Residents at Bricklayers Arms Estate have the opportunity to form an official Residents Association and work together on the issues that matter most locally. A Residents Association (or Tenants and Residents Association/TRA) is a group of neighbours who come together to discuss concerns, share ideas and represent the interests of their community. Whether you rent your home or own it, your voice matters and you have the right to be heard. Peabody can support new groups with a start-up grant of £300 once the association has been formally recognised and the required constitution has been submitted. If you live in Waleran Flats, Dover Flats or Kingsley Flats and are interested in getting involved, email us to find out more.

Appointments are allocated on a first come, first served basis. bit.ly/OliverMcCormick

CCTV: Staying safe Residents have recently asked about CCTV across the estate and how footage is used when incidents occur, so we wanted to provide an update. There are two types of camera system operating on site. Automatic Number Plate Recognition (ANPR) cameras help identify unauthorised vehicles entering the estate. We also have CCTV cameras located throughout the estate and residential blocks, which help support the safety and security of our community. We are currently carrying out a review of all camera systems to make sure that we have good coverage, clean and maintain those that need it, and that any footage captured can be accessed appropriately if needed following an incident. We can also asses any changes that need to be made.

For privacy and data protection reasons, CCTV footage cannot be shared directly with residents. However, statutory agencies, such as the police, can request footage as part of an investigation. If you report an incident to the police, please let them know that CCTV operates on the estate so they can request any relevant footage if required.

Complaints: Improving how we respond

We know that when something goes wrong, you want it put right quickly and fairly. That's why we're making changes to improve how we manage complaints and keep residents informed throughout the process. Thank you to everyone who has shared feedback about our complaints service. We recognise that some residents have experienced delays in receiving responses, and we understand how frustrating that can be. While most complaints continue to be handled through our usual process, we are currently working through a backlog and taking steps to improve response times and communication. As part of this work, we've introduced a regional approach to complaints. This helps us keep a closer eye on individual cases, identify trends and ensure outstanding actions are followed through. We've also updated our website to make it clearer whether an issue should be raised as a service request or a complaint. If you're reporting a problem for the first time, we'll usually treat it as a service request and aim to resolve it within five working days. If you're unhappy with the service you've received, or something we've done or failed to do, you can raise a complaint. Most importantly, we're committed to keeping you informed. If we need more time to investigate, we'll explain why, let you know what happens next, and keep you updated until the matter is resolved. If you need support making a complaint, we're here to help.

You said, we did

Taking action on repairs We’re pleased to introduce KBH, our reactive repairs contractor, who works with us to carry out day-to-day repairs across your home and estate.

Residents across the neighbourhood have told us that unauthorised parking across the estate is a growing concern, with non-resident vehicles causing frustration for those who live here, especially when there is no parking available for those that do. In response, we have increased parking patrols across the estate and stepped up enforcement activity. We’ve also installed cameras with Automatic Number Place Recognition capability to target those parking illegally. Over the last six months, more than 160 parking tickets have been issued to vehicles on the estate. These tickets carry a financial penalty, and give us the power we need to remove problem cars. We know this issue remains important to many residents, and we will continue to monitor the situation closely. Your feedback helps us identify problem areas and target patrols where they are needed most. If you spot a vehicle parked without authorisation, please continue to let us know. We know that the issue isn’t yet fully resolved, but we can reassure you that we are taking action, particularly against commercial vehicles, and giving the strongest possible penalty.

KBH will handle most of the repairs at Bricklayers Arms. However, for some larger jobs like electrical work in communal areas, and gas supply issues, we’ll still need to call in specialist contractors. When you report a repair, KBH will assess and complete the work where possible. Some repairs can be more complex and may need further investigation by our surveying team before any follow-up work can be arranged. This helps us make sure the right solution is identified first time. The good news is that we have a clear process in place between our teams. If a surveyor’s input is needed, the referral will be made automatically, so there’s no need for you to chase us. We’ll stay in touch and keep your repair moving forward. You can report repairs online through My Peabody. My Peabody allows you to manage everything about your home in one place. You can also call us on 0300 123 3456. Register for My Peabody

New weekly resident surgery starts 6 November From November, we're introducing a new weekly resident surgery to make it easier for you to get advice, raise concerns and access support close to home. Every Friday from 6 November, members of the Peabody team will be available at the site office at the rear of Kingsley Flats from 10am to 4pm. Whether you have questions about your tenancy, need support with a personal circumstance, or would simply like to discuss an issue affecting you or your home, the team will be there to help. Joining them each week will be a Resident Liaison Officer from KBH, our repairs contractor, who can provide advice and guidance on repairs and maintenance issues within your home. We know that being able to speak to someone face-to-face can make a real difference, and we hope these regular sessions will offer a convenient way for residents to get the support they need.

Taking action on pests We know that pests can have a real impact on how residents feel about their home and neighbourhood, which is why we are continuing our work to tackle the issue across the estate. Our coordinated pest control programme remains in place, with enhanced follow-up treatments being carried out in areas where reports of pest activity have been higher. We are also working closely with the London Borough of Southwark’s refuse team to repair or replace damaged bins, including missing lids and bungs, helping to reduce access to food sources. To support this work, we have introduced additional bulk waste collections and changed collection days to help prevent rubbish building up over weekends. We are also reviewing measures to tackle fly-tipping, installing new signage around refuse areas and asking residents to help by keeping bin lids closed. Alongside regular reviews with specialist contractors, we continue to monitor known hotspots and respond to resident reports. We are also exploring longer-term improvements to waste storage and management to help create cleaner, more effective communal spaces for everyone.

E-bike safety

Get help from Read Easy

E-bikes and e-scooters are a convenient way to travel, but it's important to remember that their batteries can pose a serious fire risk if they become damaged, faulty or are charged incorrectly. Fires involving these batteries can spread very quickly, and even a faulty battery that does not catch fire can produce harmful smoke. To help keep you, your family and your neighbours safe, always use the correct battery and charger supplied by a trusted manufacturer. Avoid unofficial, modified or second-hand batteries where possible, as these can increase the risk of fire. When charging your bike or scooter, follow the manufacturer's instructions carefully. Never leave a battery charging overnight and unplug it once it is fully charged. Look out for warning signs such as overheating, swelling, leaking, unusual smells or crackling sounds. If you notice any of these issues, stop using the battery immediately. If a battery starts smoking or catches fire, leave the property straight away, call 999 and wait for the fire brigade. Your safety should always come first.
