10 real estate agents work on commission, and are paid only when the transaction closes. Except for the legal profession, real estate agents are the only fiduciaries and agents who work this way.

According to licensing law, only licensed brokers can serve as fiduciaries. They have “agents” or licensed salespeople who work for them, but they have the legal responsibilities of operating the brokerage.

To simplify how commissions are routed, the real estate industry customarily allows all sales commissions to be paid out of the seller’s proceeds, according to the terms of the listing agreement.

The salesperson license allows salespeople to serve as agents of the broker. They can negotiate contracts, but the seller is actually negotiating with the broker, by proxy. It’s the broker’s company name and signature on the listing agreement.

Distribution Once the home is listed in the Multiple Listing Service (MLS), the listing broker discloses the terms of the commissions to other competing brokers, so they will bring their buyers to the listing. When the buyer’s broker presents a contract to the seller, it will include a provision to collect their share of the sales commission, as offers by the listing agent in the MLS. That means a commission can be split as many as four ways: Listing broker or agent · Listing salesperson Buyer’s broker or agent · Buyer’s salesperson At closing, the listing agent is paid by the escrow agent out of the seller’s proceeds, or a day or two later when the buyer’s loan is funded by the lender. The listing agent, in turn, pays the buyer’s agent his or her share of the sales commission.
