Welcome to the first edition of your local newsletter. You’ve asked us to bring you relevant community news about the local area, and we hope you’ll enjoy this and find it helpful.

A note from your Neighbourhood Manager Hi! I’m Jenny Green, the Neighbourhood Manager for Higgs Yard.

I’ve been working here since 2023 and I’ve spent a number of years helping residents across South London.

I’m here to help you with all of your housing needs and questions. The fastest and easiest way to report your repair needs is by using our My Peabody portal, or by calling our contact centre on 0300 123 3456.

If you’d like to talk about other issues to do with your tenancy, you can make an appointment with me to speak privately.

The details are on the right. I may not be able to help immediately, but I will listen, and I will do my best to help you get whatever help or support you may need in your home.

You told us, we acted...

New residents association for Higgs Yard We’re pleased to share that Higgs Yard now has its own Tenants and Residents Association (TRA).

The group is currently completing its official registration with Peabody and, once that process is finalised, hopes to hold regular meetings every four to six weeks. These meetings will give residents an opportunity to discuss local issues, share ideas and work together to help make Higgs Yard an even better place to live.

We were recently contacted by a resident who let us know that a large piece of graffiti had been sprayed at Higgs Yard.

As soon as we were made aware of the issue, we tasked our Estates Services and Landscaping teams to sort things out. As the graffiti is at a high level, they’ve needed to work with specialist contractors to arrange to have the wall cleaned.

We’re pleased to let you know that the contractors will be at Higgs Yard in the coming days to start work on a full clean.

This is a great example of how working together can make a real difference.

When residents report issues as soon as they spot them, it enables us to investigate and take action quickly, often preventing a small problem from becoming a much bigger one.

We encourage everyone living at Higgs Yard to continue letting us know about any concerns they notice around the estate. Your feedback helps us keep the area clean, safe and welcoming for all residents.

A TRA acts as a voice for residents, helping to represent community views, raise concerns, promote local initiatives and strengthen relationships between residents and Peabody. It can also play an important role in building community E connections and encouraging resident involvement in decisions that affect the neighbourhood.

Have your say on new homes proposal We're asking for your feedback on plans to convert two vacant commercial units on the first floor of Higgs Yard into nine new homes for social rent.

Why we're proposing this The two units have been empty for some time. Converting them into homes would make better use of the space while helping provide more affordable housing. We'll continue to market the remaining commercial units on the ground floor.

What this means for residents This is still at the proposal stage.

If planning permission is granted, work would start no earlier than spring 2027 and is expected to take around 12 months.

As we're converting existing space within the building, we expect disruption to be limited.

We'll keep you updated as the project progresses.

Where would the new homes be?

The proposed homes would be created from two vacant commercial units on the first floor, as shown on the image below.

Have your say We're asking for your feedback before we submit a planning application. Please read the proposals and send us your comments by using the link below before 27 July.

Lambeth Council will also carry out its own public consultation as part of the planning process.

Mural update Thank you to everyone who attended the creative workshop last month. Our artist Olivia really enjoyed meeting everyone, and got some amazing feedback on the progress of the mural.

We can now give you a sneak preview of the next part of the mural - we don’t want to give too much away ahead of the big reveal, but wanted to give you a glimpse of how the work is coming along.

Installation will start next month so watch this space for more information soon!

E-bike safety

As e‑bikes and e‑scooters become more popular, fires linked to their lithium batteries are increasing. These batteries can overheat and ignite quickly, so please follow these simple safety tips: Do:

Charge your e‑bike or e‑scooter indoors where you can keep an eye on it.

Use the original charger that meets safety standards.

Stop using the battery if it’s swollen, cracked or overheating.

Test the smoke alarm in the area where you charge it.

Don’t: Charge your e-bike or scooter in a communal area - it may be removed.

Leave your e‑bike or e‑scooter charging overnight or while you’re out.

Bringme delivered to Higgs Yard We’re pleased to let residents know that the Bringme parcel service has now been introduced at Higgs Yard, making parcel deliveries and collections more convenient and secure.

The digital concierge solution is designed to help residents manage deliveries with greater ease and flexibility.
