If you’ve ever had doubt that the future is here, look around. Miami-Dade has grown up and is poised for rapid—but conscious—change across sectors. With that in mind, we have devoted this issue of Aventura to the future and all the innovation it will bring. Let’s start with technology. South Florida is experiencing a tech boom to the tune of $1 trillion in investment, and Miami is at the epicenter of it. Tech giants like Spotify and Microsoft are opening offices here. Startups are coming out of the ground or incubating in our backyard. The creativity and innovation being generated in our communities is off the charts. As Jared Shapiro of The Tag Experience says, “Every day, sometimes multiple times a day, a big, massive deal is announced.” Whether you’re a venture capitalist or a small business owner, you’ll want to pay attention. Start by reading “Tech Town” on page 56. Change also is happening in the art world, where NFTs (non-fungible tokens) are gaining a foothold alongside physical art. A lot of collectors are taking a waitand-see approach, but as we make our way deeper and deeper into the metaverse, this phenomenon not only will continue, it will blossom in ways we can only imagine. Immersive art is also trending, as witnessed by experiences like Superblue and the Rubell’s Infinity Rooms. Turn to “Brave New Art World” (page 60) for all the details. As we talk about invention and technology, we’d be remiss if we left out the real estate market. New construction is everywhere—and reaching new heights. But what of the rising water levels and safety issues, tragically brought to the forefront by the Champlain Towers collapse last summer? Architecture and construction are changing with the times, and the industry is coming to the table with novel solutions. The result? High-end real estate is alive and well in South Florida and will be for a long, long time. Check out “On the Rise” (page 66) for more. Beginning next month, I will be passing the editorial baton to our senior editor, Kristen Desmond LeFevre, who was recently promoted to editor in chief of Aventura. I will continue to oversee the magazine as editorial director, but Kristen will focus on developing exciting local content with help from our stellar editorial team. INNOVATIVE Art The Miami Design District celebrated arts and culture in the city during Art Basel with its annual design commission, which invites an artist to reimagine the neighborhood. This year’s innovative installation is titled Tomorrow Land and features a series of sculptures, seating,

AN IMMERSIVE ART EXHIBIT BRINGS THE WORLD OF CLAUDE MONET TO LIFE

It’s fantastical. It’s Monet. And this season, you can view the French Impressionist’s works from a fresh perspective at the new, multisensory exhibition at Ice Palace Studios in Miami. The experience, entitled Beyond Monet, breathes new life into Claude Monet’s traditional works through music, sound effects, and advanced projection technology (via 4 trillion content pixels). “In more ways than one, Monet is the artist we need right now,” says Fanny Curtat, curator of Beyond Monet. “His work is an ode to the beauty of the world and a reminder of the preciousness of day-to-day life.” The experience begins inside a Givernyinspired room, where guests learn about the art-

ist, read his words, and familiarize themselves with his world. From there, journey through nearly 400 of Monet’s paintings including beloved works from the Water Lilies, Poppies, and Impression, Sunrise series. “After everything we’ve been through over the last few years, to have an artist capable of seeing all the wonder of life in a simple breakfast with his son and all the beauty of the world in a simple haystack is truly inspiring,” shares Curtat. “Monet sought to capture the instant; to seize a fleeting moment, to catch light in all its capricious changes. RETAIL WONDERLAND LoveShackFancy opens a chic outpost in Coconut Grove Enter a world of enchantment and mystique inside LoveShackFancy Coconut Grove. Founded by designer Rebecca Hessel Cohen, the brand’s new boutique marks its second South Florida outpost and weaves in fanciful florals of garden roses, peonies, and silver dollars, all reminiscent of its classic aesthetic. Unique to this Rigos Mills­–designed storefront is its island-like flair inspired by South Florida, the Bahamas, and American socialite Babe Paley’s Harbor Island home. Mills fuses rattan furniture accents and embroidered fans (Cohen’s favorite) to create the feeling of a 22

TURNING HEADS

SKYLER GREY ON REPRESENTING BLACK ARTISTS AND ART, EXPANDING THE NARRATIVE, AND MORE Skyler Grey, also referred to as the “Fresh Prince of Street Art,” is taking over Miami’s growing art world. On view at Avant Gallery inside the Aventura Mall, his creative works mash up popular icons like Pinocchio and Mickey Mouse with iconography, while his sculptures and paintings mirror the city’s effervescent sunshine, people, and personality. The 22-year-old hails from Los Angeles and has become one of South Florida’s most prodigious Pop artists. He signed with Avant at 14, and at 17, his work was shown internationally in Dubai and at Art Basel in Switzerland. From infusing powerful social commentary into large-scale, three-dimensional resin sculptures to combining trends that are often at odds, Grey reimagines art and pop culture. AVM: Tell us about your new series, America the Beautiful. Grey: The series was my gut reaction to what was going on in America and in the world because of COVID-19. I wanted to give my audience a story from a different lens, instead of the lovely mask paintings I was seeing. I wanted to walk the viewer through the life of “America” in the form of classic superheroes. Each painting is an emotion or compromised position. How have Black artists become more visible in the contemporary art world today? The internet and the rise of Instagram have broken the traditional art market. I know so many Black 24

artists with no representation that are making a good living on directto-consumer marketing. We have been historically left out of this field, and the revolution is now [being] televised on the internet, specifically Instagram. I don’t think 100,000 people knew about [Jean-Michel] Basquiat when he was alive, but I have over that amount [of followers] on Instagram. It’s a new day of social power with a global, expanding reach. As the “Fresh Prince of Street Art,” what do you bring to the world of art? I feel that as one of the few prominent Black Pop artists in the United States and the youngest at 22, I bring a different energy. When I got my shot with Avant Gallery from literally beating the streets and making a way guided by my father, I never looked back. Dmitry [Prut] from Avant believed in our vision, and I went to work for years creating art until I got to where I am at today. But success is something that comes and goes; maintaining it is [the] challenging part. It’s a challenge that I wake up every day and embrace.

Peter Marino previews the new flagship Chanel boutique in the Miami Design District

the Chanel building stand out with an old simplicity that will offer quite a relief. It’s a beautiful white cube—very, very elegant with very simple windows.

Describe the dialogue between architecture and art in this space. Why is it important to you to fuse architecture and visual art in your work? We have a commission from artist Chris Succo for the elevator, a linear painting [that is] 8 feet long by Peter Dayton over jewelry, drawings by Jan-Ole Schiemann in the try-on rooms. Hanging in the atrium are three works by Gregor Hildebrandt—inkjet prints and plastic cassette tape boxes in wooden cases—and a photograph by Vera Lutter of the Los Angeles County Museum of Art, a nod to what’s coming next. [A new Chanel on Rodeo Drive is slated for completion in 2022.] It is important to give clients an elevated shopping experience whether they purchase or not. Display is crucial. [It is the] same philosophy as to why art must be the highest quality—visual stimulation and enjoyment count a lot.

When Chanel decided to open a new outpost of its fashion house in the Miami Design District, its team knew exactly who to call: Peter Marino. The architect has been a longstanding collaborator with the brand, designing upward of 200 Chanel projects over more than 20 years. This latest concept marks his largest Chanel boutique to date. The two-story, all-white, stucco building resembles a cube, with an interior flooded with light that pours in through abstract windows. Inside, the brand’s ready-to-wear clothing, handbags, shoes, jewelry, and more are on display, carefully placed within the boutique to give every shopper an immersive experience. Marino added artworks throughout the space as an homage to Gabrielle “Coco” Chanel’s legacy as a patron of the arts. Here, the illustrious designer details his inspiration for the Miami flagship.

Miami has become known as a hub of art and architecture. How does your new boutique complement or redefine the Miami aesthetic? Every single store [in the Miami Design District] is trying to outdo the other with more and more playful and elaborate forms of expression. I find them all over-the-top. In this context, I’m trying to make 26

AVM: How does the new Miami Design District boutique capture the spirit of Chanel? Marino: The store is black and white—instantly recognizable as Chanel. The rich heritage of the brand is present within the clean lines, considerations of proportion. Chanel is a unique combination of French tradition and modernity.

Why do in-store experiences still matter? You cannot feel a chenille sofa on the internet, and the brick-and-mortar structures that I do are experiences that people really can’t get anywhere else. I try constantly to innovate, and we keep inventing new forms and shapes with whatever innovative new materials we can come up with. With Chanel, the owners are always very open to new ideas. I think that’s why the partnership works so well.

Tips for eating your way to a LONG, HEALTHY life By Ivey Leidy Photography by Kent Anderson

I

n recent decades, talk of Blue Zones— regions where people not only live the longest, but also experience lower rates of cancer, heart disease, diabetes, dementia, and Alzheimer’s—has permeated longevity discussions. Researchers have found numerous contributing factors that these regions share, but perhaps the most important commonality is diet. In America, the No. 1 cause of death is heart disease, and what Americans eat greatly contributes to this. Close to 70 percent of packaged foods in the U.S. contain added sugars, which can be identified by up to 56 names. In addition to cane sugar, these empty calories commonly go by words ending in “ose”: fructose (think high-fructose corn syrup), dextrose, sucrose, and maltose to name a few. Processed foods are also a large part of American diets. Processed meats, cookies, chips, and sweets are all packed with sodium, preservatives, and chemical additives. Refined sugar and processed products are the worst foods for longevity. Blue Zones residents aren’t counting calories or religiously reading labels—in fact, they rarely eat anything with a label at all. Longevity diets center around whole foods. The less processed a food is, the more efficiently the body can absorb the nutrients and use them to fuel cells. The body thrives on lean sources of protein, beans, nuts, and whole vegetables, fruits, and grains. Key things to consume regularly include leafy greens (spinach, kale, collards, chard), fiber-rich foods (apples, berries), and fats derived from plants (olive oil, avocados) as they are much healthier than animal-based fats.

It’s also wise to limit meat consumption to no more than twice a week. When you do eat meat, make sure it is pasture-raised and therefore free of hormones, pesticides, and antibiotics and much richer in heart-healthy omega-3s. In general, choose fish or plant protein over meat, limit mercury-rich fish like swordfish and tuna, and avoid farmed fish that are high in antibiotics, pesticides, and artificial coloring. Read on for my secrets for longevity and more.

SECRETS FOR LONGEVITY

Eat mostly plants. Aim to make plants 90 percent of your diet. Use olive or avocado oil over butter and choose nut milks and nut cheeses over cow’s

milk. Incorporate plant protein sources like beans, nuts, and seeds instead of meats and whey protein powders. Don’t eat anything that contains more than five ingredients or any ingredients you can’t pronounce. If you don’t recognize it, neither will your body.

If you’re not hungry, don’t eat. I like to think of the space between meals as sacred. Giving your body a break from digestion and time to clean and turn over cells is hugely beneficial to your health. Exercise regularly. Not only is it good for cardiovascular health, but it’s also wonderful for brain and bone health.

HUMMUS INGREDIENTS

2 cups chickpeas

1/2 tsp. salt

1/2 tsp. baking soda

1/2 tsp. cumin

1/4 cup lemon juice

1/2-1/3 cup tahini

(1 large lemon)

1 garlic clove, minced

» Rinse and strain

1/4-1/3 cup ice water

chickpeas. In a saucepan, add chickpeas, baking soda, and enough water to cover by 2 inches. Boil for 20 minutes. During this time, add lemon juice, garlic, salt, and cumin to a blender or food processor and let it sit while the chickpeas boil. This neutralizes the garlic a bit. When the chickpeas are done, rinse and strain again and set aside. Add tahini to the blender and pulse a few times. This is the most crucial step for getting super creamy hummus: While running the blender with the lemon, garlic, tahini, and salt combo, slowly add in the ice water. The texture should be thick and creamy. If it’s too thick, add a little more ice water. Toss in chickpeas and cumin and blend for 1 minute, scraping sides down as you go. If it’s not creamy enough, you can always add more ice water, but it really needs to be ice cold.

2 cups raw macadamia nuts 1/4 cup lemon juice 1/2 tsp. salt

1 tbsp. nutritional yeast 1 tbsp. parsley 1 tbsp. chives 1/2 cup water

speed blender. Blend until creamy, adding water gradually and scraping down sides as you go. Serve with sliced raw vegetables.

EGGPLANT “SALAMI” INGREDIENTS

1 eggplant, sliced crosswise into round discs 1 tbsp. coconut aminos

2 tsp. maple syrup 3 tbsp. avocado oil Salt and pepper to taste

Blend all ingredients in a high-speed blender until creamy.

1/2 tsp. smoked paprika

Whisk together coconut aminos, smoked paprika, maple syrup, and avocado oil. Arrange eggplant discs on a parchment-lined baking sheet. Using a pastry brush, brush mixture onto each side of the discs. Broil on high for 15 minutes, flipping halfway. FEBRUARY 2022

The all-new Mercedes-Benz SL roadster is a performance TOUR DE FORCE By Howard Walker Remember an Armani-clad Richard Gere behind the wheel of that gleaming black MercedesBenz 450 SL in the 1980 classic American Gigolo? With Blondie’s “Call Me” booming in the background, the SL cruising along the Pacific Coast Highway through Malibu was a rolling testament to brooding lust, elegance, and perfectly gelled hair. Alas, in recent years the oh-soclassy SL has lost much of its mojo as our love for drop-top sportscars has taken a nosedive. But the SL (short for Sport Light) is too big a nameplate for Mercedes to give up willingly. After all, those two little letters have been gracing the trunk lids of low-slung Benz sportsters since the legendary 300 SL debuted in 1952. So, drumroll please: The SL is back, brand new from the wheels up, with huge changes that include standard all-wheel drive, a return to a canvas top in place of a folding metal lid, two-plus-two seating, and V8 power. And to show how invested Mercedes is in its SL renaissance, it handed over development to the performance wizards at AMG—hence the two-seater’s fancy new name, Mercedes-AMG SL. Two versions will be on offer come springtime. Take your pick from the new SL 55, powered by an AMG-massaged 4.0-liter twin-turbo V8 48

cranking out 469 hp, or the muscled-up SL 63 with a 577-hp version of that turbine-smooth V8. Gone is the bland, slightly milquetoast look of the previous generation model. Now it boasts a six-pack and a bulldog stance. Peep that barred-teeth front end in your rearview and trust me, you’re moving over. Its lower air intakes are big enough to swallow decent-sized critters, and a retro front grille and swept-back LED lights contribute to its intimidating mystique. Climb aboard, slide a finger across the iPad-like 11.9-inch tilting center screen, and that canvas top retracts in a zippy 15 seconds and at speeds of up to 37 mph. Of course, there are those who will lament the jettisoning of the folding metal roof. As a Floridian, I liked the duality it gave— offering the choice of coupe for summer, convertible for winter—but it

It’s all about driving. It’s a trait I experienced firsthand when I had the pleasure of flying to Southern California and exercising it on God’s driving roads, from Orange County across the San Jacinto Mountains to Palm Springs. First up was the SL 55. Even though it’s the milder of the two flavors, it still feels breathtaking in the way it catapults off the line and rushes to 60 mph in a mere 3.8 seconds. Rocketship performance, however, isn’t the 55’s only party piece. The way the car scythes around ridiculously tight curves, its all-wheel drive system, the rear-axle steering, and a Cray computer’s worth of bytes and bits give it an agility that’s nothing short of astonishing. Yet it delivers this on-rails cornering with a smooth, bump-absorbing ride that adds a level of sophistication never before seen on an SL. The SL 63 just amps everything up to 11. It can sprint from zero to 60 in 3.4 seconds and won’t stop until it hits 195 mph. Plus, it has an exhaust note that sounds like Godzilla gargling nails. It’s one sensationally fun car to drive. MJM Yachts’ new 38-foot 3z is an open dayboat FOR ALL SEASONS By Howard Walker You’d like Mary Johnstone’s motorboat. She’s the MJ in MJM Yachts, who back in the early 2000s wanted a boat she and her sailboat genius husband, Bob, could enjoy with friends and family. Not able to find just the right one, she and Bob—who happens to be the Johnstone behind those legendary J/Boats—decided to create their own. They set up MJM Yachts in 2002 to build MJMs, short for Mary Johnstone’s Motorboats. These days their son, Peter, runs the company out of a factory in Washington, North Carolina. And now, after a couple decades turning out elegant, Down East–style, cabined motor yachts, they’ve just introduced their first outboardpowered dayboat, the 38-foot MJM 3z. Of course, it’s not as if the 50

world needs another outboard dayboat. But this new 3z raises the bar in design, versatility, practicality, performance, and style. It helps that leading naval architect Doug Zurn, who has penned the lines of all six MJM models over the years, handled this design too. In fact, the “z” in 3z reflects Zurn’s considerable input in making MJMs ride so smoothly, handle with such precision, and look so jawdroppingly cool. What Zurn has so expertly crafted is a fun, all-weather dayboat that can accommodate extremes of heat, cold, and rain. When the sun shines, there’s masses of outdoor space for soaking up rays. Up in the bow there’s a spacious U-shaped, wraparound sofa and mirror-varnished hilo table. On the aft deck, there’s another U-shaped lounger with an ohso-clever fold-down center section that morphs into a sun pad. But what sets the 3z apart is its big-windowed, hardtop pilothouse. At the push of a button, the three windshield windows open electrically. Now slide open the huge side windows and roll up the aft Strataglass panels to welcome in the cool air. If the temp rises, all those windows can be closed and the AC cranked up to give some relief. The pilothouse boasts comfy bench seats on either side—they make

Charity Begins at HOME

Why donor-advised funds are the fastest growing CHARITABLE-GIVING vehicle in the U.S. By Judy Martel American generosity marked an all-time high in 2019, with donations to charity totaling nearly $450 billion, according to the latest Giving Report by the Lilly Family School of Philanthropy at Indiana University–Purdue University Indianapolis. But that impressive statistic doesn’t tell the whole story. In Florida, a different report reveals an uneven philanthropic landscape— one that in 2018 was mostly concentrated on a tale of two ultra-wealthy counties: Collier and Palm Beach. A study of individual giving from 2011 to 2018 52

by Florida Nonprofit Alliance, a statewide association of nonprofit organizations, shows that the bulk of individual charitable contributions originated in Southeast and Southwest Florida. Furthermore, the pool of statewide donors has been steadily shrinking from a cross section of Floridians to a smaller group of wealthier contributors. “I think it’s fair to expect the wealthy to give more,” says Leah McDermott, program manager of Florida Nonprofit Alliance. But disproportionate giving at the community level means

some areas of the state will benefit more than others. Individuals make up the lion’s share of charitable donors, and every contribution, however small, can still make an impact. “The money doesn’t mean less because the amount is less,” McDermott adds. “We hope we can inspire all income levels in all regions of the state to give.” Based on reported IRS data for charitable giving, in 2011 47 percent of the total donations in the state came from individuals with an adjusted gross income of $200,000 or more. By 2018, 75 percent of contributions came from upper-income donors, but the pool was significantly smaller, says McDermott. What’s more, donors in just four Florida counties—Palm Beach, Miami-Dade, Broward, and Collier— were responsible for 46 percent of all charitable contributions in the state in 2018. Two of those counties were particularly notable: Palm Beach

County donations increased a whopping $539,000 (27 percent) from 2016 to 2018, while Collier County came in second, increasing by $106,000. Leslie Lenkowsky, PhD and professor emeritus of public affairs and philanthropic studies at Indiana University, has been following the upward trend in giving among the wealthy and credits donor-advised funds (DAFs) for part of the upswing. Individuals establish these increasingly popular charitable funds through a sponsoring organization, often a community foundation, though it could also be a bank or mutual fund. “Think of a donor-advised fund like a bank account that exclusively holds deposits until donors are ready to make a ‘withdrawal’ by allocating the money to a specific charity,” Lenkowsky explains. These funds are relatively easy to set up, and donors enjoy the same tax benefits as if they gave directly to charity, but with an added feature that allows them to take an immediate tax deduction in the year in which they contrib-

ute the money to the DAF while waiting months, or even years, before determining which charities the funds will benefit. This ability to front-load the fund with money and decide where to allocate it later was especially attractive in 2017, the year before the Tax Cut and Jobs Act went into effect, says Sabeen Perwaiz, executive director of Florida Nonprofit Alliance. The new tax law increased the standard deduction, and some

financial advisers counseled the wealthy to “bundle” charitable contributions into a single year before the changes took effect, so a higher deduction could be claimed among those who itemize. Philanthropic giving in Florida will likely continue to fluctuate each year, based on various factors including income security, stock market performance, and community need. Perwaiz finds a ray of hope in the influx of new residents to Florida and says that Florida Nonprofit Alliance plans to do a “deeper dive” by conducting a survey of giving to help them better understand how to engage potential donors. “At the end of the day, people are giving,” says Lenkowsky. The test in Florida will be finding ways to consistently engage donors across the wealth strata. Since the recession, charitable contributions from those with incomes under $100,000 have been dropping off, says Perwaiz, “and we really do need that to come back.” «

ot many of us will, in our lifetimes, experience a trillion of anything. So let’s put the number in perspective. A trillion is a 1 married to a dozen zeros. It’s a million millions. It’s a thousand billions. A trillion is a number so big it’s borderline unfathomable. So, now that we better understand the magnitude of a trillion, consider this: Since early 2020, South Florida has reportedly seen $1 trillion in new assets come to town. There are lots of reasons for this massive, unprecedented increase in such a short time—lax pandemic rules compared to other states, relatively low taxes, and heck, maybe even the likability of 56

the Miami Heat. But there’s one reason that stands out among all others: South Florida is in the midst of a tech boom. How did we somehow end up with a trilliondollar increase in just 16 months? The answer is both obvious and ambiguous, sometimes credited to one man or nobody at all. We do, however, know exactly when the world started watching. And it all began with four words.

chairs spread out on a stage in Brightline’s downtown Miami station. The passenger train company had an announcement: a new Uber-like service would begin soon. Suarez used both hands to clutch a microphone in his lap as he listened to speeches from Brightline’s CEO and a county official. Then Suarez, dressed in a dark suit with a red tie that matched socks adorned with palm trees, got his turn. Suarez can fill his chiseled face with a weatherman’s toothy grin or a furrowed-brow scowl that makes him look like an enforcer from a mafia film. That morning, he looked jubilant, triumphant, a politician taking a victory lap just days before his landslide reelection. “This Miami movement began with a simple tweet,” he told a crowd of mostly journalists and Brightline vendors. “The tweet was not just about emphasizing some of the attributes of this city, in terms of our tax climate and things that make people want to come live here and move here. It was also about rolling out the red carpet.” Suarez sent the tweet in question on December 4, 2020. It was a reply to a venture capitalist who had suggested that Silicon Valley relocate to Miami. “How can I help?” Suarez retorted. The tweet picked up millions of views and ended up creating headlines from major news outlets. Some have suggested that the tweet became the catalyst for South Florida’s recent tech boom. More realistically, it pointed out something that was happening already. But either way, it got the world’s attention. It was the moment Miami became an official tech hub. The truth is that South Florida has been working for more than a decade to lure tech companies here. The Knight Foundation alone has sunk $40 million into the effort. In Miami, venture capital funding—the money given typically to startups or acceleratedgrowth companies—grew from $1 billion in 2013 to $3.3 billion by 2019. The companies that have relocated or started here in the past few years include Eight Sleep, House of Wise, Novo, OpenStore, and Blockchain.com. Major tech giants are opening local offices, including Microsoft and Spotify. Firms and folks that fund startups and high-growth companies have also relocated here; among them are big-name investors like FEBRUARY 2022

In early 2021, funding giant SoftBank announced it would invest $100 million into Miami companies to cement the city as a technology hub. But it’s not just Miami: the tech boom has come to Broward County too, which is home to startups and scaleups like Boatsetter, Citrix, Magic Leap, Chewy, Ultimate Kronos Group, Future Tech Enterprise, and Nearpod. According to Suarez, thousands of new jobs and billions of dollars in venture capital money have arrived since the beginning of the COVID-19 pandemic. Beyond the lax lockdown and the tax incentives (just 1 percent of companies here pay corporate income tax), Suarez says Miami also made it clear to companies that they would be appreciated. “It was about creating a concierge environment for business and for those who are creating and innovating,” he explains. What was the exact moment the tech boom started in South Florida? “That’s a really good question,” says Jason Liu, a renowned computer scientist and University Eminent Scholar Chaired Professor at Florida International University’s Knight Foundation School of Computing and Information Sciences, which 58

expects to double its enrollment to 6,000 students in the next five years. There simply isn’t one answer—or one moment—that changed the direction of the city, he says. South Florida’s climate, its multicultural diversity, its prestige these days as a great place to live—all of these are factors in a growing movement to bring tech companies to town. There’s also the fact that Silicon Valley has become too expensive and too crowded, and there simply needs to be another tech HQ. South Florida just makes sense as the best choice. “I hear about this tech boom, and I think, yeah, it’s long overdue,” says Liu. “It should be the case that Miami is not a secondary place for tech companies. We are finally being seen as an obvious place for tech companies to be located.” Having these new companies come to town means South Florida just might become the place where something big happens. These days, advances in computing and technology happen so quickly that we’re likely to see major innovations happen here, perhaps in artificial intelligence or augmented reality. “This is a great opportunity for us to take the leap and bring change,” Liu says. What’s it like then to be in the halo of the re-

gion’s tech industry these days? For those who remember “The Days Before the Tweet,” it’s a very different place.

The Changing Face of South Florida In early August 2021, Jared Shapiro drove out on the Venetian Causeway to the $22 million mansion owned by venture capitalist Robert Zangrillo. The occasion was a hackathon—an event designed to give computer programmers a space to work on a project together and also to convince angel investors that the thing they’re working on will definitely change the world. Shapiro was there because he owns a PR firm in South Florida called The Tag Experience that represents several tech companies and venture capitalists. Shapiro watched the attendees with fascination. “I looked around the house, and there were no realtors, no plastic surgeons, no party promoters. It was a very different Miami crowd. It was CEOs of startups, founders, venture capitalists, and techies. They were from San Francisco, Chicago, New York, and other places.” Those newcomers arrived in South Florida to find private schools that cost 40 percent less to attend than schools in Silicon Valley, and two-bedroom homes that are a fraction of the cost of a closet-sized space in New York City. They had fled pandemic-closed Manhattan to find restaurants in South Florida so crowded that Boia De had reservations booked for three months, pizza pop-up Old Greg’s sold out as soon as it posted that week’s orders online, and New York expat– owned Carbone had tables available only to those who knew someone. By the time the mayor sent that fated tweet in December 2020, venture capitalists were already handing out large checks to newcomers, startups, and existing South Florida tech companies. “To give you an idea of what’s going on in the Miami tech scene: every day, sometimes multiple times a day, a big, massive deal is announced,” Shapiro says. “It’s literally like every day that somebody is pulling the confetti.” He’s not far off. For the first nine months of 2021, there was a funding deal announced, on

average, nearly every weekday—179 funding deals total for startups and growing companies. Those deals brought the tech investment surge in the Miami-Fort Lauderdale metro area to $2.4 billion in the first three quarters of the year, according to venture capital reporting firm CB Insights. This period of explosive growth is some-

thing Jeff Ransdell has been watching with curiosity. In 2001, after working on Wall Street, Merrill Lynch sent him to Miami to oversee the company’s presence in Latin America. He quickly discovered the city’s attributes—good weather, more affordable housing than in New York, multicultural diversity, livable neighborhoods—the same upsides that tech companies and venture capitalists are finding today. When Ransdell opened his own VC firm in 2017, Fuel Venture Capital, he headquartered it in South Florida. Fuel now has a $160 million flagship global fund that has deployed more than $50 million to South Florida startups. Among them is Fort Lauderdale’s Ubicquia, which Ransdell says is “really dominating the smart city infrastructure around the world.” Two years after Ransdell’s firm invested $25 million in satellite company Terran Orbital of Boca Raton, the company has plans to go public with a valuation of $1.58 billion. A deal like that used to be something seen only in New York or Silicon Valley, but now it’s becoming more common in South Florida. “I think Miami’s tech scene is going to continue to grow,” says Ransdell. “The first thing is to build the ecosystem of creativity. You’ve got founders and creators here now, and it will continue to grow.”

Among the startups taking off in South Florida these days is Taxfyle, often described as the Uber for filing taxes due to its ability to connect people virtually to accountants. In 2021, the company doubled its staff and hit a growth rate of 300 percent. Founder Ricky Lavina recalls first heading out to Silicon Valley to pitch his idea to venture capital firms along Sand Hill Road. All of them wondered why he was in South Florida. “They’d say, ‘Hey, love what you’re doing, but you need to move over here,’” Lavina recalls. As more investors and companies arrive, Lavina says people with new computer science and programming degrees stay in Miami rather than leave for Silicon Valley. That means it’s easier to bring on new talent, since few startups can afford relocation costs. “With every day that passes and the area grows more and more, there’s less of a reason for a tech company to have to go to New York or Silicon Valley,” Lavina says. All this tech growth is also fundamentally changing the metro area, perhaps for good. Shapiro, thinking back to that hackathon, says it’s the moment when he realized the very personality of South Florida had changed. “We used to be Instagram-obsessed,” Shapiro says. “Now it’s more LinkedIn and Twitter.” « FEBRUARY 2022

go for full immersion Art hung on a wall is so yesterday. In immersive art exhibits, you’ll find art on the walls, ceilings, and even floors. Whereas video art has long been a way for the viewer to interact with a work, these new experiential exhibits take that notion to the next level, completely wrapping the viewer in the artist’s vision. Take Vincent van Gogh, for instance. Even nonartistic types are familiar with the Dutch Post-Impressionist painter’s Starry Night or his signature sunflowers that posthumously earned him wide acclaim as one of the all-time greatest masters. The atmospheric light and sound show van Gogh: The Immersive Experience, which recently concluded a run at the historic Olympia Theater in Miami, invited

audiences to not only learn more about these paintings, but to actually step inside them—recreated in three dimensions and projected onto the walls, floors, and ceilings using state-of-theart video mapping technology (vangoghexpo. com). A virtual reality addition took visitors on a simulated ride through the Saint-Rémy-deProvence where van Gogh spent his final days painting in a psychiatric hospital. And then there’s Yayoi Kusama, whose fully immersive Infinity Rooms titled Let’s Survive Forever and Where the Lights in My Heart Go, allow visitors to get lost in her curious mind through a trippy, kaleidoscopic experience at the Rubell Museum (rubellmuseum.org). To further captivate, 700 stainless-steel spheres wind their way down Rubell’s center hall to the tune of 200 feet, forming Kusama’s reflective Narcissus Garden. Or consider Superblue, which lets art enthusiasts walk into large-scale installations by the likes of Es Devlin, teamLab, and James Turrell (superblue.com). Think: mirrored labyrinths, transcendent digital environments, and colorful spectacles of light. But Superblue takes the 360-degree immersive experience and kicks it up a notch with teamLab’s Massless Clouds Between Sculpture and Life, where visitors are given a

NFTs are What’s Now In today’s cyberworld (where so much can be freely and erroneously distributed), the advent of the non-fungible token, or NFT, is a welcome form of authenticity

for some. Still, others are left scratching their heads. NFTs—digital files that use blockchain technology to show proof of ownership— have quickly gained traction in the art world, easing access to art and changing the way artists and collectors interact. But even though they’re commandeering the internet—turning even the most amateur of buyers into serious collectors—NFTs are making their way into museums and art shows, too. Just ask Alex Gartenfeld, artistic director at the Institute of Contemporary Art, Miami (icamiami.org). “NFTs are making a cultural impact, so it becomes incumbent upon us to examine that and think about how to move forward,” he says. “We believe that the NFT art form opens contemporary art to lots of new audiences, and it just poses questions about how people

poncho to protect against the installation’s cloud-like soap bubbles. “The work is not complete without the interaction or the participation of the visitor,” says Shantelle Rodriguez, Superblue’s director of experiential art centers. “The artists set the environment, they set the stage, and it really requires audiences sharing an experience together to complete the artwork.” Superblue breaks down barriers regarding how interactive art is viewed, Rodriguez notes. Its immersive experiences can be enjoyed regardless of age, background, or art history knowledge. As long as you can open your imagination, you can be transported.

Doing it Digitally Museums like the Pérez Art Museum Miami (PAMM) and the Museum of Contemporary Art North Miami (MOCA) have gone digital, too, making their collections more accessible in a post-COVID world. PAMM has set up its Digital Museum, offering virtual tours no matter where the viewer might be (pamm.org). And MOCA from Home lets viewers explore virtual exhibitions without ever leaving their own house (mocanomi.org).

collect work. I think they’re a historical marker, and the centers they develop will set how influential and pervasive they are in the future.” Gartenfeld would know. ICA Miami recently acquired the NFT piece CryptoPunk 5293 by Larva Labs via a donation from trustee Eduardo Burillo. Created in 2017 as some of the pioneering NFTs offered on the Ethereum blockchain, the CryptoPunks series includes 10,000 unique 24-by-24-pixel icons, each featuring distinct qualities that are generated by a software algorithm. CryptoPunk 5293 is one of 3,840 female punks, and can be distinguished by her purple lipstick, mole, and hair. Thanks to that NFT donation, Gartenfeld says that ICA Miami is primed (as he puts it) to encourage interest and drive the conversation on crypto art. “This made us one of the very few museums to own an NFT and, in turn, enter the crypto space,” he says. “The acquisition has been an interesting crossover moment in terms of our contemporary program being exposed to and overlapping with an entirely new group of people.” But how do you display a digital file? Gartenfeld says the answer to that question is still evolving. Moving forward, ICA Miami will continue to develop (in conversation with the artists themselves) the most meaningful and impactful ways to share this type of art. “I think embedded in the work and the form are questions about whether the work is best presented digitally or on-site,” Gartenfeld says. “If one does proceed to install it on-site, often to exist as a two-dimensional or three-dimensional form or somewhere in between, these are all the kinds of questions that we are asking ourselves as we think about how to display the work.”

It’s the wave of the future. Whether through these immersive experiences, virtual realities, online viewing rooms, or digital art, innovation seems to be the new medium. “We always want to encourage artists to create new forms of art, and we initiated an ongoing digital commissions series in partnership with the Knight Foundation, which is focused on creating important works of art and supporting artistic production,” ICA Miami’s Gartenfeld says. “There are many possibilities for digital art to be exchanged and transferred in totally new ways. In the future, art will become more prevalent in the digital space and this new type of art form can definitely be considered much more sustainable.” « FEBRUARY 2022

IT’S NO SECRET: South Florida’s real estate market is thriving. Realtor associations continue to post impressive market stats thanks to the relocation of snowbirds, businesses, and remote workers. So where is everyone in Miami moving? Mostly upward—but not without some sky-high challenges.

ake a look around and the Miami building boom is obvious: New construction projects litter the skyline, and the ongoing joke is that Florida will soon announce the construction crane as its new state bird. “I’ve been doing this for a long time—40 years—and I’ve never seen [growth] like this,” says Charles Sieger, principal with Sieger Suárez Architects in Miami. “It’s interesting because Miami is very flat. People go to Colorado for mountains, but these buildings are our mountains. If you want a view, you’ve got to be in one of these high-rise buildings. If you want the long-distance views, you have to go up.” Miami boasts the country’s third-largest skyline (behind New York City and Chicago). At present, Florida’s tallest building is the 85-story residential Panorama Tower in Brickell. Built in 2018 by developer Florida East Coast Realty, Panorama Tower reaches 868 feet and is, in fact, the

tallest residential tower south of New York. And while few currently compare, a healthy crop of newcomers is shooting upward—featuring amenities like private elevators, high ceilings, open floor plans, and expansive outdoor terraces. GOING BIG Consider just a few of these impressive market entries: When it’s completed in 2024, the 62-story Aria Reserve condo towers in Miami’s Edgewater neighborhood will claim the title of the tallest residential waterfront tower pair in the U.S. Now under construction, the 48-story Five Park is expected to be Miami Beach’s tallest residential condo tower. Just 10 or so miles north in Sunny Isles Beach, The Bentley Residences will stand at 749 feet tall and more than 60 stories, making it the tallest residential tower on a U.S. beachfront. And talk about prestige—buy into the building

and even your car will get to experience new heights, since each unit features a car elevator that delivers your ride to a private, inunit, multicar garage. “The core of the building is essentially the elevator, and [the] outer perimeter is the parking space,” says Sieger, whose firm designed the building. “It creates apartments that have tremendous views and frontage as it wraps around the elevator.”

Buildings offer an effortless indoor/outdoor or “tropical modern” living experience, as Adam Mopsick, CEO of Amicon, a vertically integrated real estate and construction services firm, defines it. “Every site, every developer, every municipality’s zoning code, all of these things are what I let be the most influential elements,” says Revuelta. “Every project carries its own DNA. We think of our building designs as ‘bespoke suits’ made to fit the highest and best use of each project.” RISING WATERS As the Magic City skyline grows, the rising sea level becomes a more precarious environmental constraint with a long-term impact. 70

ON THE LOWDOWN Destined for Bay Harbor Islands, La Baia is one of the few lowrise buildings designed to stick close to the ground. “The norm for new development is a high-rise building, which is great for views, but it actually puts you farther away from the water,” explains Luis O. Revuelta, principal at AIA of Revuelta Architecture, the firm behind the design of La Baia. “Horizontality is…designed to make each

The National Oceanic and Atmospheric Administration projects 5 to 8.2 feet of mean sea level rise globally by 2100. That could mean an increase of 2 feet as early as 2046 and 3 feet by 2059. “Developers or engineers [who] want to build in the coastal zone tend to look at future sea level rise forecasts and pick out the lowest one they can get away with,” says Harold Wanless, PhD, a professor of geography and sustainable development at the University of Miami. “If we are going to have 2 feet this century, then [developers and engineers] can do all sorts of things to protect [residents]. If, on the other hand, we’re going to have 6 to 8 to 10 feet of sea level rise, then there’s not much they can do. The problem is high-rise development is very lucrative. It’s a great way to make a living and without liability strings attached. Everything looks lovely right now as long are you aren’t there during a high tide or storm surge.”

One of the solutions to prepare for our watery future is a revision of statewide building codes. “Officials are pressing more on developers to install flood barriers in areas that were not previously in flood zones but now are in areas where flooding can occur due to sea levels rising,” says Mopsick. Innovative building materials are also allowing construction companies to address the threat of rising water. One example is replacing steel rebar with glass fiber, which has equal strength, less weight, a lower carbon footprint, and less chance of corrosion. “All very important factors in the South Florida coastal market,” Mopsick adds. Tony Cho’s Future of Cities, a real estate investment platform, think tank, and venture ecosystem, is aiming to address environmental concerns—as well as social and economic issues—by using design solutions to connect people to nature. “People want projects that are equitable, create opportunity for the local community, and are good for the environment,” says Cho.

But, he admits, two factors are impacting progress. “First, buildings are built to code. If the code changes, buildings will change. Second, until incentives to use sustainable practices and materials are made greater, a developer must be willing, in many cases, to take less profit to build for a greater good.” POST-SURFSIDE SAFETY Mopsick points to recent administrative changes that the state of Florida is implementing and promoting in order to increase the transparency and frequency of condo building inspections—especially in aging buildings along the coastline. Look no further than the collapse of the Champlain Towers in Surfside last summer to bring the critical nature of those changes into tragically sharp focus. William Sklar, a condominium lawyer in West Palm

Beach, is chairman of a Florida Bar task force that has proposed changes to condo laws to the governor and other legislative leaders following the Surfside collapse. According to Sklar, 1.5 million condos in Florida are more than 30 years old—comprising a frightening 60 percent of the market. Sklar says the task force’s recommendations focus on transparency, financial reserves, inspections, and maintenance. Updated building codes and environmental constraints are challenging the construction industry to develop novel ways to design and build to fulfill demand and ensure safety. “Mixed-used developments, live-work lofts, generational housing, shipping container conversions, in-fill, and transit-oriented development are all a result of changes in conditions,” says Mopsick. “The last year’s challenges have propelled design to be geared toward functionality and connectivity [rather] than purely aesthetic design.” «

It’s always an out-of-body experience, especially when we catch a bottle in another city or country. It makes me feel right at home. How do you personally take your Coconut Cartel? At home, I make the best rum old-fashioned using Cartel, homemade banana syrup, and chocolate and cardamom bitters. This recipe uses flavors inspired by the agriculture around our farms in Central America. Sometimes, I’ll even top it off with frothy oat milk to create a grown-up chocolate milk of sorts. On the other hand, if I’m just trying to keep it simple, I’ll opt for Cartel on the rocks or with a splash of Dr. Pepper (yep that’s right, Dr. Pepper.) What’s next for the business? “I prefer dry-aged steaks because the flavor is so intense and delicious, and 45 days seems to be the magic number. That’s when you get almost a nutty, blue cheese aroma to the meat. For the past few decades, Bordeaux prices have been the stuff of legend. Fancy a bottle of the newly released 2018 Château Lafite Rothschild? The average retail price is just under $1,200. Want to sample the 2000 Château Petrus? Sotheby’s retail branch in Manhattan asks $7,995, but you can snag one for $6,000 if you know where to look. Amid this madness, one category of high-quality, affordable Bordeaux stands out above the rest: Cru Bourgeois. While these châteaux are a notch below the Classified Growths in terms of status, many of them would likely be included if the 1855 Classification were ever revamped. Here are the key facts to know: ● Cru Bourgeois come from the Médoc, and most have a high percentage of Cabernet Sauvignon in the blend, with a significant amount of Merlot added for balance. ● As of 2020, the properties are divided into three quality tiers: Cru Bourgeois (179), Cru Bourgeois Supérieur (56), and Cru Bourgeois Exceptionnel (14). ● The criteria for classification include wine quality, regular tasting checks, and environmentally responsible wine growing. ● Most retail in the $30$50 range.

While there are other Bordeaux regions that offer good value (notably Côtes de Castillon, Côtes de Bourg, Côtes de Blaye, and Premieres Côtes de Bordeaux), Cru Bourgeois estates have stood the test of time and have established house styles. How good do they get? Among the 14 Cru Bourgeois Exceptionnels, consider Château Paveil de Luze ($40) in the commune of Margaux, which the same family has owned since 1862. The château employs famed Bordeaux consultant Stéphane Derenoncourt to advise on both winemaking and vineyard management. For fans of the 100-point scale, critics rate superior vintages between 87 and 92 points. Another success story in top-ranked Cru Bourgeois is Château Lilian Ladouys ($30), frequently referred to as “the rising star of Saint-Estèphe.” In 2008, the Lorenzetti family purchased this historic property, which dates to 1654 and is located near Lafite Rothschild and Cos d’Estournel. The estate is deeply committed to sustainable farming and is currently converting the entire vineyard to organic agriculture. The wine draws consistent raves for its complexity and food compatibility. and La Tour de Mons. The most popular property has long been Greysac ($25), as it’s the easiest for nonFrench speakers to pronounce without embarrassment. Lafite Rothschild owned La Cardonne until 1990; the cellar has been completely renovated under the new ownership, and the wine continues to win awards and garner positive reviews. Although the estate La Tour de Mons ($33) in Margaux has existed for nearly 1,000 years, it has been making its best wine ever since 2018, with Hubert de Boüard of Château Angélus as consulting winemaker. Which years are the standouts? The better vintages of these wines closely track the best years of the Médoc itself: 2000, 2005, 2009, 2010, 2015, 2016, and 2018. However, talented winemakers tend to produce good wine regardless of vintage conditions. Once you find a style and a property you like, it’s wise to stick with it regardless of weather reports and conventional wisdom. Consumers are trained to hunt for the blockbuster vintages, but those wines typically take five to 10 years to reach their peak, whereas wines from “weak” harvests are often charming and drinkable upon release. «

A gorgeous arch of pastel-colored flowers hangs above the entryway of Aventura ParkSquare’s newest floral boutique, Maison la Fleur. Co-founded by Natalia Rousso and Eyyub Jafarov, the shop is an idyllic setting in which to purchase Europeanstyle bouquets—ones that are loose, organic, and asymmetrical—in addition to preserved flowers, which can last for up to two years. Most mesmerizing is the shop’s interior landscape consisting of a sakura tree

and floral walls. “It has French elements incorporated into the design, and it is truly perfect,” says Rousso, who is an expert in color theory and a former photographer. “Everyone is blown away when they see it.” This Valentine’s Day, Maison la Fleur is making things extra mesmerizing with long-stem roses paired with a bottle of Champagne. “What more could a girl ask for?” says Rousso, who plans to offer a menu of Bellinis, chocolates, macarons, desserts, and Tea Forte options inside the boutique for guests.
