Welcome! Welcome to the first edition of your local newsletter. You’ve asked us to bring you relevant community news about the local area, and we hope you’ll enjoy this and find it helpful.
A note from your Neighbourhood Manager Hi! I’m Oliver McCormick, the Neighbourhood Manager for Bricklayers Arms. I’ve been working here since 2025 and I’ve spent a number of years helping residents across South London. I’m here to help you with all of your housing needs and questions. The fastest and easiest way to report your repairs needs is by using our My Peabody portal, or by calling our contact centre on 0300 123 3456. If you’d like to talk about other issues to do with your tenancy, you can make an appointment with me to speak privately. The details are on the right. I may not be able to help immediately, but I will listen, and I will do my best to help you get whatever help or support you may need in your home. I look forward to seeing you all on my regular visits to Peabody homes in the area.

You told us, we listened Over recent months, residents, local councillors and your MP have shared a range of concerns and ideas about the community. Thank you to everyone who has taken the time to get involved. Your feedback is helping us understand local priorities and focus on the issues that matter most. We want you to know that we are listening. Issues raised are being reviewed with relevant partners, and progress is being tracked through an action plan to help ensure concerns are addressed. We also want to hear from more residents. The more people who get involved, the better we can understand local challenges and shape improvements together. This newsletter is one way we'll keep you updated. Each month, we'll share progress on the issues you've raised, opportunities to get involved, and information that matters to the community. We'd also love your ideas for future content. In future editions, residents will be invited to share stories, photographs and local news. The newsletter will run monthly until December 2026, when we'll review its effectiveness and gather feedback on the best ways to keep residents informed and involved.
Damp & Mould: We’re here to help We know damp, mould and condensation can be uncomfortable and affect your wellbeing. If you've noticed any signs, please report them as soon as possible so we can investigate and take action. Damp and mould can be caused by leaks, poor ventilation, condensation or other building issues. Our priority is to identify the cause and carry out any repairs we're responsible for. We do not blame residents and will work with you to find a long-term solution.
Report issues through My Peabody or by calling 0300 123 3456. We'll visit within 14 days, or within 24 hours in an emergency, to assess the problem, make your home safe and arrange any further repairs needed. We continue to monitor cases for up to a year after works are completed to help ensure problems don't return. If you're unsure whether something needs reporting, please get in touch. Fire doors: Listening and taking action Following the recent replacement of flat entrance fire doors, some residents have told us they are finding their new doors difficult to use, particularly those with limited mobility, additional support needs or certain medical conditions. If you are finding your new fire door difficult to open or use, please get in touch. We can arrange an assessment and, where appropriate, consider adjustments to make it easier to use while ensuring it continues to meet essential safety requirements.
Stopping leaks quickly
We are also carrying out quality control checks on a sample of doors in every block to ensure the installations meet the required standard. Where issues are identified, we will arrange the necessary remedial works.
When a leak affects your home, the source is not always within your own property. Water can travel from a neighbouring flat, a communal area, or elsewhere, making it important to identify and fix the problem as quickly as possible.
Your feedback helps us identify where improvements are needed and put things right. Together, we can help ensure our homes remain safe and accessible for everyone.
To investigate and repair leaks, we may need access to another home. When this happens, we will always work with residents to arrange a suitable time wherever possible. Our repairs policy requires residents to provide access when repairs are needed, particularly where another household is being affected.

We know delays can be frustrating. To help speed things up, Peabody has introduced a process that can allow essential works to be arranged and costs recovered where appropriate, helping to prevent unnecessary delays. By working together and providing access when requested, residents can help us stop leaks sooner and protect homes across the community.
Protecting PCFRAs: Support your belongings available We encourage residents to consider contents insurance to protect belongings. While we’ll investigate and carry out repairs we’re responsible for, contents insurance can provide extra protection if your possessions are damaged by an unexpected event, such as a water leak.
PCFRAs: Support available We recently completed Person-Centred Fire Risk Assessments (PCFRAs) with residents across our blocks. We have since heard from some residents who were unsure what these assessments involve, why they are carried out, or how the information provided is used. A PCFRA helps us understand whether a resident may need additional support in the event of a fire or other emergency. By identifying any individual needs or circumstances, we can consider what measures or support may be appropriate to help keep residents safe.
Tackling pests together We know that mice and other pests are a major concern for residents, and we're taking action. Our pest control programme includes treatment inside and outside buildings, baiting in communal areas, and work to identify and seal potential entry points. We're also tackling factors that attract rodents, including accessible food and waste around bin areas. Keeping rubbish properly contained can make a real difference. Estate Services is arranging new bins with Southwark Council to help seal holes at the base of the containers. Residents can help by reporting sightings, signs of pest activity, or any gaps and holes that may be allowing pests into homes. Even if you think we're already aware, every report helps us target treatment more effectively. By combining treatment, preventative repairs, good waste management and resident feedback, we can take a more effective and lasting approach to tackling the problem together.
The detailed information shared during an assessment is stored securely within our systems. A limited amount of information is also held securely on site for use by the fire brigade in an emergency. This does not include personal or medical details. Instead, it simply indicates whether a resident may require additional assistance so emergency services can respond appropriately if needed. We also recognise that some residents may need support to complete a PCFRA, whether that's understanding the questions, filling in the form or discussing their circumstances. Our Building Safety Team is available to help, and our Neighbourhood Manager will be holding weekly drop-in surgeries on site. These sessions are open to anyone who would like support with a PCFRA or advice on other issues. Social supermarket open Looking for affordable food and a welcoming place to meet others? The Spring Social Supermarket and Community Café at Walworth Central Hall, Peabody Estate, SE17 1BQ are open every Tuesday and Thursday from 10am to 2pm. Residents on a low or no income can access discounted groceries, with a wide range of healthy and culturally sensitive food available. Alongside great-value shopping, the café offers fresh coffee, homemade treats and affordable meals, making it a friendly space to relax, connect with others and enjoy familyfriendly activities. Estate cleaning Residents have raised concerns about the quality and consistency of cleaning and grounds maintenance across the estate. We have listened to this feedback and are reinforcing expectations around both service standards and professional conduct. To address these concerns, we have already: Carried out deep cleans of the blocks. Cleared and cleaned roof terraces. Completed a one-off window clean at no additional cost to residents. Increased monitoring of cleaning and grounds maintenance services to ensure standards are maintained. As part of this work, we have removed bulky waste and personal belongings left on some roof terraces. These areas should not be used for storage or waste disposal. Please help keep them safe, clear and accessible by disposing of unwanted items responsibly. We welcome ongoing feedback so we can monitor improvements.
