Our Resident Engagement team has been working closely with a group of residents to establish a recognised residents association. As a result, there are now regular meetings between residents and Peabody, creating more opportunities for open conversations and constructive feedback. The group provides a straightforward way for residents to share concerns, ask questions and work with Peabody on matters affecting life at Higgs Yard. By meeting regularly and maintaining close contact, we can better understand what is important to residents and respond more effectively. Resident Engagement Lead Kelly has supported the group throughout its development and will continue to work closely with residents as the association grows. If you would like to find out more about the residents association or get involved, please contact: higgsyardresidents@gmail.com
Mural taking shape!
Parcel thefts
We’re pleased to share that work on the new mural is finally getting underway. After a couple of unavoidable delays, installation will start on Tuesday 13 October. The artist will be at Higgs Yard over this coming weekend to finish plans, so you might see the lifts moving. We've heard how much residents have been looking forward to seeing this space transformed, and it's great to see plans becoming a reality. Once complete, the mural will bring a vibrant new look to the area, helping to brighten the space and create something the community can be proud of.
We’re continuing to hear reports of parcel theft from the parcel rooms at Higgs Yard, and the Police have been notified. To help reduce the risk of theft, please do not arrange for deliveries to be left in the parcel rooms unless they’re being delivered to the BRINGME lockers.
Thank you for your patience while arrangements were finalised. We're excited to see the artwork take shape over the coming weeks and look forward to sharing the finished result with you.
For all other deliveries, ask drivers to deliver parcels directly to your property address. Taking this simple step can help keep your parcels safe and ensure they reach the right place.

Check your heating Before the cold weather arrives, take a few minutes to check that your boiler and heating are working properly. Simply turn on your heating and hot water and make sure everything fires up as expected. Testing your system early can help identify any issues before temperatures drop and demand for repairs increases. If there is a problem, you'll have more time to arrange a repair and avoid long waits during the busiest time of year.
A quick check now could make all the difference later. No one wants to start winter in a cold home without heating or hot water. By acting now, you can stay one step ahead and make sure your home is warm, comfortable and ready for the colder months.
Staying safe
Keeping areas clear
We’d like to remind all residents in Block B, 16 Herne Hill to make sure the communal entrance door is fully closed and locked whenever you enter or leave the building.
Please ensure that all communal landings and corridors are always kept clear of personal belongings.
We’ve received reports of non-residents gaining access to the block, which has contributed to incidents of anti-social behaviour and raised concerns among residents. Taking a moment to check that the door has closed properly can make a real difference in helping to keep the building safe and secure for everyone.
Keeping these areas free from obstructions helps maintain a safe environment for everyone, supports emergency access, and ensures our blocks remain clean and tidy.
We know security is a priority for residents, and we are currently exploring ways to improve security arrangements at Block B, particularly around the parcel room. We’ll share further updates as plans progress. In the meantime, thank you for doing your part to help keep the building secure. By looking out for one another and ensuring doors are properly closed behind us, we can all help create a safer and more comfortable place to live.
