Commercial fit out begins

Work to fit out the commercial units at New Mansion Square is due to begin at the end of August.

You’ll soon see our contractor, Realm on the development We expect them to be working MondayFriday between 8am-6pm, with contractors arriving from 7 30am

Realm will be fitting out the commercial units to provide affordable work spaces, a Tech and Enterprise Hub, a cultural space to be used by a theatre and dance organisation, a resident concierge, and a resident lounge.

We are trying to limit disturbance to residents as much as possible during the works, but it may be necessary to suspend parking spaces or access routes at certain times. We also need to put a skip close to Matkin Mansions for a few weeks while demolition takes place We’ll be writing to you with more detailed information soon.

What to expect

The contractor will be based on site, primarily behind Higgs Mansions and they will have a space at the end of the service road behind Arden Mansions for vehicle parking The contractor will also fence off the path which runs between the play area and Matkin Mansions for their work in Matkin Mansions. Parts of the podium outside the commercial unit which will become the resident lounge will be fenced off for safety and to enable works to be carried out. A signboard providing information will be located outside the commercial unit in Simper Mansions.

While most of the work will be within the commercial units there will be some works outside these areas where air conditioning or ventilation units need to be located external to the buildings. This will primarily be along the access road behind Higgs, Tweed and Foots Row Mansions, but there will also be some work to install air conditioning condensers between Matkin Mansions and Viridian and on the podium. We are working through proposals for the air conditioning unit on the podium as we look for the best position.

BLINK and you’ll miss it!

The new concierge office will be located in the commercial unit next to the entrance to Foots Row Mansions, with the resident lounge being located in the commercial space accessible from the podium. The lounge will have places for working and a screening room (both areas will be bookable via the concierge). More details of the services on offer, opening hours etc will be coming soon.

BLINK, the dance and theatre company who will be working from the commercial space would like to invite residents to their free welcome event.

Taking place from 11am-1pm on Friday 16 August on the Green, this will allow you to get a feel for what Blink does, and experience its immersive, sensory work for yourself. The event is suitable for all families, including SEN children, and will feature music, dance and cake!

Dealing with AntiSocial Behaviour

During the summer months, and with the lighter nights, it’s only natural that residents want to enjoy our open space and relax

While we don’t want to stop anyone from having fun, we would like to ask all residents to be respectful of their neighbours, and to be conscious of any noise that they are making, particularly as even loud voices can carry a long way.

There can be a fine line between just being inconsiderate and falling into what is classed as AntiSocial Behaviour (ASB), which can include noise, verbal or physical harassment, and causing damage to property

If you are experiencing ASB within New Mansion Square, please report it to any caretaking staff you see, or call/visit the concierge If any person or property is at risk, please call 101 for the police

Did you know that residents at New Mansion Square are able to set up an official residents association with support from Peabody?

A Resident Association (RA or TRA) is a formal group of people who live in a neighbourhood, and decide that they want to get together to deal with concerns that affect their local community.

Regardless of whether you rent or own here, you are entitled to have your voice heard on the important issues that affect the place you live.

Peabody may be able to provide funding to support local involvement with a start-up grant of £300 An official group will receive this grant after a Neighbourhood Manager has attended one meeting and received a copy of a signed constitution and the group has been formally recognised by Peabody

Disposal of electrical items

We’d like to remind residents that bulky electrical items, such as old TVs or kitchen equipment should not be put into waste bins. Please leave this kind of item on the floor of the bin rooms, and caretakers will dispose of them safely and correctly.

Residents can now make an appointment to meet with Neighbourhood Manager Sheree Gray.

Sheree is responsible for estate and property inspections, and works with residents in the management of their home, developing and improving Peabody’s service to them and ensuring we take full account of residents’ needs Residents should continue to report their repair requests through our Contact Centre or via the MyPeabody portal.
