Just Cabins offers new opportunities for recurring income, passive investment

Established franchises can be expensive, and successful systems often have few opportunities available. But a new initiative from the Just Cabins franchise enables newcomers to invest in an award-winning system and get all the benefits of recurring income in some of the country’s biggest markets.

With 50 established franchise regions covering New Zealand, the portable room leasing company is now offering potential franchisees the benefits of investing in established businesses. ‘On average, Just Cabins franchises have over 95 percent of their cabins on lease at any one time, so as a new franchisee you can immediately earn a passive weekly income from your investment,’ explains Fenton Peterken.

‘This also means you can run Just Cabins alongside your everyday job or another business. That’s what I did when I was a franchisee, before selling my chartered accountancy practice to become the Just Cabins franchisor in 2010. And, as an added bonus, Just Cabins has all the cost and tax benefits of being a home-based business.’

Your investment options

Just Cabins CEO Mark Pellow explains that the flexibility of the franchise model allows new franchisees a variety of purchasing options. ‘Such is the demand for extra rooms and offices, some of our franchisees are now ready to sub-divide their regions to new franchisees. It doesn’t have to be a big slice of the action: just 25 cabins have the potential to generate $100,000 in annual lease payments, so you can soon earn back your initial investment.

‘Another option is to invest in a total region and then with our support and involvement, subdivide it. If you are interested in a particular area, you can ask us to approach the franchisee on your behalf to find out what the options are.’

Of course, all new franchisees need to complete training and orientation, says Mark. ‘This covers everything from driver training to deliver and install your cabins at new locations, a full day with our business development manager, another full day with a training franchisee, time with our marketing manager, and tuition on Xero and in-house software systems. At just $7,500 +gst, this is tremendous value and enables you to retain as much capital as possible to invest in the cabins themselves.’

Growth and lifestyle potential

Roger and Helen Stonehouse were the first franchisees to subdivide their region, in northern Hawkes Bay.

‘Just Cabins came into our lives around eight years ago,’ recalls Roger. ‘We were looking to invest in a business with growth and lifestyle potential, and wanted something we could do together that would also let me keep teaching,’ he explains. ‘It wasn’t too many years before we were hands-on fulltime and had grown to 100 cabins. I deliver and pick up the cabins and look after cleaning and maintenance, while Helen liaises with new and existing customers. Many keep the cabins for 6 months or more, so we still had plenty of time for other things.

‘We began considering selling off part of our franchise as a way to release capital, so with Mark’s approval we split the region, retaining Mahia to Napier and 70 cabins, and the new franchisee purchasing Hastings to Dannevirke and 30 cabins. That gave them a nice established business with the room to grow, like we did.’

Given Just Cabins’ brand value and the vast market appeal of portable cabins, Roger and Helen soon had 100 leased again – and now they have split the territory once more, this time retaining an area around Flaxmere. They’re still expecting more growth, though, and have recently ordered cabins from the new Just Cabins factory in Tauranga.

‘We make it a priority to provide great customer service and to deliver cabins maintained to a very high standard,’ says Roger. ‘We have really good support from head office and other franchisees, so this has been a great choice for us. Just Cabins is definitely not just any franchise opportunity – it’s easily one of the best.’
